Deposit and Payment:

·     A non-refundable deposit of 20% of the total rental amount must be received to confirm a reservation.

·     Full payment of the rental balance due is required no less than 30 days prior to the check-in date. 

·     A security deposit of $500.00 is also required. The $500.00 security deposit is required with this reservation and we will process a credit card authorization in that amount prior to your arrival. A charge may result for damage to the house, missing contents, excessive cleaning required or for exceeding the number of overnight guests billed for in the reservation

·     Tampering with any equipment in areas locked off from guest use, or adjustment to any thermostat may result in forfeiture of Security deposit and/or subject to an additional fee.

·     Removal or loss of any of the music system components will result in forfeiture of Security Deposit and/or is subject to an additional fee.

 

Cancellations:

·     Cancellations made more than 90 days prior to the check-in date can have the deposit applied to a stay in the same Aloha Condos property within one year of the original check-in date, subject to availability. 

·     Cancellations made less than 90 days prior to the check-in date will forfeit all deposits.

·     Cancellations made less than 30 days prior to the check-in date will forfeit all deposits and rental balance due payments, ie, all payments.  

 

Cleaning Fees:

·     All reservations are subject to a check-out cleaning fee of $325.00.

·     Stays of more than 11 nights have additional interim cleaning fees of  $325.00. For example, if you had reserved the house for 28 nights, you would be charged for three cleanings total - two interim cleanings and one check-out clean.

 

Air Conditioning:

  • Effective to reservations made after 7/15/2013: Air Conditioning not available for reservations made after this date. 

 

 

Pool Safety Policy:

  • There is no lifeguard on duty.
  • You are responsible for pool and spa safety for all members of your group.
  • Be especially vigilant with all children.
  • No running around pool, or diving from sides of pool.
  • Do not use glass or breakable items at pool.  Plastic glasses and plates are available in the kitchen.
  • There is no separate child-proof fencing.
  • Doors to outside areas are not child-proof.
  • Pool and Spa heaters are NOT available.

  • Please respect quiet evening hours of neighborhood.

 

General Policies:

 

·    We allow a maximum of  8 overnight guests.  With more than 6 guests,  an additional fee per additional guest is charged per day.  Falsely representing less guests than are actually staying will result in loss of all deposits and immediate eviction.

·     Please make sure that all keys are left behind at the house. We charge a $50.00 replacement fee for each missing key, as it may require re-keying all locks.

·     No smoking is permitted in our home  and no pets are allowed.

·    STEPS...Single step down to Great Room and out to Lanai from Great Room. Single step from Master Bedroom to Lanai. ·    Garage door does not have electronic eye for automatic reverse. Use caution when opening and closing garage door. Garage door opener is NOT provided. 

 

·     We charge a fee of $15.00 for any missing beach or bath towels upon checkout.

·     Guests shall respect the Keauhou Estates House Rules, which include:

·      Upon initial arrival at Keauhou Estates security gate, you will be asked to complete a form listing the persons in your group, driver's license information for verification and vehicle information. This is part of the community security process. Security is notified prior to your arrival that you are our guests and are asked to provide you a vehicle pass and access to the community.

·    Observing quiet hours from 10:00 pm to 7:00 am.

·    No overnight parking on the street. Parking on the street overnight may be subject to fee.

 ·   Parking for 3-5 cars is available in driveway and garage.

 

 

 

A $500 security deposit is required with this reservation and we will process a credit card authorization in that amount 7 days prior to your arrival. A charge may result for damage to the home, missing contents or for exceeding the number of overnight guests stated at booking. Tampering with any equipment in areas locked off from guest use, or adjustment to any thermostat may result in forteiture of Security Deposit and/or subject to an additional fee. 

The initial reservation deposit is nonrefundable; however if cancellation is made more than 90 days prior to the check-in date, the full initial reservation deposit may be applied to a new reservation in the same home beginning anytime up to one year from the original check-in date (subject to availability).

Full payment of the rental balance due is required 30 days prior to the check-in date.

Check-in time is 3 PM and check-out time is 11 AM.  Please be certain to plan your arrival and departures times accordingly.   An early check-in time or a late check-out time may be available and is subject to a fee.

Cancellation made after the rental balance due payment is made or within 30 days of the check-in date results in loss of all payments.

Hurricane, Tsunami or Storm Policy: No refund will be given unless a mandatory evacuation order has been given by the National Weather Service for Keauhou and the surrounding area.  In the event a mandatory evacuation order is issued we will refund unused portions of rent of a guest currently occupying the property and any advanced rents or deposits collected for a guest that is scheduled to arrive during the evacuation period.

Smoking is strictly prohibited in the home, on the home lanai or in the pool area.  Smoking in these areas will result in full loss of security deposit.

No pets of any kind are allowed.  

Our stay in this home was beyond belief! It is beautifully maintained, with everything working well. Easy to communicate with the owner for any questions. The home is just as advertised, and quite luxurious. Although we only used 3 bedrooms (all quite nice), the "sofa couch" is also a separate room, with it's own bathroom, too! We were in town for Ironman, and it was easy to get into Kailua-Kona for the race and the other events. Loved the quietness of the area, and the security of the gate (with guard). We would definitely rent this home again. It was our fifth year to attend Ironman, and this was our best rental yet, although not the most expensive.

