The initial reservation deposit is nonrefundable; however if cancellation is made more than 90 days prior to the check-in date, the full initial reservation deposit may be applied to a new set of reservation dates in the same condo beginning anytime up to one year from the original check-in date (subject to availability).

Full payment of the rental balance due is required 30 days prior to the check-in date.


A security deposit is required with this reservation and we will process a credit card authorization in that amount 7 days prior to your arrival.  A charge may result for damage to the condo, missing contents or for exceeding the stated number of overnight guests.  Damage in excess of the security deposit will additionally be charged to your credit card commensurate with such damage.  Guests are responsible for reporting any damages immediately.


Cancellations made less than 30 days of the check-in date results in loss of all payments.

A $250 security deposit authorization is required with this reservation and we will process a credit card authorization in that amount 7 days prior to your arrival.  A charge may result for damage to the condo or contents, missing contents, excessive cleaning required after checkout or for exceeding the maximum number of overnight guests. 

The maximum occupancy is 4 persons including children of all ages.  Violations result in loss of all deposits, immediate eviction and the loss of the ability to make any future bookings at this condo.

Check-in time is 3 PM and check-out time is 11 AM.  Please be certain to plan your arrival and departures times accordingly.   An early check-in time or a late check-out time may be available and is subject to a fee.  Please contact Jim for more details.

Air Conditioning is available free of charge.

Hurricane, Tsunami or Storm Policy: No refund will be given unless a mandatory evacuation order has been given by the National Weather Service for Princeville and the surrounding area.  In the event a mandatory evacuation order is issued we will refund unused portions of rent of a guest currently occupying the property and any advanced rents or deposits collected for a guest that is scheduled to arrive during the evacuation period.

Smoking is strictly prohibited at the resort, in the condo or on the condo lanai and doing so will result in full loss of security deposit & immediate eviction. 

No pets of any kind are allowed (other than service animals) and violation will result in loss of all deposits and immediate eviction.

Parking Pass/Keys: Parking pass and keys not retuned to the unit on the departure date will be charged a fee. $200 for the parking pass and $35 for each key.


The condo is in an excellent location and offers a lot of amenities. It made a great home base for our time in Waikiki. We'd stay here again!

What a wonderful place to stay with great views! The only complaint would be that there are a lot of minor cosmetic issues (paint, etc), but nothing that took away from our experience. The condo is on the 38th floor with amazing views. It is located close to downtown life and very close to the beach. We rented a car but it really wasn’t needed, we walked almost everywhere. The kitchen is fully equipped and the owner was quick to answer when I had a question. I would highly recommend.

The place was clean and the location good. There was , however, no table. There was a kitchen island with uncomfortable stools that were too high for the island and a high table on the balcony with low chairs, both unusable for eating meals at. TV trays would be a cheap and easy fix. The cushions on the living room furniture lacked structure--after 15 minutes your bum goes numb, 30 minutes and you're in real pain. The granite kitchen and the flooring were nice, but nobody who owns or manages this place has stayed here and tended to the "little" nuisances i.e., cheap drain stoppers that don't work, ugly spot on wall above kitchen sink, really tinny sound of TV. When on vacation we all like to be "babied" a bit. This place has real potential.

While the view from the top floor of the building is fantastic, we note a few things to note.1. There is no dishwasher, which leaves open the question as to just how clean are the dishes in the cupboards? If the previous renter had simply rinsed the dishes after use, then that could be the reason why we got ill after coming home - we don't know, but a dishwasher in the unit would've probably been used by a previous renter or the cleaning crew.2. The unit is in desperate need of a painting. Lots of scrapes (bathroom door, headboard in bedroom).3. A washer/dryer is shown as an amenity. They are located in a laundry room on the 38th floor for a $4.00 cost per load.

We do appreciate when our guests send in their comments and give us their feedback as we want to make the units the best they can be.  Thank you for making note of the great views!

As many vacation rentals and most hotels, this unit does not have a dishwasher and is advertised as such.   When booking, our list of amenities, features and descriptions are clear and extensive in the details of this unit on our website.  We do take seriously the cleanilness of our units and with assurance the housekeepers would not just rinse the dishes but take great care in doing a thorough job in this area and all areas of the condo. 

We have instructed some of the staff to take a look at the paint and assess the paint status.  We did not feel it was in need but will reassess.

