Islander on the Beach, Condo 224/225 - Policies


This unit is privately owned and you are renting directly from the homeowner whose company name is Kauai Islander 224-25 (as will appear on your credit card statement), Hawaii Tax ID W82145629-01. Reservations are therefore non-transferable between other units.


Check-in time is 3 PM and checkout time is 11 AM. 

  • You will receive an email from kauaiislander224n5@gmail.com with the comfirmation of your booking. Please add that email address to your contact so that the email will not be treated as spam.

Deposit and Payment

•    A Non-refundable deposit of 20% of the total rental amount must be received to confirm a reservation
•    Full payment of the rental balance due is required no less than 30 days prior to the checkin date.
•    A security deposit of $250 is also required and will be authorized on your credit card 7 days prior to arrival. A charge may result for damage to the condo, missing contents, keys, or for exceeding the maximum number of allowed overnight guests.

Cancellations
•    Reservation deposit is non-refundable
•    Cancellations made more than 60 days prior to the check-in date can have the deposit applied to a stay at the same Aloha Condos property within one year of the original checkin date.
•    Cancellations made less than 60 days prior to check-in will forfeit all deposits
•    Cancellations made less than 30 days prior to check-in will forfeit all deposits and rental balance due payments

Cleaning Fees

•    All stays have a checkout cleaning fee of $75. Stays of more than 10 days have additional mandatory interim cleaning fees of $75. For example, if you had reserved the condo for 28 days, there would be two interim cleanings during your stay. One on the 10th day and one on the 20th day, as well as the checkout cleaning after you checkout.
•    There is a $37.50/hour charge for excessive cleaning, beyond standard checkout cleaning.

General Policies
•    Smoking is strictly prohibited in the condo or on the condo lanai and doing so will result in full loss of security deposit.  We have covered lanais, so the smoke gets trapped and blows into the unit.  If you smoke away from the unit on the grounds, please be sure the dispose of your cigarettes appropriately, but not in the condo.
•    No pets of any kind are allowed in the condo or on the condo lanai.
•    Make sure that all keys are left behind at the condo. We charge a $25 replacement fee for each key not left in the condo.
•    We allow a maximum of three overnight guests in the condo
•    We charge a fee of $25 for any missing beach or bath towels and $75 for any missing robes upon checkout.
•    Please do not feed the birds from the lanai.
•    HURRICANE OR STORM POLICY- No refund will be given unless a “mandatory evacuation order” has been given by the National weather Service for the surrounding area. In the event the “mandatory evacuation order” is issued, we will refund:
a-    Any unused portion of rents of a guest currently occupying the house.
b-    Any advance rents or deposits collected for a guest that is scheduled to arrive during the “Hurricane Warning” period.
•    We provide sheets for each bed and two bath towels per stated guest.  There is no daily maid service. If you have an interim clean included with your reservation we will launder the linens during the clean.
•    We also provide a reasonable amount of amenities such as toilet paper, paper towels, tissue, & for your use.  Should you run out, you are responsible for purchasing additional products for the duration of your stay, unless you have an interim clean at which time we will replenish those supplies.
•    Keep indoor furniture indoors, and outdoor furniture outdoors.  There is a $50 fee if furniture needs to be moved back to its original place upon your departure.  For example, if you move a large glass table, the management company will have to hire someone to go help the housekeeper put it back.
•    GUESTS ARE RESPONSILBLE FOR THEIR BEHAVIOR AT ISLANDER ON THE BEACH.  Violation of the rules can result in fines, and guests are responsible for paying those fines.  In severe cases if guests are permanently removed from the condo and from the grounds of Islander by the homeowner, property manager, resort management company or the police the guest will not be refunded for rent paid for unused nights, even if the guest is prohibited from returning to the property.
•    Guests are required to report any damages immediately to on-island contact Monica Labuguen at Monica@howaiicareandcleaning.com, phone 808 635-8589.

By accepting this reservation, all guests are expressly agreed that:

  • The OWNER IS NOT RESPONSIBLE for any accidents, injuries or illness the guests that occur during their stay on the premise or its facilities.
  • The OWNER IS NOT RESPONSIBLE for the loss of personal belongings or valuables of the guests.
  • all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to the premise.

