A $250 security deposit is required with this reservation and we may process a credit card authorization in that amount prior to your arrival.  A charge may result for damage to the condo, missing contents or for exceeding the stated number of overnight guests.  Damage in excess of the $250.00 security deposit will additionally be charged to your credit card commensurate with such damage.  Guests are responsible for reporting any damages immediately to the on-island contact Graeme D. Merrin, RA, ABR, GRI, 808 822 0272 or graeme@graememerrin.com.

The reservation deposit is nonrefundable; however if a cancellation is made more than 60 days prior to the check-in date, the full reservation deposit may be applied to a new set of reservation dates in the same condo beginning anytime up to one year from the original check-in date (subject to availability). Cancellations made within 30 days of the check-in date results in loss of all payments.

A maximum of 6 guests may occupy a 3 bedroom unit for the regular nightly rate.   $15 per additional guest over the normal occupancy number is charged per day (any more than the 6 guest who can sleep in the beds) for those units that have additional accommodations.  This charge covers our additional expenses in laundry, electricity, and the setting-up/breaking-down of sleeper sofas or air mattresses.  Guests are obligated to disclose the actual number of occupants prior to arrival.

At no time should any one sleep on sofas other than sleeper sofas that are opened up and have sheets on them.

A pack-n-play and high chair are available at no extra charge, but must be requested via email to kristen@alohacondos.com at the time of booking or with reasonable notice prior to arrival.

Stays of more than 10 days have additional mandatory interim-cleaning.  For example if you stay for 11 nights you would have an interim and a final outclean.  If you stay for 21 nights you would have two interim cleans and one outclean.

Check-in time is 3 PM and checkout time is 10 AM.  Please be certain to plan your arrival and departure times accordingly.   We have a very tight cleaning schedule and the housekeeper will likely arrive at 10:00 to begin the clean.  Extra charges may apply if you have not departed at 10:00 as we have to compensate the housekeeper for wait-time.  If you need an early check-in or late check-out we recommend you book an extra night.

Cleaning fees are based on a 5 hour clean.  If the condo is left excessively messy and it can’t be made rent-ready in 5 hours, guests will be charged $37.50/hr for the additional cleaning.

We do our very best to have the units clean and in proper working order for your arrival.  Should there be any cleaning or maintenance problems please call your on-island contact at your first opportunity.  We require the opportunity to rectify any problems and will do so in a reasonable amount of time.

SUNTAN LOTIONS, AFTER-SUN LOTIONS AND RELATED PRODUCTS LEAVE BLEACH-LIKE STAINS IN FABRICS.  PLEASE BE CAREFUL WITH OUR UPHOLSTERY AND BEDSPREADS.  We use white towels and white sheets for this reason, but it is not practical to have white sofas and bedspreads.  Please shower before getting into bed, and please sit on a towel if you have sun products on your skin and you want to sit on the upholstery.  Wash hands thoroughly after applying sun products to avoid accidentally damaging fabrics.  Guests are responsible for damage to linens and upholstery from products they use.    There is a $25 charge for a ruined towel.

Smoking is strictly prohibited in the condo or on the condo lanai and doing so will result in full loss of security deposit.  We have covered lanais, so the smoke gets trapped and blows into the unit.  If you smoke away from the unit on the grounds of Nihilani, please be sure the dispose of your cigarettes appropriately, but not in the condo.

Central air conditioning is available in all units free of charge.  Please note some units have temperature controls to prevent the a/c from being set below 75 degrees.  Please know that Kauai has the most expensive electricity on the island and condo electric bills run between $450 and $900 a month.  Please help us to conserve electricity and keep our rates down by turning off the a/c when you are not home, keeping blinds closed during the day to keep the condo cool, and keeping windows and sliding doors closed when you are running the a/c.

We provide sheets for each bed and two bath towels per stated guest.  There is no daily maid service, but you are welcome to use the washer/dryer in the unit. If you have an interim clean included with your reservation we will launder the linens during the clean.