It also is clear in the descriptions that as in most hotels and many vacation rentals the washer and dryer is not in the unit itself.  However it is conveniently located on the same floor for the guests to use if need be.  The hotel does charge a fee as all complexes/hotels.  

We do try to inform our guests with great descriptions and multiple pictures so that our guests know exactly what to expect and can make an educated decison based on the information provided. 


Amazing Stay for our Family

We had a great stay in 3806 in Nov 2017. This was our first ever vacation, rental, condo booking and we were a bit apprehensive but everything went very smoothly. We were particularly concerned as we expected to arrive at around 1-2AM and wanted to make sure there were no surprises. Sean was very helpful throughout the whole process and addressed all of our email enquiries within one day and often within the hour.

The images on the web site are very accurate although the unit is starting to show a little wear and tear but you will forget all of that the moment you see the million dollar view!! Read the other reviews too as it’s all true: this is a great place to stay! Another bonus is the unit is VERY well stocked with everything you need and MORE! I think I counted 3 kettles and 3 frying pans! There’s even a rice cooker and blender. The only thing missing is a dishwasher. There’s a washer and drier at the end of the hall and it works fine – just remember to bring your quarters and detergent (there’s even a laundry basket and ironing board in the closet)

Cleanliness is very important to my wife and she was pleased with condition. The floors were so clean my son liked sliding around in his socks. He actually liked this unit better than the Moana Surfrider as the pool is warmer and you can get Shave Ice and Fries right by the pool deck and dad likes it because it doesn’t cost $30! There’s also beach accessories on the balcony so no need to buy sand toys, beach chairs or boogie boards!

This is our 7th visit to Oahu and we have stayed in a lot of hotels and I wish we had discovered this unit earlier! We will be back so please don’t any of you book this in Nov!!

Great Value in Waikiki

My family stayed at the Waikiki Banyan 3806 for seven nights in August. The condo is probably the very best value you can get in living space in Waikiki. The kitchen and living room are nice and the bedroom is comfortable. The washroom is a bit small but not a major concern. The best thing is the location and the view. From the 38th floor the condo offers a beautiful view of the southern shoreline and the Diamond Head crater from the living room and even from the bedroom! And it is just five minute walk from the beach and all the amenities and fun that lies there. If you would rather walk along the canal then that is also just five minutes away. Balcony is spacious and we also used the beach chairs, mats and towels that were available in the unit. Overall a wonderful experience and something I wouldn't hesitate to comeback to.

Amazing location and walkable to the beach. The condo is on the topmost floor so you get a penthouse feeling. It's well maintained and has everything you need if you wish to cook. Sean was one phone call away, always.

If you wish to stay in Waikiki this is the condo for you. Will fit two adults and two children. Anything beyond that is a stretch.

Not much to say. The pics on the website are accurate. The condo was very clean and suited our needs. While we were there for a family function, for those there on vacation (which is almost all of you), the condo is well stocked for a day at the beach: towels, cooler, chairs, boogie boards, etc. I would recommend this condo.

My husband and I had the privilege of staying in Waikiki Banyan for our honeymoon for two weeks. WOW! The condos are beautiful and very well kept! So close to the beach, grocery stores, Starbucks and a lot of shopping and restaurants. We would absolutely stay there again :)

We stayed at the Waikiki Banyon Condo 3806 in May and had a wonderful time. The condo is on the 38th floor, so you have a great view of the ocean. There is covered parking attached to the building. It is about a 20 min drive from the airport and walking distance to all the activities in Waikiki beach. The condo has all the beach gear that you can use. We will surely be back.

This was a lovely condo to stay in. My husband and I often come to Honolulu from Kona for a weekend getaway. We really enjoyed staying in this condo. It's in the perfect location to everything in Waikiki you want to do. My husband surfed at both Publics & Queen's! The easy check-in/check-out, free parking and all the amenities make it a real winner. We were especially appreciative of all the beach gear, including the beach chairs which we used over the weekend.

There are a few minor details of note - the Lanai table requires bar height chairs, not the typical chairs which are provided. This makes sitting on the Lanai a bit less fun. We bumped into the glass table a couple of times before we got used to avoiding its corners. Also the paint could use a touch-up in some spots. All that said, it's a wonderful place and we will certainly be back!

