A Great Kona Stay
This was our third stay at this condo property with each stay having been a corner unit on the third floor. We have stayed in Unit 1-306 twice and this unit (1-301) once and most recently. The virtue of both units is that they are... more
corner units with high ceilings and a commanding view of the seafront north and south. The beauty of both units is that the ocean waves crash into the lava rock below only 100 feet or so from the deck. It is wonderful to be in such immediate and safe proximity to the crashing waves, large or small. This property is also within easy driving distance of most attractions on the island and, most especially, Kailua-Kona. It is less than 20 miles from the airport and thus very accessible via a rental car. All in all, it affords its guests a very pleasing stay on Kona and easy access to its diverse offerings.

Unbeatable Views
We stayed at the condo for a week with our two children. The property is conveniently located, larger than the pictures captured, and well-stocked with everything you need for the beach. The view for the lanai and master bath is breathtaking. We will be back!

Oceanfront Penthouse:)

mattress for the little one. I think we used all the resort amenities; barbecue, volleyball, table tennis, and of course the swimming pool. That was our 'down time' LOL. The resort is within walking distance to a couple beaches, one that was great to see turtles and tropical fish and the other for surf boarding. We used the snorkelling gear, boogie boards, and beach chairs. It's also within walking distance to a shopping mall which included KTA Groceries, some clothing shops, restaurants, and drugstore. There Could Not Be a Nicer Place to Stay on the Big Island

the surf is rough. The unit is on the third floor, with a ground floor, second floor, third floor- we didn't find climbing two sets of outside stairs to be a hardship. The gated, condo neighborhood is beautifully maintained, very quiet, and a 20 minute walk from the shopping center. There is a communal pool (no hot tub), tennis courts, ping-pong table and gas grills. Unbelievably, there's even a hidden, rocky beach just to the north of the townhouses- very few people go there, and not great for swimming or snorkeling, but what a treat to have it so close. The condo has one bedroom that faces the ocean, and one that faces the parking lot (but the greenery is mature enough to give a tropical feel, and car traffic is very scant). Both bedrooms are otherwise of close quality, so it's not like one is really less-than the other, except for the view. In fact, the parking-facing bedroom has the benefit of being less noisy (from the ocean). The ocean-bedroom's bathroom has the w/d within it. Note that the sliding door from the ocean-bedroom to the lanai is welded shut, but the window facing the ocean is openable. The ocean-bedroom separates from the living room by Shoji panels-not a single rip in the paper. Ceiling fans really help keep the kitchen, living room and bedrooms feel cooler on warm days. The condo is absolutely greatly outfitted. Very well stocked kitchen (re: appliances, cookware, plates, etc., although we couldn't find a tea kettle, and more dishtowels would be helpful-- these would be very small improvements). There are a variety of spices available, and a small collection of condiments. Lots of beach gear: coolers, chairs, boogie boards, snorkel sets. Also there pickleball and tennis racquets. The furnishings are in very good condition, very comfortable, very clean. Nothing was icky, nothing smelled of mold, no mildew. The lanai has two tables with chairs, and one very comfortable lounger. High quality all-around- not cheap plastic stuff. Everything felt like quality. We were two not-family couples, and could have easily stayed there for months and months, without a problem--it's that comfortable, and big enough. Excellent communications with owner, and the one time we couldn't figure out how to turn on a ceiling fan, assistance arrived within 15 minutes. We would chose to stay in this unit over and over, and hope this review doesn't make it so popular that we won't be able to re-book in the future! Aloha!

items we needed. The pool is a nice bonus. We grilled on the community barbecue and it was super clean and easy to use. We really enjoyed being able to sit on the deck and watch the ocean. You can tell that the people who live in this condo development really care about the place. The gardens were well maintained. This is a quiet place so probably not for rowdy partier types. The unit had lots of useful beach equipment from masks and snorkels to beach chairs. I am afraid to gush too much because I hope to rent this place again and worry it will be booked.

top floor corner unit just makes everything feel so private. High ceilings give a sense of space that makes the (limited) time you spend indoors a joy. A couple minor notes for the owner; The fan in the kitchen is on its last legs. I needed to hand-spin it to get it going. The toilet in the "master" bathroom likely needs a new flush valve, the screen door on the back of the lani needs to be realigned, and lastly, the TV remotes (the 2 times I turned it on in a week!) don't seem seem to map correctly to the functions of the TV. These are REALLY small nitpicks!! and I would never hesitate to rent this unit again if these things were never addressed!