We also provide a reasonable amount of amenities such as toilet paper, paper towels, tissue, soaps and detergents for your use.  Should you run out, you are responsible for purchasing additional products for the duration of your stay, unless you have an interim clean at which time we will replenish those supplies.

Please make sure that all keys, towels and remotes are left behind at the condo when you depart. We charge a $50.00 replacement fee for each lost key and a $75 replacement fee for a lost garage door remote. Generally these are lost because they are left in the rental car, so please check your car carefully before you leave for the airport.

Keep indoor furniture indoors, and outdoor furniture outdoors.  There is a $50 fee if furniture needs to be moved back to its original place upon your departure.  For example, if you move a large glass table, the management company will have to hire someone to go help the housekeeper put it back.

No pets of any kind are allowed.

The illegal presence, possession or use of non-prescription drugs or other controlled substances is not permitted anywhere at Nihilani.

GUESTS ARE RESPONSILBLE FOR FOLLOWING THE HOUSE RULES OF NIHILANI.  Violation of the rules can result in fines, and guests are responsible for paying those fines.  In severe cases if guests are permanently removed from the condo and from the grounds of Nihilani by the homeowner, property manager, resident manager or the police the guest will not be refunded for rent paid for unused nights, even if the guest is prohibited from returning.

Great Stay

We stayed in Unit 27a for 6 nights. It was a girls trip to the island. This is a beautiful townhouse. Very well maintained and very cleaned. It had everything that we needed including beach chairs, towels, fully equipped kitchen, etc. Having the two car garage was a plus too. This townhouse is conveniently located to the one major road. This will be our go to home when in Kauai again. Thank you to the owner for allowing us to stay in their beautiful home. Mahalo!

Fabulous Condo!

Our family has stayed at many resort condos over the past years because condos are our preferred lodging on vacation. NIHILANI 27A is by far the most wonderful condo we have ever let. It is spacious, immaculately clean and maintained, beautifully decorated, offers a ton of amenities including beach toys and chairs, bath soap, kitchen, dishwasher and laundry soap. The complex and it's pool are lovely. It is also well situated on the North Shore to shopping, beaches and restaurants. As you can tell, we loved it!

This townhome was amazing. It had everything our family of 8 needed. Located on the North Shore we found it a convenient location -- close to many amazing snorkeling spots and beaches. The home is very clean. Master bedroom was huge with a nice porch. Kitchen was very well stocked. We ate most of our meals at the townhouse. Plenty of room for all of us.The complex pool was a beautiful spot with a shallow pool for little ones. The owners provided plenty of beach chairs, umbrellas, boggie boards and sand toys.Would definitely stay here again!

This was our second stay in 27a Nihilani and once again a wonderful experience. Only two little nits: the water valve in the 2nd bath did not allow a suitable flow from the shower head; the fan controls were all mixed up, turning off/on upstairs fans from the dining room control, etc. Otherwise, it is a nicely decorated and most comfortable 3 bedroom with den/study and laundry upstairs and a nicely fitted kitchen, half bath, dining and living down. I'm sure we'll try to come back again.

Manager Response

Aloha,

Thanks for the great review!  We are so happy that you found the townhome comfortable and accommodating.  When we got your email that the shower was low on pressure after your departure, we did send a plumber there and he has ordered a new part to fix that problem.  We also already have had our handyman take a look at the remotes and reprogrammed them to coordinate with the correct ceiling fans.  We do hope you can come again soon.

The accommodations were perfect for us! The extra beach towels are a plus when we went to the pool. We appreciated the extra touch of sand toys for the kids. The unit was cooled nicely on arrival. Having an on island contact who answered the phone to address housekeeping concerns was reassuring when things came up in the unit. Overall, we had a pleasant stay in the town home and will consider returning in the future. Thank you!

The pictures make the place look really nice, but you never really know as pictures can be outdated, manipulated, etc. That said, the condo was amazing. It is very spacious, clean, and well-stocked with everything we needed. We had 8 people (4 adults / 4 kids) staying here and we felt we had more than enough room.

