Policies

This unit is privately owned and you are renting direction from the homeowner whose company name is Waikomo Condo, LLC (as will appear on your credit card statement).  Reservations are therefore non-transferable between other units.

This condominium if professionally managed by Vacation Realty Hawaii 808 822 0272.  Your on-island contact is Graeme D. Merrin, RA, ABR, GRI.  

 

Checkin time is 3pm, checkout time is 10am.  

 

Guest is responsible for using the parking pass provided by us.  It will be in the unit with the keys.

 

Deposit and Payment

  • A Non-refundable deposit of 20% of the total rental amount must be received to confirm a reservation
  • Full payment of the rental balance due is required no less than 30 days prior to the checkin date.
  • A security deposit of $250 is also required and will be authorized on your credit card 7 days prior to arrival. A charge may result for damage to the condo, missing contents, keys, or for exceeding the maximum number of allowed overnight guests.

 

Cancellations

  • Reservation deposit is non-refundable
  • Cancellations made more than 60 days prior to the checkin date can have the deposit applied to a stay at the same Aloha Condos property within one year of the original checkin date.
  • Cancellations made less than 60 days prior to checkin will forfeit all deposits
  • Cancellations made less than 30 days prior to checkin will forfeit all deposits and rental balance due payments

 

Cleaning Fees

  • All stays have a checkout cleaning fee of $125. Stays of more than 10 days have additional mandatory interim cleaning fees of $125. For example, if you had reserved the condo for 28 days, there would be two interim cleanings during your stay. One on the 10th day and one on the 20th day, as well as the checkout cleaning after you checkout.
  • There is a $37.50/hour charge for excessive cleaning, beyond standard checkout cleaning.

 

Checkin and Checkout Times

  • Checkin time is 3pm or after. As we often have guests departing the day you arrive we cannot allow early checkin or storage of luggage before 3pm on the day of arrival unless you have purchased an early check-in with your reservations.
  • Checkout time is 10am. As we often have guests arriving the day you checkout we cannot allow late checkout and have no place to store luggage. Consider renting an extra night if you have a late flight out or purchase a late checkout with your reservation.
  • If early checkin or late checkout is needed please plan accordingly. Contact your reservationist to reserve your unit for early checkin/late checkout.

 

General Policies

  • Smoking is strictly prohibited in the condo or on the condo lanai and doing so will result in full loss of security deposit.  We have covered lanais, so the smoke gets trapped and blows into the unit.  If you smoke away from the unit on the grounds, please be sure the dispose of your cigarettes appropriately, but not in the condo.
  • No pets of any kind are allowed in the condo or on the condo lanai.
  • Make sure that all keys are left behind at the condo. We charge a $25 replacement fee for each key not left in the condo.
  • We allow a maximum of four overnight guests in the condo
  • We charge a fee of $15 for any missing beach or bath towels upon checkout.
  • Please do not feed the birds from the lanai.
  • HURRICANE OR STORM POLICY- No refund will be given unless a “mandatory evacuation order” has been given by the National weather Service for the surrounding area. In the event the “mandatory evacuation order” is issued, we will refund:
    a-    Any unused portion of rents of a guest currently occupying the house.
    b-    Any advance rents or deposits collected for a guest that is scheduled to arrive during the “Hurricane Warning” period.
  • SUNTAN LOTIONS, AFTER-SUN LOTIONS AND RELATED PRODUCTS LEAVE BLEACH-LIKE STAINS IN FABRICS.  PLEASE BE CAREFUL WITH OUR UPHOLSTERY AND BEDSPREADS.  We use white towels and white sheets for this reason, but it is not practical to have white sofas and bedspreads.  Please shower before getting into bed, and please sit on a towel if you have sun products on your skin and you want to sit on the upholstery.  Wash hands thoroughly after applying sun products to avoid accidentally damaging fabrics.  Guests are responsible for damage to linens and upholstery from products they use.

