The townhouse is quite comfortable, and the view is impossible to beat - with dolphins and whales right in front of the lanai! Close to one of the best snorkeling spots on islands - 2 minutes drive or a nice walk to Kahaluu Bay. Another 2 minutes to a nice - by any standard - shopping center. 10-20 minutes away from most outdoor adventures to be had in Kona. Ocean breeze keeps it cool so we never had to run aC unit.
Be advised though - you are right at the ocean, so when the surf is high, the crashing waves will keep you awake. Also, the amenities do show some aging, so if you are after ultra-modern style, you will be disappointed. But everything is operational, so we were very happy overall. We plan to come back, too!

When I walked in, I teared up! The view was amazing and I knew I was going to be in paradise for the next 7 days! We had a wonderful time while in the unit and wish we could have stayed longer. Only downer is we saw 2 cockroaches - very important to keep food tightly secured and very very clean counter tops and floors which we did. The first 3 days we were there, there was a very strong odor of fried or baked fish from the previous occupants, so I think maybe they were attracted to that. But that did not put a damper on our opinion at all! It was a++ for us!

Unit 176 was just as described. The attention to detail was incredible. From the fully stocked kitchen and all the appliances and amenities in all the rooms,to the artwork,decor and guidebooks, we felt as comfortable as being in our own home. The unit/complex was very quiet. The one thing to be aware of is during rough seas the surf pounds against the lava rocks and it can get noisy during the night.

I stayed at Townhome 176 with my wife, my 9-year old child and grandpa. It's a very comfortable home, with great sea view. Everything worked fine. It's so close to the sea that I would be afraid to be there during a storm! Walking distance to the mall and to an amazing beach for snorkelling.

Excellet townhome condominium on the water south of Kailua-Kona. Well furnished and completely renovated recently, the unit is most comfortable. Located at the south end of alii Drive, the location is close to the Keauhou Shopping center and the snorkling at Kahalu`u Bay, one of the island's best snorkeling sites.
The unit has a washer and drier which is most important if anyone wants to spend time in the water. The stairs could be a problem for anyone with a disability.

Ironman visit

Overall we were very pleased with our visit at Townhome 176.
We came to participate in the Ironman and the location worked well. It was only a 5 mile trip race headquarters and allowed us to avoid the congestion associated with the race. The shopping center nearby was convenient and had a very good Italian restaurant which was nice for the pasta pre-load.
We particularly liked the end unit location which was very private and quiet. The reserved parking spot was just a few steps away.
The temperatures on Kona were unusually high for October. We utilized the first floor window aC unit but it wasn't able to cool the 2nd floor where the bedrooms are located. We're from a southern State and missed the aC on the 2nd floor, but there was a nice breeze which cooled things down by early evening.
Overall we were very pleased with our stay and will probably return to this unit for a future visit.

The location is just great and the sea views are amazing. We took all our meals on the terrace. The condo is nice and well furnished; there are may useful items like tennis rackets, beach seats, bodyboard, ..
But the condo needs some renovation especially regarding the windows and bug screens on the first floor (big bugs can fly in). In addition, there weren't enough dishes for 4 people.
The residence was very quiet (no more than 20% of the condos/houses were used). Pool, tennis and volley-vball courts are ok; please note that you should wear tennis shoes (or at least non marking shoes).

We traveled to Kona for the marathon, which starts & ends at the Outrigger Resort approx 1/4 mile up the road (Alii Dr.). We enjoyed our stay in TH 176-- it was quiet, clean and well maintained. We used the aC one day and relied on ocean breezes to cool us the other days. Enjoyed breakfast on the lanai-- saw dolphins, outriggers, & boats pass by.
Th 176 is close to a great snorkeling beach on alii Dr., just past the Outrigger Resort. The owners have booklet full of great local info (shopping, dining & sightseeing advice)-- very helpful!
For our stay, TH 176 was equipped with nice extras such as snorkeling gear, beach chairs & umbrella, tennis raquets & ice chest. We left a Hawaiian fish id card for others to enjoy.
I downgraded the check-in because the townhouse was wide open when we arrived. In the end, there was no problem, but it was unexpected.

We are happy that you enjoyed your stay in Unit 176. Thank you for adding the identification card to the items that future guests might use. We will ask that the unit be securely locked before new guests arrive. This has not been an issue in the past so I think it probably will not happen again.<br />

The beds were comfortable, the condo was very clean and some beach gear in the closet under the stairs that made our adventures to the water even better. I would very happily stay here again. Grocery store was 3 minutes away. Made a trip to Costco in Kona and stocked up for the week. Loved the sound of the surf on the rocks.

Condo and complex are in great shape. With the windows open the air circulation thorough the unit was excellent so no aC needed. So nice to fall asleep and wake up to the sound of the waves. Being so close to the seawall, a small crab had gotten into the condo that was pretty fast runner... We did carry him back to the wall and let him go. It would be great to have a hot water kettle.

the Big Island and hope to stay in #176 again.

