Deposit and Payment

• A Non-refundable deposit of 20% of the total rental amount must be received to confirm a reservation
• Full payment of the rental balance due is required no less than 30 days prior to the checkin date.
• A security deposit of $250 (or $500 depending on dates) is also required and will be authorized on your credit card 7 days prior to arrival. A charge may result for damage to the condo, missing contents, keys, or for exceeding the maximum number of allowed overnight guests.

Cancellations and refunds

• Reservation deposit is non-refundable
• Cancellations made more than 60 days prior to the checkin date can have the deposit applied to a stay at the same Aloha Condos property within one year of the original checkin date.
• Cancellations made less than 60 days prior to checkin will forfeit all deposits
• Cancellations made less than 30 days prior to checkin will forfeit all deposits and rental balance due payments
• Weather and extreme environmental events policy: No refund will be given unless a “mandatory evacuation order” has been given by the County of Hawaii for Keauhou and the surrounding area. In the event a mandatory evacuation order is issued we will refund unused portions of rent of a guest currently occupying the property and any advanced rents or deposits collected for a guest that is scheduled to arrive during the extreme environmental event period.
• The county of Hawaii mandates during times of high surf and storm surge that resort management install storm barriers on the lanai. Although rare, this process will block use and view of the area in front of the lanai. We can neither prevent nor predict these occasions. As such, no refund can be given for days the barriers are up.
  

Cleaning Fees

• All stays have a checkout cleaning fee. Stays of more than 12 days have additional mandatory interim cleaning fees. For example, if you had reserved the condo for 28 days, there would be two interim cleanings during your stay. One on the 10th day and one on the 20th day, as well as the checkout cleaning after you checkout.
• There is a $25/hour charge for excessive cleaning, beyond standard checkout cleaning. 

Checkin and Checkout Times

• Checkin time is 4pm or after. As we often have guests departing the day you arrive we cannot allow early checkin or storage of luggage before 4pm on the day of arrival.
• Checkout time is 11am. As we often have guests arriving the day you checkout we cannot allow late checkout and have no place to store luggage. Consider renting an extra night if you have a late flight out.
• If early checkin or late checkout is needed please plan accordingly. Contact your reservationist to reserve your unit for early checkin/late checkout.

General Policies

• Smoking is strictly prohibited in the condo or on the condo lanai and doing so will result in full loss of security deposit. 
• No pets of any kind are allowed in the condo or on the condo lanai.
• Make sure that all keys are left behind at the condo. We charge a $50 replacement fee for each key not left in the condo.
• We allow a maximum of six overnight guests in the condo
• We charge a fee of $15 for any missing beach or bath towels upon checkout.
• We charge a fee of $10 for any missing parking permits
• Please do not feed the birds from the lanai.
