Policies

Deposit and Payment: ·         A non-refundable deposit of 20% of the total rental amount must be received to confirm a reservation. ·         Full payment of the rental balance due is required no less than 30 days prior to the check-in date. o      A security deposit of $250.00 is also required and will be credited back within 14 days of checkout based on the condition of the condo. Cancellations: ·         Cancellations made more than 60 days prior to the check-in date can have the deposit applied to a stay at the same AlohaCondos.com property within one year of the original check-in date. ·         Cancellations made less than 60 days prior to the check-in date will forfeit all deposits. ·         Cancellations made less than 30 days prior to the check-in date will forfeit all deposits and rental balance due payments. Cleaning Fees: ·         All stays have a check-out cleaning fee of $150.00.  ·         Stays of more than 10 days have additional mandatory interim-cleaning fees of $150.00 for unit 1301 every 10 days.  For example, if you had reserved the condo for 28 days, there would be 2 interim cleanings during your stay - one on the 10th day and one on the 20th day - as well as the one-time cleaning after you check-out.  We are flexible on this policy on stays of 11-14 days. Check with us directly. Check-In/Checkout: ·         Check-In Time is at 3:00 PM.  ·         Checkout Time is at 11:00 AM. o     We cannot accommodate earlier check-ins or check-outs because we often have parties departing and arriving on the same day.   General Policies: ·         Please make sure that all keys are left behind at the condo. We charge a $25.00 replacement fee for each lost key. ·         All condos are non-smoking units.  This includes the lanai area. If you need to smoke, please do so outside of the condo building. ·         No pets allowed in any units. ·         We allow a maximum of six overnight guests in Condo 1301. With more than 4 guests, a $15 fee per additional guest is charged per day. ·         We charge a fee of $15.00 for any missing beach or bath towels upon checkout.  

Great layout with two beds and two baths, lots of space in the kitch/dining/living room. Used the inflatable bed for our youngest son. The photos do a great job of showing why you'd rent this unit; the view and oceanfront location with the great deck. Short drive or 5-10 minute walk two properties north to the Outrigger (great bar) and Kahaluu beach. If you like sea turtles and snorkeling you have to go to Kahaluu beach. Groceries are super convenient, just up the hill at the KTa mkt. Loved the unit and location, highly recommended with only one caveat that the unit is on the third floor and requires carrying anything you bring up the stairs (well worth the effort).

Incredible Sunset Views from the Lanai!

My cousin and I stayed for 10 days in this fabulous condo and absolutely loved it. The view from the lanai could not have been more beautiful! The beds were very comfortable, and the decor very pretty. We did think the kitchen needed pans with lids and baking sheets. The kitchen could have been a bit cleaner too. The lack of air conditioning wasn't a problem most of the time, but there were some hot days and nights when we relied heavily on the extra fans the property manager quickly supplied when we requested them. Overall, it was a lovely place to stay.

If you want a comfortable, roomy condo with a wonderful view, this is the place for you!

This property was very clean and well stocked. We weren't expecting condiments and spices in the kitchen! It was very roomy for 4 adults and one toddler. We enjoyed eating and relaxing on the lanai. We made use of the beach equipment and tennis rackets. The wall clock in the living room didn't work (probably needs a battery) and the ceiling fan in the kitchen needs some work. But overall we were very happy with our stay and would recommend it to others.

The view from the wrap-around lanai is incredibly beautiful and mesmerizing, and we spent a lot of time there watching the ocean and the sunsets. We were 2 adult couples on a family get-together. The condo suited our needs exactly, we spent a lot of time on the lanai watching the dolphins and snorkelers. We were very happy with the communications from Jacque, all went very smoothly. The local shopping centre has a good supermarket, but there are quite a few empty stores, the Italian restaurant serves good pizza. Our one concern was that there was no air-conditioning; it was very humid during the early afternoons, but most nights a cool breeze sprung up which came through the condo so we managed to get a good night's sleep.

