This condominium is privately owned and you are renting directly from the homeowner who's company name is GN Piegari Jr, dba Kauai Condo Rentals (as will appear on your credit card statement).  Therefore reservations are not transferable between units.

This condominium is professionally managed by Vacation Realty Hawaii 808 822 0272.  Your on-island contact is Graeme D. Merrin, RA, ABR, GRI.  808-651-7211

A $250 security deposit is required with this reservation and we may process a credit card authorization in that amount prior to your arrival.  A charge may result for fines or damages to the condo, missing contents or for exceeding the stated number of overnight guests.  Damage in excess of the $250.00 security deposit will additionally be charged to your credit card commensurate with such damage.  Guests are responsible for reporting any damages immediately to on-island contact Graeme D. Merrin, RA, ABR, GRI, 808 822 0272 or graeme@graememerrin.com.

The reservation deposit is nonrefundable; however if a cancellation is made more than 60 days prior to the check-in date, the full reservation deposit may be applied to a new set of reservation dates in the same condo beginning anytime up to one year from the original check-in date (subject to availability). Cancellations made within 30 days of the check-in date results in loss of all payments.

A maximum of 6 guests may occupy a 3 bedroom unit for the regular nightly rate.  Guests are obligated to disclose the actual number of occupants prior to arrival.  

At no time should any one sleep on sofas other than sleeper sofas that are opened up and have sheets on them.

A pack-n-play and high chair are available at no extra charge, but must be requested via email to kristen@alohacondos.com at the time of booking or with reasonable notice prior to arrival.

Stays of more than 10 days have additional mandatory interim-cleaning.  For example if you stay for 11 nights you would have an interim and a final outclean.  If you stay for 21 nights you would have two interim cleans and one outclean.

Check-in time is 3 PM and checkout time is 10 AM.  Please be certain to plan your arrival and departure times accordingly.   We have a very tight cleaning schedule and the housekeeper will likely arrive at 10:00 to begin the clean.  Extra charges may apply if you have not departed at 10:00 as we have to compensate the housekeeper for wait-time.  If you need an early check-in or late check-out we recommend you book an extra night.


Cleaning fees are based on a 5 hour clean.  If the condo is left excessively messy and it can’t be made rent-ready in 5 hours, guests will be charged $37.50/hr for the additional cleaning.

SUNTAN LOTIONS, AFTER-SUN LOTIONS AND RELATED PRODUCTS LEAVE BLEACH-LIKE STAINS IN FABRICS.  PLEASE BE CAREFUL WITH OUR UPHOLSTERY AND BEDSPREADS.  We use white towels and white sheets for this reason, but it is not practical to have white sofas and bedspreads.  Please shower before getting into bed, and please sit on a towel if you have sun products on your skin and you want to sit on the upholstery.  Wash hands thoroughly after applying sun products to avoid accidentally damaging fabrics.  Guests are responsible for damage to linens and upholstery from products they use.  There is a $25 charge for a ruined towel.

Smoking is strictly prohibited in the condo or on the condo lanai and doing so will result in full loss of security deposit.  We have covered lanais, so the smoke gets trapped and blows into the unit.  If you smoke away from the unit on the grounds of Plantation at Princeville, please be sure the dispose of your cigarettes appropriately, but not in the condo.

Central air conditioning is available free of charge, however the vents are located only in the main living area and master bedroom.  Please note some units have temperature controls to prevent the a/c from being set below 75 degrees.  Please know that Kauai has the most expensive electricity in the country and condo electric bills run between $450 and $700 a month.  Please help us to conserve electricity and keep our rates down by turning off the a/c when you are not home, keeping blinds closed during the day to keep the condo cool, and keeping windows and sliding doors closed when you are running the a/c.

We provide sheets for each bed and two bath towels per stated guest.  There is no daily maid service, but you are welcome to use the washer/dryer in the unit. If you have an interim clean included with your reservation we will launder the linens during the clean.

We also provide a reasonable amount of amenities such as toilet paper, paper towels, tissue, soaps and detergents for your use.  Should you run out, you are responsible for purchasing additional products for the duration of your stay, unless you have an interim clean at which time we will replenish those supplies.

Please make sure that all keys, towels and remotes are left behind at the condo when you depart. We charge a $50.00 replacement fee for each lost key and a $75 replacement fee for a lost garage door remote. Generally these are lost because they are left in the rental car, so please check your car carefully before you leave for the airport.

