*** There are multiple sets of  STEPS inside the house and on the pool lanai. Guests should make themselves familiar with where steps are located upon arrival. Single step down to Great Room and out to Lanai from Great Room. Single step from Master Bedroom to Lanai. Hale Kona is a vacation home located in a quiet residential area. Weddings and parties are NOT allowed. Quiet hours, 10pm to 7am are strictly enforced. Security and/or Police may be called if the quiet hours are not respected.

 

Deposit and Payment:

·     A non-refundable deposit of 20% of the total rental amount must be received to confirm a reservation.

·     Full payment of the rental balance due is required no less than 30 days prior to the check-in date. 

·     A security deposit of $500.00 is also required. The $500.00 security deposit is required with this reservation and we will process a credit card authorization in that amount prior to your arrival. A charge may result for damage to the house, missing contents, excessive cleaning required or for exceeding the number of overnight guests billed for in the reservation

·     Tampering with any equipment in areas locked off from guest use, or adjustment to any thermostat may result in forfeiture of Security deposit and/or subject to an additional fee.

·     Removal or loss of any of the music system components will result in forfeiture of Security Deposit and/or is subject to an additional fee.

 

 

Cancellations to Reservation:

·     Cancellations made more than 90 days prior to the check-in date can have the deposit applied to a stay in the same Aloha Condos property within one year of the original check-in date, subject to availability. 

·     Cancellations made less than 90 days prior to the check-in date will forfeit all deposits.

·     Cancellations made less than 30 days prior to the check-in date will forfeit all deposits and rental balance due payments, ie, all payments.  

 

Cleaning Fees:

·     All reservations are subject to a check-out cleaning fee of $325.00.

·     Stays of more than 11 nights have additional interim cleaning fees of  $325.00. For example, if you had reserved the house for 28 nights, you would be charged for three cleanings total - two interim cleanings and one check-out clean.

 

Air Conditioning: Not Available

  • Effective to reservations made after 7/15/2013: Air Conditioning not available for reservations made after this date. 

 

 

Pool Safety Policy:

  • There is no lifeguard on duty.
  • You are responsible for pool and spa safety for all members of your group.
  • Be especially vigilant with all children.
  • No running around pool, or diving from sides of pool.
  • Do not use glass or breakable items at pool.  Plastic glasses and plates are available in the kitchen.
  • There is no separate child-proof fencing.
  • Doors to outside areas are not child-proof.
  • Pool and Spa heaters are NOT available.

  • Please respect quiet evening hours of neighborhood.

 

General Policies:

 

·    We allow a maximum of  8 overnight guests.  With more than 6 guests,  an additional fee per additional guest is charged per day.  Falsely representing less guests than are actually staying will result in loss of all deposits and immediate eviction.

·     Please make sure that all keys are left behind at the house. We charge a $50.00 replacement fee for each missing key, as it may require re-keying all locks.

·     No smoking is permitted in our home  and no pets are allowed.

·    STEPS...Single step down to Great Room and out to Lanai from Great Room. Single step from Master Bedroom to Lanai. ·    Garage door does not have electronic eye for automatic reverse. Use caution when opening and closing garage door. Garage door opener is NOT provided. 

 

·     We charge a fee of $15.00 for any missing beach or bath towels upon checkout.

    

Guests shall respect the Keauhou Estates House Community Rules, which include:

·      Upon initial arrival at Keauhou Estates security gate, you will be asked to complete a form listing the persons in your group, driver's license information for verification and vehicle information. This is part of the community security process. Security is notified prior to your arrival that you are our guests and are asked to provide you a vehicle pass and access to the community.

·    Observing quiet hours from 10:00pm to 7:00am.

·    No overnight parking on the street. Parking on the street overnight may be subject to fee.

 ·   Parking for 3-5 cars is available in driveway and garage.

 

A $500 security deposit is required with this reservation and we will process a credit card authorization in that amount 7 days prior to your arrival. A charge may result for damage to the home, missing contents or for exceeding the number of overnight guests stated at booking. Tampering with any equipment in areas locked off from guest use, or adjustment to any thermostat may result in forteiture of Security Deposit and/or subject to an additional fee. 

The initial reservation deposit is nonrefundable; however if cancellation is made more than 90 days prior to the check-in date, the full initial reservation deposit may be applied to a new reservation in the same home beginning anytime up to one year from the original check-in date (subject to availability).

Full payment of the rental balance due is required 30 days prior to the check-in date.

Check-in time is 3 PM and check-out time is 11 AM.  Please be certain to plan your arrival and departures times accordingly.   An early check-in time or a late check-out time may be available and is subject to a fee.

Cancellation made after the rental balance due payment is made or within 30 days of the check-in date results in loss of all payments.

Hurricane, Tsunami or Storm Policy: No refund will be given unless a mandatory evacuation order has been given by the National Weather Service for Keauhou and the surrounding area.  In the event a mandatory evacuation order is issued we will refund unused portions of rent of a guest currently occupying the property and any advanced rents or deposits collected for a guest that is scheduled to arrive during the evacuation period.

Smoking is strictly prohibited in the home, on the home lanai or in the pool area.  Smoking in these areas will result in full loss of security deposit.

No pets of any kind are allowed.