We loved this place. The ocean was right outside our back door, with a dramatic view of surf crashing against a lava-rock coast. The grounds were beautiful and beautifully maintained. The condo itself was furnished in a simple, beautiful and coordinated style, not at all pretentiously. All appliances and plumbing worked. The pool was clean and the atmosphere friendly. One of the reasons that we stayed here was that it is close to a public beach known for good snorkeling. We were not disappointed there, either. We snorkeled with a sea turtle our first day, much to our kid's delight. Later in the week, we found a sea turtle basking in the afternoon sun on a beach within a 2-minute walk of the condo. Wow! We would love to come back and would recommend this place to family and friends.

A great percentage of our good time was due to the condos where we stayed. My greatest enjoyment came from being right on the ocean and listening to the thundering surf all night long (we were in 177). Our condo was beautifully furnished, others in the family were jealous! My son and his wife were in 176 and they did not like having their laundry outside the condo.

Our family stayed for the week and we loved it! Loved that our two boys had their own room with their own beds. We slept with the sounds of the ocean right out our bedroom. My sister and I stayed for one week. It was easy to find even in the dark. The ground were well maintained and the people friendly although we meet very few due to our travels around the island. Access to the complex area was gated with easy keypad entry.
The condo was clean, with a lot of items we did not expect (soap - enough to do the dishes for our week stay, cleaning products, fans in every room, and a foreman grill etc.) This condo was quiet with a good view of the water. The beds were comfortable and the washroom well supplied. I particularly like the shower in the downstairs bathroom.
Location wise, it was excellent. Very close to a mall area with a grocery store and a large pharmacy. The drive into Kona was fairly short with no real traffic to worry about.
The complex had a good size pool close to our unit. In front of every unit, there was an abundance of flowering plant. The gardens and ground were well cared for and improvements were continually being made with more trees being planted during our visit and we enjoyed walking around the complex viewing the lovely landscaping. It was peaceful setting with no loud noises during any part of the day.
We would definitely recommend it to a couple and families.

What a fantastic place to get away from it all! This unit is right on the ocean - at night you can open the windows in the master bedroom and listen to the ocean waves crashing. The location is ideal - right at the end of the road leading past all the other units. The road actually ends before the building where this condo is situated, so the front door opens onto a small walkway, a nice lawn, and the tennis courts. The entire condo complex is very quiet. There is a nice pool and we were often the only ones swimming or playing tennis. The condo has tennis rackets, balls, beach chairs, beach umbrellas - it was just like being at home!
There is a nice big-screen TV, and high speed Internet access if you bring your laptop.
Outside on the patio facing the ocean you'll find a table, chairs and a wicker couch where you can sit and relax. There is a small barbecue which is great for grilling fresh fish from the market. We ate all of our meals on the patio.
Just up the hill is a shopping center with a fantastic grocery store that has a phenomenal hot deli with great ribs and fried chicken. You can also get fresh sushi and poke. Just a few minutes north on the road toward town is a great Farmer's Market with incredible fruits and vegetables.
There is a sandy beach that you can walk to in about 10 minutes - a very pleasant walk north along the ocean. Nice snorkeling and quite a few green sea turtles. Just on the south side of the condo complex is a beautiful golf course. A lot of people walk there in the evening and sit on the grass under the palm trees to watch the sunset - hoping to see the Green Flash! We didn't see it, but the sunset experience was outstanding nevertheless
The pictures on the web site are very accurate, so check them out.
We would highly recommend this home, and hope to be able to return there soon.

This complex is one of the best in the Keauhou area, and there are many nice units here. Still, I believe Townhome 176 is among the best and most nicely furnished of them. We rented a condo because after a hotel stay in Oahu we wanted to drive right up to our door, and hang out on a patio directly facing the ocean. Before we even arrived at the condo we stopped at a large supermarket just around the corner for all the food, snacks and drinks we'd need. That's a big plus to me, being able to grab a cold one from the fridge and watch the waves hit the rocks just outside the livingroom. The first night I had to get used to the sound of the waves out our window but I missed it when we left.
Though it's fun to scramble on the lava rocks a bit, be advised that there isn't any good beach walkable from this place. And the one decent beach a short drive away is a bit crowded and the reef destroyed by over touristing. I suggest driving to Waikoloa which is a great, great beach. Quick drive from here to the restaurants and bars of downtown Kailua-Kona, shopping, etc.
The kitchen is fully stocked with everything from pots and pans to spices to plastic wrap, so you can really enjoy meals 'at home'. We caught some fish and grilled them up on the barbecue while watching the killer SUNSET. Beach towels, linens, TV, wifi internet, stereo, etc. - it's all there. Enjoy!!

The complex it's located in was quiet (except for the surf) and very close to the grocery store and Longs Drugs, for those last minute trips for more POG or whatever we might need. The kitchen was well stocked with dishes, small appliances and even a few staples and spices which I really appreciated. There were plenty of towels, and the extras (chairs, mats,tennis rackets, etc.) were great to have.

Great ocean view, peaceful and pleasant surroundings and convient to town....had ants when we arrived and the AC was not worth the money (AC in kitchen therefore the kitchen was very cool and the rest of the place very warm). My parents rented next door and paid the same as us for a much nicer place with an AC in the living room that cooled the entire home.
