Policies

Rental Policies

Deposit and Payment:   A Non-refundable deposit of 20.0% of the total rental amount must be received to confirm a reservation

Full payment of the rental balance due is required no less than 30 days prior to the check in date.

Security Deposit:    A $350.00 - $500.00 security deposit is required with this reservation and we may process a credit card Authorization in that amount prior to your arrival. A charge may result for damage to the condo or contents, missing contents, excessive cleaning required after checkout, or for exceeding the maximum number of allowed overnight guests.

We allow a maximum of 4 overnight guests. The rate is for 3 guests and additional is $15 per night per person. Falsely representing fewer guests than are actually staying will result in immediate eviction and loss of all deposits.      

Cancellations:   Reservation deposit is non-refundable.              

Cancellations made more than 60 days prior to the check in date can have the deposit applied to a new set of reservation dates  at the same Aloha Condos property within one year of the original check in date (subject to availability). Minus $100.00 administration fee.

Cancellations made less than 60 days prior to check in will forfeit all deposits

Cancellations made less than 30 days prior to check in will forfeit all deposits and rental balance due payments 

Cleaning Fees: All reservations have a check-out cleaning fee of $235.00. Checkout Maid Service includes: normal linen/towel laundry for your stay, vacuuming, dusting, washing floors, polishing & glass (mirrors-tables) and bathroom cleaning.

Stays of more than 12 days will have additional interim cleaning fee $175.00 every twelfth day.  For example, if you had reserved the condo for 28 days, you would be charged for three cleanings total - two interim cleanings and one check-out clean.

Usually we cannot accommodate earlier check-ins or check-outs because we often have parties departing and arriving on the same day. Please be certain to plan your arrival & departure times/days accordingly.

LATE Check-Out or EARLY Arrival                                    If late guest checkout is needed (8:00 PM) or early arrival (9:00 AM), it should be requested at time of booking and is (65%) of the daily rate for Late Departure and (60%) for Early Arrival.                              

 If no late checkout is requested in advance and the unit is not available for housekeeping service to clean for the next guest, the extra fee is charged at regular daily rate and any other incurred fees.

OTHER CONDO POICIES                                              

  • This is A non-smoking unit.                             If you need to smoke, please do so outside in designated areas, away from the condo building. The lanai is considered part of the condo. This is a HI State Law that went into effect November 16, 2006. There is a Smoke Elimination Fee of $425.00 at or following Check-out should this occur and has been reported.  ·        
  • Please rinse off beach and/or dive gear at beach showers or with the club garden hose located at the BBQ Pavilion, NOT in condo showers or sinks (This will plug the drains).                                            
  •  NO items to be draped over lanai railings. 
  • Kitchen cleanup items (oven, microwave, dishes, utensils, pots n pans, etc.) necessary by maid service after checkout will be an extra cleaning fee charge.                                                              
  • Use of any condo beach gear is at your own liability.                                                                     
  • Please make sure that all keys are left behind at the condo. We charge a $35.00 replacement fee for each lost key. If Re-keying is needed approximately $100.00  byKona Locksmith and any additional fees incurred.                                          
  • There is a charge of $20.00 for any missing/damaged beach/bath towels upon checkout.
  • No pets are allowed at condo or Club except for a registered service dog.

Beautiful Keauhou condo

What a beautiful condo! The wrap around lanai allows you to totally enjoy the views and breezes of Kailua-Kona. This condo has everything you need (except beach chairs); towels, cooler, snorkel gear. and a well-furnished kitchen. It is convenient to Kailua town with a great snorkeling beach just a short drive away. It is exactly as pictured. Gorgeous!

The condo is exactly like the pictures, It is wonderfully decorated, very clean and well equipped. The large kitchen has everything to make a meal. Lots of beach equipment, towels, TV's, movies and board games. The lanai is large with lots or seating areas to enjoy the fabulous view and listen to the waves. I LOVED my stay and will return as soon as I can.

WE have been coming to 1-306 for many years. There simply couldn't be better location for enjoying the ocean.In our mid 70's we find the furniture in the living room uncomfortable ( big with lots of pillows). It isn't a problem, though, as you really want to be outside on the lanai as much as possible. Perfect spot to enjoy and early morning coffee or the sunset with a mai tai in hand. The l shaped lanai is perfect for enjoying the sun.Part of it is exposed from 10:00 on but there is always some shade. The kitchen is equipped well for a rental and there are some basics (oils and spices) in the cupboards. We usually bring a sharp chef's knife and paring knife of our own as we like to cook . A good selection of fresh fish at the local market (KTA) which is very close by and at the fish market in downtown Kailua. The unit is spacious for one couple and comfortable for two couples . The third floor walk up is good exercise but could be a challenge for handicapped. Several excellent restaurants in the Keauhou shopping center. Our personal favorite is Kenichi which has a wonderful selection of sashimi and sushi rolls and great martinis! The adjoining Kona Country Club golf course has been upgraded over the years and is now a very well kept enjoyable course with unique ocean and lava holes. Check on their website (KonaCountryclub.com) for special afternoon rates.Since the condo units are built on the rocks there is no beach on the property, but a well hidden path around the fence at the north end of the townhouses opens onto a very private adjoining beach, and a wonderful snorkeling and boarding area is one half mile north on Alii Drive at a very popular local park. It's the perfect place to enjoy the best of Hawaii.

Outstanding again! This was our second time to KKSRC and it was awesome! The condo was just as described and views were beyond imagination! Everything you need is in the condo and it is so easy to drive to Kona and surrounding area. The grounds are beautiful and so well maintained. We are booking again for next year already.

