Islander on the Beach, Condo 224 - Policies
This unit is privately owned and you are renting directly from the homeowner whose company name is Kauai Islander 224 (as will appear on your credit card statement), Hawaii Transient Accommodations Tax ID TA-084-447-0272-01, General Excise Tax ID GE-084-447-0272-01. Reservations are therefore non-transferable between other units.
Check-in time is 3 PM and checkout time is 10AM.
- You will receive an email from islander224@alohacondos.com with the confirmation of your booking. Please add that email address to your contact so that the email will not be treated as spam.
Deposit and Payment
• A Non-refundable deposit of 20% of the total rental amount must be received to confirm a reservation
• Full payment of the rental balance due is required no less than 30 days prior to the check-in date.
• A security deposit of $250 is also required and will be authorized on your credit card 7 days prior to arrival. A charge may result for damage to the condo, missing contents, keys, or for exceeding the maximum number of allowed overnight guests. Failed to run such authorization on credit card for more than 3 days will result in forfeiting the reservation.
Cancellations
• Reservation deposit is non-refundable. We STRONGLY ENCOURAGE our guests to purchase travel insurance to protect themselves in the unexpected events that prevent you from traveling.
• Cancellations made more than 60 days prior to the check-in date can be changed once for free and have the deposit applied to a stay at the same unit within one year of the date the reservation was made. Further changes will be charged a 10% change fee.
• Cancellations made less than 60 days prior to check-in will forfeit all deposits.
• Cancellations made less than 30 days prior to check-in will forfeit all deposits and rental balance due payments.
Cleaning Fees
• All stays have a checkout cleaning fee of $100. Stays of more than 10 days have additional mandatory interim cleaning fees of $80. For example, if you had reserved the condo for 28 days, there would be two interim cleanings during your stay. One on the 10th day and one on the 20th day, as well as the checkout cleaning after you checkout.
• There is a $100/hour charge for excessive cleaning, beyond standard checkout cleaning. If you go to the beach, please rinse off sand by the shower next to the swimming pool before you enter the unit. Excessive sand in the unit will require additional cleaning and will be charged. Upon departure, you are responsible to remove all the trash from the unit, as well as items in the refrigerator. You can leave all the trash inside (or next to, if it can’t fit) the trash bin by the stairs on the ground floor.
Resort Fee and Manager Site-visit Fee
The condo rental is on a SELF-SERVICE basis. Guests are provided reasonably sufficient amount of supplies as described on the website. Our guests DO NOT pay resort fees. As a result, our guests will not have some of amenities that guests who pay resort fee would have. The services that our guests do not have are: 1. no access to laundry room; 2. no services from the lobby.
Our guests DO have access the pool, the pool bar, and the BBQ area.
Any calls that require the manager to make on-site visit will be charged a $75 fee, and it will be deducted from deposits.
General Policies• Smoking is strictly prohibited in the condo or on the condo lanai and doing so will result in full loss of security deposit. We have covered lanais, so the smoke gets trapped and blows into the unit. If you smoke away from the unit on the grounds, please be sure the dispose of your cigarettes appropriately, but not in the condo.
• No pets of any kind are allowed in the condo or on the condo lanai.
• Make sure that all keys are left behind at the condo. We charge a $75 replacement fee for each key not left in the condo.
• NO portable appliances of any kind, such as grills, electric stove, etc., are allowed to be used in the unit and lanai. Use of portable appliances will result in forfeiting the entire amount security deposit.
• We charge a fee of $40 for any missing beach or bath towels upon checkout.
• Please do not feed the birds from the lanai.
• HURRICANE OR STORM POLICY- No refund will be given unless a “mandatory evacuation order” has been given by the National weather Service for the surrounding area. In the event the “mandatory evacuation order” is issued, we will refund:
a- Any unused portion of rents of a guest currently occupying the house.
b- Any advance rents or deposits collected for a guest that is scheduled to arrive during the “Hurricane Warning” period.
• We provide sheets for each bed and two bath towels per stated guest. There is no daily maid service. If you have an interim clean included with your reservation we will launder the linens during the clean.
• We also provide a reasonable amount of amenities such as toilet paper, paper towels, tissue, & for your use. Should you run out, you are responsible for purchasing additional products for the duration of your stay, unless you have an interim clean at which time we will replenish those supplies.
• Keep indoor furniture indoors, and outdoor furniture outdoors. There is a $100 fee if furniture needs to be moved back to its original place upon your departure. For example, if you move a large glass table, the management company will have to hire someone to go help the housekeeper put it back.
• GUESTS ARE RESPONSIBLE FOR THEIR BEHAVIOR AT ISLANDER ON THE BEACH. Violation of the rules can result in fines, and guests are responsible for paying those fines. In severe cases if guests are permanently removed from the condo and from the grounds of Islander by the homeowner, property manager, resort management company or the police the guest will not be refunded for rent paid for unused nights, even if the guest is prohibited from returning to the property.

Islander Guest House Rules
Islander on the Beach is a condominium community of private owners. Our owners have invested years to create a beautiful, unique spot on the Coconut Coast. Please review our house rules to help maintain a safe and peaceful environment for all guests and owners.
Section II. Use of the Project for Registered Guests only
- All common Elements are for registered owners or guests’ use only. Do not extend invitations to anyone who is not a registered guest at The Islander. Guests are not allowed to arrange any parties at the pool, hot tub, or BBQ area by inviting non-registered guests to the property.
- No bicycles can be parked on a lanai, a tree, or a post. A bike rack is located on the North side of the lobby building.
- Drones or other remote-controlled devices are not permitted on the property.
Section III. Occupancy
- Maximum occupancy is four (4) people per unit—NO exceptions for children under the age of two.
Section IV. Common Areas, Entrances, and Lanais
- The sidewalks, passages, Lobby, stairways, and corridors must not be obstructed. No Coolers, boogie boards, surfboards, baby strollers, trash, etc., are to be placed in hallways outside of the unit.
- Smoking cigarettes, e-cigarettes, and vape pens is strictly prohibited on the property. This includes within the unit, on the lanai, or in any common area other than the designated smoking area in the parking lot.
- Do not hang/dry towels or clothing on lanai railings.
Section V. Pool and Spa Common Area
- Hours: 10:00 AM – 9:45 PM (Pool may open later after chemical treatments are completed).
- No lifeguard on duty. Children are not permitted to use the spa at any time. Children under the age of fourteen (14) must always be under the supervision of a responsible person.
- Prohibited items in the pool area: Balls, frisbees, boogie boards, air mattresses, glass containers, large coolers, or music is not allowed at any time.
Section VI. Parking Areas
- Vehicles parked overnight must display a parking pass. An authorized parking pass must be provided by the booking manager or host at check-in.
Section VII. Noise
- Quiet Hours: 10:00 PM – 9:00 AM.
- Persons using sound-producing devices in common areas, including the lanais, must use headphones or earbuds.
- Children are the parents’ responsibility. No one is permitted to pick the flowers.
- Children should not play in the flower beds or climb any tree.
- The owners of Islander on the Beach are working hard to keep the Islander a safe and beautiful place for all to visit.

Liability Waiver
By accepting this reservation, all guests are expressly agreed that:
- The OWNER IS NOT RESPONSIBLE for any accidents, injuries or illness of the guests that occur during their stay on the premise or its facilities;
- The OWNER IS NOT RESPONSIBLE for the loss of personal belongings or valuables of the guests; and
- all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to the premise.
