Quarantine
Visitors are not legally able to rent or otherwise occupy this property if subject to mandatory quarantine. If at any point you become subject to mandatory quarantine, you agree to notify the owner as soon as possible and to not occupy the rental. Anyone found to be in violation of the mandatory quarantine policy will immediately be reported to the police and forced to pay for required cleaning.
Unfortunately, we are unable to accommodate a refund to visitors who are unexpectedly forced to mandatorily quarantine upon arrival or at any time during their stay.
Deposit and Payment
- A Non-refundable deposit of 20% of the total rental amount must be received to confirm a reservation
- Full payment of the rental balance due is required no less than 60 days prior to the check-in date.
- A security deposit of $500 is also required and will be authorized on your credit card 7 days prior to arrival. A charge may result for damage to the condo, missing contents, equipment, or for exceeding the maximum number of allowed overnight guests, or for any violation of policies.
- Falsely representing less guests than those that are actually staying will result in forfeiture of Security Deposit.
- $50 charge will occur for a lockout.
Cancellations and refunds
- All payments are non-refundable
- Cancellations made more than 60 days prior to the check-in date can have the deposit applied to a new set of dates at the same Aloha Condos property within one year of the original check in date.
- Cancellations made less than 60 days prior to check-in will forfeit all deposits
- Cancellations made less than 30 days prior to check-in will forfeit all deposits and rental balance due payments.
- Weather and extreme environmental events policy: No refund will be given unless a mandatory evacuation order has been given by the County of Hawaii for Keauhou and the surrounding area. In the event a mandatory evacuation order is issued, we will refund unused portions of rent of a guest currently occupying the property and any advanced rents or deposits collected for a guest that is scheduled to arrive during the evacuation order period.
Cleaning Fees
- All stays have a checkout cleaning fee of $165. Stays of more than 14 days may have additional mandatory interim cleaning fees of $150.00. For example, if you had reserved the condo for 28 days, there would be two interim cleanings during your stay. One on the 14th day and one on the 28th day, as well as the checkout cleaning after you checkout. Please call to schedule an interim cleaning.
- There is a $65/hour charge for excessive cleaning, beyond standard checkout cleaning. This is determined by our experienced cleaning crew.
Check-in and Check-out Times
Check-in time is 3 pm or after. As we often have guests departing the day you arrive, we cannot allow storage of luggage before 3 pm on the day of arrival. As we often have guests arriving the day you checkout, we have no place to store luggage.
Check-out time is 11am. Any guest(s) leaving after 11 am can be considered a late checkout and could be subject to late checkout fees.
General Policies
Automated parking is available 24 hours a day in the independently operated building garage. The current rate is $35 per day with in and out privileges.
Guest’s right to occupy the Property ends at the stated checkout time and date.
Any continued occupancy after checkout, for any reason, constitutes an overstay and may incur late checkout fees.
Owner/manager may enter for cleaning, maintenance, safety checks, or inventory checks. Entry may occur daily. Guest acknowledges no expectation of exclusive possession.
For each day or portion of a day that Guest remains in possession after checkout, Guest agrees to pay:
(1) an Overstay Fee equal to $500 per day OR two (2) times the nightly rental rate, whichever is greater, and
(2) any additional holdover damages permitted under HRS §521‑71, including up to two (2) times the prorated daily rent, and
(3) all actual damages, including but not limited to lost bookings, cleaning delays, locksmith fees, additional utilities, and security costs, and
(4) all costs of enforcement, including court filing fees, service fees, and reasonable attorney’s fees.
Guest acknowledges that Airbnb, VRBO, or any booking platform may separately charge overstay fees under their Terms of Service, and Guest agrees that such platform charges do not limit or replace Guest’s responsibility to pay the fees and damages described in this Agreement.
Guest further acknowledges that continued occupancy after checkout does not create any right to remain, and Owner may immediately serve notice and file a Summary Possession action in the District Court of Hawai‘i without further warning. Guest is granted a revocable license renewed daily for the original booked period of occupancy and checkout. Renewal is contingent on compliance with rules. Violation = immediate non‑renewal.
Guest agrees that all amounts owed under this clause may be charged to the payment method on file, deducted from the security deposit, invoiced directly, or pursued through legal judgment.