The complex as a whole is very well maintained and centrally located within Princeville (short walks to St Regis, Queens Bath, Hideways Beach, and Sealodge Beach).

Management was great to work with prior to our stay and arranged to have a pak-n-play set up for us prior to our arrival for our toddler. They pleasantly surprised us with a welcome bag of goodies, including macadamia nut chocolates. We highly recommend this place and would definitely stay here again.

Manager Response

Aloha,

Thank you for your excellent rating for the unit 27a at Nihilani.  We do try to display the unit correctly and do update our pictures if things have changed within our condo.  It is a spacious condo and we do take our cleaning to a high standard.  We stock the units well in hopes of making each stay an amazing experience.  Located in the center of Princeville, it is a good location.  As a management team, we do try to work with you to have a wonderful vacation.  Thank you for your recommendations!

The town home was wonderful. It was stocked with everything we would need. The majority of our experience was positive. The 2 downsides were the town home community is not kid friendly. Many of the other owners were very vocal about their displeasure with the children in the being at the pool, even though they were following all the rules. The only other problem with unit 27a is the very uncomfortable beds. They are extremely hard.

Manager Response

We so appreciate taking the time to post a review.  We do try to have everything one would need to make a great vacation and are happy you had a positive experience.  We wish you would have let us know about your experience at the pool because we could have spoken to the resident manager about this issue and possibly helped with the vocal owners.  We want to make sure our guests have a happy and comfortable time.  Unfortunately it is very hard to please everyone when it comes to beds.  Some want them hard some want them softer and quite often we get very contrary opinions about the same beds.  It is so very relative to each person.  Thank you again for posting your review.

We had a great family vacation! The condo was large, well maintained property. It met our needs, family of 8, and provided sufficient space: beds, table/chairs, sofa/chairs to accommodate our family needs.

The house offered a great place to meet as a family as well as offered lots of options for private moments, as required. Fantastic lanais for morning coffee or evening read!

We were pleasantly surprized by the care and attention the owner paid to vacation needs of families. There was sufficient activity related equipment for all ages, beach chairs, snorkels, pool noodles, boogie boards, and coolers. Due to our numbers, we required additional beach towels, and they provided them.

We will certainly request this property again.

Aloha,

Thank you for your feedback for Nihilani 27a. Thank you for mentioning that the condo was great as it is very spacious and well equipped for a great vacation. It sounds like you might have had children which typically is not a problem. All complexes do have rules and regulations just as Nihilani does. There are quiet hours which are very reasonable and apply after 10pm.  The pool rules are in place for the children’s safety which I am sure all will want to abide by.

We would rent in this community again. We are not sure that we would rent this particular unit. We were contacted the day before we left asking an exact time of arrival so housekeeping would have a better schedule. Ok, no problem but then we were emailed again and asked when we were leaving as well. We always stick to the posted arrival and departure schedule but working in Property Management I understand the need to scheduling. This email was sent while on vacation. This again was not really an issue but what bothered us was, one day in the middle of our vacation we came back to the rental to find a maintenance man in the living room installing a new tv. We were not notified that he was coming! This was uncomfortable because we had a toddler that needed a nap and we were trying to get him inside and to bed. Not to mention that we didn't know who this man was and were not notified. In fact we still don't know who he was. He was nice enough but it made us uncomfortable. He also took the housekeeping key with him for a few days and then came back later the week, knocked on the door to tell my daughter he needed to put it back in the box. The community is well kept and the rental was spacious. There are some items that need replacing such as some of the frayed rugs, towels and pots and pans. A lot of the dishes are also chipped. We would stay in this area again just probably not with this rental agency or unit. Not so much because the unit was in bad shape but because we never really felt comfortable after the maintenance intrusion.