  • Amenities provided by third-party vendors (for example utility companies or subcontractors) are beyond our control.  We do our best to provide services such as cable television, fee-based internet, and resort telephones.  Should these be unavailable for part or all of your stay we will do our best to help restore services, but ultimately cannot be held responsible.  Should you absolutely require internet access we recommend you make arrangement for these services through a cell phone company.
  • We do our very best to have the units clean and in proper working order for your arrival.  Should there be any cleaning or maintenance problems please call your on-island contact at your first opportunity.  We require the opportunity to rectify any problems and will do so in a reasonable amount of time.
  • At no time should anyone sleep on sofas other than sleeper sofas that are opened up and have sheets on them.
  • A pack-n-play and booster seat are available at no extra charge, but must be requested via email to kristen@alohacondos.com at the time of booking or with reasonable notice prior to arrival.
  • We provide sheets for each bed and two bath towels per stated guest.  There is no daily maid service. If you have an interim clean included with your reservation we will launder the linens during the clean.
  • We also provide a reasonable amount of amenities such as toilet paper, paper towels, tissue, & for your use.  Should you run out, you are responsible for purchasing additional products for the duration of your stay, unless you have an interim clean at which time we will replenish those supplies.
  • Keep indoor furniture indoors, and outdoor furniture outdoors.  There is a $50 fee if furniture needs to be moved back to its original place upon your departure.  For example, if you move a large glass table, the management company will have to hire someone to go help the housekeeper put it back.
  • GUESTS ARE RESPONSILBLE FOR THEIR BEHAVIOR AT WAIKOMO STREAM VILLAS.  Violation of the rules can result in fines, and guests are responsible for paying those fines.  In severe cases if guests are permanently removed from the condo and from the grounds of Islander by the homeowner, property manager, resort management company or the police the guest will not be refunded for rent paid for unused nights, even if the guest is prohibited from returning to the property.
  • Guests are required to report any damages immediately to on-island contact Graeme D. Merrin, RA, ABR, GRI, 808 822 0272 or graeme@graememerrin.com.

  • Waikomo Stream Villas House Rules
    • The house rules cover standard of conduct for all residents and guests of Waikomo Stream Villas, and they define guidelines for use of the common areas, and in general, rules which are intended to assure all residents of their rights to peaceful enjoyment during their stay.
    • Use of any Waikomo Stream Villas facility such as the tennis courts and pool is limited to owners and guests in residence at Waikomo Stream Villas, or owners and their immediate family whose unit is unoccupied, only after registering at the front desk.
    • Lanai (balconies)
      • Towels, bathing apparel, and clothing are not to be draped on lanai railing or in windows viewed from the outside of buildings.
      • Storage of articles in the common areas other than footwear in entrance landings is not permitted.
      • Open flames, fires and cooking are not permitted on the lanais or elsewhere on the property except at the barbecues.
      • Please do not feed cats or other stray animals or birds on your lanais or on Waikomo Stream Villas property.
    • Pool, Tennis Court, & BBQs
      • Swimming attire is to be worn by all swimmers, including children.  Children and babies who are not toilet trained must stay out of the pool.  Please abide by the posted pool rules and pool hours.
      • Tennis rules are posted at the courts along with a sign-up reservations board.  NOTE: Please wear proper attire which includes wearing scuff proof shoes.
      • Barbecue areas, adjacent to the tennis court and between building #3 and #4, are available for use by all occupants and cannot be reserved for exclusive use.  Please be considerate of others and clean up after use.
      • No one shall have exclusive use of the pool, tennis courts, barbecue area or other common facilities unless written approval is first obtained from the Board of Directors of Waikomo Stream Villas.
    • Health, Safety, & Peace and Quiet,
      • Adults are responsible for the behavior and safety of their children.  Please be sure children do not injure themselves, disturb other guests or cause damage to the property.  
      • Pets are not permitted on the property at any time.  Exceptions are made for certified aid animals.
      • Scooters, skateboards, skates, etc. are not to be used on the property at any time.
      • Garbage and other refuse are to be disposed of in the dumpsters in the parking areas.  For additional recycling information, please contact the front desk.
      • Repair of motor vehicles, boats, surfboards or other equipment, and storage of equipment is not permitted on the property.
      • Radios, TVs, etc. are to be played at a volume that does not disturb the comfort of others, especially between the hours of 10:00 p.m. and 8:00 a.m. daily, except on Fridays, Saturdays, and nights preceding holidays when the quiet hours shall begin at midnight.  Please report excessive noise to the front office during business hours or call The Parrish Collection cell phone (808) 634-8544 for after-hours service.
      • Fire extinguishers and smoke detectors are located in all units.  Check your unit for their location.
    • Violations of the house rules are subject to a $500 penalty.

