The Edwards'condo is spacious, has lovely views of the ocean and quiet pool and extremely comfortable. It has all the necessary items to make your stay most comfortable and enjoyable, from the plentiful beach towels, to beach chairs & snorkel equipment, to the blender for those fun drinks or smoothies and a most comfortable bed for a great night's sleep! Kitchen had everything you would need to make any meal you desire on vacation and the gas grill on the lanai was great. Views from the lanai were awesome, see could see and hear rowers on the ocean chanting row, row, row each morning. Truly a home away from home.

Aloha, Once we opened the door to the Edwards condo (Unit 1-304), we were immediately struck by the breath taking view of the ocean. The lanai had a million dollar view and we stayed and had our breakfast there most of the time. The condo was very spacious, quiet, clean and had a big open floor plan with vaulted ceilings. Having all the basic necessities was a plus and made our stay very comfortable. We love the little touches like the snorkels and floaters, from saran wraps/ foils and coffee filters. to the pots and pans in the kitchen. As well as the excellent amenities such as the pool and hot tub that are conveniently located just right down the unit. We also enjoyed the complimentary gas grillers in every corner of the complex. This place was like home for us away from home. We highly recommend this condo to anyone looking for a quality condo style stay. We'll definitely come back and refer friends and family to stay here.

We stayed at Condo 1-304 for a week. First the owners are easy to work with and upon arrival everything promised was there. Great views, clean room and a great rate. The unit has a breeze coming through and we had the porch sliders open and to sleep every night with a cool natural breeze was great. Location is good and you could get to Kona town in a few minutes. Highly recommend this unit for someone looking for comfort, views and value. With all the money I saved, I spend it on activities like golf. Planning to come back.

We flew into the airport, rented a car, and took a half hour drive to the resort. There is a security guard at the gate and he was friendly and professional. We stepped through the front door of our condo, and we felt like we were home. There was a fruit basket waiting for us with island fruits and cookies. The view of the ocean and the wonderfully furnished living/dinning room was a surprise. Every detail was set up for our comfort. The bed was more comfortable than any of the hotel or timeshare beds we have slept in. Every amenity for enjoying your stay is there, including beach hats and chairs, beach toys, stereo and flat screen television, wi fi, and every possible kitchen appliance and tool that you would need. The lanai has a bbq and comfortable furniture. We hardly left the place. It is a great place to kick back and relax. The condo has a very large lanai that looks down to the quiet pool. There is a spectacular view of the ocean looking over red tile roofs of the resort. The view of the mountains in back of the condo is also beautiful. We did not notice any street noise. The condo is a very short walk to the rocks and ocean front, a restaurant on site and a second pool area. There is a half mile easy walk to a sandy beach. There is a large and well equipped market two blocks away and at least five restaurants in that center. We will stay here often, and we expect to return in the fall of 2011.

We stayed at this unit for 10 days in January 2011. We found the unit clean and welcoming when we arrived late the first night. The front door was a bit tricky to open initially but no problem once you got the hang of it. The location of the unit was great both in relation to downtown Kona and to access the main road north or south on the Big Island . We found the bed very comfortable and the bedroom clean/not fancy, in general. The bathroom was also clean , the shower huge and all the towels and linens available as promised. We did have a small problem with the toilet cistern not filling after flushing, 3/4 of the way through our stay . We notified the owners who responded immediately to us regarding our problem. We were satisfied with their responsiveness. The "clinching" reason we will return is the absolutely amazing lanai with lanai doors that open to that great Kona coast breeze . To sum it up, the unit/complex is not brand new but tidy and fairly well cared for in general. The owners were responsive. The lanai was great! I would recommend the unit to friends.

The view in this condo is really special. Some days we just stayed in, sat on the lanai, swam in the pool, relaxed and enjoyed the view. The lanai is large and you feel as if you are on top of the world. Pretty much everything you need is there, a well stocked kitchen, beach towels, hats for the beach, a DVD player with Dvds and even a cooler to pack lunch on those days you want to explore. The location is within walking distance of a theater, restaurant, grocery and other shopping. The unit is older, but the price reflects that. One negative is the traffic on alii drive can by noisy so we needed to keep the bedroom windows closed. There are plenty of fans to keep you cool. We hated to leave!

