A beautiful view and a very nice condo. Comfortable and accomodating. Lovely view and sounds from the ocean. Excellent value. Furnishings were a little tired, worn and spotted. Could have been a bit cleaner.

  Lovely view, nice resort, condo a bit 'tired'

Our family (2 adults, 2 children, 1 grandma) stayed at this easy to find unit, well located for exploring the Kona side of Hawaii. The resort had a nice pool and lovely grounds. This ground floor condo lacks privacy in the master and lounge, with sliding doors directly onto the lanai; both sliding screens to both doors were rickety and almost off their tracks and could not be locked, hence it was hot in the condo at night. Lack of aircond (which we don't mind) means the ceiling fans are permanently on - given the low ceiling height, one has to be careful. Little overhead lighting in the condo (lots of lamps however) made reading and dressing, packing etc at night quite challenging. The second bedroom window was almost impossible to open, with torn flyscreens and tired curtains. The lighting in this room was particularly poor, with only one dull lamp and tiny wall-mounted tiny spotlight. Night in this room was certainly a challenge. Both bathrooms were 'tired', with peeling paint and an almost unclean air, although they were clean. The kitchen utensils, crockery etc were mismatched and sticky, which necessitated us washing everything before use in the ancient dishwasher. The cupboard doors were sticky; we cleaned these and noted all the cockroach baits in the cupboards. The fridge made a horrendous noise. We did, however, find the equipment we needed to self-cater. On the whole we felt the unit needed a good makeover and repaint/refit in bathrooms, the second bedroom and kitchen. Kim, the owner, provided info for the unit; a welcome fruit basket was a nice touch, and his agent left a message welcoming us; the unit was well equipped and homely (no boogie boards however, and a clothes horse would be useful given there is nowhere to hang wet beach towels except over the lanai chairs), but it just did not compare with the other properties we chose for our three weeks in the Hawaiian islands. The view and the location was great.

Normally if I know of any problems with my condo I will take steps to take care of them promptly. I do have local people to take care of these things. However I believe most items mentioned are not compatible with what I know and with feedback I've received from my Contact person and other reviews. So with that in mind I would like to address the issues mentioned. Also I have talked to my Contact person, Allen, about these issues and he has reported to me the state of the condo and the items mentioned in the review after these Guests left, (which is what he normally does between Guests). My condo's building, as the end building in the gated complex, is very private with very little foot traffic anywhere near my unit; the screen doors do in fact move OK and they do lock; I do have 6 boogie boards (in the second bedroom closet); I have 3 lamps in the second bedroom; the bug screens are not damaged and there is a large window that is easy to move and with curtains that are only 3 1/2 years old--how much more light is necessary? The condo was built in the early 80s but is kept up really well and in near perfect condition, (many other reviews have stated how nice it is); there is some peeling paint about the size of a quarter at the top of the wall in the second bathroom tub enclosure and I will have that touched up soon; the newer refrigerator is not noticeably noisy to myself or others that I have talked to; the dishwasher is about 6-7 years old and is good condition (how many people replace appliances that are working well and that new?); Hawaii is a tropical location thus bugs are more of an issue that found in non-tropical areas, that is why some bug traps can be seen in some areas in the condo. Also the condo is sprayed for bugs on the inside once a month and on the outside every 3 months, and as a result, fewer bugs are seen in and around the condo than in other homes/condos on the island; no AC units are allowed in the condos in the complex. However between the ceiling fans and the breeze coming through the condo when the windows are open, it is very pleasant in my opinion; the condo ceilings are a normal 8 foot height as dictated by the construction at the time. Most of the ceiling fans are over tables or beds and those that aren't are not so low as to be a collision hazard--I'm 6'1" and have never had an issue with that; my cleaning person is very thorough and my contact person also checks her work, so if something is amiss then it is dealt with immediately; it is stated in the guide that wet beach towels are not supposed to be hung up but shaken off and dried in my clothes dryer. They are especially not supposed to be hung to dry in my condo; my condo has many lamps and lights in all the rooms and lighting has never been an issue with myself or others. Even though this review received 4 stars, I do not understand most of the comments with many being incorrect, but suggest anybody reading this go to other reviews posted below.   Excellent location on the ocean and found it clean and well furn

We found the condo very clean and inviting upon arrival. we appreciated the fruit basket and the new doors on the lanai. The condo had cleaning supplies and an introduction to the community amenities. We appreciated the amenities and the lovely ocean view. The sunsets were spectacular and we took many pictures. The linai is very close to the ocean and has lovely furniture that allows one to enjoy the view in comfort. The location is ideal.

