 This condominium is privately owned and you are renting directly though Vacation Realty Hawaii LLC on behalf of this homeonwer.  Therefore reservations are not transferable between units.

A $250 security deposit is required with this reservation and we may process a credit card authorization in that amount prior to your arrival.  A charge may result for damage to the condo, missing contents or for exceeding the stated number of overnight guests.  Damage in excess of the $250.00 security deposit will additionally be charged to your credit card commensurate with such damage.  Guests are responsible for reporting any damages immediately to the on-island contact Graeme D. Merrin, RB, ABR, GRI, 808 822 0272 or graeme@graememerrin.com.

The reservation deposit is nonrefundable; however if a cancellation is made more than 60 days prior to the check-in date, the full reservation deposit may be applied to a new set of reservation dates in the same condo beginning anytime up to one year from the original check-in date (subject to availability). Cancellations made within 30 days of the check-in date results in loss of all payments.

A maximum of 6 guests may occupy a 3 bedroom unit for the regular nightly rate.   $15 per additional guest over the normal occupancy number is charged per day (any more than the 6 guest who can sleep in the beds) for those units that have additional accommodations.  Guests are obligated to disclose the actual number of occupants prior to arrival.

At no time should any one sleep on sofas other than sleeper sofas that are opened up and have sheets on them.

The second bedroom closet is locked for owner storage so that room does not have closet space but does have ample dresser space.

A pack-n-play and high chair are available at no extra charge, but must be requested via email to kristengreene@alohacondos.com at the time of booking or with reasonable notice prior to arrival.

Stays of more than 10 days have additional mandatory interim-cleaning.  For example if you stay for 11 nights you would have an interim and a final outclean.  If you stay for 21 nights you would have two interim cleans and one outclean.

Check-in time is 3 PM and checkout time is 10 AM.  Please be certain to plan your arrival and departure times accordingly.   We have a very tight cleaning schedule and the housekeeper will likely arrive at 10:00 to begin the clean.  Extra charges may apply if you have not departed at 10:00 as we have to compensate the housekeeper for wait-time.  If you need an early check-in or late check-out you may purchase either or both (subject to availability).

Cleaning fees are based on a 5 hour clean.  If the condo is left excessively messy and it can’t be made rent-ready in 5 hours, guests will be charged $37.50/hr for the additional cleaning.

We do our very best to have the units clean and in proper working order for your arrival.  Should there be any cleaning or maintenance problems please call your on-island contact at your first opportunity.  We require the opportunity to rectify any problems and will do so in a reasonable amount of time.


SUNTAN LOTIONS, AFTER-SUN LOTIONS AND RELATED PRODUCTS LEAVE BLEACH-LIKE STAINS IN FABRICS.  PLEASE BE CAREFUL WITH OUR UPHOLSTERY AND BEDSPREADS.  We use white towels and white sheets for this reason, but it is not practical to have white sofas and bedspreads.  Please shower before getting into bed, and please sit on a towel if you have sun products on your skin and you want to sit on the upholstery.  Wash hands thoroughly after applying sun products to avoid accidentally damaging fabrics.  Guests are responsible for damage to linens and upholstery from products they use.    There is a $25 charge for a ruined towel. 

Smoking is strictly prohibited in the condo , on the lanais or anywhere in the Nihilani complex.  It is a non-smoking community.

Central air conditioning is available in all units free of charge.  Please note some units have temperature controls to prevent the a/c from being set below 75 degrees.  Please know that Kauai has the most expensive electricity on the island and condo electric bills run between $450 and $900 a month.  Please help us to conserve electricity and keep our rates down by turning off the a/c when you are not home, keeping blinds closed during the day to keep the condo cool, and keeping windows and sliding doors closed when you are running the a/c.

We provide sheets for each bed and two bath towels per stated guest.  There is no daily maid service, but you are welcome to use the washer/dryer in the unit. If you have an interim clean included with your reservation we will launder the linens during the clean.

We also provide a reasonable amount of amenities such as toilet paper, paper towels, tissue, soaps and detergents for your use.  Should you run out, you are responsible for purchasing additional products for the duration of your stay, unless you have an interim clean at which time we will replenish those supplies.

Please make sure that all keys, towels and remotes are left behind at the condo when you depart. We charge a $50.00 replacement fee for each lost key and a $75 replacement fee for a lost garage door remote. Generally these are lost because they are left in the rental car, so please check your car carefully before you leave for the airport.

Keep indoor furniture indoors, and outdoor furniture outdoors.  There is a $50 fee if furniture needs to be moved back to its original place upon your departure.  For example, if you move a large glass table, the management company will have to hire someone to go help the housekeeper put it back.

No pets of any kind are allowed other than service animals.