The Edwards condo in the Kona Coast Resort is ideally situated above the adult quiet pool with the lanai facing west toward the ocean. It is a 3rd floor condo but the way the building is laid out, only requires that you walk up 1 set of stairs to get to there. You can watch the sunset from the lanai and take beautiful pictures from there. The interior is very nicely laid out and beautifully decorated with island themed lamps and wall hangings. The kitchen is spacious and well equipped. The bedroom is very large with plenty of storage space and is very quiet for sleeping. The bathroom is huge with a very large shower and double vanity. The living and dining room span the entire west side with sliding doors the whole way opening to the lanai. Very comfortable furniture - the lounge chair is especially cozy! The lanai has a nice large dining table and we found that we never ate indoors because the weather was perfect for all meals outside on the lanai. The unit ha d wireless internet so we were both able to work and stay connected with friends and family through Skype. The east/west/north windows and doors along with fans in the bedroom, living room and dining room kept a constant fresh breeze moving through and eliminated any need for air conditioning. We had one maintenance issue that was immediately handled by the Edwards' on island manager alan Wilson. The Edwards followed up to make sure the issue was addressed to our satisfaction ensuring that in the unlikely event anything does go wrong, it is fixed right away without impacting their guests in any way. Well done! This is a truly wonderful unit in an excellent property. I would highly recommend this unit for anyone planning a trip to the Big Island.

Our large lanai spread out across the entire front of our unit with ample space for dining, lounging and gasping at the incredible sun setting over the Pacific and behind the palm trees surrounding the condos. 3rd Floor top unit (but only one flight of stairs from the lot behind) gave us a wide expanse of ocean...about 500 yds distant past a golf course surrounding the complex. Sandy beaches are just down alii drive with gentle coves for snorkeling, lifeguards, bath house, shower, family style beach location..more adventuresome waters are not far away either. A basket of fresh fruit was waiting when we arrived..this unit was by far the best, Many bath towels and assorted goodies, beach towels, snorkeling gear, sun lotion, kitchen touches like cooking spices, foil, baggies, a beach bag, hair dryer, and just dozens of little things that you often forget to bring. Dishwasher with soap, disposal, microwave, refrig with ice maker & water in the door, laundry with supplies off kitchen, plenty of closets extra hangers, many dishes pots and pans, cooler for beach, you get the idea. Huge shower, two bathroom sinks...very nice bed, two TVs, dvd, video, wireless in the unit, nice "quiet" pool below for adult relaxation...larger "splash" pool for families was down by the restaurant and offices. Tennis courts. Nearby supermarket, drug store, pizza place, sports bar, sub shop, movie theater...this was just an ideal location...very friendly workers and folks staffing the entry gate. Local handyman zipped right over when we had a minor problem...very conscientious feeling about the place.

A pleasant enough place, but too many glitches made this a frustrating stay, especially travelling with a child.The unit's owner was kindly receptive to my complaints, and notified the handy man immediately. Points for that...But, between the door knob lock and stuck key,(even security had problems opening the door) the toilet tank malfunction (from day one), and the terribly stained bed pillows (which I discovered after stripping the bed upon leaving...) I would not recommend this unit. The bedroom is also very noisy at night from car traffic on alii Drive. My fault for not researching that point more.

We were surprised to read that our guest considered her stay in our condo frustrating.
Our front door is a heavy door with a simple lock and key entry. Our local contact makes sure all keys function properly before each guest arrives. Our local contact made several trips during this guests stay to ensure the key and lock were working at all times. Each time the key and lock worked properly.
The guts of the toilet were replaced a few months ago. There have been a couple of issues with the installation which have been promptly dealt with.
We were unaware there was an issue with the bed pillows. All bed pillows have been replaced.
Our condo is located at the highest point in the resort, but far enough away from Alii Drive to avoid noise from car traffic.
Our condo is a spacious, well kept and updated condo with panoramic ocean views. Our cleaning crew does an excellent job keeping the condo clean and fresh for each guest. We do our best to make sure everything is in working order upon their arrival. Our goal is for our guests to have an enjoyable time in our condo with the desire to plan a return visit.

We loved the apartment as there was plenty of space and a bathroom for each bedroom. It did not have aircon, and it was a little warm at Xmas time. The furnishing are from the '80s but that did not bother us as we were very happy and comfortable. the pool/spa were great and we cooked most nights with very well equipped kitchen. Very clean and tidy apartment in lovely quiet position. No Ocean views just golf course views.

This was our 4th trip to the Big Island, first time in this condo, it will not be our last. 2-203 has everything a family would need. Lots of room, great view of the golf course and very private. The covered lanai was really nice. It rained one day, but we were able to sit outside and still enjoy the view.The one issue is that at around 6:30am most mornings, the groundskeeper would mow the green. We were usually awake at that time so no big problem for us. I think for what you get, this unit is the best value we've seen

We stayed here for 10 days and found the condo very clean, comfortable, and pleasant. It is quiet and has some traditional, elegant touches in the furnishings. The balcony is very nice to sit on and the view over the golf course is soothing. There's a sunset view toward the ocean from the west side of the balcony and living room. It is probably best suited for a family with older children, or adults because there is white carpeting and some lovely bedspreads that I wouldn't want to worry about very young children getting dirty!