We had an absolutely FANTASTIC stay at Hale Kona. We have had family living in Kona for nearly 15 years, so we're very familiar with the island and have stayed in many different types of accommodations. We would stay here again in a heartbeat. We gave my parents the master bedroom on one side of the house and they loved how much room they had to really "move in" for 10 days (luxurious master bath and amazing walk-in closet space). What a great time our family had recently staying in this gorgeous home. It provided a perfect arrangement and setting to celebrate my wife's 60th birthday. Our grown kids flew in from Los Angeles, Minneapolis and Tokyo (they with our two grandchildren in tow). There was more than enough room for everyone. This home is wonderful for us 4 adults - it was much more house than we needed, but we were so glad we picked it! It is laid out nicely with the great room extending out onto the lanai through sliding pocket doors which open the entire back of the home to the outdoor living space. When we arrived, we were amazed how clean the house was, floors, rooms, bathrooms, fridge, kitchen, appliances and amenities were spotless. Beautiful home with lots of insect wildlife inside and out

This was a beautiful home in a lovely gated community. However, insect control had been neglected and we were battling ants in the kitchen and bathrooms even before we unpacked. They had bug spray under all the sinks and in the garage,and my husband spent the first three mornings and evenings spraying the entire perimeter (outside) and inside. Washing dead ants off the patio and reapplying after it had dried out. There was a mosquito overabundance and the citronella candle buckets outside had been all burned up. Would have been nice to have had a few new ones! (We never went to a store...

We are very disappointed to see this review. This kind of review for our rental properties is one of a kind.
As owner of the home, we take pride in our home and do want our guests to enjoy their stay. We do invite our guests to call us or our local contact with concerns, prior to and/or during their stay. As owner, I was in contact with this guest twice during her stay, the first was in response to her complaints of house being warm upon arrival and, the second later in the week with the first mention of ants. Until this review from this guest, neither our local contact nor I had heard of some of the issues related by this guest in this review. I would like to respond in as factual manner as possible to this review.
No guest prior to this guest or since this guest, has commented, seen or "experienced the wildlife" this guest describes. In fact, our other reviews, emails and comments express quite the opposite of this review.
Insect control has been maintained on a regular basis at the house. Prior to this complaint, no guest has mentioned an issue about ants, mosquitoes, spiders, or cockroaches as mentioned in this review. The spider referred to is most likely a Cane Spider which can be a scary looking spider due to its size, but it is actually quite a helpful arachnid, eating just about any other insect. They are quite timid, but can startle one due to their size and speed of retreat.
We do ask guests to take garbage out of the house to the trash can in the garage regularly, and to the street on pickup days. We ask guests to be sure to wipe counters to discourage any insect activity. Upon the departure of this guest, at the end of their 7 day stay, they left approximately 10 bags of garbage in the driveway, rather than taking the trash can to the curb for pickup that morning. Our cleaner and local contact had to personally remove the garbage from the property. During their stay, there would have been 2 scheduled garbage pickup days ...one midway through their stay and one the morning of their departure.
Pest control was scheduled as soon as possible subsequent to guest complaint. The pest control service found no evidence of ants inside the home, as he looked extensively throughout the home, including inside each cabinet in the house...bathrooms, kitchen, etc.
Without speculating, it is not possible to explain why these guests say they experienced such an ant problem. It is possible due to the exceptionally heavy rains that week, ants may have been driven out of their underground homes. However, no other guest has communicated this kind of problem to us before.
With respect to the steps in the house, our website clearly indicates multiple steps in the home and we do advise all guests to familiarize themselves with the layout of the home and lanai areas due to the multiple levels throughout the home and pool area. Although there are no full flights or half flights of steps...everyone, of all ages and abilities needs to be aware of the steps.
Our website and policies do indicate the pool and spa are not heated. What can be refreshing to some, can be too cold to others. If a heated pool is critical to a guests' stay, a resort is probably more suited to ones needs.
We do ask our guests to contact us, or our local contact, with concerns and we will make every effort to respond accordingly.

Our group of three families (total of 6 adults, a 5 year old, two 3 year olds, and a 2 year old) stayed here for 10 nights with room to spare. There's a master suite with a king bed, a king bedroom, a queen bedroom, a media room with a queen sofa sleeper, plus an office with four keiki mats--lots of room for sleeping. Wow! I can't say enough wonderful things about this spacious, amazing home. The owners spared no expense on upgrades and the property is truly luxurious. The kitchen is generously equipped, the rooms are all spacious and elegant, and every bedroom has its own bath. The master suite is the size of a small house. The home was clean, nicely kept up and in a beautiful gated community with actual security. Very quiet neighborhood. Very pleasant for walks. There was more than ample room for our family of 8. We were contacted by the local manager on the day of arrival to see if we needed anything. Very informative gal that did historic tours of the island. My family and I had a wonderful vacation. The house is absolutely astonishing! The master bathroom in itself, jaw dropping. The owner was very accommodating, and we didn't have to worry about a thing. Kathy George's beautiful home is spacious and the decor outstanding! My favorite thing to do if we got back in time from our day of play was sipping a beverage watching the glowing and radiant sunsets captured between the palm trees from the pool area! We have rented many houses over the years and this home far surpassed them all. This home is in a gated community with very strict security which made us feel very safe. When we arrived there was a welcome basket with Kona Coffee, Pancake mix and bottled water - what a nice touch. The home was immaculate and had everything we needed.