Very nice, clean, and roomy condo, with indoor and outdoor eating areas. Easily will sleep 4-6. New washer and dryer. Easy 10 min. walk to beach, restaurants and shopping. It is a few miles south of Kailua-Kona, but you are out of that congested area, unless you want to drive in. And on out last day, we did see a group of dolphins swimming outside our patio. Owner has left snorkeling equipment and other beach accessories. Condo part of secluded and private group of townhomes, off main road. Alii Drive has lanes to bike, run, or walk. Very relaxing stay.

  Exxcellent

Booked online and recived plenty of emails regarding billing and directions from the airport. On arrival the instructions were clear on how to enter the gated resort of the Surf and Racquet Club. Entering the house we were awe struck with the size and facilities of the condo. The Owners kindly had local fruit and coffee out for us to sample - delicious! Up the road is a supermarket, which we raided for food and alcohol on the first day. The owners resort representative turned up to say hello and ask us if we had any needs/issues, which was good as well. Facilities in the condo were excellent, new laundry equipment, large fridge/freezer, dish washer, and wireless internet. I would happily stay at this condo again if (when!) were turn to Hawaii. That said, we did mainly use this place as a base camp for heading out all over the island. If you plan to just stay in the and around condo/resort, I would recommend a condo which is raised up off the ground floor - a better veiw of the ocean that way!

  This is a very enjoyable, well equipped condo in a great locatio

Waves crashing, kayaks galore, ships in view, and dolphins jumping; we loved the view from the lanai. This condo is well equipped with everything we needed and more. We also enjoyed the swimming pool every evening after our daily activities of shopping, dining, and diving/snorkeling with manta-rays and turtles. Next door to the golf course, the location is quiet and relaxing, but close enough for easy access to all shopping, dining, and land and water sports. We will definitely return.

  Keauhou Kona Surf and Racquet Club Condo 5-103

Wonderful ocean front condo next to a golf course. Master bedroom, guest bedroom with 2 single beds, dining area, living room, full kitchen. Lots of space including outdoor lanai. You can't swim out front as the "beach" is a stack of lava chunks but there are beaches close by or a pool in the complex. Fans are used to cool the unit and as it is on the ground floor, the units above tend to insulate it. Parking is close by the side of the 12 plex unit. The owner was very pleasant and easy to deal with. There are a couple of blowholes 100 yards south that are easily accessible. You can get very close to them, close enough to get soaked!

  Great Sunset Views, Fantastic Condo

We loved every aspect of this condo for our four-night stay. There was a welcome basket with some fruit and Kona coffee, both of which we enjoyed. The local contact person was quite friendly and responsive to our phone questions. The kitchen had the pots-n-pans and dinnerware we needed for our meals. On the ocean-facing lanai we enjoyed extended breakfasts and amazing sunset views. Overall we had a fantastic time in this condo.

  Good view, Good supplies, Good location, but 1 soft mattress

I loved this place. The condo itself has 2 bedrooms and 2 baths and 2 TVs. I really appreciated the many tools, kitchenware, and household supplies that were available. The floor plan made me feel like I was living in a house. And the large patio had fans and lights. And the fruit basket with a coffee sampling was a nice gift!

  Big Island 5-103

Location, location, location. Hey...it's everything. And this condo has a wonderful location. Incredible sunsets, whale watching, boats, paddlers, surf, and so very quiet, except for the surf, which lulls you to sleep. The unit is quite nicely appointed with almost everything you would need, and for the most part is quite comfortable. I do feel as if the living room furniture is getting a bit tired, but considering the location... Additionally, the closest grill is on the far side of the parking lot, which is already a bit removed from the front door. But, with drink in hand we managed. The condo complex is very conveniently located with grocery and shopping very close by, and downtown Kona is only a 15 minute drive, or trolley ride away. In summary...we really enjoyed it.