As we are residents of Oahu but visit family in Kona often, this is the nicest place we've stayed. Places along ali'i are just too noisy and we loved the quiet of the Condo. Very easy to walk to KTa or Longs for snacks or last minute Christmas Wrap! The Condo is clean, comfortable and well-stocked. This is a beautiful condo, well maintained and very well equipped. The setting, overlooking the golf course with glimpses of the ocean and lovely Hawaiian sunsets is really special. Since we love eating outdoors, our one disappointment was that the lanai table and chairs made it impossible for more than four people to sit around and enjoy eating together. We have spent several vacations in various units of the Kona coast resort and this was the loveliest setting of them all. I would say that this unit is extremely well set up for four adults. All in all, a very pleasant place to spend a week or a month!

This was a lovely and tastefully decorated home with high quality furnishings! The kitchen was marvelously equipped if u wanted to cook everyday! The lanai with the golf course view is to die for. I do think that the resort activities were very dormant...i have been to time shares in Mexico and elsewhere that are a lot of fun for kids. This place is relatively quiet and if the kids didnt have their own friends, it would be boring. No one ever played tennis or beach volleyball or goofed around in the pool.

We always bring our daughter and our granddaughter from the mainland to Hawaii, where we live, every year. And we always drive over to Kona for a mini-vacation so our granddaughter can get her fill of swimming, snorkeling, kayaking and boogie-boarding. We usually stay in an ocean-front unit but this time, in order to save some money, stayed in this unit at the Kona Coast Resort. We didn't have a view of the ocean from our lanai but it didn't matter. The swimming pool with its great casual restaurant and bar was a block away, the shopping center was a block from the resort, Kailua's best snorkel beach was a half mile away and the boogie boarding was a couple of miles away. The unit, quite modern and new, was well-appointed, spacious and immaculate. We were still finding neat things in cupboards and closets on our last day. The twin lanais overlooking the fairway were very private and much-used. Being at ground level was a plus in not having to lug suitcases and coolers up the stairs. We did not need the staff but the few we passed were friendly and courteous. One chauffered us to the pool in his golf cart when we didn't know where it was. We would stay there again.

The condo was a great place for our family to stay. It was well stocked with everything we needed to have fun on the vacation. The lanai is awesome and we enjoyed most of our meals out there the bathroom is also a highlight. The weather was warm for the first part of the trip and there was little wind so not having A/C was a little uncomfortable, but that changed once the trade winds picked up a bit and we were comfortable. Also beware that the resort has a ridiculously expensive internet policy which was disappointing.

This is a beautiful, spacious apartment in a very well maintained complex. It is a top floor corner unit with an excellent sunny lanai. Many of the other units have lanai shaded and get pretty limited sun, but this one is open to the sky and great for sunning all day, reading, and evening dining under the stars. The only drawback for us was the proximity to parking lot noise and activity, but overall this owner rented unit was very comfortable and had great privacy considering that it is in a big complex. We also found the owners very pleasant and easy to deal with. We found it to be a great value compared to places we have stayed on Maui.

This unit is just what we needed for our family group of 4 adults and 2 teenagers. 3 bedrooms and 3 bathrooms and plenty of other room. Master bath has a huge jetted tub and a shower. Great kitchen with plenty of dishes, pots and pans etc. The kitchen also has small appliances including an electric mixer which we used to make a birthday cake for one of the kids. The view of the sunset from this unit's 2 lanais is very good. We enjoyed sitting on the lanai in the evening to watch the sunset and relax after hitting the beach during the day. The resort is close to a great beach for snorkeling and turtle watching. There is a tub of beach toys on the lanai and plenty of beach towels to take with you to the beach. The unit has a very new washer and dryer which work well which is an added convenience. The kitchen light burned out while we were there. We called the service number provided by the owner and someone came and replaced the light bulb almost immediately. We really enjoyed this unit and will rent it again if we need a place in Kona.

The furnishings and artwork created a wonderful Island ambiance, and everything contributed to a high comfort level. The sunset from the upstairs balcony was lovely. We all had plenty of privacy with the 3 bedrooms and the 2 levels, and also plenty of common space to enjoy each others'company. It was a great location for visiting the historic places, coffee farms, art galleries, botanical gardens, and beaches. You are on my list for a future visit, and I highly recommend your condo to anyone looking for an amazing stay on the Big Island.

We loved that it was stocked with everything we needed for our stay- guide books, beach towels, coolers, beach chairs, umbrellas, sand toys, boogie boards, snorkels, etc. The pool at the complex was also very nice. It is not walking distance to downtown Kailua-Kona, so you would want to have a rental car. We wanted to go to white sand beaches with our small children, so drove about an hour each day to the Kohala coast. But we are still happy that we stayed where we did- we thought it was a much more authentic Hawaiian experience than staying in a self-contained mega-resort (and more affordable). We enjoyed snorkeling, going to the Place of Refuge, and dining out in Kona. We would return to the Big Island just to stay at this incredible condo again!

