Deposit and Payment:

A non-refundable deposit of 20% of the total rental amount must be received to confirm a reservation.

Full payment of the rental balance due is required 30 days (or earlier) prior to your arrival date.

A $250 security deposit is authorized, but not actually charged to your credit card.  You will not be charged unless there is damage to the condo or contents, missing contents, excessive cleaning required after checkout, keys not returned, or for exceeding the maximum number of overnight guests.  You will be informed prior to any additional charges being debited.


The reservation deposit is non-refundable.  However, if a cancellation is made more than 60 days prior to the check-in date, the full reservation deposit may be applied to a new set of reservation dates in the same condo beginning anytime up to one year from the original check-in date (subject to availability).

Cancellations made less than 60 days prior to the check-in date will forfeit all deposits.

A cancellation made within 30 days of the check-in date will result in forfeiture of all deposit and rental balance due payments.

Cleaning Fees:

All reservations are subject to a check-out cleaning fee of $135.

Stays longer than 15 days will have an additional interim cleaning fee of $135 charged, and every 10 days thereafter.

General Policies:

Unless you get authorization directly from me, check-in time is 3 PM (or later) and check-out time is 11 AM (or earlier).  Please plan your arrival and departure day’s schedule accordingly. 

Please be sure that all keys are left behind in the condo or returned to the front desk.   The resort charges a $30 replacement fee for each lost key.

The entire resort is non-smoking, and no pets are allowed in any of the units.  Smoking anywhere inside the condo or on the condo lanais will result in loss of your security deposit.

We allow a maximum of four overnight guests for Unit 3403. 

Cleaning Request of Guests:

Please make sure you take out the garbage regularly during your stay and before you depart.  The dumpster is inside an enclosed area to your left when you exit the condo and on the left side of the carport at the end.  Please recycle your beverage containers!

Put all dirty dishes in the dishwasher and start the cleaning cycle just before you depart.

We would appreciate it if you would please wash the beach towels on the last day of your stay.  This really helps the cleaning crew when preparing for same-day guest departures and arrivals.

Refrigerator Operation:

The refrigerator/freezer works great, but has a hard time dealing with all the tropical humidity!  Please do NOT adjust the thermostats to colder settings than normal.  A colder setting will cause the autodefrost drain line to freeze.  When this happens, water will drip down from the freezer into the refrigerated compartment.  Because there is no drain at the bottom of the lower compartment, water will collect and eventually overflow onto the floor.  If you notice water dripping from the freezer compartment down into the refrigerated section, put a plastic tray under the drip and turn the thermostat counterclockwise toward warmer settings.  Mahalo!

We stayed in unit 3403 at Kanaloa for a week and found it to be clean, comfortable, quiet and very pleasant. While we tended not to use the lanai off the bedroom much, this was simply because the larger lanai, off the livingroom, is also adjacent to the ocean. There are plenty of birds, nice breezes and gentle waves that lap up on the shore just a few yards from the unit. The location is quite convenient, as long as you have a vehicle (which I would think of as a necessity on the Big Island anyway). It is close to the village of Kailua and not far off the main highway that runs up and down the west side of the island. Having the internet connection was very handy. There is no landline phone, but we both had very strong cell phone coverage (with different providers). The only downside is the lack of a/C; however, this was noticeable mostly on our arrival because the unit had been closed up tight and it took a few hours to cool it down. After that, there was usually a sufficient amount of breeze to keep the place cool.

This is South Kona at its best!  The Kanaloa Resort is built on an ancient lava flow from the currently dormant Hualalai shield volcano which has historically been very active.  Scientists estimate that 80% of its surface erupted less than 5,000 years ago.  Today, you can take in breathtaking views of Keauhou Bay from your second floor lanai with a wet bar and solid teak dining table & chairs.  Inside the suite you’ll find a fully-equipped kitchen with double sink and "subway tile" countertops.  Off the kitchen is a breakfast nook that doubles as a party preparation area.  The expansive living room is fully carpeted and vibrant with island-style furnishings, including a sofa that converts into a queen bed, plenty of padded chairs, and a flat screen television.  Directly off the huge master bedroom there is a second private balcony, cool and tropical. The bedroom has a California king bed, large closet, white rattan furniture, and a second television.  One advantage of this unit is the 2-bathroom arrangement ensuring privacy for two couples.  The master bath has a custom-tiled walk-in shower, and the guest bath has a traditional tub & shower with sliding glass doors.