I do appreciate the many positives from all the reviews and am always looking for ways to improve my service and help my guests. With this in mind, I'd like to make a suggestion about doing BBQs. The KKSRC complex does not allow individual home owners to have BBQs at their units. However, they have placed grills near all the buildings (e.g. at the end of my parking lot) and they have built a large beautifully landscaped and well equipped covered BBQ complex just my side of the tennis courts, an easy walk. It has 2 separate grills, water & sink and a grass covered volleyball court next to it. After a day of deep sea fishing, I have gathered there many times with family and friends for fresh caught BBQ'd ocean delicacies--really a beautiful place for a BBQ. As far as the living room furniture goes, there is a large couch but it is in excellent condition and it has a queen size pull out bed built into it, so would prefer not to have to replace it in the near future.   Girls Getaway

The condo was very clean and when I went to the kitchen there was a gift basket full of island fruits, coffee etc. The note in the basket gave us the name and contact number if we had any problems at the condo. What a nice surprise. Beds are very comfortable. The area is very quiet where the condo is situated except for the waves hitting the shore at night can be very loud. The condo is very close to the ocean so if you are a light sleeper I would not recommend staying here. All I can say is us girls had a wonderful time.

  Awesome Christmas vacation 2011

We were a family of seven adults for ten days. Awesome location and ample space for this many adults. Condo was very well stocked with all we needed from kitchen items to sheets and towels. Really great to have beach towels. New red LG washer and dryer in unit was fabulous! Really great to be able to walk outside and enjoy the waves beating against the rocks, watching the dolphins and people in the water and the sunset was to die for. A car is needed to go anywhere, A small wall was close by with a grocery store, drug store and various small eating places. The quietness of the area was very peaceful and easy to get to the pool and small Beacjh within walking distance. We really have no complaints about this unit and will highly recommend it to our friends and will stay there again if we return to Kona.

  Great Vacation!

This was our 6th vacation in Hawaii though our first time on the "Big Island." We couldn't have asked for a better resort/condo to stay. Will definitely stay here again on a return trip (Loved Kona). This condo is ocean-front with a view that doesn't disappoint. Condo supplied with all items necessary for a good time. I didn't notice anything the owners missed.   Beautiful Sunsets - can't beat the value

Great value in Kona at this condo. The owner is very responsive to email, and willing to address any concerns you may have. They left a beautiful fruit basket for us to welcome us to the island. Beach toys in good shape at the unit. The kitchen is in adequate shape, with Bbqs available on site, and a KTa grocery with excellent meats and great deals on fresh fish just up the hill. Beautiful sunsets from this unit, and you occaisionally will see dolphins playing outside. Always see outriggers practicing in the morning, and I'm sure you will have whales in season. The one complaint about the unit is the thickness of the ceiling where you can hear the people in the unit above walking around...but otherwise the value for a 2 bedroom with ocean view is incredible!

As the Owner of the condo, I have never noticed any unusual (or any for that matter) walking noise from people above my unit and have never received any feedback from other guests concerning this. However, I'm sure it is possible from time to time to notice this, but this is normal for any condo, hotel or motel that has a unit above. I'm sure the advantage of a ground floor unit far exceeds an occasional walking noise from above. From start to finish the service was incredible. We were informed in advance what was expected of us, given directions, access codes and charges. When we arrived we were greeted with fresh fruit, jams, and coffee for the next morning. So we watched the sunset.The condo was on the shoreline, tidy, clean and spacious, filled with all the amenities of home with some bonus toys for snorkeling, beaching or just hanging out. Located a short walk from a shopping center. Car rental mandatory to see the diversity of the island but nice to come back to a quiet, clean condo to watch the sunset .

  Comfortable Condo

  This place is a gem!

We were spoiled with a marvelous week looking out over the Pacific (including seeing whales) from our lanai with sunsets to die for and the mesmerizing sound of the the surf. 5-103 was truly a splendid "home" where we found every amenity to enhance our stay. The worst part about our lovely condo was leaving. Mahalo to the Spitz family for offering their wonderful "Place of Refuge" to us.

  Great sunsets and whale watching from the Lanai.

My wife and I and our friends had a great time. The condo was comfortable and affordable. There was boogie boards and snorkel equipment in the condo for your use. We were able to relax on the lanai and watch as the sunset goes down and the whales played. The Owner was extremely helpful throughout the process. I would highly recommend this condo to anybody that wishes to come to the Big Island

  Great location for Ocean Views

Large roomy condo with great location for ocean viewing. There is no beach access since the shoreline here is large lava boulders and cliffs. There is a great State Park beach just minutes away for swimming, snorkeling, sunning, etc.