The place was immaculate and the grounds were gorgeous. The neighbors were nice and it was nice to be able to talk to people again after such a weird year of distance. the action, but removed from tourism and the condo has everything you need for a comfortable stay. The owners replied quickly to questions, allowed late check out, and we felt like we won the jackpot. The local tennis guys welcomed us to play doubles with them several times and we met several families/couples who were enjoying themselves. Also the tennis courts have great nighttime lighting- which is nice since it gets hot during the daytime in Kona. Last but not least, we did not have any issues with bugs or unwanted creatures, which can happen in Hawaii. Everything was well manicured and taken care of in the community.

and Jacqueline contacted us days before our stay with all the required codes to enter the gated community, the condo, and the pool and tennis courts areas. It was completely flawless. We were familiar with the Big Island, through not this area. The condo’s binder of ideas was most helpful. This corner condo is a 3rd-floor walkup with the most amazing western view. Each evening the sunset was more spectacular than the previous. One late afternoon we watched a storm approach from the east, over the mountains. The colors were surreal. As the last drops fell, looking east from the lanai, there was a rainbow! From the lanai one can watch cruise ships coming into the Kona port. This gave us a heads-up of which way to explore. On one of these days we explored the Kona Historical Society’s Kona Coffee Living History Farm (Mamalahoa Highway, Captain Cook, HI). This was a five-star experience. The volunteer interpreters were exceptionally knowledgeable and dedicated in sharing the Uchida family’s life and farming of this land since the each 1920’s. This homestead and coffee and macadamia nut farm of Japanese immigrants is a must-see. It is on the National Registers for Historic Places and the only living history coffee farm in the nation. Enjoying the outstanding views, we cooked our own dinners and ate on the lanai. By far the local KTA Super Store – a mile or two away – was an excellent choice. One night, reservations were made at the Kona Inn Restaurant. We arrived just before sunset and were again treated to a glorious sunset, this time at ground level. Superb meal! A tip for driving into Kona: 1) From the condo drive back to Rte. 11 and head north towards Kona, exiting on Kuakini Hwy. 2) Or head north on Alli and turn right (at the stop sign) on La’aloa Ave. to reach Rte. 11, exiting on Kaukini Hwy. This avoids the congested Alli Drive, as one approaches Kona and affords easier access to the parking lots a block from the downtown area. Beaches: 1. Locally, Magic Sands Beach Park is super with parking being creative. 2. The hidden treasure is Hapuna Beach State Park (Waimea, HI), way north on Rte. 19. There is a small charge per car for this state park, which has all the amenities: washrooms, change rooms, rinse area, picnic tables…

enough to go into town for a meal. It is also a great location if you plan to focus your fun on the great snorkeling to the south. The unit has everything you would need for meals. The highlight is the lanai views of the ocean (and furnishings to enjoy the lanai). The only reason I didn’t give a 5/5 rating is the unit is a little dated and doesn’t have a/c. Most afternoons there was little to no breeze (there are fans to keep air moving). However this wasn’t an issue evening, nights or mornings. I would rent this unit again.