I recently stayed at the Waikiki banyan with my sister for a surf trip for 4 nights and had the greatest possible stay in Waikiki thanks to the condo! Soooo many good things to say: the view from the lanai and apartment and bedroom are amazing. Penthouse!! Pics don't do justice. Comfy beds, 1 block from the beach,restaurants all around, chairs and towels all ready for you, free parking- so easy, huge kitchen with all amenities, clean apartment. Feels like a beautiful hotel but apartment feel. Best of both worlds. And Sean was the best host showing us real aloha with great recommendations for local restaurants and beach recommendations. After tons of research and searching, You cannot find a better deal with this view and amenities ans parking etc.. and I will 100% stay again when I'm back in Waikiki.

We booked last minute and struggled to find exactly what we wanted on such short notice that had a nice ocean view, was close to the beach and was in our price range. This condo had it all! It was a beautiful little gem that looked exactly as it was described. It was clean and had a fully equipped kitchen. The view was breathtaking and we even saw whales from our deck! We are a family of 3 and it suited our needs perfectly. There were beach chairs, floatie devices, beach mats, towels, cooler, free parking, etc. Everything we needed for our time in Waikiki. I did give this property a 5/5 but I should mention that we did our own housekeeping and towel laundry. I can't remember if there was an option for housekeeping to come in or not. We did NOT mind this at all. Some might but it does not take away from how nice this condo was. We were also able to use everything in the hotel like pool, hot tub, tennis courts, basketball, etc. and also was able to book excursions through the concierge. Beds were comfortable as well. I should also mention that Sean was always available through email and answered all my emails quickly. I have already recommended it to a couple of friends. Would stay here again.

From the moment I walked in the door of the condo I was so surprised. The photos and videos posted on line do not do the condo justice. It was spacious, the kitchen was well stocked, the beds were comfortable and the views just breath taking. Everything is within walking distance and very convenient. Sean is an absloute pleasure, he answered all my emails, which I was pleased about. I would definitely stay again when we come back to Hawaii. It made our holiday even more special.

The condo was in an awesome location, 400 m from the beach and all the action. You could have great walks to the left towards Diaomond Head or the right to plentiful shops and the Ala Moana Centre. We walked everywhere but bus transport is readily available too. The actual apartment was spacious and extremely well serviced. It also had an amazing view from the balcony. Great apartment for a couple or a family with 2 kids. Communication was very good also, with easy access into the apartment. Bonus having a car park pass, too. Definitely a perfect choice for us!

All were very satisfactory from check-in to check-out. Beautiful view, amenities and kichen stuff. Just one thing was the floor cleanness in the bedroom. Janitor must be advised to clean the area before guests check-in. Absolutely we will go back to that condo when we visit Honolulu again.

There are a lot of good things to say about this hotel. We stayed in the top floor and the elevators were fast and efficient. Very close to the beach, about a 5 Minute walk, and the view from our room was wonderful. A lot of great food places and shopping centers nearby. Pretty much everything was walking distance. The bus stop was very close too. Our room was very nice, 2 beds, tv, stove, microwave, fridge, and AC. It was comfortable and spacious, overall a very good experience. Faucet in the kitchen might need to be replaced.

Overall experience: Excellent experience during our stay at Waikiki banyon. Will give it 5 stars. Sean was extremely patient & super helpful from the get go. Big thumbs up for Sean and Waikiki Condo.

Location: Drive from Honolulu airport only took us 15 minutes. Condo 3806 was in the 38th floor with excellent views of the turquoise blue ocean. If sitting out in the Lanai and watching the ocean was pure bliss, even better is the single block walk to Waikiki and Kuhio beaches. Minutes to Waikiki aquarium, Honolulu zoo. Relaxed walk to all sorts of shopping (both big brand retail & small shops). Equally relaxing was our morning walk along the Ala Wai canal (again just a block away).

Amenities: Free car parking (most of our errands didn't need a car is a different story); Free wifi worked excellent; Condo had plenty of utensils needed for our week's cooking. Plenty of towels & other toiletries made our stay super comfortable. For any small needs, Waikiki Condo also has a Mini mart and a restaurant that more than helped. Waikiki Banyon also has a swimming pool, sauna, tennis court/basket ball court combo, barbecue grill, kids play area in the 6th floor. You can rent needed sports items like rackets, ball from the mini mart in the first floor.

