Policies

You are renting this specific property directly from the homeowner whose company name is Plantation 1222 (as will appear on your credit card statement).  Reservations are therefore non-transferable between units.

 

This condominium if professionally managed by Vacation Realty Hawaii 808 822 0272.  Your on-island contact is Graeme D. Merrin, RA, ABR, GRI.  808-651-7211

A $250 security deposit is required with this reservation and we may process a credit card authorization in that amount prior to your arrival.  A charge may result for fines or damages to the condo, missing contents or for exceeding the stated number of overnight guests.  Damage in excess of the $250.00 security deposit will additionally be charged to your credit card commensurate with such damage.  Guests are responsible for reporting any damages immediately to on-island contact Graeme D. Merrin, RA, ABR, GRI, 808 822 0272 or graeme@graememerrin.com.

The reservation deposit is nonrefundable; however if a cancellation is made more than 60 days prior to the check-in date, the full reservation deposit may be applied to a new set of reservation dates in the same condo beginning anytime up to one year from the original check-in date (subject to availability).Cancellations made within 30 days of the check-in date results in loss of all payments.

A maximum of 6 guests may occupy a 3 bedroom unit for the regular nightly rate.  Guests are obligated to disclose the actual number of occupants prior to arrival.  

At no time should any one sleep on sofas other than sleeper sofas that are opened up and have sheets on them.

A pack-n-play and high chair are available at no extra charge, but must be requested via email to kristen@alohacondos.com at the time of booking or with reasonable notice prior to arrival.

Stays of more than 10 days have additional mandatory interim-cleaning.  For example if you stay for 11 nights you would have an interim and a final outclean.  If you stay for 21 nights you would have two interim cleans and one outclean.

Check-in time is 3 PM and checkout time is 10 AM.  Please be certain to plan your arrival and departure times accordingly.   We have a very tight cleaning schedule and the housekeeper will likely arrive at 10:00 to begin the clean.  Extra charges may apply if you have not departed at 10:00 as we have to compensate the housekeeper for wait-time.  If you need an early check-in or late check-out we recommend you book an extra night.

Cleaning fees are based on a 5 hour clean.  If the condo is left excessively messy and it can’t be made rent-ready in 5 hours, guests will be charged $37.50/hr for the additional cleaning.

SUNTAN LOTIONS, AFTER-SUN LOTIONS AND RELATED PRODUCTS LEAVE BLEACH-LIKE STAINS IN FABRICS.  PLEASE BE CAREFUL WITH OUR UPHOLSTERY AND BEDSPREADS.  We use white towels and white sheets for this reason, but it is not practical to have white sofas and bedspreads.  Please shower before getting into bed, and please sit on a towel if you have sun products on your skin and you want to sit on the upholstery.  Wash hands thoroughly after applying sun products to avoid accidentally damaging fabrics.  Guests are responsible for damage to linens and upholstery from products they use.  There is a $25 charge for a ruined towel.

Smoking is strictly prohibited in the condo or on the condo lanai and doing so will result in full loss of security deposit.  We have covered lanais, so the smoke gets trapped and blows into the unit.  If you smoke away from the unit on the grounds of Plantation at Princeville, please be sure the dispose of your cigarettes appropriately, but not in the condo.

Central air conditioning is available free of charge, however the vents are located only in the main living area and master bedroom. Please note some units have temperature controls to prevent the a/c from being set below 75 degrees.  Please know that Kauai has the most expensive electricity on the island and condo electric bills run between $450 and $700 a month.  Please help us to conserve electricity and keep our rates down by turning off the a/c when you are not home, keeping blinds closed during the day to keep the condo cool, and keeping windows and sliding doors closed when you are running the a/c.

We provide sheets for each bed and two bath towels per stated guest.  There is no daily maid service, but you are welcome to use the washer/dryer in the unit. If you have an interim clean included with your reservation we will launder the linens during the clean.

We also provide a reasonable amount of amenities such as toilet paper, paper towels, tissue, soaps and detergents for your use.  Should you run out, you are responsible for purchasing additional products for the duration of your stay, unless you have an interim clean at which time we will replenish those supplies.

Please make sure that all keys, towels and remotes are left behind at the condo when you depart. We charge a $50.00 replacement fee for each lost key and a $75 replacement fee for a lost garage door remote. Generally these are lost because they are left in the rental car, so please check your car carefully before you leave for the airport.

HURRICANE OR STORM POLICY- No refund will be given unless a “mandatory evacuation order” has been given by the National weather Service for Princeville or surrounding area. In the event the “mandatory evacuation order” is issued, we will refund:
a-    Any unused portion of rents of a guest currently occupying the house.
b-    Any advance rents or deposits collected for a guest that is scheduled to arrive during the “Hurricane Warning” period.

No pets of any kind are allowed.

The illegal presence, possession or use of non-prescription drugs or other controlled substances is not permitted anywhere at Plantation.