as was the floor in places in the kitchen 3) Small shampoo/conditioner/bath soap is sometimes a nice touch; we tend not to use other people's leftovers if they look grungy or are under a cabinet as we are never sure about them. That said we left some items for the next guests and left them clean and usable. 4) Food items in cabinets and fridge could be tossed as many were out of date. 5) Fridge was leaking down below pretty badly by the time we left and the freezer smelled very stale (likely the ice cubes which were very old) The last thing, which is not the fault of anyone, is that we did see man fruit flies/gnats as well as sugar ants. Maybe a note in the binder about them and where to find the traps or homemade trap (glass with vinager/dish soap with plastic and holes is helpful). Gorgeous view and very comfortable! A lovely setting
My wish list for a condo on the Big Island was long: directly on the water (check); two king-size beds (check); a well-equipped kitchen (mostly check); convenient to restaurants and markets (check); conducive to spending time with friends from "down under" visiting and catching up... more
(check). On the whole, we were very pleased with our stay and, should we plan another trip to the Big Island, we likely would want to stay in the same condo. There were, however, a couple items that were distractions from a perfect stay. The small stuff: the ice-maker in the refrigerator didn't work. The drain in one bathroom was so slow-running I considered getting some Drain-o. The major drawback: lack of air conditioning. Although things cooled down after sunset, making it possible to sleep well, from mid-morning until sunset the condo was very hot, humid and uncomfortable. When the breeze was active, the lanai was pleasant enough. But the humidity (more than the heat) was extremely uncomfortable. I understand that the price of electricity is extremely high; perhaps a dehumidifier would be a reasonable compromise. The unit is a little bit dated (for those to whom this matters), but we found it to be, overall, a good home-away-from-home.

Jacqueline is a pleasure to work with and eager to answer your questions. She was the reason we chose the unit the first time ten years ago and have loved every minute of our time there. (Well, we did stay one August and it was a bit warm. lol ) Although we have never met, we feel she is a friend. When booking don't forget the unit is on the third floor and there isn't an elevator. We are both over seventy and managed just fine this year.

I would suggest, however, that the cleaning crew supply guests spending over a week at the room with more bar soap and toilet paper. of Hawaii. This Condo is clean, efficient & spacious and has all the features of a home. It will sleep (4) four people comfortably and has a very large Lanai right outside the sliding glass doors. If you don't want to eat out every night, the fully equipped kitchen has every appliance you need for cooking. If you prefer grilling, there are multiple, clean, new outdoor gas grills on the property. On the inside, the bedrooms & bathrooms are spacious and the entire Condo is modern and has new furniture and decor from local Hawaiian Artists. The location of being on the shore is perfect. No worries of finding a place to park & hike in. The reserved parking is safe, secure & right outside the door. And in case you have not visited Hawaii before, you'll find out this free reserved parking is priceless. It will save you a ton of money & time. Neighboring Condo's charge almost $40 per day for their parking. And pack light, as linens and beach towels are included. There is a washer & dryer right in the Condo & even the laundry detergent is included. If you go snorkeling & need equipment, save the coin for renting or buying it & use what's in the Condo. The little shallow Bay right up the shore is perfect for this & is loaded with Sea Turtles & fish.....a kid's haven. If you are concerned about the property not having air conditioning, don't be. This Condo is on the 3rd floor and is Ocean front. There are (3) three huge sliding glass doors with screens that allow the cool Ocean breeze to come in and the ceiling fans make it very comfortable. And talk about location......this Condo is in a perfect place on Ali'i Drive. There is a shopping plaza with a grocery store within 2 minutes and you can be in the heart on Kona within a short drive. The little stores & Farmer's Markets are great for picking up local Hawaiian items & food. If you like exercise & need a place to run, walk or bicycle - Ali'i Drive is perfect. There is a lane for just this purpose & is a safe route. It is very scenic and includes beach access with parking. If you prefer swimming in a pool, there is a huge "L" shaped pool for all ages. It goes from 1 foot deep to 8 feet deep - making it a kid's paradise. If you need a little break & need a place to rest, try the Condo's Lanai. There is a very comfortable sofa chair that overlooks the Ocean. This property is on the end, so the Lanai wraps around the corner.....absolutely huge. It is perfect for eating outside & don't worry about bugs and insects - as we didn't have a problem at all. Keep a watch out for Dolphins - as we spotted them very close to shore many times. The property owner has done a fantastic job in maintaining the property and checked with us periodically to see if we needed anything. He truly did an awesome job in making us feel right at home. nice restaurant (Sam Choy's) -- but, you are off of Alii Drive just far enough so that you never hear traffic and you are safe & secure. The best snorkel beach in Kona is a 1-minute drive away. The condo includes 2 bedrooms and 2 full bathrooms, including a washer/dryer. No air conditioning, but lots of cross-vent and floor and ceiling fans. Beautiful wraparound lanai with plenty of space and lots of shade. Big kitchen with everything you need. Enjoy!