Condo was exactly as represented. Well equipped. Everything worked great. It was our first time to Big Island, we stayed for a week and wished we stayed another week. Great pool, lush grounds, quiet place to relax.

Let me just say, the place itself was lovely. Spacious, beautifully decorated, incredible views, I could go on and on. We were first blown away by how incredible the wrap around balcony was, and how you are right above the water. There was lots of seating outside and in. We received a welcome basket of local produce and such which was super sweet touch. So before I reveal why I am giving this place 3 stars, let me just say the unit itself was really nice, and looks like everything you see in photos.

We were disappointed that there was no water/beach access from the unit. We were hoping from the pictures to be able to walk right outside and be on a beach, but the water is below some lava rocks and is not accessible for swimming. Had I known that, I probably would not have stayed there, since the most important thing to us when going on a beach holiday is easily accessing the beach. That said, the view was beautiful for viewing, and probably even for fishing. If driving quite close to beaches is good enough for you, don't let my comment deter you from staying. The community does have a pool, but we aren't pool people.

My wife and I are very clean. We are not the type to ever leave food out, or eat breakfast in bed, or make crumbs that we don't immediately clean up. We are coming from the city and realize how easily unwanted critters can appear, so this practice was not new to us. This place appeared quite clean upon arrival and we were delighted about that. However it did not take long for us to discover that no matter how clean you are, you will be living amongst the roaches, ants, lizards, and in our case, even in our case; a dead bird in the kitchen.

The ants and lizards didn't bother us a bit, we assumed there would be some element of nature inside, seeing as it is a tropical climate and to some extent it is unavoidable. The cockroaches however, were a different story. There were small roaches IN the bed, and MASSIVE ones that scurried across the floor. The massive ones were about three inches long (not including antenna, think the size of an adult thumb) and were absolutely terrifying to find. At one point when I couldn't take it anymore, I called the owner to complain, and she told me that has never happened before and that she would send a cleaning crew first thing in the morning. (After the cleaning person came, we found the bed to be cleaner, but still found giant cockroaches scurrying across the floor.) Perhaps that was true. Perhaps that people who stayed prior to us were just super messy and invited a mess of unwanted critters that decided to extend their stay. If that if the case, then please disregard this part of the review, because I don't want to assume that this unit typically is infested - but it was our experience.

Lastly, the bathrooms get super hot. There were windows that could be opened in both bathrooms to let in a breeze, but the screens were not lined up correctly and we already had enough issues with bugs. We opted to keep those closed, and deal with the sauna-like conditions.

I hate to leave a negative review, because honestly the place itself was pretty. Provided they bug-bomb the place and fix the bathroom screens I would absolutely recommend the unit.

We stayed at this terrific condo for 3 weeks in April-May 2017. The following are some of the highlights we would like to share:+This is a top floor end unit with 180 degree magnificent oceanfront view. The view is additionally enhanced by the wonderful tropical coconut palms and marvelous landscaping.+Floor plan-Open beam ceilings with outstanding, open floor plan, with the majority of the living area, including the master bedroom, facing out onto the ocean. +Very quiet unit-The only sounds to be heard was that of the ocean, the rustling of the palms in a delightful breeze, and the birds singing in the morning.+Leslie, the manager is very service oriented and was outstanding. She treats this condo as if she was the owner. She is the best. Thanks again Leslie.+The Keauhou surf and racket club is a great, perfectly maintained gated community. It is conveniently located about 2 miles or so south of Kona.+There are several Farmer's markets, but our favorite Farmer's Market is located in the middle of Kona on Alii dr. It is open Tuesdays and Thursdays. You will find an incredible selection of fresh tropical fruit, vegetables, flowers and a nice selection of gifts. +With regards to restaurants in Kona, Huggos, on the oceanfront, in the middle of the settlement was our favorite. For a really special treat, we highly recommend the amazing buffet breakfast or brunch at Four Seasons, Hualalai Resort. This resort is located on the oceanfront about 10 miles north of Kona. In addition to the out of this world food, the resort is gorgeous and worth the visit alone. We have made many trips to the Hawaiian Islands since the 1960s. We rank this visit at the top. Wonderful week

My daughter and I stayed in Condo 1-306 during the week of April 4-11. The condo itself is lovely and the view from the lanai is spectacular any time of day or evening. Being on the third floor provides a lot privacy. Be prepared though, there is no elevator. It was wonderful to leave the windows and doors open at night, especially in the master bedroom, and feel the gentle breezes and hear the ocean splashing against the rocks below. The kitchen is very well stocked and we were surprised to find many condiments in the fridge that had been left by previous guests, none of which had expired. Be sure to check the fridge as well as the cupboard containing a large variety of spices before you head for the market! Having a full size washer and dryer in the master bath was a real plus. The condo's location is just 5 minutes from the Keauhou Village shopping center where you will find a market, Long's Drugs and several great restaurants. If you love pasta/pizza, be sure to go to Bianelli's! We had a wonderful time and we're already planning another visit next year. Of course, we plan to stay in Condo 1-306 again.

Great location, great property

We originally booked this property through VRBO so it because very confusing when we tried to access our reservation through them after we paid our deposit, only to find that the property (through the VRBO number we had) no longer existed. However, we contacted the owner and straightened it out. The property is located on Ali'i Drive which is amazing. At the furthest end from the entertainment area so it is a very long walk if that is your plan. Close to a great (affordable) grocery store, a couple of restaurants, etc. There was nothing that we didn't have provided that we needed. It was exactly as explained in the description. The pool area has been redone and very nice, the bbq area is perfect. All in all it was exactly as expected and couldn't have asked for more. Bedding, towels, beach chairs, kitchen supplies, laundry facilities - all was provided. Leslie was easy to deal with and get in touch with.
