Deposit and Payment:

* A non-refundable deposit of 20% of the total rental amount must be received to confirm a reservation.

* Full payment of the rental balance due is required no less than 30 days prior to the check-in date.

* A security deposit of $250.00 is required as an "authorization" only.  There is NO actual, in-advance charge to your credit card.  The system will run an "authorization only" request approximately 7 days prior to the scheduled arrival date.  Again, this authorization does not place a charge on your credit card.  Instead, the authorization permits a later charge (after check-out) should there be damages to the condo or contents, missing contents, excessive cleaning required after checkout or for exceeding the maximum number of overnight guests, or violations of policies.  If there are no damages or policy violations, there will normally be no actual damage deposit charges either before or after your stay.

Cancellations (to include reduction of reservation dates):

* Cancellations made more than 60 days prior to the check-in date can have the deposit applied to a stay at the same Aloha Condos property within one year of the original check-in date.

* Cancellations made less than 60 days prior to the check-in date will forfeit all deposits. 

* Cancellations made less than 30 days prior to the check-in date will forfeit all deposits and rental balance due payments. 

Cleaning Fees:

* All reservations are subject to a check-out cleaning fee of $150.00.

* Stays of more than 9 days have additional interim cleaning fees of $150.00 for every nine days.  For example, if you had reserved the condo for 26 days, you would be charged for three cleanings total - two interim cleanings and one check-out clean.


* Check-In Time is at 3:00 PM.  

* Checkout Time is at 11:00 AM.

We cannot accommodate earlier check-ins or check-outs because we often have parties departing and arriving on the same day.

General Policies:

* Please make sure that all keys are left behind at the condo. We charge a $25.00 replacement fee for each lost key. 

* Please make sure that the gate proximity card is left behind at the condo.  We charge a $75.00 replacement fee for each lost card.

* We charge a fee of $15.00 for any missing bath towels upon checkout.

* All condos are non-smoking units.  If evidence of smoking is found, damage or cleanup costs, including, but not limited to stains, burns, odors, and removal of debris, will be charged to the credit card provided to secure this reservation. All occupants will leave the Premises immediately and forfeit any security deposit.

* Pets are not allowed in any unit.

* We allow a maximum of four overnight guests.  The website quoted rate per night is for a maximum of 4 guests.   

* No personal property of the occupants or any of their guests is insured by the property owner against loss or damage. Owner does not insure against personal injury to occupants or their guests for any reason other than the condition of the Premises.  Occcupants agree to carry insurance to protect themselves, their guests, and their personal property from any loss, damage, or injury. Occupants and their guests agree to use property at their own risk and indemnify and hold harmless the owner from any and all liability in regard to their use of property.

*Should this unit become unavailable for reasons beyond the Owner’s control, occupants may receive a full refund for any time left unused under this Agreement.

We have enjoyed our vacation so much. This is our second time to stay this condo, so we knew how confortable staying here. We MUST book this condo for our next vacation ASAP, because it is so popular. Thank you Steve and Can.

Great Stay!

My family stay was great! I loved the lanai and took coffee there every morning and a glass of wine every night. It was very relaxing having the sound of the surf with us all day long. The beds were comfortable, the bathrooms clean - however there is a shortage of towels, only one per person for the entire week so we did a lot of laundry. The condo was close to everything - grocery, snorkeling, beaches, movies, dining. The only issue I had was a personal one for me. I love to cook and found that the kitchen was not well stocked with some basics - knives that would not cut, cutting boards that were difficult to clean due to age, and limited pans to cook in. This may not be a problem for others though.

I did purchase and leave behind an inexpensive knife set and new cutting boards.

Overall it was a lovely place to stay.

Beautiful condo. Spacious, clean and comfortable throughout. Great view of rocky shoreline and the nearby golf course off of large lanai . Close to shopping center and other towns on Kailua-Kona side of island. Wish you could walk to nearby sandy beach to swim, but other than that, amazing place to stay. Note: The floors have a lot of flex and you hear the people above you walking/stomping with every step. We made sure to walk quietly as to not disturb the neighbors below.

This condo was beautiful with a spectacular view. It was neat, well decorated, and very clean. The only downside was the loud footsteps from the tenants in the unit above ours, but the condo owner cannot control how heavy the steppers are of the vacationers in the unit above. Their visit and ours only overlapped by 3 days, and we got used to them. Otherwise, the condo owner was easy to work with, and his instructions were very clear. Would definitely sign up with him again if we were to visit Hawaii again.