Decent Stay

there to clean prior to the next guest's check in. I was dumbfounded since I thought I was that guest and I had arrived the day before. I told her her services would've been great the day before since I found lots of droppings on the countertop, dirty carpet, and a cockroach the size of my palm flying around. A good part of the first day was spent scrubbing down the place. Another annoyance was an email notice from the booking website indicating my CC was being charged ... a second time. As a result, I spent a couple of hours reaching my CC company verifying charges - we all know how joyless this experience can be. Good thing was my vacation was over a wk long, so there was time to recover & enjoy Kona.

Our stay at 1-301
We really enjoyed our stay--this is a very comfortable Unit--maybe could take a little modernizing in some places, but this is not to detract from the experience. It was the kind of place you could feel really at home from the time we had unpacked.... more
The view from the wrap around lanai was second to time, also the sectional was great to hunker down after any activities and relax reading or watching tv. Also the bed and bedding in the master bedroom were especially comfortable and the kitchen extremely well equipped as was the whole Unit for activities, etc. The only small minus--the fridge door was a bit sticky ( it needs a new bushing ! ) Still deserves a 5 star though. We were most happy with our choice and would not hesitate to return.

Awesome Home Away from Home
The location of this unit is everything. Nice complex, gated and well maintained. The condo is on the top, corner floor of a building right on the ocean. Full 180 degree views of the ocean and we saw WHALES, DOLPHINS, TROPICAL FISH OF EVERY COLOR... more
AND SIZE right off the lanai. The unit is getting older, especially the bathrooms, but it was clean, comfy and well-stocked. It has a "homey" feel to it that becomes very important when you stay for two weeks or longer as we did. We could have used an elevator but quite frankly, the exercise is good for us!! I actually preferred the back bedroom overlooking the grounds which was very comfy indeed, but my husband loved sleeping in the front bedroom right off the lanai with its sound of the sea lulling him to sleep each night. And the ocean waves drowned out his snoring which was an added boon! Great owners to work with and they even had a welcome basket waiting for us upon arrival. Thoughtful. Mahalo and many blessings to them for sharing their sweet island home with us!

two teenage daughters) enjoyed swimming in the complex pool, but spent much of our time during the day snorkeling or trying surfing at nearby Kahalu'u Beach (a short walk or 2 minute drive away). the sunsets. Falling asleep to the sound of the waves was so relaxing. This unit is so quiet and peaceful, and the location was great--close enough to get to various sites but far enough from the loudness and busyness of Kona. It was so nice to have a security gate and our own parking spot! We also appreciated the beautiful tennis courts (Thanks for having 4 decent tennis racquets available.) and large swimming pool that were available to us. We never did see turtles nearby, but we did see several of them at the Black Sand Beach on the way to Volcanoes National Park. The kitchen was well stocked and the appliances worked well, and the welcome basket with fruit and treats was such a sweet touch! The air mattress for our son had a leak, but he was very comfortable on the sofa. The owner, Jacque, was so easy to work with and answered all our questions promptly. All in all, it was an incredible place to spend 10 days!

Terrific ironman week

Absolute Oasis!

