This resort is currently under construction and is expected till about 2020.  Builiding 11 is one of the first to be completed.  The pool is expected to be open summer 2017.  The levels of noise can vary from day to day from heavy equipment to finish carpentry.  Red dirt can settle on the lanai decking but cleaning supplies are under the sink for guests to use if need be. Construction hours are Monday - Saturday 8AM to 5PM. 

Pili Mai Policies 

THIS IS A PRIVATELY OWNED UNIT and guests are renting from the homeowners through Vacation Realty Hawaii (as will appear on your credit card statement or the homeowners merchant ID).   Therefore your reservation is non-transferable between other properties.  

This condominium is professionally managed by Vacation Realty Hawaii LLC (808) 822-0272.   

Your on-island contact is Graeme D. Merrin, RA, ABR, GRI (808) 651-7211.  graeme@graememerrin.com When calling the on-island contact and there is no answer, please always leave a message. Circumstances such as driving can interfere with the ability to answer the phone. If you leave a message, it will help us to be able to respond, answer your questions or address any concerns in a timelier manner. 

Check-in time is 3 PM and checkout time is 10 AM.  Please be certain to plan your arrival and departure times accordingly. We have a very tight cleaning schedule and the housekeeper will likely arrive at 10:00 to begin the clean. Extra charges may apply if you have not departed at 10:00 as we have to compensate the housekeeper for wait-time. If you need an early check-in or late check-out, there is an option in the booking process that will allow for that if desired, for a fee. 

  • Payments and Cancellations:  A 20 percent deposit is due when placing the reservation. The reservation deposit is non refundable or transferable; however if a cancellation is made more than 60 days prior to the check-in date, the full reservation deposit may be applied to a new set of reservation dates in the same condo beginning anytime up to one year from the original check-in date (subject to availability). If you cancel between 60 and 30 before arrival, your 20 percent deposit will not be refunded or creditable. The balance of the reservation is due 30 days before arrival. Cancellations made within 30 days of the check-in date results in loss of all payments. 

  • Security Deposit:  $500.00 security deposit is required with this reservation and we will process a credit card authorization in that amount prior to your arrival. This authorization is held for 28 days and will expire after your departure assuming no damages or fines are incurred. A charge may result for damage to the condo, missing contents or for exceeding the stated number of overnight guests.  If a guest arrives without notice earlier than the scheduled check in time of 3pm or fails to depart by the required 10am checkout time, their security deposit which is on hold will be charged in full.  Our units hold very busy time lines and the failure to leave on time can cost money and schedule disasters.  Likewise arriving earlier than scheduled can disrupt the busy cleaning flow, cause mishaps and confusions with the housekeeping staff.  Damage in excess of the $500.00 security deposit will additionally be charged to your credit card commensurate with such damage. Guests are responsible for reporting any damages immediately to Graeme Merrin, at (808) 651-7211 or alohacondos@vacationrealtyhawaii.com 

  • We do our very best to have the units clean and in proper working order for your arrival. Should there be any cleaning or maintenance problems please call your on-island contact at your first opportunity. We require the opportunity to rectify any problems and will do so in a reasonable amount of time. 

  • The regular occupancy for 11a is 4. However there is a sofa sleeper to accommodate two additional guests.  Guests are obligated to disclose the actual number of occupants prior to arrival. 

  • At no time should anyone sleep on sofas other than sleeper sofas that are opened up and have sheets on them. 

  • All stays have a checkout cleaning fee. Stays of more than 10 days have additional mandatory interim cleaning fees. For example, if you had reserved the condo for 28 days, there would be two interim cleanings during your stay. On the 10th day and one on the 20th day, as well as the checkout cleaning after your checkout. 

  • Cleaning fees are based on an average hourly cost. If the condo is left excessively messy and it can’t be made rent-ready within the cost of the cleaning fee, guests will be charged $37.50/hr for the additional cleaning. 