This was the very first time our family stayed in a privately owned condo, so we were a little apprehensive on arrival: would everything be as perfect and nice as in the pictures? Well: everything was! Fred and Bonnie have created a lovely home away from home for you. The condo is very well equipped, you can find everything you need for a family there: lovely big kitchen, pool-playthings, washer and dryer etc. The condo is light and spacious, and though they have added lots of personal touches, it felt like ours within minutes (our son started laying out the table within the first 15 minutes because he found it so cosy...). The resort was very quiet when we were there, so that meant enough space in the pool. We recommend prebooking the airco in summer, we were glad we did! Communication about booking/checking in was very good: mails with deatils about pay, checking in, and questions were quick and clear. For us it was the holiday of a lifetime!

That other place was so bad that we contacted 7-106 and asked if we could come back for our last 2 nights and they accommendated us. What great service! We mentioned a couple things that needed attention when we left and they were already fixed when we returned. We couldn't have been more pleased. The pool is conveinently located right across the parking lot. The condo listing does give the impression a garage is available for use but isn't. Be sure to opt for the a/C because hi is humid and warm. Each room has its own a/C with its own controls which is awesome! The patio and dining set is different and better than pictured. I hope we get the opportunity to come back!

The condo is across the street from a pool, near the most popular snorkel beach, and not in the frenzy of downtown Kailua-Kona. The partial ocean view included the setting sun framed by palm fronds. It is well-situated for exploring the Kona coffee farms or bypassing downtown to get souvenirs & gas at Costco. The owners were very helpful and are justly proud of the art on their walls. We usually ate breakfast in including Kona coffee and farmers'-market fruit. (Mangoes have more flesh than on the mainland, and tiny apple bananas are a delicious 3-bite snack.) If we didn't want to go to a restaurant, we could get take-out from L&L; Hawaiian fastfood in the shopping center across the highway. (Also has supermarket, drugstore, & cinema.) The price does no include A/C, but the local manager can provide access if needed.

My husband and I stayed took our Moms, one who had been to Oahu before and the other had never been to Hawaii. The condo is beautifully decorated/furnished and maintained, and very well stocked with everything you could possibly need for an island stay. We appreciated the ice chests, beach equipment (towels, boogie boards, umbrellas, etc.), books, herbs/spices and ktichen equipment. The complex is very quiet and well maintained. The quiet pool and a hot tub is just stone's throw away. My husband and I enjoy snorkeling and visited Kahalu'u Beach Park, which is less than 5 minutes away, several times. It's a great snorkeling spot! A grocery store, Longs and restaurants are close by in the Keauhou Shopping Center. We enjoyed a great meal at Kenichi Pacific (sushi & Japanese fusion cuisine) there. Overall, our favorite thing about the condo was the privacy and quiet feel. I honestly can't think of a single negative thing about it. If you choose this condo you will not be dissapointed!! We will definately stay there again the next time we visit the Big Island. (We are planning a visit to Maui next year for our 20th anniversary and wish Fred & Bonnie had a condo there as well!!)

The rooms are large and comfortable; the kitchen and the rest of the condo have about every amenity one can imagine; it is very clean; the bathrooms are large and beautifully updated; it is tastefully decorated with local artwork displayed throughout; and there is a large porch or lanai (where we would take breakfast at dawn), that has a great view of the ocean and the perfectly maintained gardens at the Kona Coast Resort. The facility is close to, but not inside, the city of Kailua-Kona, and has nearby shopping available. This location also provides an excellent base for visiting the many attractions and activities up and down the western coast of the Big Island. (Where there always seems to be a sunny spot to find, if you look for it. We like to visit beaches and take 2-4 hour hikes.) I don't think we could have asked for a nicer location or facility. You can't go wrong here. In addition, the local representative was very helpful with our getting situated upon our arrival. Both he and the owners were also very helpful, understanding and considerate on the morning of our checkout, when we were jolted out of bed at 5 or 6 AM by tsunami warning sirens, following the earthquake in Chile the day before. They offered the possibility for us to stay over if need be, should the tsunami create a disaster, or make it impossible to take our flight later that day. While we waited and watched with thousands of others for 'the big wave', in the end it never materialized, and we went on our way as planned. Nevertheless, we greatly appreciated this act of thoughtfulness.

If you like to have the option to stay in and cook, the kitchen has every essential you can think of and then some (there is also a grill right outside). All the conveniences of home with a Hawaiian twist. There is a GORGEOUS lanai (outdoor patio) with a table for sharing meals and conversation - complete with tiki lights for the ultimate Hawaiian feel. There is a full grocery store within minutes and at least two local markets right nearby as well where you can get fresh fruits, vegetables etc. If you like to go out, there are plenty of restaurants close by and the owners even have a book of restaurant recommendations and descriptions (along with things to do, etc). The condo is centrally located in Kona yet the grounds are lush, peaceful and tropical. It's situated on a golf course on the water with impeccable grounds. There are several swiming pools and they are never crowded. Perfect for families or couples looking for peace and quiet since there are several options to pick from on the property. I can't think of a single negative thing about our stay except it wasn't nearly long enough! I would higly recommend this condo. It's gorgeous, it's clean, it's comfortable. It's the perfect Hawaiian get-a-way.

