Policies

Royal Travel, Inc

A non-refundable deposit of 20% of the total rental amount must be received to confirm a reservation. Full payment of the rental balance due is required no less than 30 days prior to the check-in date.

A security deposit of $250 is also required with this reservation and we will process a credit card authorization in that amount prior to your arrival.  A charge may result for damage to the condo, missing contents or for exceeding the number of overnight guests stated at booking.   Deposit will be returned back within 30 days of checkout based on 1) not exceeding number of overnight guests stated at booking, 2) report from Maid Service on inventory,  3) condition of the Villa,  and 4) Smoking is strictly prohibited in the condo or on the condo lanai and doing so will result in full loss of security deposit.


Cancellations:  Cancellations more than 30 days prior to check-in date may have the non-refundable deposit applied to a new reservation at same unit.  Guest has one (1) year from original check-in date to request new reservations (at new rate) minus $100 fee for any future cancellations.                                                                 


Cancellations within 30 days prior to check-in date will forfeit all deposits and rental balance payment and Guest has one (1) year from original check-in date to apply monies to a new reservation (at new rate) minus $100 fee for any further cancellations.


Cancellations made on/after check-in date will forfeit all deposits and rental balance payments paid.

Cleaning Fees:  There is a check-out cleaning fee for all reservations--   $180 for unit 2-203.  Checkout Maid Service includes: making beds, normal linen/towel laundry for your stay, vacuuming, dusting, washing floors, polishing & glass (mirrors-tables), and bathroom cleaning.   Please see below for BEACH towels, KITCHEN cleanup, and CARPET cleaning.

Long term stays may have additional interim cleaning fees.  

Air Conditioning:  Unit 2-203 is cooled by trade winds, mountain breezes and ceiling fans.      

General Policies:  Please make sure 2 keys are left in lockbox at front door of Villa—and 2 keys are left in the unit when checking out. We charge a $25.00 replacement fee for each key missing, damaged or not returned


Our Villas and Resort are non-smoking by Hawaiian law.  If you need to smoke, please do so outside in the 3 designated areas with-in the resort.

We allow a maximum of 6 overnight guests in unit.  NOTE: With more than 4 guests in unit 2-203 an additional $15 per day per person is charged.


Wearing shoes in the unit greatly increases the dirt and wear on the CARPETS.  We highly encourage NO SHOES inside.  Slippers or shoes dedicated only to inside use are acceptable. 

No bleaches, dyes or powdered soaps are allowed in the units.  Please use liquid products only.

KITCHEN cleanup (oven, microwave, cooktop, dishwasher, dishes, utensils, pots, pans, coffeemaker, blender, etc.) necessary by Maid Service after checkout will have an extra cleaning fee charged.

BEACH towels are to be washed and dried by guests after each use during their stay.

We charge a fee of $15.00 for each missing BEACH or BATH linen upon checkout.

Information Collection and Use

Royal Travel Inc, is the sole owner of the information collected on this site. We will not sell, share, or rent this information to others in ways different from what is disclosed in this statement. Royal Travel Inc, collects information from our users at several different points on our website.
Orders

We request information from the user on our secure reservations form. On this form, a user must provide contact information (like name and mailing address) and financial information (like credit card number, expiration date). This information is used for billing purposes and to fill customer’s orders. If we have trouble processing an order, this contact information is used to get in touch with the user.
Log Files

We use IP addresses to analyze trends, administer the site, track user’s movement, and gather broad demographic information for aggregate use. IP addresses are not linked to personally identifiable information.
Sharing

We will share aggregated demographic information with our partners. This is not linked to any personal information that can identify any individual person.

A credit card processing company is used to bill users reservations. These companies do not retain, share, store or use personally identifiable information for any secondary purposes.

We partner with other condo owners and third parties that represent their condos listed on our site. When a user requests a reservation or needs information on one of these condos, we will share the necessary contact, reservation and billing information with the other condo owner or third party to provide rental services for their units.