  • Suntan lotions, after-sun lotions and related products leave bleach-like stains in fabrics. Please be careful with our upholstery and bedspreads. We use white towels and white sheets for this reason, but it is not practical to have white sofas and bedspreads. Please shower before getting into bed, and please sit on a towel if you have sun products on your skin and you want to sit on the upholstery. Wash hands thoroughly after applying sun products to avoid accidentally damaging fabrics. Guests are responsible for damage to linens and upholstery from products they use. 

  • Interim Cleans: If an interim clean or midstay clean is required, a day and time will be disclosure during your stay and confirmed. Although you can certainly remain during the clean, because of the noise levels and the cleaners need for access to all rooms, floors and bathrooms, it might be a good time to plan an outing. Please have the washer and dryer emptied upon the housekeeper’s arrival so that she does have full use of them. 

  • A pack-n-play and a high chair are available at no extra charge but must be requested via email to alohacondos@vacationrealtyhawaii.com at the time of booking or within 72 hours prior to arrival. If more than one pack-n-play or high chair is required, the second one is the guest’s responsibility to lease from a private rental company. 

  • Smoking is strictly prohibited in the condo or on the condo lanai and doing so will result in full loss of security deposit. We have covered lanais, therefore the smoke gets trapped and blows into the unit.   

  • Air conditioning is available. Please know that Kauai has the most expensive electricity on the islands and condo electric bills run between $450 and $700 a month. Please help us to conserve electricity and keep our rates down by turning off the a/c when you are not home, keeping blinds closed during the day to keep the condo cool and keeping windows and sliding doors closed when you are running the a/c. If the a/c is run with the window and doors open it will freeze the compressor and render the a/c unusable for 48 hours while it defrosts. 

  • Condo Amenities provided: We provide sheets for each bed and two bath towels, one hand towel, one face cloth and one beach towel per stated guest. There is no daily housekeeping service. We also provide a reasonable amount of amenities such as toilet paper, paper towels, tissue, soaps and detergents for your use. Should you run out, you are responsible for purchasing additional products for the duration of your stay, unless you have an interim clean at which time we will replenish those supplies. 

  • Some beach amenities included with this unit are beach chairs, boogie boards, beach towels and a beach cooler. 

  • Please make sure that all towels, beach equipment, remotes and property of the unit are left behind at the condo when you depart. Leave the keys back on the laminated sheet inside the condo and one house key in the guest lockbox. We charge replacement costs for each lost item (cost of item, travel time & accounting). We charge a $75.00 replacement fee for each lost key, a $100 replacement fee for a lost garage door remote, and a $150 fee for a pool FOB. Generally items are lost because they are left in the rental car, so please check your car carefully before you leave for the airport. 

  • Keep indoor furniture indoors, and outdoor furniture outdoors. There is a $50 fee if furniture needs to be moved back to its original place upon your departure. For example, if you move a large glass table, the management company will have to hire someone to go help the housekeeper put it back. 

  • No pets of any kind are allowed except for service animals. 

  • Please do not feed the birds, chickens or cats. Feeding these animals results in extra time for the cleaning process upon check out. 

  • Pest Control is scheduled and required in this unit as an ongoing service. We do our best to notify you if the service day will be during the time of your stay. However we are not always aware ahead of time when the service is scheduled. If this is something that you would prefer to not take place during your stay, you can let us know and refuse the service. 

  • Parking: This unit does have a one car garage for the guests to use. There also is one outside space directly across from the garage for this unit's use. Do not park in any other than assigned parking spaces.  Parking is also allowed outside the complex on Kaihuna Plantation road.

  • Wifi is provided as an amenity and instructions are provided on a laminated sheet posted in the unit along with the password needed. 

  • Amenities provided by third-party vendors (for example utility companies or subcontractors) are beyond our control. We do our best to provide services such as cable television and fee-based internet. Should these be unavailable for part or all of your stay we will do our best to help restore services, but ultimately cannot be held responsible. Should you absolutely require internet access we recommend you make arrangement for these services through a cell phone company. 

  • The illegal presence, possession or use of non-prescription drugsor other controlled substances is not permitted anywhere on the property. 

