 This resort is currently under construction and is expected till at least about 2019.  The levels of noise can vary from day to day from heavy equipment to finish carpentry.  Red dirt can settle on the lanai decking but cleaning supplies are under the sink for guests to use if need be. Construction hours are Monday - Saturday 8AM to 5PM. 

Pili Mai Policies 

THIS IS A PRIVATELY OWNED UNIT and guests are renting from the homeowners through Vacation Realty Hawaii (as will appear on your credit card statement or the homeowners merchant ID).   Therefore your reservation is non-transferable between other properties.  

This condominium is professionally managed by Vacation Realty Hawaii LLC (808) 822-0272.   

Your on-island contact is Graeme D. Merrin, RB, ABR, GRI (808) 651-7211.  graeme@graememerrin.com When calling the on-island contact and there is no answer, please always left a message. Circumstances such as driving can interfere with the ability to answer the phone. If you leave a message, it will help us to be able to respond, answer your questions or address any concerns in a timelier manner. 

Check-in time is 3 PM and checkout time is 10 AM.  Please be certain to plan your arrival and departure times accordingly. We have a very tight cleaning schedule and the housekeeper will likely arrive at 10:00 to begin the clean. Extra charges may apply if you have not departed at 10:00 as we have to compensate the housekeeper for wait-time. If you need an early check-in or late check-out, there is an option in the booking process that will allow for that if desired, for a fee. 

 

Please Note: Parking Stall Number is 106.  Do not park in any other numbered stall.

  • Payments and Cancellations:  A 20 percent deposit is due when placing the reservation. The reservation deposit is non refundable or transferable; however if a cancellation is made more than 60 days prior to the check-in date, the full reservation deposit may be applied to a new set of reservation dates in the same condo beginning anytime up to one year from the original check-in date (subject to availability). If you cancel between 60 and 30 before arrival, your 20 percent deposit will not be refunded or creditable. The balance of the reservation is due 30 days before arrival. Cancellations made within 30 days of the check-in date results in loss of all payments. 

  • Security Deposit:  $500.00 security deposit is required with this reservation and we will process a credit card authorization in that amount prior to your arrival. This authorization is held for 28 days and will expire after your departure assuming no damages or fines are incurred. A charge may result for damage to the condo, missing contents or for exceeding the stated number of overnight guests. If a guest arrives without notice earlier than the scheduled check in time of 3pm or fails to depart by the required 10am checkout time, their security deposit which is on hold will be charged in full.  Our units hold very busy time lines and the failure to leave on time can cost money and schedule disasters.  Likewise arriving earlier than scheduled can disrupt the busy cleaning flow, cause mishaps and confusions with the housekeeping staff.  Damage in excess of the $500.00 security deposit will additionally be charged to your credit card commensurate with such damage.   • We do our very best to have the units clean and in proper working order for your arrival. Should there be any cleaning or maintenance problems please call your on-island contact at your first opportunity. We require the opportunity to rectify any problems and will do so in a reasonable amount of time. 

  • The regular occupancy for 10L is 6. Guests are obligated to disclose the actual number of occupants prior to arrival. 

  • At no time should anyone sleep on sofas other than sleeper sofas that are opened up and have sheets on them. 

  • All stays have a checkout cleaning fee. Stays of more than 10 days have additional mandatory interim cleaning fees. For example, if you had reserved the condo for 28 days, there would be two interim cleanings during your stay. On the 10th day and one on the 20th day, as well as the checkout cleaning after your checkout. 

  • Cleaning fees are based on an average hourly cost. If the condo is left excessively messy and it can’t be made rent-ready within the cost of the cleaning fee, guests will be charged $37.50/hr for the additional cleaning. 

  • Suntan lotions, after-sun lotions and related products leave bleach-like stains in fabrics. Please be careful with our upholstery and bedspreads. We use white towels and white sheets for this reason, but it is not practical to have white sofas and bedspreads. Please shower before getting into bed, and please sit on a towel if you have sun products on your skin and you want to sit on the upholstery. Wash hands thoroughly after applying sun products to avoid accidentally damaging fabrics. Guests are responsible for damage to linens and upholstery from products they use. 