Staff: Waikiki condo staff, Condo management staff were all very forthcoming and helpful - both with questions and any trip planning help we needed.

You will have a nice holiday in Oahu

If you want to have a nice holiday in Oahu, first of all you must have an ocean view as Waikiki Beach is extremely beautiful even though just watching the people who does surfing.Secondly you need reasonably good kitchen facilities to eat well and save money. You will get bored if you eat out every meal. This condo has almost everything for normal cooking like a rice cooker and oven.Having a rent car makes your holiday very special because you will be able to see your tailored scenery and quiet beautiful beaches. If you stay at this condo, you don't have to worry about expensive parking fees. The guests are allowed to have a parking permit!

What I really decided to book this condo is the owner, Sean. Whenever I phoned he answered the phone nicely and listened to my request.When I phoned him from condo, he answered, "what can I do for you?" He is there for the guest. If you have a reasonable budget, I will recommend this higher condo.

This condo is great!! It is in the perfect location in Waikiki and you are within walking distance to the beach, restaurants and shops. No need for a car, but if you do get a car Sean offers a free parking pass. Wonderful since parking can be a problem and also expensive. The view from this condo unit is spectacular!! Also Sean is very easy to communicate with and if you have any questions or need anything Sean has a very quick response time. We had a wonderful vacation and I would highly recommend this condo at Waikiki Banyan!

I highly recommend this condo. Amazing view, modern and clean, comfy beds, kitchen has everything you'll need. Very good size for 4 people. The building also has a great pool, hot tub, bbq, playground and free parking! The only thing I'd suggest that could have made our stay more comfortable is a fan to better help spread the a/c air to the bedroom.

Great condo with beautiful views that's a block away from Waikiki beach.Can't beat the top floor of tower 2 with the ocean view of Diamond Head.The included parking pass made it convenient to come and go as we please.Lots of parking, even on the July 4th Weekend. Make sure you have your key as they lock the parking level doors to the elevator after dark.

Lots of places to eat! We found a great place for breakfast and dinner a half a block away, Arancino's at the Marriott. Gotta check it out at least once during your stay.

Nice view from top floor. Location cannot be beat. Updated unit with a few glitches. Shower is a bit dirty and could use a refresh. Pillows were doughy and need replacement. Ac unit was underpowered for the space. Decent but slightly uncomfortable in the early am. Would recommend blackout curtains to help deflect heat from the afternoon sun. Overall would probably stay again. For the money, it is hard to beat. Lots of space for the four of us. Quiet unit. Free parking is a plus. Being slightly away from the main strip of Waikiki is a plus for excursions elsewhere. Close walk to the beach.

Loved everything about this place! The view, accessibility, amenities, price, and especially the staff. Sean is very nice and accommodating; even checking with us a few days before our scheduled arrival. His instructions were very clear and easy to follow. Its located in the top floor of tower 2 so, it felt very light, airy, and open.

Nearby hotels will charge extra for access to their amenities and for parking. These are included in the rental fee at Condo 3806. Plus, we were able to save extra $$ by making some of our meals. The kitchen is well stocked with everything we needed, complete with dish soap, paper towels, Tupperwares (which made for easy storage and useful for beach picnics). The condo also comes with everything you will need to enjoy the beach (chairs, mat, umbrella, boogie board, etc.) so you do not have to rent them. When you factor all these into the cost, this condo is definitely a much more practical choice over nearby hotels.

I traveled with my pre-teen daughter and we felt very safe here.We hope to visit again soon!

Great Location

Had a great time at the Banyon. Room was clean and had all the basics stocked. Great location, only two blocks to the very kid friendly main beach, shops also close by.Sean was lovely to deal with.Apartment is great for a young family. Everything provided like beach towels and beach stuff like chairs, mats and inflatables. The playgroung downstairs was fantastic. Laundry facilities are actually shared on the floor, and requires coins. While to room has been mostly renovatd it's a bit tired in some place like the paintwork in the bathroom.