From the living room lanai, a beautiful view of He'eia Bay where you can watch the ever-changing sea and listen to the sound of the waves breaking on the black sand beach.


There are two spacious lanais in unit 3403.  From the living room lanai watch surfers, net fishermen, snorkelers and others depending upon surf conditions.

Living Room

The living room has views of the ocean and the furnishings include a fold out sleeper-sofa and a coffee table, two end tables and a side chair. If you don't want to be entertained by the constant soothing sounds of the ocean, try the entertainment center which includes cable TV, CD player, AM/FM radio, and high-speed internet access via wireless router. There are books and board games as well.

Dining Area

There are three dining options in unit 3403 in Kanaloa at Kona, you can either dine at the small table for two in the kitchen, or the glass-top table for four in the dining room or the teak table for four on the lanai.


In the spacious kitchen there is a refrigerator, dishwasher, disposer, coffee grinder, drip and French-press makers, toaster, blender, microwave, Jenn-Aire oven and all of the amenities to prepare a meal for four. Koa wood cabinets complement the tile countertop and for those who like to cook, it is quite convenient.  Beautful ocean view of as you cook!

The bedroom has a king size bed, two end tables with lamps, a six drawer dresser and walk in closet. The master bath has a tub&and shower. There is also a second full bathroom with tub and shower.

We loved the location of the condo on the grounds.Easy to get to all the pools and the little black sand beach that we could see from our lanai. The view was AMAZING from the lanai. Condo is nice but could use some updates/upgrades.Especially air conditioning. The fans helped a little but we ran them all the time. The people above us were VERY loud and we heard every step they took. We liked the covered parking and the bbq was nice because it was close to the condo. We would stay at Kanaloa at Kona again and I would recommend it to anyone.

The view from the lanai was great - waking up to seeing the water every morning was very relaxing. The light from the lanai however wasn’t working so we weren’t able to have dinner outside (he had suggested to maybe take a lamp outside but we didn’t bother). The apartment was large (just me and my husband traveled) with lots of space to store your stuff. However the condo felt a little dated. Everything was showing it’s age - from the pots and pans to the appliances (even one of the coolers had spider webs inside it so we had to clean it well before using it). We ran into some problems with the sink clogging and getting a hold of the owner took a couple days. By then the condo got stuffy and it started to smell. He eventually got back to us but by then we were leaving the next day. There is no AC but there are plenty of fans so we weren’t hot at night.

The property it’s on is nice. They have multiple pools and hot tubs. It’s a great location in big island - conveniently close to many beaches and grocery stores. I just think for what we paid, the condo could have been more updated. A little overpriced despite the amazing views.

Our maintenance team has been scheduled for this month. A new set of dishes just arrived, and all appliances are fairly new and working fine, including the electric disposer in the kitchen sink. I apologize that you couldn't find the switch to clear the sink clog, and will try to label some of the electrical switches so there won't be confusion in the future. Hope you'll consider coming back to Kanaloa. It's the best resort on the Kona coast!- Craig

This rental property was pretty awesome. The view from the lanai is worth the price of the condo alone. The owners obviously want their patrons to feel welcome and there were many extras that were unique: free, locally grown fruits / vegetables with a reuseable shopping bag in a gift basket - very appreciated! Plenty of beach gear, provided gratis, was available. A good selection of on-site gas grills. A good variety of pools were provided on the property. I'd rent again

Nitpicks: lack of adequate lighting in the bathroom, lack of adequate lighting on the lanai. These criticisms should not detract from a decision to book this residence. If you love Hawaii, you'll love this place