  • Interim Cleans: If an interim clean or midstay clean is required, a day and time will be disclosure during your stay and confirmed. Although you can certainly remain during the clean, because of the noise levels and the cleaners need for access to all rooms, floors and bathrooms, it might be a good time to plan an outing. Please have the washer and dryer emptied upon the housekeeper’s arrival so that she does have full use of them. 

  • A pack-n-play and a high chair are available at no extra charge but must be requested via email to kristen@vacationrealtyhawaii.com at the time of booking or within 72 hours prior to arrival. If more than one pack-n-play or high chair is required, the second one is the guest’s responsibility to lease from a private rental company. 

  • Smoking is strictly prohibited in the condo or on the condo lanai and doing so will result in full loss of security deposit. We have covered lanais, therefore the smoke gets trapped and blows into the unit.   

  • Air conditioning is available. Please know that Kauai has the most expensive electricity on the islands and condo electric bills run between $450 and $700 a month. Please help us to conserve electricity and keep our rates down by turning off the a/c when you are not home, keeping blinds closed during the day to keep the condo cool and keeping windows and sliding doors closed when you are running the a/c. If the a/c is run with the window and doors open it will freeze the compressor and render the a/c unusable for 48 hours while it defrosts. 

  • Condo Amenities provided: We provide sheets for each bed and two bath towels, one hand towel, one face cloth and one beach towel per stated guest. There is no daily housekeeping service. We also provide a reasonable amount of amenities such as toilet paper, paper towels, tissue, soaps and detergents for your use. Should you run out, you are responsible for purchasing additional products for the duration of your stay, unless you have an interim clean at which time we will replenish those supplies. 

  • Some beach amenities included with this unit are beach chairs, boogie boards, beach towels and a beach cooler. 

  • Please make sure that all towels, beach equipment, remotes and property of the unit are left behind at the condo when you depart. Leave the keys back on the laminated sheet inside the condo and one house key in the guest lockbox. We charge replacement costs for each lost item (cost of item, travel time & accounting). We charge a $75.00 replacement fee for each lost key, a $100 replacement fee for a lost garage door remote, and a $150 fee for a lost pool FOB. Generally items are lost because they are left in the rental car, so please check your car carefully before you leave for the airport. 

  • Keep indoor furniture indoors, and outdoor furniture outdoors. There is a $50 fee if furniture needs to be moved back to its original place upon your departure. For example, if you move a large glass table, the management company will have to hire someone to go help the housekeeper put it back. 

  • No pets of any kind are allowed except for service animals. 

  • Please do not feed the birds, chickens or cats. Feeding these animals results in extra time for the cleaning process upon check out. 

  • Pest Control is scheduled and required in this unit as an ongoing service. We do our best to notify you if the service day will be during the time of your stay. However we are not always aware ahead of time when the service is scheduled. If this is something that you would prefer to not take place during your stay, you can let us know and refuse the service. 

  • Parking: The garage space for this unit is not available for the guests.  There is one outside space directly across from the garage for this unit's use.  Parking is also allowed outside the complex on Kaihuna Plantation road.

  • Wifi is provided as an amenity and instructions are provided on a laminated sheet posted in the unit along with the password needed. 

  • Amenities provided by third-party vendors (for example utility companies or subcontractors) are beyond our control. We do our best to provide services such as cable television and fee-based internet. Should these be unavailable for part or all of your stay we will do our best to help restore services, but ultimately cannot be held responsible. Should you absolutely require internet access we recommend you make arrangement for these services through a cell phone company. 

  • The illegal presence, possession or use of non-prescription drugsor other controlled substances is not permitted anywhere on the property. 

  • Hurricane or Storm Policy: No refund will be given unless a “mandatory evacuation order” has been given by the National Weather Service for Princeville and the surrounding area. In the event a mandatory evacuation order is issued, we will refund unused portions of rent of a guest currently occupying the property and any advanced rents or deposits collected for a guest that is scheduled to arrive during the Hurricane Warning period.   
     
    If you are present during a storm, the weather is ever changing, the dates and expected storm conditions can be updated constantly. You can track the storm online through the website at www.phr.noaa.gov/hnl.  This is the National Weather Service forecast office for Hawaii. 

In preparation for the storm, we will ask you to take in the lanai furniture to store it inside the unit. Please let us know if you can manage this or if you would like us to have someone come by to do it for you.   