We stayed in this condo while vacationing with our two small children, 1 year old and 3 year old. Having a place to stay that provides some of the comforts of home is essential to having a successful vacation with young children. This condo worked very well for us. The kitchen had everything we needed, there was lots of space for the kids to play and the bedroom was large enough for all of us. Having the option to close the privacy doors allowed for a quiet place for the kids to sleep while we stayed up. The amenities on the sixth floor were convenient especially the playground and the lounging chairs around the pool.Dealing with the owner was a pleasant experience. He was always available and answered all our questions. He was also flexible with our checkout time which was so helpful. We hope to stay here again and highly recommend it to others.

View was great, location good, layout of condo is great for 2 adults but not more, need more supplies in the kitchen, no dish cloths etc. Parking for free is a great asset. Condo was not very clean especially the bathroom. I am not sure if I would stay there again

Very nice place, only one block from the beach! Unit is on the 38th Floor, outstanding views from the entire condo! The Banyans is located on the eastern end of Waikiki, easy to get in and out but still within walking distance of everything in Waikiki. The condo had everything needed to enjoy our stay. There are 2 queen size beds in the bedroom. There are 4 elevators so getting up and down was quick, never had to wait long. Our son is stationed in the Army on Oahu and we plan to stay in this unit when we go back next year!

As a travel tip, rent a car. You really should rent a car to see the entire island, the island is an easy drive once you get out of Waikiki/Honolulu area. From the condo,take the 5th/6th Street on and off ramps on the H1 when you want to sightsee, saves LOTS of traffic time.

Waikiki Banyan 3806 was an excellent choice for my family! The room is newly remodeled and comfortable with a great view. It had everything we needed including towels and a washer/dryer down the hall. The kitchen made it easy to balance between eating out and making something simple at home. We had no problems at all. I was at first unsure how to use the door lock mechanism, but a quick call to Sean solved that simple issue, and he seemed more than happy to help out if anything else came up. Also, if you are unfamiliar with the facility, keep in mind that only one of the towers has 38 floors. The first elevator we entered stopped at 37, and I had a horrible sinking feeling. Don't worry... it's in the other tower. :) Overall, great choice for our vacation!

We stayed @ Waikaki Banyan #3680 for 3 weeks on August !We had a wonderful time the condo was great ! It had everything we needed . Great location ! We are going back this November and staying at #3680 ! Aloha see you soon

Convenient and comfortable

Well appointed and convenient condo on the top floor of Tower 2, Waikiki Banyanin quiet side of Waikiki.Short walk to beach and man made lagoon (good for young children)

Unit is comfortable for couple. Bathroom is tiny but functional.Bedroom is taken up with 2 large twin beds with little room for anything else.Lots of beach equipment to use.

Sean was very helpful and came to fix the air conditioning prior to us checking in.

We are happy that the owner made sure you had the AC and was diligent to make sure his guests had all the amenities are as spoken. The two beds in the unit are not twins but actually queen beds which we find that guests are very pleased with so more people can be accommodated and or couples who prefer separate beds for sleeping can be provided.

Great location

We travel to Honolulu often and if we aren't staying with relatives, we try to stay on the Diamond Head side of Waikiki or the Ewa side. Waikiki Banyan is conveniently located, making it easy to get in & out of Waikiki. The view was spectacular being on the very top floor (38th) facing the ocean. Parking was a big plus as we didn't have to pay the additional $25 per day that most condos/hotels charge. My husband, myself and our sons (ages 18 & 23) felt comfortable in the unit probably because the ceilings are high and we didn't feel enclosed due to the big windows that face the ocean. The kitchen was simple but well stocked with dishes & pots/pans. Overall, it was one of our favorite places where we've stayed. We were able to walk easily to Kalakaua Avenue and to our favorite restaurants.

My family and I stayed here during June and July, 2014 for 2 weeks. Our first time on the island. We had an amazing time. We rented 2 condos and The condos were beautiful, had incredible,breathtaking views, great location. They Were just upgraded. Had great floors, beautiful island in the kitchen. Condo is Perfectly located near beach, (like 2 blocks walking) and within walking distance of everything restaurants, bars, shopping, the zoo, etc. The owner, Sean Parsa, was very responsive to any requests and was literally a phone call away. I called for a minor issue and he came within 10 minutes. Great customer service. The condos were well equipped with utensils and even had some starter supplies. The condos exceeded our expectations. We Will definitely stay here again on our next visit! Would definitely recommend this place, great price.
