Trip Protection
We highly recommend trip protection with a Cancel For Any Reason (CFAR) benefit if you believe you might need to cancel your trip.
Quarantine
Visitors are not legally able to rent or otherwise occupy this property if subject to mandatory quarantine. If at any point you become subject to mandatory quarantine, you agree to notify the owner as soon as possible and to not occupy the rental. Anyone found to be in violation of the mandatory quarantine policy will immediately be reported to the police and forced to pay for required cleaning.
As of October 15th 2020, the state of Hawaii has implemented a testing-in-lieu-of-quarantine policy. Visitors are responsible for knowing and complying with all state and local guidelines as they apply to the program.
Unfortunately, we are unable to accommodate a refund to visitors who are unexpectedly forced to mandatorily quarantine upon arrival or at any time during their stay.
Deposit and Payment
A Non-refundable deposit of 20% of the total rental amount must be received to confirm a reservation.
- Full payment of the rental balance due is required no less than 30 days prior to the check-in date.
- A security deposit of $400 is also required and will be authorized on your credit card 7 days prior to arrival. A charge may result for damage to the condo, missing contents, or keys.
- Falsely representing less guests than those that are actually staying will result in forfeiture of Security Deposit.
A $25 charge will occur for a lost door key, and a $50 charge will occur for a lockout.
Cancellations and refunds
All payments are non-refundable
- Cancellations made more than 60 days prior to the check-in date can have the deposit applied to a stay at the same Aloha Condos property within one year of the original check-in date.
- Cancellations made less than 30 days prior to check-in will forfeit all deposits and rental balance due payments.
Weather and extreme environmental events policy: No refund will be given unless a mandatory evacuation order has been given by the County of Hawaii for Keauhou and the surrounding area. In the event a mandatory evacuation order is issued, we will refund unused portions of rent of a guest currently occupying the property and any advanced rents or deposits collected for a guest that is scheduled to arrive during the evacuation order period.
Cleaning Fees
Check-in and Check-out Times
Check-in time is 4pm or after. As we often have guests departing the day you arrive we cannot allow early check-in or storage of luggage before 4pm on the day of arrival.
- Check-out time is 11am. As we often have guests arriving the day you checkout we cannot allow late checkout and have no place to store luggage.
If early check in or late checkout is needed please plan accordingly. Contact your reservationist to reserve your unit for early check-in/late check-out.
General Policies
Smoking is strictly prohibited in the condo or on the condo lanai and doing so will result in full loss of security deposit.
- No pets of any kind are allowed.
- All owners, guests, and tenants must comply with current/in effect Hawaii state and country, or equivalent government guidelines and requirements for the wearing of masks and social distancing on all Condominium common areas.
- Smoking or vaping of any form is not allowed anywhere in the Condo, or Condominium common areas (including but not limited to the parking lot, pool areas, stairways, and entryways).
- Occupants and Guests shall not make or permit any disturbing activity or noise in any part of the Condominium after 9:00 P.M. Occupants and Guests shall not do or permit anything to be done that will interfere with the rights, comfort, and convenience of other Occupants, nor do anything that is an unreasonable annoyance to the peaceful possession or proper use of the Condominium by other Apartment Occupants and Guests at any time.
- Quiet time is from 9:00 P.M. to 8:00 A.M.
Excessive noise such as loud TVs, stereos, etc., shall not be permitted and should be reported immediately to the Association Manager.
SWIMMING POOL
Pool hours and rules are posted. Use of the pool or spa is solely at the user’s own risk. No lifeguard is on duty. Pool hours and rules are subject to change at the discretion of the Board of Directors.
- Only reasonable safety aides or toys are allowed in the Pool. Inflatable mats, tubes or similar items that do not infringe on the quiet enjoyment of the area by other Occupants or Guests are permitted. They must be removed from the Pool and Pool Recreation Area when unit Occupant is not present.
- Occupants shall be responsible for the conduct of their Guests and their compliance with the pool rules.
- Unaccompanied Occupants or Guests under the age of 12 years of age may not use the pool or spa without adult supervision. It is recommended that Occupants and Guests under the age of 12 years not use the spa due to health and safety concerns.
- Persons having any open blisters, cuts, etc., shall not use the pool or spa.
- Spitting, spouting of water, blowing the nose, urinating, defecating or any other unsanitary offensive activity in the Pool Recreation Area is strictly prohibited.
- Appropriate and customary swim wear must be worn by all persons while in the pool. No cut
- offs or street wear will be permitted in the pool or spa.
- Running, climbing, jumping off walls or railings and horseplay in general are not permitted in the Pool Recreation Area. Offenders shall be evicted from the area.
- No glass or other breakable material will be permitted in the pool recreational area.
- Introduction of sand, rock or other foreign matter into the pool or spa is not allowed, and doing so will be grounds for immediate eviction from the Pool Recreation Area.
- Intoxicated persons are not permitted to use the Pool Recreation Area.
- Any person in diapers or disposable style undergarments is not allowed in a pool or spa unless leak proof rubber pants are worn.
- Only resort furniture may be used in the pool recreation area. Pool furniture provided by the resort shall not be removed from the Pool Recreation Area. Pool furniture may not be reserved.
- Showers shall be taken by all persons before entering the pool or spa.
All persons shall comply with the request of the resort manager or other designated person with respect to matters of personal conduct while in Pool Recreational Area. Anyone violating these pool and spa rules may be asked by the resort manager or designated person to leave the Pool Recreation Area.