I have to admit that I was a little skeptical about this place being "right on the beach" and of all the great reviews that it had. Well, we were late getting in because of flight delays. We arrived about 12:30 in the morning. We couldn't see a thing out our sliding door. But let me tell you when we woke up to a beautiful sunrise we felt glad that we had this condo. It is right on the beach. The management was excellent! Our a/c wasn't working and they were right on it. However after it was fixed we never used it. Just prop open the door and open the slider and the breeze furnished all the fresh air we could hope for. Since we were on the 2nd floor we felt safe enough to leave our sliding door open while sleeping to listen to the crashing waves all night. It's nice location is great for restaurants, shopping and fabulous food shacks. The grounds that the condo is on (The Islander on the Beach) were impeccable. The pool a little cold but the ocean (who needs a pool) was just right. There are lounge chairs on the beach. Lots of sandy shallow water to just stand in and put yourself into relax mode. We wouldn't hesitate to book this place again. In fact, we were a little bummed that "someone" else was sleeping in our condo after we left! We lived on Oahu a long time ago and this condo reminded us of our little apartment. There was nothing we didn't like. It's not the "high hoity toity" place that some may want but it was everything we wanted or needed for 12 great relaxing nights.

  • You are right on the beach front! From the room, you have an unobstructed view of the waves, as if the waves were coming to you.

Lanai

  • You have a table with 2 chairs.  You have an even better view of the ocean. You can feel the cool trade wind breeze, and smell the salty air that only an ocean front can provide.

Entry Area

  • Covered second floor entry

Studio Living Area

  • One sofa plus a small table for drinks. One working table plus two chairs.

Studio Sleeping Area

  • One king size bed, plus the sofa which is a pull-out full-size bed. The room sleeps up to 4.

Kitchenette

  • The kitchenette has a bar sink, microwave, bar fridge (no freezer), and coffee maker.  We also provide plates and silverware, paper towels, napkins, dishsoap and a sponge. Ice machines are available in the compound.

Bathroom

  • The full bathroom has a tub/shower, spacious vanity, excellent towels and basic bath amenities.  There is also a built in hair dryer.

Laundry

  • The coin-operated laundry facility on site has 4 washers and 4 dryers.

Layout

  • Studio unit with a queen sized bed and full sleeper sofa.  Full bath and kitchenette equipped with bar sized refriderator, microwave, toaster oven, coffee maker and blender.  Fantastic ocean views!

Location

  • We are on the east side of the island, with easy access to both the south and north shores. Coconut Market Place is within walking distance for shopping and food. Wailua River is close by.

Our condo was clean and had a great little shopping center located directly behind which made it very convenient to grab something to eat or to purchase souvenirs. The beach was pretty good in front of the condo, there was a Monk seal on the beach the first day, that made my whole trip:) the view was spectacular. It was about 20 minutes from the airport. We would definitely stay here again.

The condo has an amazing view, and it was wonderful falling asleep to the sound of the waves. The unit was also very conveniently located, particularly for walking- we walked to Monico's Taqueria one night, and to Hukilau Lanai the second night, and had great meals at both. The condo also had some nice chairs (with cup holders!) that we were able to take to the beach, which was very nice. There were two things that might have improved our stay. I was looking for an oceanfront property in Kapaa area, but did not want to spend a fortune. After much research I found this amazing property. Beautiful views and amazing sunrises every morning from the lanai. I was able to whale watch every morning (bring your binoculars!). The room is just what I needed and exactly as pictured. I was pleased to find a blender, so I made smoothies every morning with fresh local produce. Listening to the ocean from our Bed!!!

We love Condo 225. The view is incrediable and seeing the sun come up each morning from our deck is what I miss the most. The unit is clean and comfortable. Only thing missing was having more paper towels which we were too cheap to buy. The condo is close to the pool (love the Tiki grass hut that we enjoyed having Mai Tai's and watching the Seahawks on big screen T.V. Great restaurant right next door. Also, found a wonderful bakery close by so what more can you ask for. We will be back and that will be our third stay. Thanks for the view.