My web page does indicate what the area in front of my condo looks like. The big advantage of no sand beach in front of the condo's lanai is that you will have more privacy, and the only noise you will hear will be the gentle pounding of the surf on the rocks. In addition, just about 100 yards to the left of the condo, at the edge of the golf course, you can find a natural lava blow hole. So all told, I feel it is an advantage not to have to deal with all the foot traffic, potential problems and noise a condo front sand beach would bring. My condo is uniquely located by being surrounded by the golf course and ocean to allow for maximum privacy, relaxation and great views of the ocean, sea life and cruise ships as they come and go from the distant town of Kailua-Kona. As mentioned in this review, there is a nearly by sand beach about a 10 minute walk away that has some of the best snorkeling etc for miles in any direction.   Great value and wonderful views!

We rented this condo the last 2 weeks of January. This was a time of very high waves and it was amazing to see them crashing against the sea wall...right by our condo. This condo was squeaky clean and nicely furnished. A real bargain for the price. We were treated very well by the owner...he kept in touch with us the entire trip to make sure we were happy. The condo is close to the town of Kona and very close to a nearby shopping center. A very convenient location to go both directions...to the volcano and to tour the "high rent" hotels. We had been in this condo community previously and would stay there again. Mahalo for sharing your great place!

Really nice beaches just a tiny walk away. We had a great time. Manager seemed pretty nice. :) Hard place to leave. Really want to go back.

  Fantastic! The best vacation!!

It was probably the best vacation we've had in ages!!! The condo was spacious, which was great as we have three teenagers, and we didn't feel like we were falling over each other. I absolutely adored the sound of the ocean at nights and sitting on the lanai very early in the morning having breakfast. We were within short walking distance to Kahaluu Beach Park as we loved the snorkeling there and it was great being provided with boogie boards and snorkel gear so we didn't have to buy those items. Shopping was close by too. With all the fabulous beaches and exciting things to do, we regrettably ran out of time to try out the tennis courts. Our only complaint is that our time was too short there and we can only dream of getting back as soon as possible!

  Nice condo with extras

Spacious 2 bedroom condo directly at the ocean, only the sand beach is missing in front of the door. But nice beach close by. We found a lot of extras (cooler, snorkel gear, boogie boards, ...) in the closets that made our stay very comfortable. Kitchen fully equipped. Grocery store and restaurants nearby. Pool and barbecues available, but we never used it.

  Great location and amenities

We really appreciated the waterfront view and ground floor location. There were lots of water "toys" for us to use. The grounds were lovely, lots of birds and flowers. The ancient ruins on the site were a bonus. The proximity to Kahaluu Beach was great for snorkeling. The kitchen was a little dated and the smell from the sink was not good. The gift basket for the first morning was really appreciated.

As the Owner of the condo, I always make sure it is in top condition for my guests. The condo is checked by my contact person and cleaned for 3-4 hours by the cleaning person upon guest departure, and is additionally checked again before the next guest arrives. If anything is not perfect, out of place, smells bad etc it will be detected before the next guest arrives. Contacting my cleaning person and contact person did confirm these facts. Sometimes it is possible, while a guest is staying at the condo that things may happen to cause something to be not be quite right. For this reason, I have paid a local contact person to always be available by phone for the guests to take care of any problems that may arise. Please contact this person, whose name and contact number is listed in the condo, and is additionally sent by email to my guests before arrival, if any problems should arise. I'm not sure what" dated" Kitchen refers to, but I can state that the kitchen has been recently updated to include all new major and small appliances, resealed kitchen cabinets, a new state-of -the -art brushed nickel sink faucet, paint etc. The kitchen counter top is tile and not granite, so maybe this is "dated" to some people. However I do know that the kitchens in many new homes on the mainland are still installed with tile. Also, please keep in mind the kitchen photo on the web site in older (October 2009) and does not reflect the current state (many updates in April 2010). Aloha, Kim Spitze

  Great place to stay on the Big Island!