These parties are not allowed to use personally identifiable information except for the purpose of providing these services.

We had an amazing time staying here! This unit has a wonderful large lanai that is perfect to enjoy the water and golf course views and relax. We spent much of our time out there! The 3 bedrooms and 3 bathrooms can accomodate a large group or family. The location is perfect and close to many great beaches, shopping, grocery stores, restaurants, golf, tennis, pool, etc. We will definitely be back!

Room Descriptions

View

The view at the Kona Coast Resort, where the view and your expectations of what Hawaii should look like come together. The straight ahead view from the lanai is onto the 16th green of the Kona Country Club ocean golf course. Facing obliquely to the right, you look down the 16th fairway to the ocean. This view is available all day without squinting into the sun or having the sun create an oven of your lanai. The fairway is lined on both sides with palm trees and an occasional monkey pod tree.

Living Room

The living room at unit 2203 at the Kona Coast Resort at Keauhou Gardens extends beyond the dining room to the large portion of the lanai. The combined living room-dining room area is 15 feet 8 inches x 34 feet. It also has a vaulted ceiling, ceiling fan, and full-length floor-to-ceiling glass onto the lanai. Living room furnishings include a three cushion bamboo sofa with two large matching chairs, and a matching glass top coffee table and glass top end table and a small all-bamboo end table, a large wicker chair with matching ottoman, a three-tiered set of end tables, a cushioned seat and back wicker chair and side table, two table lamps, a large low table carved in Malaysia with a Chinese glazed bowl on top, a large bamboo entertainment center with TV, VCR, and disc player and a well-stocked library, and two large artificial plants.

Dining Area

The dining room is directly off the kitchen with a 15-foot tiled counter on the dining room side of the pass-through from the kitchen. The dining room has a vaulted ceiling with a large skylight which floods the room with light, giving the area the feel of an outside/end unit. The dining room is furnished with a 3 x 5 foot glass top dining table, six side chairs, a 5-foot glass top buffet table, a fold-up bar with panels carved in Thailand, and a four-panel Chinese divider screen with mother-of-pearl inlay and scenes with carved soapstone birds, trees and flowers.

Kitchen

Like the rest of the condo, the kitchen in this unit is spacious. There is a tile counter from the stove top to the corner and all along the side which is open to the Kitchen with a full tile, full-length pass-through shelf. The washing machine and clothes dryer are located in a closed-off alcove accessible from the kitchen. Kitchen equipment includes a side-by-side refrigerator with water and ice, a microwave, stove-top, oven, dishwasher, disposal, toaster, coffee maker, blender, multiple cookware and bakeware, cleaning supplies, and kitchen utensils with table service for twelve.

Lanai

The 12 x 15 foot portion of the lanai is directly off the living room and has a straight ahead view onto the 16th green of the Kona Country Club ocean golf course. Facing obliquely to the right, you look down the 16th fairway to the ocean.  This portion of the lanai is furnished with a large Alibert patio dining table, four matching chairs with cushions, and one low side table; also, three fiberglass chairs with cushions and a small shelf stand. This portion of the lanai has a ceiling fan with a light. The 15 x 9 foot portion of the lanai is directly off the master bedroom with the same view as described above. It is furnished with two Alibert lounges with pads, a low Alibert side table, a large fiberform shelf stand, a high stool and a clothes drying rack. Two chairs for use on the beach are also here. The combined lanai area is truly a part of the space for gracious living.

Laundry

The washing machine and clothes dryer are located in a closed-off alcove accessible from the kitchen.

Master Bedroom Lanai

The 15 x 9 foot portion of the lanai is directly off the master bedroom with the same view asthe rest of the Lanai. It is furnished with two Alibert lounges with pads, a low Alibert side table, a large fiberform shelf stand, a high stool and a clothes drying rack. Two chairs for use on the beach are also here.