Keep indoor furniture indoors, and outdoor furniture outdoors.  There is a $50 fee if furniture needs to be moved back to its original place upon your departure.  For example, if you move a large glass table, the management company will have to hire someone to go help the housekeeper put it back.

GUESTS ARE RESPONSILBLE FOR FOLLOWING THE HOUSE RULES OF PLANTATION AT PRINCEVILLE.  Violation of the rules can result in fines, and guests are responsible for paying those fines.  In severe cases if guests are permanently removed from the condo and from the grounds of Plantation by the homeowner, property manager, resident manager or the police the guest will not be refunded for rent paid for unused nights, even if the guest is prohibited from returning to the property.

Key House Rules to Follow
    No towels, bathing suits, etc. can be hung on upstairs lanai railings.
    No glass or ceramics in pool area.  An automatic $100 fine will charged to any guest bringing glass into the pool area.
    No playing of Marco Polo, or ball playing in pool area
    For the consideration of your neighbors when using the pool facilities, please keep noise to a minimum.  No screaming.
    Please do not feed the birds, chickens or cats
    Please keep your garage door closed as much as possible
    Quiet time is between 10:00 PM and 7:00 AM.  Please lower your TV and voices during these hours.  Please be especially considerate of your neighbors when talking on your lanai in the late evening.
    Do not set off fireworks anywhere on the Plantation property
    Use only electric grills on the lanais.  No charcoal or gas grills are to be used anywhere on the Plantation property except for the gas grills that are provided in the pool area.
    Athletic shoes and shirts must be worn at all times when using the exercise equipment
    Clubhouse and exercise room hours are 7:00 AM to 10:00 PM
    Pool and spa hours are 7:00 AM to 10:00 PM
    No ball paying of any kind (soccer, football, baseball, etc.) on Plantation at Princeville proprety.
    Violation of Rules
o    Violation of house rules will result in a fine to the owner of your unit, and consequently to the guest responsible.  Any questions please call the resident manager.

Information Collection and Use

Plantation 1222, is the sole owner of the information collected on this site. We will not sell, share, or rent this information to others in ways different from what is disclosed in this statement. Plantation 1222, collects information from our users at several different points on our website.

Orders

We request information from the user on our secure reservations form. On this form, a user must provide contact information (like name and mailing address) and financial information (like credit card number, expiration date). This information is used for billing purposes and to fill customer’s orders. If we have trouble processing an order, this contact information is used to get in touch with the user.

Log Files

Aloha condos and Kristen, are wonderful. We have rented from aloha condos several times, and have been extremely happy every time. The condo is clean, quiet, spacious, and convenient. Many beach toys, boogie boards, etc to use. Towels and bedding are like new, and soft! Beds were wonderful. My kids loved the 2 double beds! Fans worked great, as well as aC. Just returned from a week long stay at Plantation 1222. Would highly recommend! The unit is so clean, well stocked with essentials and very nicely maintained. It's quite spacious and my family had more than enough room - we really appreciated the pack and play and high chair that were provided for our baby to use. We loved the condo. It worked perfectly for three couples - we each also had our own bathrooms. The kitchen was adequately supplied with all we needed to prepare meals. We loved the covered deck - we ate outside even when it rained. We wished we had a view of the beach and were a little closer, but a view of the ocean was within a 5 minute walk. The place had all the ammenities of home, even a garage complete with pool and beach items. The kitchen was well stocked with spices and such. A very comfortable unit. We kept our windows and doors open so the breeze could blow through. It is very centraly located to Princeville and we did many day trips with our car all over the Island. This condo was beautiful, we walked in and it truly had everything we wanted and more, the size was bigger than expected, the lanai was perfect, kitchen/bathroom supplies well stocked, and everything was so clean and well kept. What a surprise it was to open the garage and to find all of the beach supplies any beach goer needed; chairs, boogie boards, kids toys, umbrellas,etc, it made our beach trips so much more exciting! We have two teenagers and one youngster and have stayed in Kauai a few other times, always in a hotel. This option has become crowded as they have grown. Everything you read and see about this place is true. We stopped by Costco and Foodland on the way in from the airport to stock up. We used the grill all but two nights. The kids had a wonderful time out in the pool. The condo is maybe 5-10 minutes from some of the greatest beaches on the North shore. We enjoyed breakfast and dinner out on the lanai. We found everything we needed and the condo certainly met our needs, The breeze was so nice we never had to use the a/C.at all. This condo really surprised us. We knew it would be nice but it was even better than the pictures. It is in a quiet and good area at princeville. We stayed there with our three teenagers.The condo was clean an spaceous. We loved the kitchen/livingroom area and we eat all our meals in the great lanai. The kitchen was fully epuipped. They had a lot of things for the beach and many snorkels. We had a great vacation and really recomend this place.