Basically one entire half of the condos' walls are floor to ceiling glass doors with double screen doors... we had them all open, with the ceiling fans on, and it was paradise with the sounds of the waves, and the cool breeze... we had breakfast on the lanai every morning and it was difficult to leave every day! At the end of our long days, we looked forward to going back and relaxing together there. Aside from that, the condo is clean, well decorated, and in a great location just minutes from downtown with lots of great restaurants and shopping (just hang a left out of the complex and drive a few miles). The owners have also provided everything you may need, including beach towels, chairs, snorkeling gear, coolers, laundry facilities and even shampoo and conditioner dispensers! We both agreed that staying here for the second week of an amazing honeymoon was a great decision, and we were glad we found it on trip advisor!

condo only to find out there were 3 in the closet! Now there's 4 - lol. I love the locaton. I have actually stayed at the Kona Coast Resort next door and just being next door the veiw is much so much more spectacular from the condo. Everything you could possible need is available including spices which I always had to bring when I stayed at the other condo. We cooked a lot of meals to save some $$ so, for us, that was helpful. The only negative for me were the knives were super dull. Cutting a pineapple or anything was a challenge. Like I said, I'm a cook so, a good knife is essential. But if you're eating out that's not an issue unless you need to cut a lemon or lime for your tropical drinks. For sure not a deal breaker. You will not be disappointed.

Short drive or 5-10 minute walk two properties north to the Outrigger (great bar) and Kahaluu beach. If you like sea turtles and snorkeling you have to go to Kahaluu beach. Groceries are super convenient, just up the hill at the KTa mkt. Loved the unit and location, highly recommended with only one caveat that the unit is on the third floor and requires carrying anything you bring up the stairs (well worth the effort).

although we spent very little time inside. If we weren't off exploring the Big Island, we were sitting on the wrap-around lanai enjoying the fantastic views - sunrises, whales, porpoise, sunsets, the crashing surf. Waking up to and falling asleep to the sound of the surf can't be beat. We really miss it. And the evenings were very comfortable with the ceiling fans and wonderful breezes through the windows and sliders. We appreciated having a full kitchen since we cooked most dinners (at the BBQ where we met many of the wonderful neighbors). All the beach gear - snorkels, masks, fins, coolers, towels, chairs, swim shoes - was also greatly appreciated. The owner has provided many amenities that I doubt other rentals provide. The close proximity to the grocery and drug store was a plus, and the best snorkeling was a 5-minute walk away. I would highly recommend this unit and will book it again if we return to the Big Island. A couple of activities we did that we would recommend to others: night time snorkel with manta rays (arranged through Snorkel Bobs with Neptune Charlies) and zip line adventure with Big Island Eco Adventures (made me feel like I was 10-years old again!).

The location of the condo in Keahou is great - it's quiet enough at the Surf & Racquet club to relax and just a 10 drive or so up Alii drive to Huggo's or Lulu's or Bongo Billy's to have some fun and great food if you don't feel like using the kitchen or grill's just down the stairs. The place is private, clean, comfortable and has everything you could need for the perfect vacation.

shoreline and beautiful teal/blue ocean. From reserving the condo to the tasty fruit and sweet welcome basket to our tearful check out our last day, everything was seamless and enjoyable. Great location, beautiful view, quiet--except for the pounding ocean and tropical birds. Great snorkeling just a short walk north and a small shopping center with market, drug store, post office, and restaurants just up the hill to the south.

pictures on the web site reflects the actual condo set-up and decor. The condo is spacious, with vaulted ceilings and nice breeze through out. The master bedroom is nice - the bed is comfortable and with the lanai doors open - the ocean waves put you to sleep. Slight down side to the master bedroom is the sliding doors separate the living room and the master bedroom - not very much privacy. The condo owner/manager has equipped the condo with all kinds of things that were nice surprises - snorkel gear, beach towels, beach chairs, plenty of towels, washer/dryer with laundry detergent, pots and pans and dishes and utensils, cooking spices and condiments, DVD player, books, and games. The lanai was my favorite - the condo is a corner unit so the lanai wrapped around. It was big enough to hold a lounge chair, high-top table and stools and another table and chairs. It was the perfect place to sit and watch the water. We even spotted a whale from the lanai! The condo was more than we expected. It was a lovely stay!

