POOL and UTILITIES -  FEE charged for pool heat.  Utility use of $40 per day is provided. Excessive use will result in charge.

RATES: Rates are quoted on a per-week or per-night basis as shown on the website. Many homes require a seven night stay and two weeks or longer during the Xmas holiday. Most rates allow for maximum occupancy of the home. Additional guests may be subject to a per-person, per-day charge. The charge varies from home to home. Rates do not include lei greeting, baggage handling, daily maid service, or departure cleaning (unless noted), gratuities, long distance telephone charges, car rental, food, liquor, laundry, personal items, or 14.42% Hawaii Accommodation taxes. All rates are subject to change without notice.

AMENITIES AND SPECIAL SERVICES: Homes are fully equipped with phone(s), TV(s), linens, dishes, utensils and initial supply of soap and paper goods. Upon request, ELITE will make special arrangements on behalf of its Guests for such services: masseuses, pre-provisioning, equipment rentals, nanny services, etc. Additional charge may apply.

RESERVATIONS AND PAYMENTS: Any change after "Confirmation" is subject to availability and a $125.00 service fee. Deposits are due at time of reservation. Final payments for REGULAR SEASON are due 60 days prior to arrival and CHRISTMAS/NEW YEAR are due 90 days prior to arrival. Final payment will be charged automatically to your credit card on file.

-The property shall be in the same condition upon departure as at check-in. Normal departure cleaning (maid service excepted).
- There will be NO functions, weddings, receptions, gatherings, parties or street parking at the property unless preauthorized. Violation will result in forfeiture of security deposit. ANY EXTRA GUESTS NOT listed on contract will result in forfeiture of security deposit.
- Guest understands that if they cause any damage to the home, furnishings, accoutrements, landscaping or property they will incur cost of repair or replacement as well as cost of service personnel to repair or replace damaged items.
- Guest may not rearrange furniture or electronics. They may not disconnect any electronics or alter settings on pool/spa controls. If any of these items require replacement or reprogramming there will be a fee charged against security deposit. No exceptions.
- Guest understands that utility cost on-island is very expensive. Reasonable conservation is requested. Excessive usage will result in surcharge against security deposit.
- Owner or its agents may enter the property at reasonable times to make repairs
- Guest must immediately notify the Owner or its agent of fire or other damages to the property.
- Guest shall be liable for all acts of family, employees or other persons invited [preapproved ONLY] onto the property
- Guest may not sublet or assign this rental agreement
- Guest shall not bring pets onto the property nor shall there be any smoking permitted in the home.
- Guest shall abide by House rules of the Owner and/or the Homeowners Association
- Guest shall be responsible to return all keys or garage door openers or a charge will be incurred
- Guest shall not permit any use of a pool or Jacuzzi by unsupervised children and where applicable shall keep pool gates closed.
- Guest and all other invitees [preapproved ONLY] shall use the pool and Jacuzzi at their own risk.
- At their discretion Owners may require an additional signed Terms & Conditions particular to their property. In the event that any requirements are more stringent, they will supercede those of Elites
-Guest understands that Owners would not rent their property unless these conditions are accepted by the Guest.
-Guest understands that tropical islands experience higher concentrations of insects and rodents. Homes are regularly treated for such pests but complete elimination can not be guaranteed.
-Guest understands that because Hawaii is such a beautiful place to live, it is constantly growing. We cannot always be aware of construction/remodel and cannot be held responsible for construction noise.
- Should pool, Jacuzzi, TV, air conditioning, DVD, BBQ or other mechanical or electronic device become inoperable during rental the contract and rate will not be void or altered. Owner/agent will at all times attempt to correct problems.
- Elite Properties operates explicitly within the laws of the State of Hawaii and the individual Counties within the state. Even though the vacation rental industry has been successfully operating on Maui for the past several decades, if a new law passes which makes it illegal to operate a vacation rental in a residential neighborhood, some homes may be subject to reservation cancellations and your deposit will be refunded in full.