The condo was great. We were pleasantly surprised by a welcome basket. We literally had everything we needed:snorkeling equipment, coolers, spices, all kitchen essentials (&more;), information on local restaurants, etc. We loved having the screen doors to listen to the ocean as we slept (and even during the day). We have decided when Jacque decides to sell this place, we want to buy it! There is nothing more spectacular then the view from this condo. We set for hours just enjoying the waves crashing on the rocks. This condo has everything you need for a perfect vacation. The only thing needed from home is a swim suit and a couple changes of clothes. Snorkel gear, water shoes, first aid kit were just a few of the things that helped this place feel like home. We had such a wonderful time I can't wait to go back!

Everything was great. Wonderful accommodations and view. Only critique would be the TV. Could not get most channels to come through. Need better system at least and better TV in perfect world. That said we truly loved the condo.

My husband and I stayed here for the second week of our honeymoon, and it was by far the best accommodations we've ever had, anywhere. This condo has an excellent view of the coastline from the wrap around lanai. We ate all of our meals out on the lanai and enjoyed reading and doing needlework there. The sound of the ocean was great as we went to sleep at night and although there is no air conditioning in the unit, the ceiling fans kept it comfortable. We experienced a small problem with a toilet but it was repaired immediately by the management company. We liked the close distance to the beach for snorkeling.

Our stay was absolutly fantastic! we had a wonderful time and everything far exceeded our expectations! Impeccably maintained,clean and quiet. For sure, one of the best view of the entire resort. Condo 1-301 far exceeded our expectations. The panoramic views of the ocean were amazing. The condo is beautifully decorated, comfortable and extremely well-equipped for every need. Jacque is a delight to work with and always responds quickly. It is well located to explore the island. For snorkeling fans, there is a wonderful beach a few minutes walk away. The Racquet Club setting is absolutely gorgeous and the other residents most friendly. We will definitely stay here again if we visit the Big Island.

We spent 11 days in this beautiful condo situated on the top corner floor of the building with a breathtaking view on the ocean.We spent hours sitting out on the balcony, thinking we were all alone in this paradise. The condo is very well equipped, especially the kitchen, and very clean. The decor, island style, and the high ceilings give a lot of charm to the place. The complex is one big garden superbly kept with a nice pool and tennis courts. It is a vacation rental that we will always remember.

We (two couples) spent 10 fabulous days in February 2010 at Keauhou Kona Surf and Recquet Club Condo 1-301 and we all agreed that we picked the perfect spot and the perfect accommodation. This unit is awesome! We had plenty of space for 4 adults, although we spent very little time inside. We stayed in 1-301 for a portion of our honeymoon and LOVED it. First off, the location is nice and not too far from "downtown" Kona (a cab there will cost about $20 to Huggo's). The parking spot is right in front. Being on the 3rd (top) floor gives you the best ocean breezes and your comfortable even when its well into the 80s outside. We really enjoyed staying in this 3rd story, ocean front end unit. There was complete privacy, yet we could look down to see the tennis courts to check if the 7am regulars had showed up yet. And of course, it is ocean front so you can really enjoy the sounds and smells of the ocean, as well as the great sunsets. Jan to March is the best time to watch the whales off the lanai - one day we probably counted over 20 different "spouts" - the whales and their calves spend the winter every year just off the coast in the Kailua-Kona area. We loved our stay and wished we had booked more time in 1301. We were looking for OF with privacy and found it here. The view was amazing with daily whale and some dolphin shows. Unbeatable View

My wife and I stayed at the Surf and Racquest Club 1-301 in January and had a wonderful time. You can't beat the view! The wrap around lanai feels private and lets you admire the Pacific up and down the coastline. We were lucky enough to observe some whales and a group of dolphins while we were there. Since this unit is on the top floor, the ceilings are vaulted and really gives the unit a nice feeling. We toured a 2nd floor unit that was for sale which didn't have vaulted ceilings and it makes a difference. We would stay here again.

