Policies

Deposit and Payment:

* A non-refundable deposit of 20% of the total rental amount must be received to confirm a reservation.

* Full payment of the rental balance due is required no less than 30 days prior to the check-in date.

* A security deposit of $300.00 is required as an "authorization" only.  There is NO actual, in-advance charge to your credit card.  The system will run an "authorization only" request approximately 7 days prior to the scheduled arrival date.  Again, this authorization does not place a charge on your credit card.  Instead, the authorization permits a later charge (after check-out) should there be damages to the condo or contents, missing contents, excessive cleaning required after checkout or for exceeding the maximum number of overnight guests, or violations of policies.  If there are no damages or policy violations, there will normally be no actual damage deposit charges either before or after your stay.

Cancellations (to include reduction of reservation dates):

* Cancellations made more than 60 days prior to the check-in date can have the deposit applied to a stay at the same Aloha Condos property within one year of the original check-in date.

* Cancellations made less than 60 days prior to the check-in date will forfeit all deposits. 

* Cancellations made less than 30 days prior to the check-in date will forfeit all deposits and rental balance due payments. 

Cleaning Fees:

* All reservations are subject to a check-out cleaning fee of $160.00.

* Stays of more than 9 days have additional interim cleaning fees of $160.00 for every nine days.  For example, if you had reserved the condo for 26 days, you would be charged for three cleanings total - two interim cleanings and one check-out clean.

Check-In/Checkout:

* Check-In Time is at 3:00 PM.  

* Checkout Time is at 11:00 AM.

We cannot accommodate earlier check-ins or check-outs because we often have parties departing and arriving on the same day.

General Policies:

* Please make sure that all keys are left behind at the condo. We charge a $100.00 replacement fee for each lost key. 

* Please make sure that the gate proximity card is left behind at the condo.  We charge a $75.00 replacement fee for each lost card.

* We charge a fee of $15.00 for any missing bath towels upon checkout.

* All condos are non-smoking units.  If evidence of smoking is found, damage or cleanup costs, including, but not limited to stains, burns, odors, and removal of debris, will be charged to the credit card provided to secure this reservation. All occupants will leave the Premises immediately and forfeit any security deposit.

* Pets are not allowed in any unit.

* We allow a maximum of four overnight guests.  The website quoted rate per night is for a maximum of 4 guests.   

* No personal property of the occupants or any of their guests is insured by the property owner against loss or damage. Owner does not insure against personal injury to occupants or their guests for any reason other than the condition of the Premises.  Occcupants agree to carry insurance to protect themselves, their guests, and their personal property from any loss, damage, or injury. Occupants and their guests agree to use property at their own risk and indemnify and hold harmless the owner from any and all liability in regard to their use of property.

*Should this unit become unavailable for reasons beyond the Owner’s control, occupants may receive a full refund for any time left unused under this Agreement.

We stayed in 2-203 and had a beautiful view. All our needs were met and we loved the grounds. The tennis courts and pool were well maintained and the condo was clean and comfortable. We would definitely re-book this condo

Though this unit is not the most luxurious and upgraded place to stay, it is a great value for the price and has everything you need for a comfortable and enjoyable stay. There are some very minor maintenance issues that could be addressed, but overall we would book this condo again. The owner was responsive and accessible, and the rate leaves plenty of funds for enjoying the Kona Coast. The location of the condos and the view from the second floor deck makes it all worthwhile. If they could only get the homeowners to put in a spa by the pool...For a great deal, book this place.

Condo 2-203 - Beautiful Condo!

My family and I have stayed several different times now at the Keauhou Kona Surf and Racquet Club property, in various buildings...this was the first time in Building 2 right on the shoreline.

The condo is very nice, clean and well kept. The view is amazing! Sleeping to the sound of waves crashing just a few steps away is incredible.

I had 2 minor issues: the sheers don't afford ANY privacy, so when you go to bed and get up in the morning, watch out, you're on display:) There's no hiding behind the drapes! Also, the lack of air conditioning was okay with my wife and I...we were out all day and by the time we returned and had dinner around 7 or 8, the condo was cooling off and was comfortable for sleeping, with the fans going. We had one still windless night where it was a little hot for sleeping, but by morning it was fine.

The grounds are great and the tennis courts are top-notch, the pool was just redone and felt great. This place is conveniently located with stores nearby, yet out of the downtown hustle...and this condo is very nice and relaxing:)
