Keauhou Gardens - Kona Coast Resort Reservation Policy

Privately Owned Villa 6-304

DEPOSIT and PAYMENT: A non-refundable deposit of 20% must be received to confirm reservation. Full payment of the rental balance due is required no less than 30 days prior to the Check-in date.
** ALL MONIES quoted are in US Dollars.
** A security deposit of $300 is also required with this reservation and we will process a credit card authorization in that amount prior to your arrival. A charge may result for damage to the condo, missing or damaged contents, exceeding the number of overnight guests stated at time of booking, or abusing check-in/checkout times. Deposit will be released back within 14 days of checkout based on above also 1) not exceeding number of overnight guests stated at time of confirmation, 2) report from Maid Service on inventory, 3) condition of the Villa and contents 4) return of the check-in and check-out forms from the guest 5) Smoking is strictly prohibited in the condo or on the condo lanai and doing so will result in full loss of security deposit.
CANCELLATIONS: Cancellations more than 30 days prior to check-in date may have the non-refundable deposit applied to a new reservation at either Villa. Guest has one (1) year from original check-in date to request new reservation at new or current rate (which ever is higher). Fee of $100 will apply to ANY further changes.
** Cancellations made within 30 days prior to check-in date will forfeit all deposits and rental balance payment and Guest has one (1) year from original check-in date to apply all monies to a new reservation, at either Villa, at new or current rate (which ever is higher). Also, fee of $100 will apply to ALL changes.
** Cancellations made on/after check-in date forfeit all monies, deposits and rental balance payments.
MINIMUM STAY: Five (5) night minimum stay is required unless a SPECIAL is offered or authorized by OWNER of the Villa. Seven (7) night minimum stay is required during IRONMAN held every October.
CHECK-IN/CHECK-OUT: Check-in Time is at 3:00 PM or after. Check-out Time is at 11:00 AM or before.
** If EARLY CHECK-IN/LATE CHECKOUT is needed, it should be requested at the time of booking or as soon as possible and is (1/2) half of daily rate. If early check-in/late checkout is not requested in advance and the unit is either 1) occupied by arriving guest before 3pm OR 2) not available for Maid Service to clean after 11am for next guest, the FULL DAILY RATE is charged.
CLEANING FEES: All reservations have a check-out cleaning fee -- $115 for 1 bedroom/1 bath unit 6-304. Check-out Maid Service includes: making beds, NORMAL linen/ towel laundry for your stay, vaccuming, dusting, washing floors, polishing & glass (mirrors-tables), and bathroom cleaning. There is an extra charge if all the linens and towels in unit are used and left for Maid Service to do after your checkout.

** Long term stays may have additional interim cleaning fees.
AIR CONDITIONING: Villa 6-304, with the ocean in front and the mountians in back, is cooled by the trade winds, mountain breezes, ceiling fans and being a top floor end unit, with windows and doors on 3 sides, also has excellent cross ventilation.
GENERAL POLICIES: Please make sure 2 keys are left in lockbox at front door of Villa - and 2 keys are left in the unit when checking out. We charge a $50 replacement fee for EACH key missing, damaged or not returned.
** Our Villas and Resort are NON-SMOKING by Hawaiian Law. If you need to smoke, please do so outside in the designated areas with-in the Resort.
** No PETS of ANY kind are allowed at the Resort or in the Villas.
** We allow a maximum of 2 overnight guests in unit 6-304. NOTE: If more than maximum guests or more than number of overnight guests in unit as stated at booking, the loss of security deposit will result.
** NO bleaches, dyes or powdered soaps are allowed in the units.
** KITCHEN cleanup (oven, microwave, glass cooktop, dishwasher, dishes, utensils, pots, pans, coffeemaker, blender, etc.) necessary by Maid Service after check-out will have an extra cleaning fee charged.
** BEACH towels are to be washed and dried by guests after each use during their stay.
** We charge a fee for each missing or damaged BEACH, BATH or BED linen upon check-out.

I was pleasantly surprised to see a beautiful one bedroom condo, clean and grounds meticulously kept. Kitchen was well equipped and we simply felt at home. It was an older crowd, which made it all the better. I will definitely stay there again. Especially coming from the Waikola area where they jab you for $25 a night to park your car.

Entry Area

  • The Private entry way to this Villa has a Motion-Sensor Light at the doorway for your safety and security during the evening hours.  There is a Teak Bench at the doorway for your convience when putting on your shoes or to place your packages while opening the front door.  The Screen Door at the entrance to the unit is a Security Door as well.  Once inside, on the tile counter in the Foyer, there is a bowl where you may place your car keys, golf tees and small items.  Under the entry counter there are cabinets that have items that you may use during your stay with us.

We stayed 4 nights at the Kona Coast Resort. We were very pleased with the quality and cleanliness of the unit (1 bedroom, 2 bath, dining area, a sofa sleeper in the living room, extremely large balcony with golf course and ocean view, in-unit washer/dryer, fully furnished kitchen). It was a great value compared ot other properties in the Kona region as well as the resort we stayed at on Oahu.

The service we received by Mary and Jerry Goggin was excellent and thet were with us all along by e-mail.When we arrived, we have been pleasantly surprised by the size of the unit 6-304 and its cleanless. The unit is well organized and well furnished. The kitchen is more than well equipped.The location of the unit 6-304 and the Kona Cost resort is about 10mns from the village, shopping centers, restaurants and souvenir shops where all tastes can be satisfied.The beach close by is not a sandy beach but with a car nice beaches are near by such the one in the village and especially the Hapuna one which is much larger and nice white sand.We already plan to go back to the big Island in a close future.

The condo was a great place for our family to stay. It was well stocked with everything we needed to have fun on the vacation. The lanai is awesome and we enjoyed most of our meals out there the bathroom is also a highlight. The weather was warm for the first part of the trip and there was little wind so not having A/C was a little uncomfortable, but that changed once the trade winds picked up a bit and we were comfortable. Also beware that the resort has a ridiculously expensive internet policy which was disappointing.

This is a very good unit for the price with a great location and good view, even though there is only a partial view of the bay. The amenities of the development are very good with good beach access. The furnishings are good, but the unit could have been cleaner. The carpet needed to be cleaned or replaced. I would rent here again.

This is a beautiful, spacious apartment in a very well maintained complex. It is a top floor corner unit with an excellent sunny lanai. Many of the other units have lanai shaded and get pretty limited sun, but this one is open to the sky and great for sunning all day, reading, and evening dining under the stars. The only drawback for us was the proximity to parking lot noise and activity, but overall this owner rented unit was very comfortable and had great privacy considering that it is in a big complex. We also found the owners very pleasant and easy to deal with. We found it to be a great value compared to places we have stayed on Maui.