Hesitant to give it a good review, only because I don't want it to be all booked up next time we head to the big island. It was one of the best condo's we have stayed in so far. The huge wrap around outdoor space is spectacular. The views are great and the pictures don't really do it justice. Fully stocked kitchen with everything you could need. The grounds are very well taken care of. Only thing I would change would be to add a little heat to the pool....burrrr.

It was spacious and very well appointed (including snorkel gear--masks & fins, surf shoes,boogie boards,tennis rackets, picnic cooler, beach towels), and a drop-dead view of the rugged shoreline and beautiful teal/blue ocean. Starting with the reservation process - it was easy and clear. I got regular updates and the condo owner/manager was responsive to my email inquiries. The check-in / check-out process was also easy! Upon arrival - the condo was clean and met my expectations! The pictures on the web site reflects the actual condo set-up and decor. This was our first visit to the Big Island. After reading the reviews, we selected Keauhou Kona Surf and Racquet Club, 1-301. Although we didn't need a 2-bedroom unit, we chose it because of its top floor, private setting and wrap-around deck -- and we're glad we did! The place we stayed at was right overlooking the ocean which was great. The only problem was since the windows faced south the place got very hot and with no air conditioning, at times, it was uncomfortable. We did a fair amount of snorkeling at the beach just to the west of us. It is great for snorkeling but not good at all for swimming and there was very little beach. It was nice to have all the snorkel equipment in the place plus beach chairs. We made use of the bbq just about every night. We eloped on the Big Island and this was an ideal spot to have as a "home base" for our romantic week long retreat! Very private and quiet. The end unit has spectacular views and wonderful breezes - you can actually FEEL the surf hit the lava beach right outside - it's that close! The sunsets were all spectacular, and the little birds in the coconut tree right off the lanai were a nice treat! If you like the Big Island of HI, this is a wonderful place to stay. The ocean-front condo was nicely appointed and very comfortable with spectacular views and georgous sunsets. We appreciated fact that all the beach accoutments were provided; beach chairs, towels, and umbrella. We would come back here in a minute!

Enjoyed the privacy and quiet fo the top floor corner unit. Lots of time was spent enjoying the views from the lanai. All my needs were met from a blender and plenty of ice for party drinks to beach chairs and towels for on the water activities.

We had a fabulous time in Unit 1-301. The setting and views are absolutely stunning. This has to be the best unit in the whole complex; its wraparound lanai is perfect for watching the orange ball of sun drop into the ocean every night. And there's complete privacy; no other units have a direct view of the lanai. We ate nearly every meal there -- it was better than the best restaurant in Kailua. This condo was simply perfect for us! One bedroom overlooked the ocean and the other overlooked the gardens. It was perfectly sized for 4 guests. The view was amazing, the property owner was very easy to deal with, and it was extremely close to great restaurants and the highway. The wraparound deck gives you the most magnificent view of the ocean. Great Apartment & Facilities

We stayed in this unit during Ironman - one of our party was competing. He found the location great as it was out of town a bit and therefore a quieter location to rest pre-race. The unit itself is a great size and has everything you could need or want and a beautiful view of the ocean. The pool and tennis courts are both very nice and we made good use of them. You really need a car to get into town from here, but apart from that it was a really nice place to spend a few days and soak up the Ironman atmosphere!

We had a wonderful 10 days in this beautiful unit. We have stayed at the Keauhou Surf and Racquet Club many times and this is one of our favorites. We were traveling with our young sons and found the condo to be convenient to the pool, tennis courts, and even the tide pools. The kitchen was well stocked with the basics. We also used the snorkeling masks, beach towels, beach chairs, and boogie boards that were all conveniently available in the unit. Thanks for a great vacation!

Looking around it looks like this may be the best of the condos in the resort - possibly even in Kona? I bet they get a lot of inquiries from guests asking if the owner wants to sell it. It was tough to leave for home. It was as close to perfect a vacation as we could have hoped for. By far the best part is sitting on the lanai watching the whales (and they were very active when we were there) and the boats - away from all the tourists downtown.