We recently spent ten days in Kona and thoroughly enjoyed our vacation! We can't say enough about the lovely condo we rented 3403 Kanaloa at Kona owned by Craig and Anita. The condo was comfortable, had a lovely view of the bay and was very quiet and relaxing.The bedroom was roomy and had ample space in the closet and drawers for our things. The ensuite bathroom was lovely and had a large remodeled walk-in shower with tons of room. The kitchen had everything we needed and the furnishings were comfortable and the condo felt spacious.The lanai was off the living room (looking over the bay) was a favourite spot to spend time and it was equipped with a lovely teak dining set and lounger. We spent mornings and evenings watching the waves roll up on the shore (soooo relaxing).....Things that stood out for us were the welcome basket with local coffee, fruit and preserves, what a thoughtful way to welcome your guests. It was very much appreciated!Other things provided were beach towels, a cooler to take along, flippers and snorkels and beach chairs. We really appreciated this courtesy!Craig, the owner stayed in touch prior to our arrival offering suggestions of things to do and see and after we arrived we touched base again. Nice having that connection for sure.Each morning we would get up, grind our Kona coffee before heading to the ocean pool for a hot tub and relax before planning our days activities. The only thing we wish is that the pools were heated (perhaps by solar power) but it might be that isn't necessary as the temperatures rise in the spring and summer months.Each evening we would take a stroll to the ocean patio area to watch a magnificent sunset.Thank you for providing such a lovely place for our memorable holiday to Kona. A lovely condo with a beautiful view of the Bay. We were lucky to have some big waves during our stay which made for some great lanai time! Very well equipped with beach towels and a good assortment of water equipment such as snorkels, fins, masks and water shoes. Kitchen has what you need and the fridge even had condiments which was a bonus. The Keauhou Mall is a walkable distance away with restaurants, pub, shopping and KTA for groceries. The owner was super helpful and accommodated our request for extra days at short notice and also gave a ton of very good info about local restaurants and activities. Maholo Craig! We hope to return soon!!

We had a wonderful time vacationing on the big island. Our condo was in a great location and its amenities fit our needs. I would definitely come back to this unit. We have been staying at Kanaloa at Kona since it was the Outrigger and it never disappoints.

Well maintained condo with a beautiful view of Hee'ia Bay. Keauhou Shopping center is just up the road for all of your shopping needs. The condo complex is situated in a quiet residential neighborhood setting. Well isolated from the busy traffic on Ali'i Drive. Very nice unit with no complaints. The bed was very comfortable! Craig, the owner provided us information about the condo and the area prior to our trip. He made us feel at home when we arrived with a very nice welcome basket. Mahalo Craig. Looking forward to our next trip back to the Big Island.

The complex is located in a perfect spot, between all the wonderful beaches and activities. The complex is right on the water with a walking path to a lava beach, great snorkeling and a golf course. The complex is very well maintained and has beautiful swimming pools, especially the ocean pool with ocean and sunset views. Complex also offers tennis, ping pong, hot tubs and clean barbecues. The condo was especially nice, the cleanest I've been in! Beautiful lanai looking over the bay, toys for the ocean, even laundry soap was available! Our only concern was no air conditioning, however it cooled down nicely each night. Definitely will choose condo again when visiting the Island of Hawaii! We recommend booking your helecopter tours before visiting, they fill fast! Mahalo Craig!

My husband and I recently stayed for 1 week in Condo #3403. It's off the main thoroughfare, tucked into a neighborhood, a very tranquil setting just 6 miles south of the Kailua Kona city center. Away from the noise of traffic, you can hear the waves gently rolling into the nearby bay from the 2nd floor lanai. Three swimming pools and tennis courts provide plenty of entertainment onsite. A large shopping center center is 1 mile from the condo providing easy access to groceries, post office, brew pub and restaurants. I would highly recommend this VRBO to a couple or family with 1 or 2 small children.

This condo is outstanding. Perfectly located and easy to find, neat and tidy, clean, quiet, fun and had everything we needed for an excellent wedding/adventure weekend!The lanai is hands-down the best part, having breakfast and nightcaps out there was supreme. Communication with Craig was seamless and I felt comfortable shooting him random questions about the condo as needed. There's no AC but didn't bother us in the slightest as the March/April night winds cool everything down significantly. The 5-6a morning bird song is aggressive especially since no ac = open windows, BUT, ear plugs and/or a pillow over the head did the trick and if we needed to close the windows at 5a the room stayed cool until about 9a. There was some foot noise from the family above us but that'll happen wherever you go.Otherwise, the overall serenity of the condo can't be missed - and the guidebook on the bookshelf has everything you need to know!!