 

The ocean breeze sweeps through this immaculate and beautiful condo. We were very comfortable and felt at home and safe in this location. I would return to this condo in a heartbeat! When we called the management because a ceiling fan wasn't working they promptly and discretely took care of it! It was a plus for me as well to have a washing machine and dryer to utilize while I was there. Just a short drive to beautiful family friendly Poipu beach. This condo would be great for a family too, however, since it is on the 2nd floor and there is no elevator, it is not accessible to those that have physical limitations.Try it, you will love it!

Sometimes it is best said by a guest: “It was spacious, well-located, and had lots of little extras we enjoyed like the Netflix and the big comfy bed. The in-suite laundry was very convenient. My favorite part was going to sleep to the sounds of crickets and waking up in the morning to all the bird sounds. We miss it!” The condo is conveniently located with a new upscale shopping center and ocean snorkeling at Koloa Landing Bay both within a block away. After a day of fun in the sun, you can come in and relax with free Netflix movies on a large screen TV or listen to a selection of music on internet stations. There is also phone service with free US and Canada long distance service for you to keep in touch with those not fortunate enough to be with you in Paradise.

Living Room

The living room has a new queen size sleeper sofa with a memory foam mattress, and one upholstered armchairs. It also features an internet TV with Netflix and music channels for your enjoyment. Free wireless internet.

View

The view from the lanai features banana trees and other tropical foliage as well as newly redesigned landscaping. You also have a partial view of the pool to the left of the lanai and a good view of the pool from the kitchen and dining rooms.

Dining Area

The dining room features a glass table with seating for four. Overhead lighting with a ceiling fan and new flooring throughout make this a comfortable dining area. Side windows have a view of the pool area.

Bedroom

Brand new King size bed and luxurious bedding ensure a great night sleep. Two bedside tables, six drawer dresser.. Ceiling fan and jalousies keep the room cool and comfortable.

Kitchen

This unit has a full kitchen with electric range and oven, dishwasher, microwave and full size refrigerator. The cupboards are fully stocked with dishes, pots & pans, a blender, hand-mixer and rice maker along with various tools and mixing bowls. Nice view of the pool from the kitchen window.

Lanai

We have a spacious covered lanai with a table and four chairs for outside dining and relaxation. The lanai gets morning sun and afternoon shade with cool breezes throughout the day.

Medium capacity side by side washer/dryer for your use.

Bathroom

My husband and I stayed in the newly renovated WVS #223 (new photos are needed) for 3 weeks this past June & July. Our third trip to Kauai and the best yet. This unit is central enough for walking to beaches and restaurants, easy to get in/out and park, quiet, beautiful grounds, bbqs, nice pool and outdoor area. Super quiet for our 2 June weeks and could tell the summer visitors increased the first week of July. The condo did not need air con. at all, big open windows and fans with good air flow, comfy king bed, all amenities needed for kitchen and beach. Definetly appreciated the privacy of the condo and lanai. Aloha Condos was helpful and easy to work with. Great choice if you can get it.

We loved our stay in Kauai and felt right at home at our condo. It had well equipped kitchen, nice bed , beautiful grounds and within walking distance to the ocean beaches .

As soon as we walked in we knew we made the right decision!

The condo was excellent due to it's large size and privacy, balconies and entrances were spread apart not side by side. It was great having laundry right in the unit, close to parking lot when coming in with lots of stuff. Also close to pool, very bright and cheery, gardens were beautiful and the sound of the stream was very relaxing. King size bed was very extremely comfortable but living room couch was not. A new sectional is badly needed otherwise you could happily live in this place for a long time. We would easily return to this unit in the future, the location was great, only a quick drive to many different beaches, shops and restaurants. Soand restaurants.

