Kona Coast Resort 10-201, Kailua-Kona Big Island

Deposit and Payment:

·    An initial Non-refundable deposit of 20% of the total rental amount must be received to confirm a reservation.

·    Full payment of the rental balance due is required no less than 30 days prior to the check-in date.

·   A Security Deposit of $500 is also required and will be authorized on your credit card 7 days prior to arrival. A charge may result for damage to the condo, missing contents, or for exceeding the maximum number of allowed overnight guests.

Cancellation Policies:

•  Reservation deposit is non-refundable.
•  If cancellation is made more than 60 days prior to the check in date, the Initial Reservation Deposit may be applied to a New Reservation in the same condo beginning anytime up to one year from the original check in date (subject to price and availability). A Cancellation Administration Fee of $100.00 will be charged.

• Cancellations made less than 30 days prior to check-in date results in loss of all payments.

•  Weather and extreme environmental events policy: No refund will be given unless a “mandatory evacuation order” has been given by the County of Hawaii for Keauhou and the surrounding area. In the event a mandatory evacuation order is issued we will refund unused portions of rent of a guest currently occupying the property and any advanced rents or deposits collected for a guest that is scheduled to arrive during the extreme environmental event period.

Cleaning Fees:

·    All reservations have a check-out cleaning fee of $189.00

·    Stays of more than 10 days will have additional interim cleaning fees  ($150.00).  For example, if you had reserved the condo for 30 days, you would be charged for three cleanings total - two interim cleanings and one check-out clean. If your stay is 11 to 14 day, this can also be customed.

Check-In/Checkout Times:

·   Checkout Time is at 11:00 AM. As we often have guests arriving the day you checkout we cannot allow late checkout and have no place to store luggage. Consider renting an extra night if you have a late flight out.

 *   If late guest checkout is needed (8:00 PM) or early arrival (9:00 AM), it should be requested at time of booking and is (55%) of the daily rate for Late Departure and (45%) for Early Arrival.        If no late checkout is requested in advance and the unit is not available for housekeeping service to clean for the next guest, the extra fee is charged at regular daily rate and any other incurred fees.

General Policies:

• This is a NON-Smoking unit. If you need to smoke, please do so outside in designated areas, away from the condo building. The lanai is considered part of the condo. This is a HI State Law that went into effect November 16, 2006. There is a Smoke Elimination Fee of $500.00 at or following Check-out should this occur & possible immediate eviction.                                                                                                                                       
• No Parties or Events held at condo or Resort property.                                                                                                                                                                                                                                                                         
• Keep Living/dining room windows closed when not in condo or during storms to prevent damage to Window Treatments, Wood Floors and walls.                                                                                                                                                                    
•  Please turn Off or Lower Air Conditioner to 76 degrees when not in condo and turn OFF on departure day.  If Slider Doors/windows are left open more than a minute, the Air Conditioner System will turn OFF. Please help conserve electricity.                                                                                                                                                                                                                                                                                       
• Beach towels and any extra linen are to be washed and dried by guests during their stay. There's a charge of $25.00 for any missing/damaged beach/bath towel or linens and any incurred fees.                                                                                                                                                                          
• Kitchen & BBQ cleanup (oven, microwave, dishes, utensils, pots n pans, etc.) necessary by Housekeeping  service after checkout will be an extra cleaning fee charged. BBQ is an additional cleaning fee $40.00 if left uncleaned. The Resort BBQ's are available if you're not inclined to clean after usage.

• NO items to be draped over lanai railings. Hooks are provided on lanai of unit 10-201 for air drying of your gear.  Please do not hang any items on the shower heads in bathrooms.

• Keep Pots N' Pans, dishes, utensils & all condo items at this condo; we can't retrieve them from Timeshare Units or other Private Condos/Homes. This would result in charges for missing and/or damaged contents.

• Make sure that 2 Pool/Gym Key Cards are left behind in entry bowl of this condo. They are coded different from Timeshares and other private units.

• No pets of any kind are allowed except for a Registered Service Dog. Please provide ID and contact us to make arrangements.

• Please do not re-arrange furniture. Should housekeeping need to do this an additional fee will be incurred.

• Rinse off beach and/or dive gear at beach showers or with the resort garden hose located at the Trash Disposal areas, NOT in condo showers or sinks (This will plug the drains).