Well appointed townhouse in the Princeville complex

My family of 4 (husband and 10 and 13 year old boys) had a weeklong stay during the Christmas break at the Nihilani. This was our third stay at a 3 bedroom townhouse at the Nihilani - each time in a different unit. This unit is immaculate and well appointed. For a fraction of the price of staying at the Westin or the st Regis down the road, you get tons of space, a washer and dryer, a full kitchen, etc. The only slight complaint was that the unit does not get much sunlight. If a/c is a must - then this is the place to stay.

Manager Response

Aloha,

We appreciate when our guests take the time to give us their reviews and we are so happy to hear how accommodating this unit was for you. It is a very spacious unit and very well appointed with all that one might need for their vacation stay. Your comparison to other resorts in the area is also appreciated as the value does not even compare with all that you get in this condo. The fully equipped kitchen for cooking and the beach accessories that are supplied are just some of the benefits that increase the value. Mahalo for mentioning the immaculate condition of the unit as our housekeepers do work very hard at keeping things to a higher standard. Thank you again for your review and we hope you will choose to stay with us again.

We stayed in Nihilani 27a for two weeks in August 2014 during two hurricanes. The property was perfect and staff very helpful in preparing for the storms that did not eventually hit the island. My wife and I traveled with our two children, 8 and 10 years old, and my mother, 71 years old. The town home was very well cared for and clean. It did not feel like a rental property. Also, the location in the Nihilani property was very quiet. The cul de sac seemed to carry more noise and this property was on the interior away from the cul de sac and pool. However, the pool was an easy walk and did not have to walk on the road to get there. Only one bed room faced the busy Ka Haku Road that leads to the St. Regis. You could hear some road noise but the rest of the house was protected from that direction. The surrounding property was also well cared for and nice to walk around.

We used the kitchen heavily and could have used a fry pan larger than 8". Otherwise, we had no complaints. Well stocked kitchen and beach amenities. Nihilani 27a was relaxing, clean. It was also wonderful to have a laundry room on the second floor. We would stay again without hesitation. Thank you to the owners and property managers for a wonderfully relaxing stay in Princeville. We are looking forward to our 4th trip back to the island soon.

Manager Response

Aloha,

Thank you for your kind review for the unit 27a at the Nihilani at Princeville complex. It is a very spacious and accommodating unit and we try to have everything available to make our guests comfortable. During time of hurricanes and storm approaching the island we want to make our guests feel comfortable by keeping in contact and letting them know we are here for questions and concerns. We have taken your comment seriously with the need for more frying pans and have since bought three new frying pans in a variety of sizes. We take our comments and take action. We hope that you once again will come back and let us accommodate you in your stay in paradise. Mahalo!

I have absolutely nothing negative to say. This place was everything it was advertised to be. Very roomy, well-stocked. Thanks especially for the pool toys, snorkeling gear, etc. We stayed for 9 nights (2 adults, 2yr old toddler, and mother-in-law), and we couldn't be happier. The pool is great, and even has a separated, shaded upper section that is about 4 inches deep and great for infants/toddlers to walk and splash in. The grills at the pool, and the kitchen/dining area of the townhome, are great for home-cooked meals, which is especially helpful, since there's not really anyplace to eat in Princeville (go 5 minutes down the road to Hanalei for some great food). Overall, this rental was an unbelievable value, and we will reserve it again if we return.

Checking in was very easy. We were provided directions and instructions with how to access the townhome. I never had questions during the process because anything we needed to know was already given to us. Even though we arrived in the dark, it we didn't have much trouble navigating to location. We were using GPS navigation, but unit 27a is located towards the end of the road which makes it easier to find.

The home was spacious, comfortable. Had all the cooking goodies we needed to cook dinner some nights rather than have to go out to eat. Anything we may have needed to enjoy a day in Kauai was in the garage. Boards, towels, water shoes, golf balls, coolers, chairs, baby specific items. I wasn't staying with a family but the house literally had everything we needed; even a french press coffee maker for single cups.