We also will provide a flashlight for your use but do ask that the flashlight is not used for anything but storm related issues. Please do not remove the flashlight from the condo unless necessary in the storm. If you have any questions along the way, please do not hesitate to give us a call. Thank you for working with us in this preparation. 

 
GUESTS ARE RESPONSIBLE FOR FOLLOWING THE HOUSE RULES OF PILI MAI. Violation of the rules can result in fines and guests are responsible for paying those fines. In severe cases if guests are permanently removed from the condo and from the grounds of Pili Mai by the homeowner, property manager, resident manager or the police the guest will not be refunded for rent paid for unused nights, even if the guest is prohibited from returning.

By accepting this reservation, all guests have expressly agreed that:  

  • The OWNER IS NOT RESPONSIBLE for any accidents, injuries or illness of the guests that occur during their stay on the premise or its facilities;

We thoroughly enjoyed our stay at the Pili Mai Condo 10L. Check-in was easy and the condo was supplied with everything we needed for a great vacation. The covered patio was wonderful for drinks in the evening, and the kitchen had everything we needed to make all of our meals. The full size washer and dryer worked well and the AC was wonderful. The location of the condo is very convenient to general stores and shops, and just down the road from Kauai's most beautiful beaches. We would highly recommend this condo.

Condo is very clean. Large unit, with two of the rooms having its own on-suites (bathrooms). Large kitchen with stainless steel appliances, dishes and utensils, knives and cutting boards, pots and pans, rice cooker and coffee pot, all included. Which is very good for our ohana (family) which prepares home cooked meals. Large community pool and Jacuzzi, along with bbq grills, are provided on property, not too far from unit (short walk). Unit also provided a washer and dryer, and the A/C is very cold. Unit also comes with beach chairs, which are located in the garage, and comes with beach towels. We stayed there from Thursday to Monday, and the only bad thing is that we did not stay there longer. We would definitely stay there again and definitely suggest this unit to others. You will not be disappointed.

We stayed here 5 Days, 6 adults. Plenty of space, this is a condo someone would live in, not your typical rental unit. Everything was high-end, the kitchen was well stocked with everything you might need.Just excellent all around. Close to many good restaurants, shopping, and Poipu Beach.

Great place all the way around! nice lanai and great views (ocean view in distance is really nice), new unit with AC and everything to make for an excellent stay. Particularly good if you like to cook in unit, very well equipped! will definitely recommend and come back. One small issue - be careful what other units you may book at Pili Mai due to construction. this one is excellent. Note - builder needs to significantly improve lighting and signage for units.

2nd floor 3 bedroom unit. (We were only 2 people.) Air conditioning in condos in Poipu is extremely hard to find. So having a unit that had central air was a blessing, particularly on short notice. Pili Mai is conveniently located to shopping, dining & beaches. Pili Mai is a new complex not even finished. There was no problem at all with construction noise. Great gym & pool area. Only downside was that it didn't open til 9 AM. Unit itself was well supplied with towels, dishes, & cookware. Would definitely recommend.

Like a nice hotel

Our family of six, including 4 young adult children, stayed at Pili Mai for six nights. The moment we walked in we were impressed by the lovely decor, spacious accomodations and beautiful views. The unit backed up to the golf course and beyond that we could see the ocean, it's not close but viewable. The condo itself is nicely decorated and has a well equipped kitchen with Bosch appliances and almost everything you would need. About the only thing I missed was microwave cookware, like Corningware, but the ample supply of dishes were microwave safe. The two bedrooms with king beds also had ensuites and were located on the front and back of the unit. The bedroom in the middle had the two twin beds, but it was not well ventilated.The minor negatives about our stay: the construction of other units right next door and across the driveway caused the red dust to cover the patio and glue onto the windows from the rain. Workers started early- 6:45 am, and were even working Sunday for a few hours. It was impossible to fit the minivan in the garage, but there was parking next to the unit. The wi-fi was not strong enough for my husband to do work on his computer- he had to use his phone as a hot spot. Christine was available and responsive to us when we needed help with a couple minor issues, as was Graeme. We enjoyed our stay and recommend this unit for a family vacation.

