POLICIES FOR NA HALE O KEAUHOU; UNIT J2
TRAVEL INSURANCE:
If you have any concerns about your possible need in the future to cancel your reservation, you may want to consider purchasing travel insurance. Some insurance companies even offer policies that allow you to cancel for any reason (often referred to as CFAR policies). Many guests concerned with the current Coronavirus are obtaining this type of policy.
We receive absolutely no commission or payment of any kind if you should choose to purchase travel insurance as they are a third party vendor. It is completely up to you if you want to purchase this type of insurance, and if so, as to what type of policy you select. We are simply providing this information as an option for our guests to consider in order to protect their vacation investment.
DEPOSITS AND PAYMENTS:
A Non-refundable reservation deposit of 20% of the total rental amount must be received to confirm a reservation.
Full payment of the rental balance due is required no less than 30 days prior to the check-in date.
For this specific rental contract, upon payment of your non-refundable reservation deposit, your reservation is confirmed and there will be no rental rate increase nor any rate or dollar amount increase for Hawaii local or Hawaii state taxes or Hawaii surcharges once you have been confirmed at the set amount.
A security deposit of $500.00 is also required and will be authorized on your credit card 7 days prior to arrival.
A charge will result for any damage to the condo, any evidence of smoking or vaping inside the unit or outside on the lanai, any missing contents, including towels, linens, keys or remote controls. A charge may apply if there is any evidence that large furniture has been moved (i.e. sofas, tables, beds, nightstands, etc., a need for excessive cleaning and/or exceeding the number of allowed overnight guests (maximum of 4 individuals). See General Policies below.
Hurricane, Tsunami, Volcano or Storm Policy: No refund will be given unless a mandatory evacuation order has been given by the National Weather Service. In the event a mandatory evacuation order is issued for Keauhou and the surrounding area. In the event of mandatory evacuation order is issued we will refund unused portions of rent of a guest currently occupying the property and any advanced rents or deposits collected for a guest that is scheduled to arrive during the evacuation period.
CANCELLATIONS:
The Reservation Deposit is non-refundable.
More than 60 Days: Cancellations made more than 60 days prior to the check-in date can, at the owner’s discretion, have the deposit applied as a credit to a stay of the same dollar amount or more at the same Aloha Condos property within one year of the original check-in date, subject to availability. The new applicable nightly rate will apply and is subject to approval by the owner. A subsequent cancellation of this second reservation at any time may result in the loss of all payments.
Less than 60 Days: Cancellations made less than 60 days prior to check-in will forfeit all deposits.
Less than 30 Days: Cancellations made less than 30 days prior to check-in will forfeit all deposits and all rental balance due payments.
Any exception to the cancellation policies above is at the sole discretion of the owner.
CHECK-IN & CHECK-OUT POLICY:
Check-in time is any time AFTER 3:00 PM.
Check-out time is any time BEFORE 11:00 AM.
Guests that depart the condo (check-out) after 11:00 AM will lose their Security Deposit unless prior authorization has been given by the condo owner & extra fee will be applied.
Please be certain to plan your arrival and departure days and times accordingly.
Early Check-in or Late Check-out may be available for an additional fee, subject to pre-approval by condo owner. Please contact the owner for more details.
There is no provision to store luggage either prior to your check-in time or after your check out time.
COVID RELATED ISSUES:
Visitors are not legally able to rent or otherwise occupy this property if subject to mandatory quarantine. If at any point you become subject to mandatory quarantine, you agree to notify the owner as soon as possible and to not occupy the rental. Anyone found to be in violation of the mandatory quarantine policy will immediately be reported to the police and forced to pay for required cleaning.
On October 15th 2020, the state of Hawaii implemented a testing-in-lieu-of-quarantine policy. Visitors are responsible for knowing and complying with all state and local guidelines as they apply to the program.
Unfortunately, we are unable to accommodate a refund to visitors who are unexpectedly forced to mandatorily quarantine upon arrival or at any time during their stay.
GENERAL POLICIES:
Air Conditioning: A/C is recommended between June 1 and Oct 31 due to higher temperatures and increased humidity that time of year. It is optional for the other months of the year.
Electricity costs are most expensive on Hawaii island & in general, the highest of any state. Thus, an additional fee is charged for A/C use. It will be calculated when the reservation is made. A/C can be deselected from the reservation, if desired.