  • Hurricane or Storm Policy: No refund will be given unless a “mandatory evacuation order” has been given by the National Weather Service for this area. In the event a mandatory evacuation order is issued, we will refund unused portions of rent of a guest currently occupying the property and any advanced rents or deposits collected for a guest that is scheduled to arrive during the Hurricane Warning period.   
    If you are present during a storm, the weather is ever changing, the dates and expected storm conditions can be updated constantly. You can track the storm online through the website at www.phr.noaa.gov/hnl.  This is the National Weather Service forecast office for Hawaii. 

In preparation for the storm, we will ask you to take in the lanai furniture to store it inside the unit. Please let us know if you can manage this or if you would like us to have someone come by to do it for you.   

We also will provide a flashlight for your use but do ask that the flashlight is not used for anything but storm related issues. Please do not remove the flashlight from the condo unless necessary in the storm. If you have any questions along the way, please do not hesitate to give us a call. Thank you for working with us in this preparation. 

GUESTS ARE RESPONSIBLE FOR FOLLOWING THE HOUSE RULES OF PILI MAI. Violation of the rules can result in fines and guests are responsible for paying those fines. In severe cases if guests are permanently removed from the condo and from the grounds of Pili Mai by the homeowner, property manager, resident manager or the police the guest will not be refunded for rent paid for unused nights, even if the guest is prohibited from returning.

  • The OWNER IS NOT RESPONSIBLE for any accidents, injuries or illness of the guests that occur during their stay on the premise or its facilities; 

  • The OWNER IS NOT RESPONSIBLE for the loss of personal belongings or valuables of the guests; and all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to the premise.

Came to visit some family on Kauai, previously lived there so the area is well known, though this location was not there when I left. This is a BEAUTIFUL condo, all the things there you will need to make your vacation a wonderful one. It is spacious and comfortable. The location is close to dining and shopping as well. I (we ) would gladly stay there again on our next vacation.

We enjoyed this condo very much. The pool and exercise room were a plus. The condo is well kept, and new. It is very spacious. The lanai is very spacious and nice as well and the ground floor is a good feature as there is a well kept grass and garden area in front of the lanai. The condo was quiet and there was no noise that drifted from neighbor's at all. The owners do go to great lengths to ensure that condo is well maintained through each stay. We enjoyed the beach chairs, boogie board, and cooler that were left there for our use. The garage is a great feature, a place to keep beach gear and "sand off". Thank you for having us.

We had 4 people in our party. My cousin and her husband as well as my Husband and myself. This condo was perfect. It has two master suits plus a half bath. Everything was new and fully functional. The kitchen has everything you could ever need. We made every meal but one at home. They even had a cooler and containers so we could make and pack lunches everydays. The condo also has several tommy Bahamas beach chairs and boogie boards. Walking distance to Starbucks was also a huge plus!! This condo is close to Poipu Beach but far enough away from all the normal noise of a resort. Only a 7 min walk to coffee, restaurants and shopping. This place is new and other units are still being built nearby but we never noticed the construction. They also have units upstairs that are 4 bedroom so we will look into that for our next trip with more family coming. Great place to stay. This condo is perfect for 4 adults with tons of space. Each couple could easily have a couple of kids and still have plenary of room. Also has full size washer and dryer with separate laundry room( this is a luxury in Hawaii) we also found the garage to be an awesome added bonus for after long days when we just wanted to leave all our personal belongings like purses and cameras in the car. So nice to have a secure place to park. I am sure it would have been fine outside too but the garage was great peace of mind. Would book again! This place is so much nicer than any of the resorts on Poipu Beach!

Our family has visited Kauai many times but hadn't stayed in the south area. This location in Koloa is perfect...near the beach and other activities/restaurants but it felt very quiet and "off the beaten path". The condo itself was amazing, very fresh and contemporary and we felt at home immediately. The large beautiful kitchen lacked nothing, and the bar-b-ques were just in front of the building. Beach towels, chairs and cooler provided. A quick walk to Paco's Tacos for happy hour and live music was a bonus (delicious tacos), We spent 4 days here and then headed to Princeville....we kind of wish we had stayed here the entire week. We will return in the future. Thank you for sharing your home.