It was very nice to wake up and sleep with the sound of the waves and having the beach just in front of the condo was very convenient. This was a great property - good view, on the oceanfront, well kept, and close to shopping and activities. From here, we went to Waimeia Canyon, on a Na Pali coast cruise and snorkel tour, to the Kauai Coffee Co., to see "South Pacific" dinner and show just south of us, and to the lighthouse on the North Shore and as far as that road went. Slept to the sound of breaking waves every night.

This unit was exactly as described on its website. It's a basic, clean room with a fantastic view and a great price. I personally always want an ocean front view and this one was perfect. You can get more luxurious, and expensive, accommodations next door at the Beachboy, but the view is everything to me. Great value for this 2nd floor condo right on the beach. A bit of a drive to the activities of the north shore - but it's a lovely drive. The condo is well equipped, meticulously clean, and very comfortable. It's not large yet still has everything we needed. We slept with the sliding glass door open and heard the waves all night long. We stayed in unit 225 in the Kauai building for seven nights in June. This was our fourth trip to Hawaii and have always considered Islander on the Beach, but always chose to stay elsewhere. This trip we decided to give it a try and wondered why we haven't done it sooner. The complex itself is very nice. It is well maintained and manicured with a very nice pool, hot tub, and outdoor, staffed bar. The beach is also nice, and the complex leaves beach chairs out there for the guests. We rented this condo from an owner, not the Islander corporation itself, and that made all the difference in the world. There was everything we needed in our condo, which is really no more than a big hotel room with a kitchenette and a great lanai (balcony). Dishes, silverware, spices in cupboard, cleaning products as well as paper products, even paper plates. One of the best places we've stayed in! The condo was right on the beach with a great view from the balcony. And very private as it's on the second floor. Everything was clean and fresh. Pleasantly surprised to find a toaster oven and microwave! Loved using the beach chairs and boogey boards. Air conditioner worked when we needed it. Couple of things that can be improved; Closet had a weird smell - something needs to be done about that. WiFi stopped working the second day into our stay. Bigger beach towels would be great. Have recommended the condo to everyone who asked about our stay. :-)

Our stay at condo 225 at Islander on the Beach was great! The room was everything we expected and even seemed a bit larger than the photos provided. The kitchenette had all the amenities we needed for the stay. We enjoyed listening to the ocean at night. I would recommend a second-story room if you chose to stay at the Islander - that way you can leave your sliding doors open at night! This room looks right out over the ocean. Great location. Service staff were very friendly and accommodating. Great location to travel anywhere on the island and be there within an hour and a half max. The location of this condo on the second floor was advantageous as you had more privacy than similar locations on the first floor due to heavy usage of the sidewalk next to the beach. Parking in the lot can be difficult to find at night and your only other option is to park on aleka Place (not in the Coconut Marketplace - they will tow). The condo was exactly as described on aloha Condo's site. The room seemed musty upon arrival, but it was expected as it's less than 100 yards from the water, a short while with the Lanai door opened took care of it. The room, resort, and location were fantastic! The room is stocked well with everything you will need to get you started. The location is great being centralized on the island. We will be returning to this condo, and we highly recommend it for a true Hawaiian vacation. A great value for the price.

The Condo was simply "Paradise"... It was just as described in the photos, close to the beach with a spectacular view. It was also clean and exactly what one would need to enjoy their stay on this beautiful island. The condo is very well located, but was not very clean. I saw 2 cockroaches during our stay. The bed cover and blanket would need to be replaced. The curtains were not clean and the rail system was broken. The chairs and the couch were stained. It's a shame because the resort was really good.

We can't stop thinking about our recent visit to Kauai and stay at the Islander Condo 225. It was perfect for our family. The place was absolutely what we needed. Every day we could chill at the end of our outings (snorkeling, boat/raft trip along Na'Pali coast, hiking, boogie boarding, etc.)and love where we were staying. We stayed here for four nights in March 2011. The location of the condo is perfect. It is just steps from the ocean and we left the patio doors open at night to listen to the waves. We had some excitement with a tsunami warning after the Japanese earthquake, but first Kristen let us know, and then someone from the management knocked on the door to let us know we should evacuate and explained where to go.