While there is additional sleeping arrangements that would be adequate for children, the three full bedrooms with adjoining baths perfectly accommodated the three adult couples sharing the unit. Although the resort does not have it's own beach, a very short walk away there is an incredible lagoon perfect for sunbathing, swimming and snorkeling and the pool directly across the drive from the condo became a regular evening retreat. The little touches of artwork and outstanding added amenities beyond the norm provided by the owners made wine & cheese on the lanai following our dips in the pool into delightful evening events. Unobstructed views of breathtaking sunsets and active blow holes are another short walk from the condo. The resort is beyond a comfortable walking distance from Kona, so a car is useful if one wishes to utilize the shops and restaurants. The owners left directions to a number of their favorite places on the island - which turned into some of our favorites as well.

Bonnie and I are concerned that cleanliness got a lower rating, although it is mentioned by the guest that the unit was clean.
If there is one thing we pride ourselves on, it is the quality of the cleaning service that we have retained. Perhaps this was a lapse so we have forwarded the rating comment to the cleaning staff. We note that all prior reviews give 5 stars to cleanliness.
We are also pleased that the leak was quickly repaired. Breakdowns happen in any home and we are lucky to have a wonderful on-site manager to take care of problems.
Bonnie and I agree with the Alberda family that (whenever we visit this Hawaii home of ours) we think, wow this place is awesome. A refuge of quiet tropical comfort.

In the evenings, we would end up in those same comfortable patio chairs again, discussing our day. Very quiet resort. Seldom heard the neighbors. We would definitely stay here again. Reservation and arrival process: Very easy and efficient. They acknowledged the deposit and subsequent payment with plenty of detail in the statement. Prompt reply to our email asking questions. They provided excellent directions from the airport. Not hard to find and check-in was a breeze. The condo: Very clean, well-maintained, fresh, and modern. Lots of windows and light. Beautiful art and nice furniture. Ceiling fans in all rooms. It is a fully equipped home--linens, towels, kitchen appliances, dishes & utensils, washer/dryer, tv, stereo, CDs, books, games, and beach toys. Truly, all you need to bring is your clothes and food! (There is a supermarket and drug store less than 5 minute away.) It took only a moment to figure out the a/c controls in each living area. There is a community gas grill just a few steps away. Resort: The girls enjoyed the pools. We did not use other facilities, but the golf course looked great and we heard good things about the restaurant. Location: On the west side of the island, so it is a bit of a drive southeastward to the volcano national park, or northward to a bay we wanted to visit for swimming. The condo is just a 10 minutes to a cluster of other resort hotels, some of which offer luaus. Negatives: Hard to find any negative. Condo parking was a tad awkward, but near the front door. A disabled person could use the first floor bdrm/bath & kitchen, but would have difficulty with split level first floor to the patio & living rm, and of course, stairs to second floor. The area roads are good, but traffic stacks up.

We had one minor problem with an air conditioning unit. I called on the way out for the day and it was repaired by the time we returned in the afternoon. We also had a unit from Shell Vacations in the same building and I'd go for Fred and Bonnie's every time. I'd definitely recommend staying there.

Condo 10-201 at the Kona Coast Resort is a very well maintained private condo. We received excellent courteous service from the owner. The condo felt like a home from the moment we arrived, beautifully furnished, comfortable beds. The kitchen was fully equipped and spotlessly clean. The location of this unit is excellent, right by the resort entrance but still very quiet. The view from the lanai is lovely. We didn't use the resort amenities, too busy enjoying the Big Island adventures. we thoroughly enjoyed our stay at 10-201 and would stay here again in the future. Thank you Lesley!

We enjoyed our stay very much. The weather was perfect, and the resort is very nice. The condo has been updated nicely. We have stayed at 2 other condos in this complex before. Other than the kitchen, this condo is fully updated and modern. The bathrooms are great, the beds are comfortable, the living room and lanai are relaxing. Electronics are good. The kitchen could use a little updating - (counter is old and grout is missing in spots allowing for bacteria: knives and cutlery could use updating). It was great to have laundry and internet, and all the beach items - the kids loved it. The condo itself - we were very happy. I will say the noise from the cars, many trucks and landscaping crew was louder than any other condo I have stayed at. We still enjoyed our stay very much. Thank you.