The illegal presence, possession or use of non-prescription drugs or other controlled substances is not permitted anywhere at Nihilani.

GUESTS ARE RESPONSILBLE FOR FOLLOWING THE HOUSE RULES OF NIHILANI.  Violation of the rules can result in fines, and guests are responsible for paying those fines.  In severe cases if guests are permanently removed from the condo and from the grounds of Nihilani by the homeowner, property manager, resident manager or the police the guest will not be refunded for rent paid for unused nights, even if the guest is prohibited from returning.

o    No not hang clothing, towels, etc. from lanais
o    No gas or open flame BBQs allowed on lanais
o    Garage doors are to remain closed except when driving in or out, or working in the garage area.
o    Children pay at their own risk in the community and should be supervised as appropriate
o    Entering and leaving shall only be through main entrance
o    Loud or excessive noise is not allowed, especially after 10:00PM

This was a wonderful property to rent in the Princeville area. It was very clean and up to date. Beds were extremely comfortable and the kitchen was stocked with all the pots and pans, etc. needed to cook a family meal. Another bonus was the proximity to the pool.

Princeville vacation stay

This was a wonderful property to rent in the Princeville area. It was very clean and up to date. Beds were extremely comfortable and the kitchen was stocked with all the pots and pans, etc. needed to cook a family meal. Another bonus was the proximity to the pool.

Frequent visitor to Princeville and Nihilani is both a great location and has the best pool. Unit was in great shape and the manager was easily available for incidentals. No hesitation on recommending.

Long needed vacay

Our stay at the nihilani was perfect! The condo was clean and perfectly prepared for our family to have a great vacation! During our stay on Kauai it rained everyday and having the pool and jacuzzi as added amenities to utilize while not out surfing or beaching it was perfect! We were more than comfortable and it was a quite,comfortable environment that completed a long over due vacation! THANK YOU! We hope to be back soon!

Spacious and clean condo

We only stayed two nights at the Nihilani townhouse while waiting for an oceanfront condo to open up. It was very spacious and immaculately clean with really comfortable beds. The location is only about one mile from the St. Regis and it's a very pleasant, easy walk. It's a great place for the price but did not have much outdoor space or a view of any kind. It is very close to the lovely pool. Would be fine if you plan to spend most of your time out and about and want to return to a quiet and comfortable space. Otherwise, it feels like you could be Anywhere, USA. The rental company was excellent and very responsive!

The condo was nice, the neighbors not so much

These condos have 1 shared drive way for 3 units. This should not be a big issue since each has a garage to park in. However, several times we had the neighbors (who appear to live there and not be other vacation renters) park their car in the drive way so we could not get in or out. On another occasion as we were pulling out of the driveway, I realized that my child's seatbelt was not buckled properly. We stopped for literally 30 seconds while I fixed the seatbelt and then proceeded to pull out of the driveway to leave. As we were driving away the neighbor ran out of her condo screaming after us for "parking in the driveway." We had several other encounters with this neighbor who seemed annoyed that we were there. She was very rude and scared my children with her yelling. Our other issue was residents not watching their children in the pool. There were groups of young children playing in the pool without supervision and behaving very dangerously, trying to drown each other and going after my very young kids who were playing by themselves. The condo itself was very nice, but we will not stay there again.

Nihilani 33a

We stayed on Kaua'i during the last weekend in April. We split our time between Poipu and Princeville. This particular unit at the Nihilani at Princeville is perfect all around. The unit itself is clean and very comfortable to "live" in, and is literally right next to the pool. There are a plethora of items in the garage for our use: Ice chest, beach chairs, childrens sand buckets, tubes, boogie boards etc. They provided a highchair and playpen for my child and had it set up on our arrival. All these things made our stay so much easier, especially with 2 children. The only problem we encountered (which was NOT the fault of the owner) during our stay was with the AC, it seemed to be on the fritz which made the house hot and stuffy on arrival. Windows and doors were opened and helped cool the house down, but it was pretty cumbersome to keep closing/opening them when leaving and returning home. Despite this small glitch, the contact person regarding the unit was very responsive to all my emails regarding not just the AC problem, but all questions and concerns leading up to our arrival. Lastly, these are not "cons", but just a few small factors to consider before staying here so that you can prepare: There is only room for one car in the garage. If a big family were to stay here and had more than one car, I'm not sure how that would work. Also most places allow early check ins/late check outs if there is no one renting right before or after, but the policy in place charges extra for this. If these things don't affect your visit, then I would definitely reserve this unit for it's location, cleanliness and all around comfortable feel.