Fabulous oceanfront condo with wrap around lanai

A+ Condo, Perfect Location

glad we did! We've stayed in condos in several other locations previously. This was the most thoughtfully furnished one we have enjoyed. We chose to have leisurely breakfasts and dinners on the deck. The kitchen had everything we needed and more, down to the smallest details. There was everything (and more!) than we could have wanted for enjoying the beaches -- picnic coolers, and even beach chairs and an umbrella. Besides being well furnished, the unit and everything in it was spotlessly clean. We immediately felt comfortable there. The condo's location was excellent -- right on the water; away from the noise of more densely populated areas and traffic, but with convenient access to snorkeling, shopping, and major roads. The gas barbeques in the adjacent outdoor kitchen were convenient, like new, and clean. The pool is large; the grounds attractive and well-kept. The only thing we would have liked was air-conditioning, since the weather was hot and humid. But excellent cross-ventilation and ample fans kept the breezes flowing. We definitely recommend this as a great place to stay.

Fabulous Elopement/Honeymoon Retreat

the lava beach right outside - it's that close! The sunsets were all spectacular, and the little birds in the coconut tree right off the lanai were a nice treat! I felt that a small closet safe for valuables would be a nice addition so you wouldn't have to feel the need to close windows to lock up and stop the excellent cross breezes. Shopping for food and beverages was nearby and convenient, and the condo was really well equipped with all kitchen and day excursion items we needed, including some great guide books, maps, coolers and snorkel gear. The stereo was key, as there is great island radio to listen to (although having one with an iPod port would be a nice addition). We encountered one or two creepy crawlies, but that's the tropics for 'ya. Very minimal, and the geckos are charming! We had an excellent, relaxing stay, and I would definitely recommend it, especially for a peaceful, private getaway for a couple.

Relaxing time

the beach just to the west of us. It is great for snorkeling but not good at all for swimming and there was very little beach. It was nice to have all the snorkel equipment in the place plus beach chairs. We made use of the bbq just about every night. The unit needs to look at the tv and dvd player in the second bedroom since they were not working. We had a great trip to see the lava flowing into the ocean. We stopped at the Black Sands Beach and got to see turtles resting right on the beach. Our next trip might be in the winter so that we could see the whales in the ocean. The ocean did not have any animal activity to it at all - not even birds.

there's complete privacy; no other units have a direct view of the lanai. We ate nearly every meal there -- it was better than the best restaurant in Kailua. That's partly because of the well-appointed kitchen, which encouraged us to "eat in." The rest of the appointments were thoughtful and complete, from the nice bedding and furniture to such details as tennis rackets (even tennis balls), a large selection of books and DVDs, snorkeling equipment, coolers and umbrellas for beach picnics. There was even a radio that would magically play Do Ho music at sunset to enhance the "true" Hawaii experience -- a glass of wine and some Macadamia nuts on the lanai as the ocean surf crashed near our feet. It was all there - and we didn't want to leave. But we did leave by day to explore nearly every corner of the Big Island during our week there. Thank you to Jacque for making available such a fine place from which to enjoy the wonders of Hawaii.

restaurants and the highway. The wraparound deck gives you the most magnificent view of the ocean. I really loved the amenities - the kitchen was useful for cooking and keeping snacks, snorkel gear was provided, laundry is in the unit, and we ate everyday on the large deck. Something to keep in mind when booking this specific unit: there is no a/c but a great breeze off the ocean as well as many ceiling and stand fans, there is a partition separating the master bedroom from the living room which made it noisy when our friends were up earlier then we were, and there is no beach access from the condo area. Outside the room, a pool and tennis courts are available. I highly recommend staying here and would stay again in a heartbeat.

you could need or want and a beautiful view of the ocean. The pool and tennis courts are both very nice and we made good use of them. You really need a car to get into town from here, but apart from that it was a really nice place to spend a few days and soak up the Ironman atmosphere!

Perfect Vacation in Hawaii

home. It was as close to perfect a vacation as we could have hoped for. By far the best part is sitting on the lanai watching the whales (and they were very active when we were there) and the boats - away from all the tourists downtown. We spent a day at Volcano National Park and a day trip to Waimea & Hilo and had a suitcase full of coffee, macadamia nuts, and t-shirts to show for it but one week is all too short a time to spend out here. I guess it eases the pain of leaving knowing that we can come back - so I'm tempted to leave a negative review so we can have the place all to ourselves for the next time.
