Policies

Air Conditioning is optional and you may choose to deselect it; however we strongly recommend that you include it in any reservation between June 1 and October 31.

A $250 security deposit is required with this reservation and we may process a credit card authorization in that amount prior to your arrival.  A charge may result for damage to the condo or contents, missing contents, excessive cleaning required after checkout or for exceeding the maximum number of overnight guests. 

Smoking is strictly prohibited in the condo or on the property and doing so will result in full loss of security deposit.

No pets of any kind are allowed. 

 

When guests lose a key (and fail to provide a replacement) they will be assessed a fee of $25.00.  This fee will cover the time and costs in providing a replacement.

 

If the on island contact has to go in person and help guests who have locked themselves out of a condo, they will be assessed a fee of $50.00.    The amount of this assessment is in keeping with that charged by property managers all over Kona. Please keep the lockbox key in the lockbox AT ALL TIMES. Not only will this avoid any potential fees but will be there when possibly needed in emergencies.

 

This issue of keeping the key in the lockbox is also important for the safety of your property and of your guests.  The lockbox key is the first avenue of recourse if there is some sort of emergency. (I have copies of keys for all my units, but that is not the case with site managers, first responders, plumbers, electricians, etc.)  There are any number of scenarios where I (or you) might need to give the lockbox combination to someone by phone in case of an emergency. 

 

Check-in time is 3 PM and checkout time is 11 AM.  Please be certain to plan your arrival and departures days accordingly.

The reservation deposit is nonrefundable; however if cancellation is made more than 60 days prior to the check-in date, the full reservation deposit may be applied to a new set of reservation dates in the same condo beginning anytime up to one year from the original check-in date (subject to availability).

Cancellation made within 30 days of the check-in date results in loss of all payments.

The home was very beautiful and it felt welcoming. It was nice and clean. The view from the living room and master bedroom balcony is awesome. The store is close by to pick up grocery. Parking was always available. Having the trash dumpster across the street is convenient. My family and I enjoyed our stay and would stay here again.

Overall, the week in Townhome M-! was a great experience. Booking and payment procedure was very efficient and convenient. The condo is very clean and well furnished. Watching beautiful sunsets from the lanai was a definite plus. The only problem we encountered was that the code for entrance to the condo itself was missing from the instruction sheet and it took some time before the island contact person could be reached to get the code.

Great location if your looking for a relaxing vacation. Beautifully decorated with comfortable, stylish decor and unique art. Our family loved the books, DVDs, and outdoor equipment available to the guests. The kitchen has every gadget you would need for any culinary adventure, even a set of fine china for special occasions. Amazing sunsets and great ocean views. Our new home away from home.

The M1 unit is exactly as depicted in the photos - clean, spacious, nicely decorated, and with a great view. The view in the K-N units is generally the best Imho because you have nature directly in front of you rather than other rental units. It's an end unit so you are close to your neighbors. The L6 unit is directly opposite and even the windows from the M2 unit are pretty close. The rattan style curtains provides fine protection during the day but are see through at night. On the plus side, they let the breeze in. Noise travels given the close confines which is why they have quiet hours from 10Pm-8am. As described in other reviews, this is one of many rules listed for the property. They may not all be strictly enforced but if you don't like too much authority or require more freedom, this might not be the complex for you. There is no grill at the unit but the pool is a short walk away and has a great Weber grill. It actually worked well for us as I could cook while the kids played in the pool. It sounds like all the units have some amount of free beach gear to use. I imagine it's going to be hit and miss everywhere. Having a couple chairs, plenty of towels, and some beach toys was great. The boogie boards were not in usable shape but not expensive to rent. If you are lucky enough to have some of the snorkel gear work - great - but otherwise you are probably looking for rental gear (we used Miller's Surf shop). The unit itself has plenty of kitchen supplies including a lot of condiments, spices, and some other random supplies. I doubt they stock the stuff but everyone probably leaves a few items (aluminum foil, rice, and taco sauce were our contributions :-). There was no need for aC when we stayed. Ceiling fans were good during the day or evening while later in the night the tropical breeze provided all you need. One improvement would be to find a better spot for the garbage can. It was always in the way in the middle of the kitchen floor.