No pets of any kind are allowed.

The illegal presence, possession or use of non-prescription drugs or other controlled substances is not permitted anywhere at Plantation.

Keep indoor furniture indoors, and outdoor furniture outdoors.  There is a $50 fee if furniture needs to be moved back to its original place upon your departure.  For example, if you move a large glass table, the management company will have to hire someone to go help the housekeeper put it back.

GUESTS ARE RESPONSILBLE FOR FOLLOWING THE HOUSE RULES OF PLANTATION AT PRINCEVILLE.  Violation of the rules can result in fines, and guests are responsible for paying those fines.  In severe cases if guests are permanently removed from the condo and from the grounds of Plantation by the homeowner, property manager, resident manager or the police the guest will not be refunded for rent paid for unused nights, even if the guest is prohibited from returning to the property.

Key House Rules to Follow
    No towels, bathing suits, etc. can be hung on upstairs lanai railings.
    No glass or ceramics in pool area.  An automatic $100 fine will charged to any guest bringing glass into the pool area.
    No playing of Marco Polo, or ball playing in pool area
    For the consideration of your neighbors when using the pool facilities, please keep noise to a minimum.  No screaming.
    Please do not feed the birds, chickens or cats
    Please keep your garage door closed as much as possible
    Quiet time is between 10:00 PM and 7:00 AM.  Please lower your TV and voices during these hours.  Please be especially considerate of your neighbors when talking on your lanai in the late evening.
    Do not set off fireworks anywhere on the Plantation property
    Use only electric grills on the lanais.  No charcoal or gas grills are to be used anywhere on the Plantation property except for the gas grills that are provided in the pool area.
    Athletic shoes and shirts must be worn at all times when using the exercise equipment
    Clubhouse and exercise room hours are 7:00 AM to 10:00 PM
    Pool and spa hours are 7:00 AM to 10:00 PM
    No ball paying of any kind (soccer, football, baseball, etc.) on Plantation at Princeville proprety.
    Violation of Rules
o    Violation of house rules will result in a fine to the owner of your unit, and consequently to the guest responsible.  Any questions please call the resident manager.

Lovely and relaxing

Unit 1022 met and exceeded our expectations. The unit was clean, stocked as described and a pleasure to stay at. The unit has a covered lanai wonderful for meals, lounging or taking a nap. Only 1 lounge chair was supplied; 2 should be available. The living room was comfy and I read and napped on the sofa several afternoons. The kitchen is new, equipped though a little small for 2 people to work in. The bedrooms are spacious, the bath rooms are nice and there is "home sized" storage throughout. The grounds are well maintained, though while we were there there were 2 days of power washing [pool concrete surround and walkway as well as exterior power washing maintenance] taking place - notice would have been appreciated prior to arrival. In general the property is quiet though there are times during the day the pool was busy and 'noisy' - not horrible, but still 'noisy'. The unit has wonderful air flow with trade winds, never used a/C once. The Barbecue at the pool is 'down wind' from the unit so there was barbecue smells that drifted our way. In general nice unit, enjoyable stay and would recommend.

We enjoyed every minute of our vacation here. The unit was very clean, well furnished and very well located in the complex. The floor plan worked really well for our group of 4 adults and one 5 year old...we had one single bed to spare. Having three full bathrooms was certainly a bonus! The huge lanai was perfect for meals, and a perfect vantage point from which to enjoy the amazing grounds. Also liked being on the second floor. The pool worked well for our small grandson. All the extra amenities such as beach toys, towels, chairs etc. were a nice touch. The complex is close to many beaches and a short drive to Hannalei. Would defintely reccommend staying here as the north shore of Kauai is beyond beautiful and this unit is the perfect place to explore it from. Thank you Kristen!

Dream Condo!!!

We loved this place!!! We didn't want to leave!!! It was our dream condo!! My sisters and I (three total, in our forties) loved this place!!! Lots of windows, plush furnishings. Everything was provided (i.e. dish soap, detergent, shampoo, conditioner, soap, lotion, etc.). Easy check-in and checkout. We didn't use the pool, but we saw that people were enjoying it. I slept in the bedroom with the twin beds and I didn't feel that the noise from other people were bothersome. My other sister who slept in the front bedroom said she never heard any car noise. If we had to pick one thing that we didn't like, it would be the dishes. The dishes were too big and hard to fit into the dishwasher. We all highly recommend this place!!!