The complex was quiet, clean. There were roosters (they're everywhere) but they weren't a disturbance at all. The only thing that might be a problem for some people is it's on the North Shore. We were on a golfing trip and most of the courses were about an hour drive away. But the drive wasn't that big of a hamper on our gasoline usage, and we actually enjoyed the scenic drives to/from the North Shore. It was my first time on Kauai, but the Princeville area seemed more quiet and less tourists than the Southern part of Kauai. I actually preferred the North Shore.

My husband two young daughters and I stayed in 27a for a week and loved it. Every possible comfort was thought out and available. The rooms are so comfortable and the beds divine. Its really quiet and peaceful. Anyone who stays here would never stay in a hotel again. This was our third trip to Kauai in three years and without a doubt, we will not be staying anywhere else when we come again next year. Thank you for opening your home to visitors!

Amazing Condo!

We spent a week here with my family and had an amazing trip. The condo is absolutely beautiful, with every amenity you could possibly want. It was great to have a full kitchen so that we could prepare healthy meals for ourselves. The beds were comfortable and I loved going out on the lanai's for early morning relaxation. We had occasion to contact the property manager a few times and she was wonderful to work with. The condo has several beach toys in the garage (boogie boards, some snorkel equipment, sand toys) which were very nice to have on hand. The only negative we could think of was that the pool in the condo complex has some pretty strict rules. It wasn't really a great place for kids to go. It was immaculate and a beautiful pool/hot tub, but every time we went to swim we were told we couldn't do what we were doing. Basically, the rules are no noise, no pool noodles, no rafts, no snorkels, etc. I think they should just put up a sign that says no kids because kids inevitably will make a little noise while swimming. The resident manager who drives around all day making sure people are following the rules in the complex could relax just a tad. My husband and I enjoyed the hot tub by ourselves, but our kids couldn't have any fun. I wouldn't decide against this condo based on that however, you don't really need a pool when you're this close to beautiful beaches! We can't wait to return to Kauai and our fabulous "Hawaii house" as the kids call it.

This condo had all the amenities of home. With extra goodies around every corner (beach mats, towels, some snorkel gear) and the kitchen was equipped to our liking (blenders, utensils, bowls, pans etc.). The rooms were spacious and comfortable. The decor was tastefully done. With our love of the beach, the washer and dryer was very handy to wash out the swimsuits and towels. We traveled around every ounce of the island and thought Princeville was by far the most beautiful. We were a little weary of everything being more expensive on the North shore, but to our surprise, it was very similar. There was one surprise, we left the screen open and a really fat cat called PT Cruiser that wondered in. He said his Hellos and was out the door. Just a neat experience all around. Much Mahalo for a wonderful much needed vacation. I would recommend this property to families, couples, etc. (*There were stairs, so not handicapped accessible and the bedrooms and 2 of the bathrooms were upstairs. Not a problem at all with our family...)

Unit 27a at Nihilani at Princeville is a clean, spacious, nearly new condo that comfortably could sleep 8 people. We were a party of 4 and never felt cramped or crowded. The townhome has a fully equipped, modern kitchen with top of the line appliances. The beds are comfortable and the living and dining room furniture are attractive and well-maintained. There is a flat screen tv in the living room hooked to cable and offering many channels. There is also cable internet access which is super fast. The unit is air conditioned, though we found that by making use of the screen doors and ceiling fans, we didn't need to use the electricity. There are 3 lanais, two upstairs and one downstairs with comfortable outdoor furniture for relaxation. The large washer and dryer upstairs was a godsend for towels and clothing. The unit came equipped with plenty of beach towels, boogie boards, beach mats, and assorted beach toys. There is even a high chair for a family with a small child. The unit is in the heart of the Princeville residential area, a mile from Foodland market and 10 minutes by car from the swimming beach at Hanalei. Queen's Bath and Hideaways Beach are a 20-30 minute hike for those who don't mind making their way down (and back up) the steep cliffs. There is also a black-bottom pool with a small waterfall on site. Only wish it had been open beyond 9 PM. All in all, a lovely condo and a great vacation and at very reasonable price!!