This place is absolutely delightful and I can't wait to get back.Thanks, Craig!!

I stayed at this condo for a weekend getaway and it was just great. The whole condo is laid out well and supplied for any little thing you might need from extra towels to a little drink cooler for the pool. The master suite is large and the bathroom and shower are very nice and look brand new, but the real gem is the Lanai off the living room. The view and sound of the water here is just incredible. I spent most of the time I was at the condo on the Lanai.

The setting and the location of Condo 3403 is spectacular! Enjoyed having coffee on the lanai in the morning and watching the waves come in at the Cove. Kanaloa is a gated community of resort Condos with three pools, tennis courts, lending library and the grounds are lovely and very well maintained. This Condo is close to boating activities and a great shopping center. The surrounding golf courses are wonderful with breathtaking views. The Condo was clean, but clearly needs updating. Loved having the full size washer/dryer as we spent three weeks in 3403. The kitchen was fully stocked to include a French Press and a coffee grinder. There are 15 steps in the stairs from the front door to the main living area. So much to do on the Big Island! Aloha!

This was a great condo. We liked the location in the south Kailua area. Very convenient with a grocery store and restaurants near by. The unit was very spacious and had a very nice view from the lanai where we usually sat for breakfast. The condo was clean and had everything we needed. We would stay there again.

Had a wonderful time in Kona and really enjoyed the condo and all of the amenities. The only things we would change is to update the tv in the bedroom and the ceiling fan in the living room. Other than those minor things it was a perfect stay.

Great unit in this lovely complex. The condo was sparkling clean, had all utensils needed for cooking and was very quiet and comfortable. While the unit has no A/C, the ceiling fans were ok for keeping the condo cool specially comfortable in the morning and evening. The only time it felt warm was in the midday when the sun goes into the living room but we were mostly out so that did not bother us. We loved having dinner and breakfast in the lanai with a beautiful view. Very convenient to have two bathrooms and extra towels and beach stuff. There was a welcome basket waiting for us on the day of arrival. Mahalo.

My husband and I recently spent six nights at this rental. It was extremely spacious and well laid out. The welcome fruit basket was a nice touch. The two lanais provided a sunny or shady spot to sit, depending upon your mood. The location was perfect; it was close to amenities yet far away from the noise of the more popular tourist spots. Parking was convenient and well lit. Although we didn't use them, the unit had brand new washer and dryer. Updating of some living room furniture and bathroom and kitchen fixtures would increase the enjoyment, but other than that, we would return and recommend the rental to others.

We liked being on the second floor. It felt private and more secure leaving the lanais wide open for the breezes and ocean sounds. The staircase is inside which gave my husband a convenient place to leave his clubs. The living room lanai has a lovely view & only morning sun - which is a good thing. This unit functions very well. It was clean & the carpeting, paint, koa wood cabinets & appliances were fine. The owner/manager is reachable, organized and accommodating. Hopefully, he will update. Especially the dishes. C'mon now....matched dishes from Costco or Target are not that pricey. Yes, we'd rent it again & recommend it.

Stayed in this lovely condo for 10 nights. Upon arrival, we were welcomed by this superb "welcome basket" consisting of locally grown fruits, jams, hand made muffins, and more. A great way to start one's vacation! The condo is well managed and well equipped. The view of the bay from the lanai is wonderful. The unit lacks air conditioning, but was not a problem as the breeze from the ocean kept us comfortable. Kanaloa at Kona community is phenomenal, great place to just walk around. We will definitely come back to this unit.

Reservation service and the owner were tremendously friendly and helpful, and everything was just as advertised. Spacious, functional, comfortably furnished condo for a couples getaway, equipped with everything needed for a relaxing week. Available WiFi and washer/dryer in the condo are big pluses. Great, quiet location a few minutes away from the noise and crowds of central Kailua and right on the ocean. A lovely view of a small bay and the ocean, and the sound of the waves to lull you to sleep every night. Complex includes 2 pools, one with dramatic ocean views. Only a couple of minutes from Kahalu'u beach, a sheltered spot offering some of the best snorkeling we found anywhere on the Island.