We were very pleased with how spacious and attractive the condo is. The grounds are very pretty. We were delighted with the welcome gifts of chocolate macnuts, coffee, Kauai DVD, notepads, pens, tote bags, cookies, etc. Later we noticed how stained the carpet is. The noise from the road, refrigerator, and pool equipment interrupted our sleep. There should be a sign visible when approaching from Koloa Rd. There was a hornet's nest in a hole above the lanai sliding glass door. We plugged it with paper and band-aids.

We are delighted you were pleased with the condo and the grounds. The carpet we clean on a regular basis and this property is scheduled for a renovation in April 2014 which will make many improvements to the condo overall. We ourselves have not had a problem with road noise while sleeping and we haven’t had this comment before from guests, particularly since the master bedroom windows do not face the road. The refrigerator will be replaced during the renovation as well. Thank you for the note about the hornet’s nest. We have attended to that already. We want all of our guests to be as comfortable as possible and hope you will return in the future.

Kauai was the last leg of our month long vacation before heding back down under. This was our third visit to Kauai and our first stay in Waikomo 223. The unit is in excellent order and provided a wonderful base for our travels. Convenient to shopping,restaurants , golf at Kiahuan if you have the chance, beaches and all the wonders of Kauai. Waikomo 223 was our home away from home. If I can convince the wife to go back for a fourth visit we will for sure call upon Waikomo 223

The location is fantastic !!! All though the condo is older and can use some updating, overall we had no complaints. It was clean, had a great breeze through out the entire condo. It was furnished with everything that you could possibly need down to foil and baggies in the kitchen to ice chest, beach chairs, umbrellas, beach towels, washer & dryer, soap . I could go on and on. It was also just a 5 min. walk to the swimming beach.

I love having 2 tvs, a kitchen, and microwave. I loved listening to the waters and running behind the Sheraton hotel and to the beach. It was clean when I arrived. Plenty of towels and it had washer/dryer. Kristen answered all of my questions and suggested me to go horseback riding that was down the street!! It was the highlight of my stay. I loved the kitchen had pam spray for cooking and pepper too. I was suprised to see ziplock bags, shampoo, and laundry soap!! I am telling of my clients about this condo!!

We walked into the condo complex and saw lush landscaping, heard a babbling stream and a quiet, well cared for space. The condo, on the second floor, is airy, spacious and pretty. The king sized bed was one of the most comfortable I have ever slept in. The condo is well equipped for dining in, and we appreciated the boogie boards and beach chairs (although one of the chairs is falling apart). It isn't on the water but we did so much exploring elsewhere on the island that we didn't miss that. The coffee maker could use an upgrade. The couch is also not terribly comfortable but the chairs were fine. The welcome gift from aloha Condos was both a surprise and a pleasure. I highly recommend this rental.

Our stay at your condo was a blessing, the pictures just do not do this unit justice. It was comfortable, clean and well maintained. We loved laying in the wonderful bed listening to the brook outside babble. The ground are like a tropical paradise, the pool was right outside and beautifully arranged. The gift basket was a nice touch as were all the extra beach supplies you provided. You thought of everything to make our vacation there an amazing experience. The location was great, just around the corner from two of the nicest beaches on the island. We stayed in a high end condo in Princeville after staying at your unit and it was a big let down, we ended up leaving Kauai early because of it. Your unit is a home away from home and we agree with all that have stayed there, the bed is amazing. We rejoiced many times while there that we got to stay at your unit for such a low price, what a great value. Thank you for sharing your condo with us, it was greatly appreciated.

Everything needed for comfort, cooking, quick ride or leisurely walk to beaches, or shopping and nightlife. We appreciated the fully equipped kitchen, and garden surrounds. Ability to completely darken bedroom and very comfortable bed made for good sleeping. Lots of light in living/dining/kitchen areas. Made for a great start to our Kauai south, west then north shore vacation.

We stayed at this condo for 10 nights, in the past we always stayed in hotels. The location was perfect, very close to my favorite bodysurfing beach Brennecke's. The condo was clean, the sheets were high quality, everyone in the complex is very friendly. They condo has everything you need for your vacation. We go to Kauai every year and we will be renting this condo in the future.