Be sure windows are closed when the A/C is on. If the A/C is run with the windows and doors open, it will freeze the compressor and render the unit unusable until defrosted, or potentially permanently damage the unit.
Closing the blinds and curtains when leaving for the day & adjusting the thermostat to a higher temperature, is helpful & appreciated.
The thermostat will not go below below 70 degrees. Due to the high humidity in Hawaii, setting it below this can cause damage to the A/C & excessively high electric bills. We have found that 72 degrees is the most comfortable sleeping temperature.
Cleaning Fees: All reservations are subject to a check-out cleaning fee of $200.00.
Stays of more than 14 days have additional interim cleaning fees of $200 for every 14 days. For example, if you had reserved the condo for 28 days, you would be charged for two cleanings total - one interim cleaning and one check-out clean.

There is a $50/hour charge for excessive cleaning, beyond standard checkout cleaning.
We do our very best to have the units clean and in proper working order for your arrival. Should there be any cleaning or maintenance problems please call us first: Jane Schmitt (808) 647-0403 our local contact Jeff Pfister (619) 508-5201 at your first opportunity. We require the opportunity to rectify any problems and will do so in a reasonable amount of time.
Smoking: Smoking anything of any kind (including tobacco, marijuana, vaping, e cigarette, etc) is strictly prohibited in the condo or on the condo lanai and doing so will result in full loss of Security Deposit. The entire Na Hale O Keauhou Resort is a 100% Non-Smoking and Non-Vaping property.
A maximum of 4 overnight guests are allowed in this condo. Falsely representing less guests than those that are actually staying will result in the loss of all deposits and is grounds for immediate eviction and forfeiture of 100% of Security Deposit.
Besides specific registered condo guests, renter may not invite anyone else to the condo/resort for day use of any type whatsoever.
There is to be no moving of large furniture (ie. sofa, love-seat, tables, beds, night stands, glass table tops,etc.). Any evidence whatsoever that furniture has been moved will result in loss of deposit.
A fee of $20 per towel will be assessed for any missing beach or bath towels.
Tampering with (or damage to) garage door- off limits to guest use- will result in forfeiture of your Security Deposit.
Guests shall respect and follow the Na Hale o Keauhou "House Rules”.
There are separate remote controls for each TV (3), each cable box (3), and each indoor fan (4) Please operate each device with its respective remote control. If a remote control is lost or damaged in any way, there will be a $100.00 charge for its replacement.
There are no parties or events allowed to be held at the condo. Maximum number of four guests should never be exceeded or Security Deposit will be forfeited.
No pets of any kind are permitted. There is to be no feeding of any animals at condo. (Including cats, mongeese, birds & geckos)
Please make sure all keys are left behind at condo. We charge a $50 replacement fee for each lost key. We charge a $50 lockout fee.
Guests that depart the condo (check-out) after 11:00 AM will lose their Security Deposit unless prior authorization has been given by condo owner.
To help control the pest population at checkout please take out all garbage (kitchen, bedrooms, and bathrooms, including all opened food) & recyclables before you depart. Complete Check-Out Instructions will be provided prior to your arrival. The dumpster is in the parking lot behind the “I” Hale.
Pool hours and rules are posted; being in pool area after 9:00 p.m. results in $250 fine. Use of the pool or spa is solely at the user’s own risk. No lifeguard is on duty. Pool hours and rules are posted and subject to change at the discretion of the Board of Directors.
Please do not hang towels, laundry, etc, from lanai railings or visible patio furniture as this is in violation of the House Rules.
Storage of bicycles inside the condo is strictly prohibited.
Guest acknowledges that the unit has only one stove, one full size refrigerator, one hot water heater and split zone A/C’s. While we strive to keep the systems in good operating condition, the failure of any of these may impact your stay. The sole remedy is a refund of the unused portion of the stay if the unit must be vacated for systems failure.
County of Hawaii Good Neighbor Policy: This rental unit complies with Hawaii County's Short Term Vacation Rental (STVR) Good Neighbor Policy:
(A) Quiet hours shall be from 9:00 PM to 8:00 AM, during which time the noise from this STVR shall not unreasonably disturb adjacent neighbors.
(B) Sound that is audible beyond the property boundaries during non-quiet hours shall not be more excessive than would be otherwise associated with a residential area.
(C) Guest vehicles shall be parked in the designated parking area.
(D) This STVR shall not be used for commercial purposes.