Perfect Accommodations

We had three retired couples looking for great accommodations and a great location. Pili Mal 10L filled the bill to perfection. Located in Poipu,sunshine every day filled the soul. Located on a golf course, with a view of the ocean , and just a 10 minute walk down to the beach made walkingevery day a joy. This beautifully renovated condo is well stocked with everything for daily living as well everything for the beach. There is still construction ongoing but it did not really bother us. This condo provides an excellent base for exploring the island. Truly a little piece of paradise.

Lovely Accommodations

Our daughter, who lives on Kauai, researched potential condos for our week-long visit, and she was impressed with Pili Mai 10L, so we booked it. We were extremely happy with that selection. This is a new, 3-bedroom, 3-bathroom unit on the 2nd floor. Two of the bedrooms are spacious master suites. The third bedroom is smaller, but still comfortable, with a bathroom just outside the bedroom. The kitchen was stocked with everything we needed – pots and pans and dishes. All of the appliances are new and worked well. (We did have some trouble figuring out how to work the refrigerator ice dispenser, but a quick call to a friend on the mainland who had stayed in a similar condo solved that problem.) The washer and dryer were appreciated.

We also initially had difficulty getting hot water – something we had read about in another review, so we turned it on immediately after arriving. After waiting what seemed like a long time (we are from California, so letting water run a long time is counter to our nature), we called the on-island contact, who sent over an on-site manager and a plumber. By that time, the water had heated up. So, our advice to others is – turn on the water and wait. It WILL get hot! Once it is hot, it is HOT. Of course, when you first get up in the morning, it will take a little while to heat up again. Just be patient.

All of the garages in Pili Mai are quite small – we had a Hyundai Sonata and we had to be very careful when parking it.

While the pool and health club have not yet been constructed, the pass to the Poipu Beach Athletic Club, a short drive away, more than made up for that. The facilities are wonderful! We used the cardio and weight equipment daily and really enjoyed the setting. The staff at the club was awesome.

We knew that Pili Mai was under construction, and, in fact, they were working on the unit right next door, but we were not bothered by noise at any time during the week we were there.

We found communication with the contacts for Pili Mai 10L, both by e-mail and by phone, extremely responsive and helpful.

At the $199 per night (plus fees and taxes) we paid for 10L, we were extremely satisfied. This was a great place to relax and to visit with family. We highly recommend 10L and Aloha Condos.

Great Accommodations and Location

My wife and I prefer to stay in condos when vacationing in the Hawaiian Islands. The Pili Mai condos are another great location to stay if you prefer to vacation this way. Quiet, newly constructed and nice amenities. The staff at Aloha Condos is very helpful and easy to get a hold of for any needs that might pop up.

We are familiar with most of the properties in the Poipu area and many are old, beat up and have no A/C. The Pili Mia condos have it all including some very nice design elements that allow plentiful light into the room and very upbeat, light colors that make the unit such an enjoyable place to stay. Great lanai with ample room and a nice view of the golf course and ocean in the background.

The only issues we had was a beetle infestation in the room which diminished as we killed them off and the construction noise next door as they continue to build the property up. We could have called to have our unit sprayed but we prefer to not be exposed to pesticides - which I am sure the staff at Aloha would have done if requested by us.

Bottom line - highly recommended

Our stay at Pili Mai was phenomenal! We arrived at the scheduled check-in time-- no hassle, just a lockbox code for a key and everything was waiting for us inside! The complex is under construction but that was hardly noticeable. The unit overlooks a golf course and the ocean is in the background. Perfect for watching sunsets and relaxing on the deck. The unit itself was top-notch. Everything from a full kitchen to laundry supplies provided. If I'm back on Kauai, this is where I want to stay!

Excellent place. We loved everything about it. It felt like home.

Only request we have is to have the hot water turned on. Water was cold when we took showers.

It is quite a compliment to know you felt at home!  We do try to have eveything one would need and want while they are on vacation.  We are sorry to hear that the hot water was not working and really wished that you would have called us right away so we could have taken care of that issue.  We believe the hot water was turned off at the water heater and would have been an easy solution.  We do try to conserve so it might have been the inspector for the clean might have forgotten to turn it on.  We hope you did get it on and working during your stay.  Please come again soon!