The condo was everything we expected and more. The bathroom updates had a spa like feeling. All the rooms were large and we loved the extra large lanai. We were able to whale watch from the deck and ate every meal outside. The kitchen was supplied with everything we needed right down to the cooler we used almost everyday. The kitchen could use an update but still met our needs. We stayed for 2 weeks in this condo with another couple. We talked to some friends who were in the same complex as us but one floor down. He rated their condo 2/10 and ours 9/10.

We were expecially appreciative of the extra spices and kitchen things that normally are missing from previous rentals . The only thing lacking was extra linens for the living room bed. We had reserved the condo for three people and required three beds (one of the reasons we chose a sleep 6 condo). Our third guest lived in the islands and had brought a sleeping bag just by chance so we were OK, but would have preferred that there had been lines for his bed. There was also more traffic noise than we had anticipated from the resort

This was by far the best condo we have EVER stayed in. The owners provided all the necessary information a few weeks prior to the trip and then contacted us a couple of days before arrival to make sure we had all the information we needed. Directions were easy to follow and the coded lockbox ensured it was easy to get in and we never locked ourselves out. The condo itself was beautifully constructed, furnished and decorated, with pictures and art work that gave it a warm, welcoming feel. Although the entire condo was woonderful, the bathrooms deserve special mention. Spacious layouts, beutiful tile work and the rolled river rock floors int he showers are a great touch! The kitchen was a delight with Island-themed dishes and every cooking utensil imaginable. We hosted a number of dinner parties for local friends and all were very impressed with how at home they felt there. They were also envious of the spectacular sunsets they enjoyed from the dining room and the lanai. The condo stayed pleasantly cool with its' East to West exposure capturing breezes off the ocean ( I swear best location in the whole complex). In the mornings we watched whales breaching and every evening we watched the sunset from the lanai before firing up the bar-b-que for dinner. Although we were on vacation, we have 24/7 type jobs so the wireless connectivity allowed us to check in and avert an insurmountable amount of e-mails upon our return to reality. The resort property had two lovely pools, three hot tubs, two tennis courts, and a small workout facility. The staff were very friendly and helpful. The grocery and drug stores were a five minute walk and Kahalu'u Beach with its' friendly fish and abundance of sea turtles was a 10 minute walk. Kona town is a 10 minute drive. Despite the convenient location, the condo was incredibly quiet with no noise from Ali'i Drive. There is nothing I would change about this condo or the location. It was perfect!

It was a joy to wake up in the morning, sit outside drinking our coffee, and look out towards the water. After spending a week in a hotel on Oahu, this was a much welcomed change of pace. My mother fell in love with the floorplan and is still asking to this day when we are going back! There is a grocery store close by and it is convenient to just about all the activities available on the Big Island. We would definitely recommend a stay here!

Conveniently located close to the gate of the complex, but no noise of traffic. The sunset from the Lanai is quite a sight, and makes you feel as though you own a piece of paradise, for a modest price. Keauhou is a nice quiet location, just the right distance from Kailua so that you don't feel too secluded, but have the luxury of silence at night at the same time. Groceries and daily necessities are just across the street at the Keauhou Shopping center, where you can just about find anything you may want during a one week vacation. A 10 minute jog down to the beach is great getting down, but the hill climb up can be a challenge if you jog too far down Ali'i drive. Overall, it's good fun for the kids and family.

KTA, local grocery store, and Longs are located within walking distance to the property. Kahulu'u is the closest beach with great snorkeling. We visited in April, so eventhough there wasn't any air conditioning, the ceiling fans provided adequate air circulation. There's a pool that's great for little ones and you can get towels there. We can't wait to return! (Note: In the description it mentions there are no steps to/from unit. There are actually a few steps down to the unit from the parking area.)

The pool area is great for families. Two suggestions I would make are improve restaurant menu and motivation of staff at the restaurant. Also the activities available were not promoted enough...perhaps a whiteboard out in the entrance to the pool with the days activity and the next days ...promoting sign up and information. Otherwise it was great...we'll be back!

We enjoyed breakfast on the Lanai and were able to cook with ease at night when we wanted to (plenty of kettles, pots and pans etc). The location was great. Close enough to grocery, drug stores, yet far enough away from town to provide some quietness. With a family of four including two older children(16 and 23),it was nice to have space to spread out. We really enjoyed our stay. Last year we stayed in a time share property at Kona Coast and liked the area so much we wanted to return. I found the price $139 very reasonable. The view is fantastic and visible from the living room and dinning room as well as the lanai. There was an initial problem with one of the ac units, but it was quickly resolved and we found little need for a/c. Just opened the window in the kitchen and the door and let the breezes flow through sliding glass doors to the lanai. The condo was clean, and nicely appointed. The proximity to downtown Kona is a big plus. We had a very pleasant stay and thoroughly enjoyed our visit. The pictures are very accurate in depicting the inside, but don't do the view justice!