Master Bedroom

The master bedroom at unit 2203 at the Kona Coast Resort at Keauhou Gardens is 16 x 17 feet with a vaulted ceiling, ceiling fan, and full length floor-to-ceiling glass on the lanai side. It has 10 feet 6 inches of closet space, a California king-size bed with two 2-drawer bedstands with table lamps, a digital alarm clock, a 5 foot 6 inch 6-drawer dresser with mirror, an occasional chair with padded seat and back, an antique Chinese bench at the foot of the bed, an artificial plant.

Master Bathroom

The master bathroom has a walk-in tiled shower, a five foot bathtub, two wash basins and vanity cabinets, full-length over the counter mirror, hair dryer, a vanity stool, and toilet.

Entry Area

  • the entryway to the Villa is the lockbox with the initial key to the unit.  Also there is a seat bench for putting packages while opening the front door or to sit while putting on your shoes.
  • As you enter the foyer there is a counter where you will find the keys to use during your reservation.
  • The art work in the hallway was done by the Homeowners, who are both local artists.  

Second Bedroom

The second bedroom has a vaulted ceiling, a ceiling fan, and five feet of closet space. It is furnished with two single beds, a wicker bedstand between the beds with table lamp, a 3-drawer wicker chest of drawers with mirror, and a cushioned seat and back occasional chair.  NOTE: The roll-top desk in this room contains the owner's records, etc., is locked and not available to guests.

Second Bathroom

The second bathroom is off the hallway next to the second bedroom and services that bedroom as well as the central portion of this condo. This bathroom has a tub/shower, a single wash basin and vanity cabinet, a full above-counter mirror, a hair dryer, and toilet. The linen closet with bed linens, towels, etc., is also off the hail space, next to the bathroom.

Loft

The third bedroom with sitting area is up one floor from the other living areas. It is furnished with a fold-out hide-a-bed permanently extended with a queen-size Serta Perfect sleeper cushion top mattress. It also has a cushioned chair, a straight back chair, two glass top side tables, two table lamps, a 3-drawer chest of drawers, a large stand-alone fan and a 3 foot clothes closet.

Location

Unit 2203 at The Kona Coast Resort is located in Building 2 near the Maluhia (mountain) pool, which is desiganted as the Quiet pool, and also near the tennis courts.  This Villa has its own private parking space.

Third Bathroom

The third bathroom at unit 2203 at the Kona Coast Resort at Keauhou Gardens is small with a fiberglass shower, a wash basin, a toilet, and shelves for bath linens.

The location of the condo was great for access to snorkeling and touring the island. Easy drive to/from the airport. The unit we were in had plenty of space but needed updating. It was clean with plenty of towels, pillows, cooking utensils and extras. The welcome basket with island fruit and flowers was a nice touch. We would stay there again.

The condo was great for two families, grandparents, adult children with two grandkids. The pools were great for the young family. Our 4-year old grand daughter learned to swim on her back while there! The kitchen left much to be desired, the stove top is in need of some deep cleaning, and one large burner did not work. There was a very nasty cutting board that looked to have been used to cut meat. I wonder how much bacteria lurked in that! We could not get it in the dishwasher, nor did we have bleach for it. It needs to be thrown out. There were many cracked plates that probably were put in...

We loved the apartment as there was plenty of space and a bathroom for each bedroom. It did not have aircon, and it was a little warm at Xmas time. The furnishing are from the '80s but that did not bother us as we were very happy and comfortable. the pool/spa were great and we cooked most nights with very well equipped kitchen. Very clean and tidy apartment in lovely quiet position. No Ocean views just golf course views.

This was our 4th trip to the Big Island, first time in this condo, it will not be our last. 2-203 has everything a family would need. Lots of room, great view of the golf course and very private. The covered lanai was really nice. It rained one day, but we were able to sit outside and still enjoy the view.The one issue is that at around 6:30am most mornings, the groundskeeper would mow the green. We were usually awake at that time so no big problem for us. I think for what you get, this unit is the best value we've seen

We had an amazing time staying here! This unit has a wonderful large lanai that is perfect to enjoy the water and golf course views and relax. We spent much of our time out there!