Our recent stay at this condo was our second in the last 6 months. We had a great time ( again) The unit is a bit dated, but very comfortable and clean. The view from the lanai is so relaxing, we spent most of our mornings and evening there. The complex is very well maintained with friendly staff. Best spot in Kona for watching the sunset is poolside. Lots to do in the area. It's less than a 5 minute drive to the "snorkel beach" and about 10 minutes into town. There is a good grocery store a couple of blacks away. We like this place so much. we have already booked a return visit for next year.

From our initial contact with aloha Condos to our final departure to the mainland everything was handled with the utmost of professionalism; making our stay on the Big Island very enjoyable. All the details were anticipated and the Condo was well equipped to fit our needs during a three week stay. The Condo is located on a small bay as pictured and my wife changed her work computer screen saver to that view today because we also renewed our wedding vows on the property on a previous trip. We especially enjoyed the three pools and often watched the sun set at the Ocean Pool. The property is immaculately maintained and secured by a Security Station at the main entrance. We have stayed at Kanaloa at Kona on four other occasions and would not stay at another location when visiting the Island of Hawaii. Aloha Condo offered the most attractive deal along with the deals occurring during the off season of the month of September. From our contact with the Condo Management we understand that a Guest Book and activities Guide was being prepared and window treatments would be updated in the future.

It is close to the village of Kailua and not far off the main highway that runs up and down the west side of the island.Having the internet connection was very handy. There is no landline phone, but we both had very strong cell phone coverage (with different providers).The only downside is the lack of a/C; however, this was noticeable mostly on our arrival because the unit had been closed up tight and it took a few hours to cool it down. After that, there was usually a sufficient amount of breeze to keep the place cool.

The condo was really nice. Very well kept up. Favorite part was the lanai and the view! Nice big kitchen, bathrooms, and the extra lanai was a huge plus. One problem we had was the utensils were in very poor condition. Our family had to bring their own for our family dinner at the condo. And the master tub with jets didn't work. Kind of a bummer. Other than that it was fine.

We were pleasantly surprised to get a welcome basket of goodies for breakfast the first morning of our stay. We liked the view of the bay from the balcony and the sound of waves hitting the shore.The master bedroom is spacious. There was enough and more of kitchen utensils/cutlery, towels. The condo had a clean and welcoming feel.

The condo is conveniently located. For snorkeling, the nearest beach is just five minutes away. Downtown is about 10-12 minutes away. Other beaches to the south are about 30-40 minutes away.

What we liked the least was that we could look into a couple of other condo balconies and vice versa.

We enjoyed the beautiful views from the lanais and the sound of the waves in the bay. It was interesting watching various people occasionally come to snorkel, fish and surf. The condo was well-stocked, but had no wi-fi. The one drawback was cleanliness in some areas, especially the use of a strong floral-smelling detergent in cleaning out the refrigerator and microwave, leaving them smelly enough to flavor our bread and lettuce.

Our reasons for a four star rather than a five star are:1-bed lines were OK, not exceptional2-bathroom caulking and around the kitchen sink3-Several wall light switches were not functioning4-blinds need replacing

Overall we were thrilled with our stay. The housekeepers were terrific, the condo staff helpful and the location perfect for all our adventures in and around Kona. The pool area is right on the ocean and lovely. We didn't use the Bbq's but they were available.

One recommendation - be clear about the location and how to find the parking spot as we arrived in the dark and it was near to impossible to see where we needed to go.

Overall, we enjoyed the space - large - the location and all the necessary items were in the unit including laundry soap for the washer. We would definitely return here.

Great sized condo for a couple and great value. Nice outlook over the cove in a quiet area. Well equipped kitchen and appartment, nice breeze in from the front. My husband missed air condition occasionally. Close enough to Kona for nighly trips to the restaurants. Didn't us eteh pools but the beach side pool looked great.

We really enjoyed the condo. Sitting on the lanai as the sun rose and the waves lapped (or crashed) at the shore was my favorite part of our stay. The condo has a very well equipped kitchen.

We liked the fact that there are 2 bathrooms but they could use a bit of modernizing.

We also liked having the hard-wired internet access in the condo so that we could stay in touch with family and check our home town and sports news.

The condo is on the second floor, with a set of about 15 stairs to get to it. This could be a problem for poeple with mobility issues.