Thank you for the great rating of 5!  This townhome is very spacious and does have lots of amenities that accommodate a beach vacation.  We are sorry we did have a problem with the AC during your stay but it has been looked at and repaired since then.  As you mentioned there is only space for one car in the garage, however with advance notice, the resident manager will give a pass to guests if available for an outside space to park an extra car.  We do charge for early check ins or late checkouts because the owners then cannot book those dates to potential last minute guests which does happen a lot.  However if the schedules allow on the day of arrival or the day of departure you can contact us and we can see if we can give you some extra time as a courtesy.

Wonderful Stay

We recently stayed in Townhome 33a and 11c from Aloha Condos. They are directly across the street from each other and accomodated our family of 12 perfectly. Both condos are spotless, well decorated, and the facilities at the resort are top notch. We loved the North Shore and this resort was fabulous. Everything about our stay was perfect!! At first we were a little thrown off by all the rules, but after the stay we totally get why all the rules are in place, this is a nice quiet relaxing place to stay. We definitely plan to stay here again in the future! Close to lots of great spots and beautiful area to go for morning and evening walks. If you're looking for a nice, clean, spacious place to stay and not break the bank- look no further! Thanks so much for the wonderful experience!

LOVED our stay at 33a in Nihilani. The condo was very roomy for my family. After playing all day and exploring the gorgeousness of Kauai, it was a restful and comfortable place to come home to. The swimming pool and hot tub are a minute walk away which were a great way to end the day.

Location of this condo was ideal for us. Shopping center nearby and the stunning northshore beaches that many drive more than an hour to get to took us 30 min or less. It was one of the most memorable family vacations we have ever taken and 33a helped make it that way!

Great accommodations but not very kid friendly

The grounds were beautiful and well kept as was the subdivision itself. The condo interior was clean, spacious, and well maintained. The pool and BBQ area was awesome, however the pool was cold since it wasn't heated at all and that wouldn't have been a big deal but the hot tub was broke the week we were there. It left a lot to be desired and we found that we didn't use the pool much because of that. Couple that with the fact that it was cool outside due to a cold front and we found ourselves avoiding the pool. Our kids were shivering when they got out. Maybe a bit dramatic but it was disappointing to not have a heated pool or working hot tub.

Regarding the area, I wouldn't call this condo community "kid friendly". The pool rules stated "NO PLAYING MARCO POLO", no yelling, and no loud noises - which is a little challenging with small children. I would say my kids are well behaved, however I found this rule to be a little much. As I said before the grounds were beautiful, however there is not any yard space for them to play outside. The condo rules also stated no yelling, which I completely understand when inside as I don't allow roughhousing in my own home. However, every time my kids went outside to play on the small patch of grass I felt like I had to keep telling them to "whisper" or "shhh", afraid that they would disrupt the neighbors. The neighborhood was quiet which was nice but the stress to keeping the noise down was overbearing. Is this a retirement community? You can't miss all the signs and rules saying to keep the noise down. It was definitely stressed.

Now we knew the rules coming in or at least before we arrived. We found the sheer amount and detail of the rules to be daunting. For adults, we can manage ourselves to the expectations but it gets much harder with kids. When the rules state you basically have to shower between interactions with the bed or furniture, this is a bit much. I understand the purpose, I do. But the rules were so exhaustive, it created a stressful situation for us managing our children. Again, our kids are well behaved but they are kids.

All in all, I would recommend staying at this condo. Would I stay here again, yes. Even though it was challenging keeping the kids voices down at times, it's definitely something you can control. The property manager was easy to work with and laid back. Our agent at Aloha Condos was also very nice to work with and friendly. We would stay here again, now knowing what to expect. I guess for us, knowing how strictly enforced the rules are would be something that might lighten the stress load. There was NEVER anyone coming around telling us to keep it down or citing us with violations. It was the perceived strictness due to the reiteration of the rules everywhere. That was the only downer.

Thank you for your review for the unit 33a at the Nihilani at Princeville. It sound like you were pleased with the unit itself and found everything to be maintained and clean. It is a very spacious and accommodating unit. Thank you for the mention of the beautiful landscaping which in Kauai does take a lot of work with the rate of growth.

We have never had any complaints from the complex or the property management about noise levels from kids playing. I believe that this might not be a problem unless the noise levels were beyond the normal day time activities and an extended period of time.

The no playing “Marco Polo” might have been more of a liability issue with someone getting hurt from swimming with their eyes closed.

We understand that you said the weather was a bit chilly for some of your stay and you had wished the pool was heated. I do not believe there are too many pools in Kauai that are heated as it is quite an expense to keep that much water to a higher temperature. We wish that the hot tub would have been available for you. However things do break down and of course there is a turnaround time frame getting them back up and running. I have spoken with the onsite property manager and he said it is up and running again.