Wonderful views and great location close to beaches, shops and restaurants, but away from the bustle of Kona, which was a short drive away. The lanai was the place we started and ended each day. This condo was so well equipped we didn't have to buy or rent anything during our stay. Early morning noise from the road can be a problem if you're a late sleeper, but we didn't even notice it after the first day. Kaleo Lindsey, the local contact, was especially helpful when we first arrived and made sure everything was in order.

person responsible for cleaning condo showed up on time and did a great job. we had problems with a/c leaking to lower neighbours lanai and he dealt with this promptly.the condo is beautiful with beautiful views. Kona coast is well located near shopping center and close to downtown.We really enjoyed the quiet pool daily. The meet and greet Monday evening was great really enjoyed the entertainment and Freddie.access to the computer in registration building was really nice.We wish internet was included in condo fee. washer and dryer in unit is a great bonus. the caretaker needed to repair upstairs sink and called to make arrangements and showed up when he said he would. the pest control fellows came one morning while we were there and prior to this our friends staying upstairs had 3 bugs we think palm beetles and after in the shower we think one palm beetle and what they thought was a cockroach. we had never had bugs before.the humidity was high and this could be the reason.we found 2 dead palm beetles on the main floor. we love this condo and the location and look forward to coming again next year.

The Kona Coast Resort is impressive from the entrance to the exit. We were greeted by friendly staff who answered all our questions knowledgably throughout our 7 day stay. Everything you needed was provided for our comfort and the condo was immaculate. The ambience of the property itself as well as our condo was very relaxing. Decor in excellent taste. The activities Staff was most helpful with directions and brochures/phamplets for sightseeing. The location is very good since a small shopping center is just in the next block and it is just minutes away from the local shopping and eateries. It is very close to major highway that allows you to tour the entire island. We will definitely stay there again. Also appreciated that nothing was misrepresented in their internet advertisement where we made our booking.

My daughter Janett lives and work in Kona. We hardly get to see her. So she made all of the arrangements for us to stay here. It was just breath taking. The view, the sunsets, the location. Everything was just awesome. We had our breakfast and dinners out on the lanai. I must have over a hundred pictures of the sunset. A different set every eveing. The boys just loved the pool and playground. They went there everyday. The funny thing is. We live on the Big Island, on the Hilo side. We had everything we needed, plus extras. 10-304 of Kona Coast Resorts is close to the ocean, snorkeling, and the shopping complex to get your necessities/food and some dining. Probably the best part of the condo is the views. It was a pleasant surprise to have items like bedding, cleaning supplies, TP, etc included in the condo- thank you!! Couldn't easily travel with that from the continental us like we do when staying on the mainland. I say this vacation home is probably better for one couple for 2 reasons- the air conditioning does nothing for the upstairs loft. So unless you like it hot, or are traveling in a cooler season, you probably don't want to sleep up there. The other reason I suggest that children not occupy this house has to do with the downstairs neighbor. She found us right away after arrival to tell us to make sure our children walked softly because of the tile floors. So, we spent an entire week telling our children to whisper and to tiptoe around (one of our son's walks like an elephant).

We spent 5 nights and had breakfast on the lanai each morning, our surprise was 2 full size bathrooms with walkin showers. The condo was very clean with all the necessary supplies to begin our stay. The grocery and drug stores were 2 blocks away, an easy walk and the view was fantastic each day. We opted for no air conditioning and the breeze made it very comfortable for sleeping as we were gone somewhere during the day. We highly recommend this wonderful property. There is access to a beach within 1 mile and there are 2 pools and 3 hot tubs on the property. There is a gas grill right next to the garage.

Aloha Condos (Kona Coast Resort 10-304) is a wonderful place to stay in Kona. It is located in the Kona Coast Resort with the Keauhou shopping center just 2 blocks away. The condo has an upgraded kitchen with marble counters and new appliances, very easy to get around for cooking. A small wet bar area at the end of the kitchen is ideal for breakfast or to have an evening drink. The large main bathroom has a clear tile-block shower enclosure and double sinks layed in marble. The modernize kitchen, tile floors throughout and Hawaiian decor made it a relaxing place to stay. The ocean view across the golf course is spectacular. Watching from the condo deck or walking 1 block to the ocean front cliffs to watch the sunset is a nightly ritual. The placement of the condo was perfect, the lanai overlooked the ocean with no other buildings obstructing the view. The condo had plenty of space for our family of four. The only one minor issue was that there is no direct access to a beach from the condo complex, at least not one that we could find. This was not a huge issue as we were able to find other beaches close by. The pool area was nice as was the bar, a little spendy, but we expected this. Overall, we had a great time and will never stay in a hotel on a vacation again. This was our most relaxing, fun filled vacation we have ever had. We will stay here again for sure.

