• Deposits
  • A Non-refundable deposit of 20% of the total rental amount must be received to confirm a reservation.
  • A security deposit of $250 is also required and will be authorized (authorization only) on your credit card 7 days prior to arrival. A charge may result for damage to the condo, missing contents, keys, or for exceeding the maximum number of allowed overnight guests. Any damages that total more than $250 will be itemized and settled separately.
• Payment: Full payment of the rental-balance-due is required no less than 30 days prior to the check-in date.

• Reservation deposit is non-refundable
• Cancellations deposits:
  • 60 days or more: cancellations made more than 60 days prior to the check-in date may have the deposit applied to a stay within one year of the original check-in date at the same Aloha Condos property.
  • Less than 60 days:cancellations made less than 60 days prior to check-in will forfeit all deposits
  • Less than 30 days:  cancellations made less than 30 days prior to checkin will forfeit all deposits and rental balance due payments.

Hurricane or Storm Policies

• Hurrican or Storm Policy:  No refund will be given unless a "mandatory evacuation order" has been given by the National Weather Service for the Keauhou and the surrounding area.  In the event of a mandatory evacuation order is issued, we will refund unused portions of rent of a guest currently occupying the property and any advanced rents or deposits collected for a guest that is scheduled to arrive during Hurricane Warning period.

• All stays have a check-out cleaning fee of $150. 
• Stays of more than 12 days have additional mandatory interim cleaning fees of $150. For example, if you reserved the condo for 28 days, there would be two interim cleanings during your stay. One on the 12th day and one on the 24th day, as well as the check-out cleaning upon departure.
• Potential extra fee: There is a $25/hour charge for excessive cleaning beyond the standard check-out cleaning.

• Check in time is 3 p.m. or after.
  • As we often have guests departing the day you arrive, we cannot allow early check-in or storage of luggage in the room before 3 pm on the day of arrival. 
• Check out time is 11 a.m. or earlier.
  • As we often have guests arriving the day you checkout and only in-room luggage storage, we cannot allow late checkout. Consider renting an extra night if you have a late flight out. You will be charged a late checkout fee for any time past check out still occupied. Contact your local contact immediately if your departure may be delayed.
• Early check in/Late check out fee:
  • If the condo does not have a booking prior to your stay, you may request an early check in, the fee is a half day rate, the earliest you may check in is 8 am.
  • If the condo does not have a booking following your stay, you may request a late check out, the fee is a half day rate, the latest you may check out is 8 pm.

 General Policies

• Please report missing, broken, or damaged items immediately to local contact Leslie Charpentier at 808-646-1095.
• Car permit Please report to the check-in office to obtain a vehicle permit to place in the windshield of your car for entering and exiting the resort.
• Parking  The garage is unavailable to guests. You may park in front of the garage to unload, but please limit it to 15 minutes as it is a no parking zone. Parking is available across the driveway from the condo and also to the south of the driveway. Both parking areas are 50-75 yards away from our driveway.
• Removal of shoes Please remove your shoes when you enter the condo. This is a Hawaiian custom and helps to keep the carpets clean.
• Smoking is strictly prohibited in the condo or on the condo lanai and doing so will result in full loss of security deposit. 
• No pets of any kind are allowed in the condo or on the condo lanai.
• Aloha Condos and representatives, consultants, contractors, and staff are not responsible for items left behind in the condo. Please search the entire condo to make sure nothing is left behind.
• Make sure that all keys are left behind at the condo. We charge a $25 replacement fee for each missing key.
• Maximum Occupancy: 4 overnight guests
• Potential Extra Fees upon check-out: 
  • $15 for any missing beach or bath towels
  • $25 per key card that is missing
  • Replacement cost for any other missing/broken item
  • $25/hour excessive cleaning fee
  • $25/hour excessive labor charges
• Please do not feed the birds or the cats from the lanai.