The condo is very spacious and the best thing is that each bedroom has its own bathroom. We also liked that there is a nice exercise room in addition to the swimming pool and the hot tub. The grounds were very well maintained. The unit also has snorkeling gear and lots of water toys for children. Make sure you visit anini Beach if you have small children and Queen's Bath for the more adventurous people in your group. These two places are very close. We found the location of the condo to be excellent for that part of the island. We highly recommend it.

We loved the condo at Plantation at Princeville. The check in was very easy, we were provided with the directions and check in instructions via email several days prior to arriving to the island. The house is well stocked up with all that you might need: pots, pans, silverware, plates, etc. Even had some spices and tea/coffee. There are also 6 beach towels and plenty of beach toys, beach chairs and several snorkeling equipments. The lanai is very nice and has a table that seats six comfortably. The a/C is only in the master bedroom and living room as it is stated, but we left windows open at night and fans going and slept comfortably. All the furniture is nice and looks new. When we arrived there were cutting boards, a bit worn, but still in good condition. The management called and said that they are planning to bring new cutting boards for us, which was a nice touch.

My wife and I and both of our parents stayed here for a week in January, and we absolutely loved the place. Just as pictured, clean and beautiful. Everything we needed was there, sun screen, body surf boards, snorkeling gears, you name it. Everyone had a wonderful time. The kitchen is spacious and with every we needed. We could have used some asian spices. Ago I did not personally Kristen, but she was of great help. I accidentally locked the garage opener in the garage and had to call Kristen. It took only about five minutes before someone was able to come and help me. I greatly appreciated the service.

Terrific, comfortable condo with all the fixings

Condo was very nicely maintained and comfortable. Things that I especially liked about it were: kitchen was well stocked with very nice dishes, pots, pans, utensils, condiments--this was a pleasant surprise since I've stayed at luxury condos that were not as well appointed as this condo; lots of good, clean, fluffy towels; comfortable pillows and beds; comfortable couches; roomy lanai overlooking pool (sometimes a little noisy, but not a big issue). There were paper towels, laundry detergent, dryer sheets, dishwasher detergent, plastic baggies and foil, etc. All things that you need, but is a pain to have to buy when you are on vacation only to leave half of it behind when you leave. I did buy more laundry detergent (not sure if property manager would have brought more) and we ran out of kleenex in some rooms and paper towels (again, not sure if property manager would have brought more). Would have been nice if they stocked those items in the condo. We didn't really need or use them, but the garage had lots of beach chairs, beach towels, pool toys, snorkling gear, etc. I just felt like this place took care of the little things and it really made a difference. The condo does not have granite counter tops, but in my opinion, the place is a great value because of it and is still a great looking place. Loved the fact that each bedroom had a bathroom. Only other issue was that the two smaller bedrooms do not have air conditioning, so you have to leave the door open at night if you want to get cool air. Was not a major issue for us. The ceiling fan in the twin-bed bedroom clicks when you have it on high. That should get fixed. The toilet handle in the bathroom for the twin-bed bedroom is very hard to press. You almost feel like you are going to break the handle. That should also be looked at.

We had a wonderful group vacation here at the Plantation Condos in Princeville. The condo was tastefully decorated, clean, and overall a great and affordable option! The outdoor gas grill was temperamental (we had one successful attempt out of three tries) and the main kitchen knife was in dire need of a serious sharpening. Also the bedroom suite with the queen side bed was not kid or adult friendly! We stubbed many toes! Other than that, we were very satisfied and would recommend this rental to other large groups.

All in all it was a nice unit, however the amenities in a couple of other units I visited while there were better. The dining room table only sat 4 people and the occupancy was 6 so we could not sit and eat together. The living room furniture was more comfortable in the other units I visited (2 rentals and 1 owner occupied). The tv remote was absolutely ridiculous to operate, but in Hawaii tv is not high priority (except the World Cup was on).

Condo was very nice but the stains on the sheets and the lack of towels was an inconvienece.

Thank you for your candid review.

I only wish that you had called to let us know about the sheets. We did not realize the twin sheets had marker stains on them and we have since replaced them. As for the towels: we set out two bath towels for each stated guest on the reservation.

Vacation rentals are able to offer better prices than hotels because we do not offer daily maid service. I hope you were able to make use of the full size washer/dryer in the unit so you had fresh towels all week.