We stayed for 8 days with our two younger teens. The Resort property is well maintained and the grounds are very nice. Staff is friendly and helpful. The unit itself is nicely stocked with towels (beach & bath), kitchen pot/pans, (even laundry soap) and information about things to do (including on-site activities). It is very spacious and the large lanae is unbeatable for a 180 views of the ocean and sunsets. All appliances worked just fine. I understand that it was updated - the owners did a nice job with the kitchen and bathrooms. The furnishing are nice although they show some wear. All in all it was quite comfortable. We did not use the AC, but I can see where you might need it. Most of the time there were great ocean breezes with all the windows open, except for the upstairs (kids bedroom/loft). The owners provided 3 moveable fans which helped a lot. We had our own internet service so can't comment about service through the Resort. We liked the resort location. It is about 30 minutes to nice sandy beaches like Hapuna, but there are plenty of things to do locally, so you won't get bored. It is a quiter location than in town and not as lush as the large resorts, but it was a good home base. The grocery store is across the street which is really helpful. We cooked and ate on the lanae a lot. The pools are nice and we ate at the poolside restaurant a couple of times. Food was pretty good and fairly reasonably priced. A nice way to spend the evening with the kids in the pool.

The views from the lanai are 300 degrees around, just shy of 360! We felt very comfortable and could have easily spent our days happily not leaving the condo, amazing considering we are the type that are always on the go. The owner was extremely responsive to any questions we had before we went and really seemed to care that we throughly enjoy our stay at his obviously well loved vacation get away. And that we did.

The unit was comfortable, very clean and had everything we needed. Having coolers, beach chairs, beach towels and boogie boards provided makes packing so much easier! The location is convenient to shopping, activities and a good snorkel beach. We would most definitely stay there again.

We were at 10-304 for 8 days, a very nice unit with a great view. Our fridge did not work the entire time, the management kept trying to fix it, I believe they ended up replacing it after we left. The quiet pool area with hot tub was close and very well maintained. It weas nice to relax there.

Our only complaints were: we had to pay extra for air conditioning, which never seemed to cool the loft area bedroom which stayed too warm. There was constuction just out side our front door. They were working on the stairway and walk ways on week days. Workers were very nioe, but we had to listen to hammers and saws, which took away from our peaceful retreat. Would have been nice to have been told in advance.

We found the standard of the condo to be excellent with the necessary amenities. However and being only two, we did not take full advantage of what the condo had to offer. Nevertheless, the location, the spaciousness, the view, the proximity to shopping, etc all added to an enjoyable experience. The property was in great condition and was a great value! The photos accurately reflect the interior of the condo. The owners obviously use the property and it is very well maintained. There are towels, utensils, dishes, a washer and dryer, many appliances (all in working order); just like being at home. There is a grocery store, movie theatre and drugstore within walking distance. We very much enjoyed our stay! I have nothing bad to say about our experience. The best beach I have ever seen is Hapuna Beach. It's a 45 minute drive away (there is really nothing that it is close to) with turquoise waters and white sand beaches. Google it, then GO! Also did Volcano National Park (3 hours away) [1.5 out of 5 stars], Hawaii Tropical Botanical Gardens (2 hours away)[3.5 out of 5 stars] (take mosquito spray), and the Southernmost point in the US [1/2 star out of 5]. We had 5 nights and that proved enough time to see everything we wanted to. Again, highly recommend staying at this condo!

We spent Christmas at this condo and it was the best we have ever had. We have 4 children and it was perfect. The older girls loved their private space upstairs. It was very well equipped and loved the clothes rack on the lanai for all the towels after swimming. The lanai furniture was very nice and the view was awesome. The kids enjoyed playing with others in the complex. Can't wait for our next trip and hope we can get this same condo.

I've been to the Big Island at least 10 times,and Unit 10-304 is by far the most attrative, well-maintained owner's unit ever. All of the condos on our website can be rented Real-Time via our website (www.alohacondos.com) and don't require sending emails or calling anybody to rent. We don't want potential guests to have to wait for a response in order to book their stay.
This guest had called me to ask for a discount and I passed along this information to the owner - Jim Weinand. Jim never contacted the guest because of a problem that occurred during the guest's previous stay.
During their previous stay this customer violated the non-smoking policy and smoked heavily in the unit. After their departure the cleaning team went to considerable effort and additional expense to properly clean the unit for our next guests. The owners will not rent to this guest again.

This unit was just as it was pictured online....clean, comfortable, nicely decorated, and the view was amazing. We did have an unexpected guest sharing the condo.....we weren't informed about the likelihood that a gecko(s) may get into the condo.....most likely through a space in the screen door when we had the front door open. We kept the door closed after that. We enjoyed the island breezes coming in from all the windows but the noise outside every morning from the condo maintenance people was rather annoying. Over all, we very much enjoyed staying here!