We have stayed at many vacation rentals over the years, and we can say with GREAT confidence that this was the BEST place we have ever stayed in!! It is in a great location, has an awesome pool area, and the condo contained absolutely everything we needed from beach towels/chairs/cooler/boogie boards to a garlic press (none of the other rentals have ever had one)!

This was our second stay on Pili Mai, Con 11A. It is nice, however they truly need a lamp and another small sofa in living room. The chairs are not comfortablethat are in the living room. I had to take a lamp from bedroom to read in living room.Should have more art, very stark. We had to purchase a sharp knife. You can tellthe owners do not utilize the kitchen to cook. We had a great time but will stay inanother unit on our visit in September.

We appreciate your feedback on the condo 11A at Pili Mai.  You did mention you have stayed in this unit before and returned. 

We will take into consideration the comments you have made.  There is the overhead light in the living room but we will mention a side table lamp as another option.  

We are sorry you felt the chairs were uncomfortable but we find that comfort in furniture is a very individual taste.  An addtional sofa I do not believe would fit into the space.

There are sharp knives in the kitchen in a block on the kitchen counter. The homeowner also stay there for longer stays as well as some guests so I am sure those would be supplied.  Perhaps you just did not locate them.

Another amazing trip to Kauai. We wanted to try the new condos at Pili Mai this time. The location is great, nice and close to Poipu beach, great restaurants and stores. The condo was super comfortable, the owners have done a great job with the amenities. The kitchen had everything we needed, there were beach chairs and beach towels, and the condo was really comfortable. The pool was never crowded and the grounds were well taken care of. Even though there is some construction going on, it was not bothersome, the hours they worked were very respectful. The family that owns 11A has made it a great place to stay. We highly recommend staying there. Thanks again for a great week, we hope to be back soon.

A hidden gem

Perfect location for those looking to get away.....but not be too far away from the amenities. It is close to shopping, restaurants, and markets, most within walking distance. The unit is well maintained and appointed. All the essentials was available for our use. The kitchen had everything I needed and more to prepare meals if we decided to dine in and relax. This was especially handy since I brought along my 3year old grand daughter. Everything was top of the line. I was impressed.Pili Mai has my endorsement as a must stay vacation rental. When I return to Kauai again, it will be my first choice.Kudos to the staff and management.

We truly adored this condo. Everything we needed was already there. The kitchen was fully stocked w/ BBQ utensils which is a big deal for us. The rooms were beautifully decorated. Staying here was definitely a great choice and a great location.

I loved the condo. I stayed for six nights on business so being right on the water was not important to me. Hading a very clean, air conditioned place to stay was. My only complaint is, it is not available again so I'm going to have to stay in a hotel next week. I highly recommend this condo.

We had a wonderful time staying in this beautiful condo. It is perfectly furnished having all the conveniences of home. It was great for our family--especially having 2 small children with us. Great being on the first floor. Enjoyed dining on the lanai! Convenient location close to shopping, restaurants & beaches (we made very good use of the beach chairs & towels). We were disappointed that the pool was not available. We were told that it has been completed for awhile, but still awaiting County inspection. We enjoyed our stay & would definitely be back! Mahalo!

Great Condo - bigger and better than expected!

Great condo in the Pili Mai development, excellent finish and construction. Excellent size for a family of four, plenty of essentials in the kitchen and laundry, and a what a great location on Kauai! Definitely appreciated all of the extras - beach chairs, towels, rolling cooler, pantry items, etc.

The condo was excellent. Everything was in working order. The beach seats came in handy as well as the cooler. Construction went on during the stay but primarily away from our condo. It really was a non-issue as we spent the majority of our days sight-seeing and golfing. Having the condo so close to a golf course was nice and extremely quiet at night.The pool appears to be 75% finished. It would have been a plus and rating would have gone from 4 stars to 5.

Came to visit some family on Kauai, previously lived there so the area is well known, though this location was not there when I left. This is a BEAUTIFUL condo, all the things there you will need to make your vacation a wonderful one. It is spacious and comfortable. The location is close to dining and shopping as well. I (we ) would gladly stay there again on our next vacation.