Guests are required to make a minimum of $1000.00 Guest Account Deposit, which is included in the Total Amount Due.ù The Guest Account Deposit serves as a Security Deposit to protect ELITE and OWNER against damages to and/or loss of items from the property and to assure payment of items charged to the Guest Account, including special services ordered by the Guest.
This deposit will be held in a Client Trust Account. The Guest cash deposit will be returned within 30 days after the Guest departure unless otherwise advised that it will be held for long distance telephone charges or pending receipt and/or estimates for damages or lost items, such as gate openers, house keys, etc. >LIABILITY
Elite Properties (referred to as ELITE) and Travel Agents, where applicable, (referred to as TA) act only as marketing agents for the homeowners, suppliers and contractors providing accommodations, transportation and services. Under no circumstances shall ELITE or TA be responsible for any loss, expense, damages, claims or injury direct, indirect, consequential or otherwise howsoever caused or incurred whether arising in contract or otherwise in law or equity as a result of rendering of the services or accommodations as described or substituted and including but not limited to the result of any delay(s), substitution(s), rescheduling(s) or change(s) in the provision of services or land accommodations by ELITE or TA, or by reason of acts of God, or by agents, employees, subcontractors or third parties whatsoever supplying any of the services or accommodations herein or as substituted. If services are substituted for any reason including sale of the property, ELITE at all times will act in good faith and use its best efforts to substitute accommodations or services of a type comparable to these contracted. ELITE in their sole discretion reserves the right to refuse or discontinue service to any person(s) and/or rescind any contract for accommodations or guest services. Except as stated in "CANCELLATION AND REFUNDS" below, ELITE will not be liable under any circumstances, including substitutions, to refund any unused portion of booked accommodations or services. If cooperating with another agency in securing this rental, ELITE will not be held responsible for their course of action.


Refunds may be made only under the following circumstances: the home becomes unavailable or unfit for habitation, and in ELITEs opinion no equivalent substitute can be obtained.

The house and grounds were beautiful with a nice view of the ocean and Molokai. The extra bedrooms were great for our 6 adults and 3 teens. Debbie, the property manager, was great as well. She took care of all our questions and needs.

Wonderful Maui Home Rental

The Hale Kohola house was excellent for our family of 8! We were all adults with spouses, no kids. This was our second time to rent a home from Aloha Condos & Homes-both times have been excellent. The house was an excellent location and the décor of the house was spectacular! We like to cook and the kitchen was perfectly designed with lots of counter space. The rental manager, Debbie, couldn't have been more gracious or helpful; the house needed a coffee grinder and she let us borrow it from her house. The beach was a short 10 minute walk; Lahaina was a 10 minute drive; grocery stores either 2-5 minutes away for either a local (Times) or chain (Safeway). We love Maui and hope to continue to rent from Aloha!

Great set up for extended families

We traveled in January 2014 with our extended family, 11 adults and 3 kids (7,3,1). The house had a great set up with 2 master suites and 2 additional bedrooms downstairs, plus 2 bonus small bedrooms upstairs (one queen, one daybed with a trundle). The kids loved having their own rooms (as did their parents!) The house was great, no issues at all. Huge kitchen that we could all fit in, plus dining space big enough for us all as well. The kitchen/dining and main living room are upstairs, so if you have a problem with stairs, you may need to rethink things. The house manager Debbie was very helpful at assisting us with a last minute request to find a chef to make a special birthday dinner for us on our arrival day. The fish, pork and brisket tacos with 3 kinds of salsa and rice/beans/quesadillas by antojitos Rojas were amazing (and we had enough for 2 more meals after that!) We are arizonans used to great Mexican food, and he was the real deal.

Back to the house, the lanais were great for watching the sunset over the ocean and we all enjoyed the spa at some point. The pool was a bit too chilly for all except the 7 yo although I believe it can be heated for an additional cost. The house backs to a golf course so there's a tiny yard, but the pool/spa is in the front, so no worry of being hit by stray golf balls. We did find quite a few in the back yard though! The house next door is under construction but it appears it has been sitting untouched for a while. No activity was going on while we were there.

We were close enough to walk to the beach (down the street and across the main highway) if we wanted to, probably about a 1/2 mile. We ended up driving just because we had small kids and sand toys though. The Westin Ka'anapali Ocean Villas is across the street as well and they allow use of their kids programs by non-guests. Our 7yo went one day and had a blast.