We enjoyed the pool area and it was close to all of the north shore sights and activities. We felt spoiled by this condo and we hope to come back again and stay longer!

Unit 27a was a great choice for us. The unit and furnishings were high grade (except for one chair in the living room that had some significant wear and tear)and as shown in the photos. Kitchen was well equipped and easy to work in. Location is a convenient drive to the North Shore activities and shopping. Note the Bbqs are shared at the pool, so go early to avoid a wait for grill space. Also, the pool is a short walk, but along the roadway. All considered, we were very pleased with our stay. Thanks aloha Condos!

This condo, 27a, at Nihilani, Princeville, was one of the most beautiful properties we have rented for vacation in the past 10 years. It was clean, located conveniently for us, and just a lovely Hawaiian vacation rental. We hiked and "beached" all day and came home to this immaculate, restful place for the evenings. We enjoyed reading on the patios and decks, having the convenience of the washer and dryer and making dinner over a glass of wine in the kitchen/bar area. The beds and linens were first class to collapse in at night. Having the garage made the car secure. Just a perfect haven for vacation!

We spent 3 weeks in December 2010 at 27a and found it most relaxing. Nihilani is an upscale condo community with mostly owners or long-term rentals. 27a feels like a home with quality appliances and furnishings and fine detail work in construction. Most pleasant and we did need the a/C at all, although it covers the entire unit if needed. Possible limitations: a walk to the pool making it too difficult to have a cookout (the two grills were inoperable when we were there); no workout-exercise room in complex; beach is a drive away. We would definitely stay here again.

This is a fantastic rental home. We were traveling with our infant for the 1st time so we were looking for something that felt like home and after staying there for a week we didn't want to leave. The home is very well furnished and everything you can think of is already provided -- detergent, coffee filters, beach chairs, umbrellas, boogie boards, etc. The beds were really comfortable and the central air conditioning came in very handy. The neighborhood also felt very safe and it was very quiet (except for the morning rooster!). Staying up in Princeville is definitely much more relaxing than the other more touristy cities.

We were so pleased with how clean it was, and we were so thankful for the beach chairs, cooler, boogie boards, etc. We've been to Kauai several times, and this was by far the most comfortable trip because of the condo. A wonderful, roomy, homey townhouse with tons of storage, a great kitchen for cooking and plenty of hang-out space. Our family of four thought this was great.

About 1.25 miles -- 2.5 miles roundtrip for a perfect morning walk or short jog -- gets you down to the St. Regis entry with wonderful views of the ocean from the lawn and bluffs. Foodland grocery is just outside the gates of the Princeville resort for supplies and food. The town of Hanalei and the gorgeous Hanalei Bay beach are about 5 mins. away by car.

It is very clean and spacious and Princeville is the perfect place to have your home base when you are staying on Kauai. We had a great time in 27 A. It was beautifully furnished, felt very safe in a good neighbourhood. We really felt at home instantly and it was very relaxing. We spent only 5 nights but could have easily spent 2 weeks :-)Although it advertized only 2 full rooms, it had indeed 2 King size bed bedrooms plus a 3rd room with 2 single beds, so it can fit 6 very comfortably. Bathroom in the master bedroom is really. Good quality linen and towels, and even beach towels are supplied. There is a good HD TV with Hifi sound and a great selection of programs. The pool and jacuzzi are quiet and relaxing. The small shopping center at the entrance of Princeville is very convenient and has a few restaurants (e.g. C&J's Steak & Seafood). North of Kauai was one of our best places in Hawaii and it took minutes from 27A to reach beautiful sandy beaches, one different each time, Hanalei being very close with its shops and restaurants (less than 5 minutes). It took typically 40 minutes to drive to Lihue for the helicopter tour, and less that 1h30 minutes to drive to Waimea at the other end of the island. Princeville feels much greater than Waipuli or Poipu in my opinion, with great tropical vegetation and the moutain right behind. So, no doubt we enjoyed 27A ! ;-)