My wife, three daughters, and I stayed in KKSRC Condo 5-103 for a week in April and would definitely stay here again on a future visit. With the off-season rate, we were able to stay in this beautiful, 2 Br oceanside condo for little more than a room in a typical chain hotel on the mainland. The condo was clean and comfortable with beds for 3 people in the second bedroom (fifth person didn't have to stay on a hide-a-bed). The unit is ground floor and right next to the ocean. We ate our meals at the table on the lanai to the sound of waves crashing on the rocks. The kitchen was equipped with everything we needed for the cooking we did. A gift basket from a local vendor was a nice touch. The condo includes coolers for your day trips, beach chairs and towels, a couple boogie boards, a couple sets of snorkeling gear - we pretty much just had to provide food. The condo is just a minute or two away from a shopping center with a grocery and a drug store, which is very convenient. Also, it is located just a minute from Kahaluu Beach Park, which has great snorkeling. We saw more variety of fish here than on our snorkeling expedition. Communication from the owners was great, from clear information regarding billing and policies to the instructions for getting into the unit. As I said in the title, a great place to stay on the big island.

  Fabulous View

This has to be one of the best views on the Kona coast for a very reasonable price. The owner has gone to great lengths to offer amenities for the guests, providing beach towels, snorkels, tennis rackets, boogie boards and more. No longer do we have to stuff these toys in our luggage. The condo is well furnished, even with a washer and dryer and excellently maintained. Everything worked. We especially enjoyed the lanai where we ate our meals with the million-dollar view. We will be back!!!

  beautiful setting

Condo 5-103 was a wonderful experience. It was well equipped with many needed items such as beach equipment, dishes, towels, etc. and had 3 TV's as well as great wireless internet. The only thing preventing me from rating it 5 stars is the dated condition of some of the condo. The second bathroom needed some work,the kitchen was a little dated, we had issues with the vertical blinds. However, it was clean and well stocked, as well as having an excellent location so we over-looked those minor issues. All in all I would very much recommend this condo to others.

We are always trying to keep our condo in the best condition possible for our guests. So per some suggestions, just did some renovations to the condo that have included some updates to the kitchen, including a new ceramic top range. I have also installed new easy to use bamboo blinds for the master bedroom and living room and added a paddle style ceiling fan/light in the lanai, plus many other fixes and improvements (including a spotting scope for the guest's enjoyment).   A home away from home in paradise

Absolutely perfect! The condo was COMPLETELY stocked and in a most private location. The grounds staff was so helpful and kind and did a great job keeping everything lush and beautiful. The condo was so inviting and comfortable for our family (3 adults & 3 young children). But it would also make a very romantic escape, minus the kids. We rarely return to the same place twice so that we can experience new places. This is one exception. With out a doubt we would go back again and again. Listening to the surf lull you to sleep and watching whales from the lanai were just two of the many incredible things we enjoyed here. They had everything you would at home from beach and snorkel gear to office supplies and laundry dryer sheets, it's all here! We really appreciated the welcome basket, it was nice to have local farmers market items like fresh fruits and muffins to hold us over until we could get to the store. If you are considering staying here, go for it, you won't be disappointed. Check out the blowholes along the shore just a minute walk towards the golf course, during high tide the water really shoots up!

  Great Location and Unit!

We really liked the unit. It was clean and comfortable and felt like our own place for our stay. The gear available was really helpful and we utilized all of it. I would definitely recommend this unit to friends. Nice quiet location and complex.

  Charm, class and convenience

First trip to Kona,and we were extremely pleased with the condo and its location. The resort is beautifully maintained, the pool large,great courts. Grocery shopping is minutes away. The suite is large, clean ,well-equiped and nicely furnished, Main floor opening out to the ocean if fabulous. Directions re access was very well done and communication with management easy and prompt.

  Holiday 2009

It was a very pleasant experience in condo 5-103. The rental process was realy easy. As we were commimg from Austria which means a 20 hour flight, it was important for us to find everything perfect immediately, and it was. . Very clean, comfortable, spacious, and well equipped.The only noise you get to hear are the ocean waves breaking just a few meters away. Even with three children age 12,12 and 16 the condo offered enough space. The swimming pool was very nice and the nearby snorkelbeach was perfect. We highly recommend this condo. Even if it's a long flight we are planning our return already.

  good value, clean unit

We stayed for two nights in this very nice end unit with the ocean just across the walkway. It's a bit out of town and the parking is about 75 yards from the door, but it easily accomodated two couples, was nice and clean, and the management company was most helpful. There was somebody parking in our parking space when we arrived, but they took care of it right away and we had no other problems at all. We did not use the tennis courts, but they looked as if they were well maintained. I would not hesitate to recommend this place.