The resort is located just down the road from a large shopping centre with a grocery store, drug store, restaurants and shops. We used many of these services on multiple occasions.

We have already recommended the condo to friends and we will continue to do so.

We loved condo 3403 with its ample space, tasteful furnishings, and two lanais: one overlooking the lapping waters of the bay, and the other with tropical flowers and a clear view of our rental car.

The condo is a short drive from a shopping center with a grocery store, a full-service post office, banks, several restaurants, etc. It is also close to the Kona Country Club where we were able to golf the ocean course. We took several day trips along the southern coast, up the northern Kohala Coast and the beaches, to Hawi and the extreme north coast, and over the mountain to Waimea. We also managed a few beach days and some time to enjoy the pools at the resort. All breakfasts and most dinners were leisurely enjoyed in our condo.

We hated to leave and would return here in a minute. Al, the owner, was helpful and receptive to our needs. Great place to stay! One can never do justice to the Big Island in just a week. We'll be back!

Condo was clean and fully functional, walking for exercise was in a nice area. The location of the condos is in a secluded location, will definitely stay here again. Very quiet and peaceful.

The Kanaloa Resort is near ourfavorite snorkel beach, close to places we like to shop, eat at, or visit, is convenient to the highways, but is quiet and peaceful. Uniit 3403 has a great view, close to the water. The lanai made a perfect place for breakfast while planning the day.

This is a well placed condo, with a nice view and sounds of the ocean in a small cove, a few hundred feet beyond the lawn. We rented from the owner through alohaCondos.com (great web site!). Very good value at $99 night plus $125 cleaning fee. All the comforts of home, plus extras that other guests had left. The unit is somewhat dated but everything was clean and worked (the vertical blinds can be a challenge though). Well stocked with kitchen utensils and pans, and an outdoor barbeque just steps from the front door. The main noise we experienced was from the rental unit above (we called that flat footed family "the elephants"). We often had the pool all to ourselves; the adult pool is a special treat with extra warm water for evening swimming. The recent tsunami cleared out a lot of vegetation in the cove (no damage to the condos which are up on a rocky bluff) so the view is even better now and a gravel beach has emerged which you can walk down to and swim/snorkel. We've stayed at Kanaloa at Kona three times before and this resort is our favorite location, very convieniently placed for the grocery store and the fabulous snorkeling a 5 minute drive away at Kahalu'u beach and the world class snorkeling sites 30 minutes to the south. We'll be back!

The condo was very comfortable and we felt right at home. The location was wonderful with a view of the bay. We received the morning sun and shade in the afternoon which allowed us to enjoy the lanai for the whole day.Everything that we needed was supplied ex: towels, dishes, etc.If we are fortunate enough to return we would definitely stay at this condo again.The two areas that needed repair were the fridge that leaked and the ensuite toilet which also leaked. We felt there could have been a few more drinking glasses.

My wife and I were amazed at the value which was presented to us by staying two weeks at this condo. It far surpassed our expectations. The view of the bay was spectacular as well as soothing to listen to. All possible dinnerware and cookware were provided. Cable modem for computer use was a big plus. The multiple pools both normal and hot/Jacuzzi were immaculate. Bbqs were located everywhere. The physical location of the complex is very well situated. I really can't say enough good things about this rental. I must mention a small minus though. Sleeping beyond 6:30am is almost impossible because of the property staff preparing the adjecent pool area for daily use. Their conversations were heard as if they were in the bedroom with us. Still I would stay here again anytime knowing that scenario.

Good condo, enjoyed our stay, beautiful view of the cove. A couple of maintenance issues: tub in larger bath did not drain when used as a shower; window shades need replacing in bedroom (several had been damaged by prior users, didn't close properly); wall in bathroom beneath window needs washing.

Great Honeymoon!

Our unit was perfect! We came for our wedding & stayed for the honeymoon. My parents had come here before so were familiar with Kanaloa. Love the quiet here & the new restaurant with great food. Our unit has a great view & was just the right for the two of us. There was so much to do on the island we ran out of time & hated to leave. We definitely will plan on a return trip for an anniversary & hopefully stay in the same unit, it would be perfect! Thanks again for a wonderful place to start our life together & have a truly memorable week in paradise.
