This privately owned hotel room is managed as a vacation rental.  Therefore we do a final outclean after you depart, and will do interim cleans for extended stays.  THERE IS NO DAILY MAID SERVICE.  We will, however, leave extra towels and there is a laundry room a few doors down from this unit.

At check-in at the resort, if you are parking your car, there is  a parking fee of $25 per day.

Deposit and Payment

  • A Non-refundable deposit of 20% of the total rental amount must be received to confirm a reservation
  • Full payment of the rental balance due is required no less than 30 days prior to the checkin date.


  • Reservation deposit is non-refundable
  • Cancellations made less than 30 days prior to checkin will forfeit all deposits and rental balance due payments

General Policies

  • Smoking is strictly prohibited in the condo or on the condo lanai and doing so will result in full loss of security deposit.  We have covered lanais, so the smoke gets trapped and blows into the unit.  If you smoke away from the unit on the grounds, please be sure the dispose of your cigarettes appropriately, but not in the condo.
  • No pets of any kind are allowed in the condo or on the condo lanai.
  • We allow a maximum of 2 overnight guests in the condo
  • You can exchange your pool towels as many times as you need.
  • Please do not feed the birds from the lanai.
  • SUNTAN LOTIONS, AFTER-SUN LOTIONS AND RELATED PRODUCTS LEAVE BLEACH-LIKE STAINS IN FABRICS.  PLEASE BE CAREFUL WITH OUR UPHOLSTERY AND BEDSPREADS.  We use white towels and white sheets for this reason. Please shower before getting into bed, and please sit on a towel if you have sun products on your skin and you want to sit on the upholstery.  Wash hands thoroughly after applying sun products to avoid accidentally damaging fabrics.  Guests are responsible for damage to linens and upholstery from products they use.
  • We provide bedding and two bath towels per stated guest.  There is no daily maid service. If you have an interim clean included with your reservation we will launder the linens during the clean.
  • We also provide a reasonable amount of amenities such as toilet paper, paper towels, tissue, & for your use.  Should you run out, you are responsible for purchasing additional products for the duration of your stay, unless you have an interim clean at which time we will replenish those supplies.
  • Keep indoor furniture indoors, and outdoor furniture outdoors.
  • GUESTS ARE RESPONSILBLE FOR THEIR BEHAVIOR AT KAUAI BEACH RESORT.  Violation of the rules can result in fines, and guests are responsible for paying those fines.  In severe cases if guests are permanently removed from the condo and from the grounds of Islander by the homeowner, property manager, resort management company or the police the guest will not be refunded for rent paid for unused nights, even if the guest is prohibited from returning to the property.

This was our first time on Kauai and our daughter set us up at this resort as she had just been here in January. The accommodations were excellent. The resort itself is very centrally located which was very nice. We have never stayed in a resort before so this was a very nice experience. The staff was wonderful & all the accommodations that come within a resort were awesome.

We enjoyed our stay at the Kauai beach resort. It's nicely located on the island making it easy to do day trips anywhere and come back for a comfortable night sleep at the resort. The pools, bar and restaurant are nice and a fun place to hang out at night when you don't feel like driving anywhere. We recommend it.

The resort was better than I expected. The staff, the facilities, and the location were all great. We greatly enjoyed the musicians they invited to perform. The one thing I would ask the owner to improve on would be the bed mattress - a bit old and stiff for me. Note, though, that this isn't what I would call a condo as there is no kitchen. We will go back!

We stayed six nights. The first time I walked into the condo I noticed it smelled like mold. Because it was a privately owned condo we couldn't get moved to another room. The condo was very humid all the time and water always accumulated on the floor in the bathroom either due to a small leak or condensation.After two days staying there I got sick. My lungs ached and I coughed constantly. I was sick for the rest of my time in Kauai and it totally ruined my vacation. I blame my illness on the mold in the air in the condo.I would never rent from this owner again. It was the worst vacation stay I have ever experienced.

We had a nice stay at this room...would not call it a condo but a nice room and clean. Enjoyed the stay and the use of the resort. Definitely need a car as it's need to get to town or going north to south but nice it's on the eastern side and easy to go either way. Looks over the lagoon and not much to see other than the chickens who kept us company...rather liked them and miss em already. Bed was comfy and mostly quiet but a couple of days ..upstairs could be heard thumping around. I would recommenced this room to anyone on a budget and just needing a place to in an out...resort is nice and grounds are kept well..pools are also a nice addition to the stay. Sarah was great at answering my questions and making sure everything was right..Thanks for you help and we enjoyed our stay.

On our recent stay we enjoyed our time on the Island. The room was ok however there was no air conditioning for half the time and we were unable to use the lanai as the screen door had been screwed shut. The pillows are due for renewal as there is no subtance to the filling. Staff at the resort were fantastic and very helpfull.

The grounds and the pool area were top notch. The staff was wonderful. The resort itself was older and needed some work. The room was just the same as a hotel room. The price for the room was reasonable. It wasn't anything fancy but served the purpose. When we go on holidays we don't spend a lot of time in the room anyways. Our biggest frustration was that the water in the shower wasn't very hot most of the time. Apparently there was some boiler issues. You couldn't swim at the beach but it didn't bother us because the resort has a great pool set up.

Wish the parking was free or cheaper and microwave in room. Free internet in lobby only. Would come back in heartbeat

My wife and I stayed at the Kauai Beach Club during a recent trip. The unit we were in was obtained through VBRO. It was a studio unit that was nicely located in the resort with the lagoon just outside the lanai and easy access to the main pool and central resort area. There is a good stretch of beach to enjoy the ocean. The restaurant at the resort is very good with reasonable prices. The staff were amazing - they were the friendliest group that we have encountered. Everyone took time to welcome us to the resort, wish us aloha, and provide whatever help we needed.

Great room. Fantastic price! Room had a mini fridge, and coffee maker. The resort is very nice as well. Its an older resort, but well maintained. Pools, waterfalls, children's play area, and 2 hot tubs. Beach front location but the water was to rough to go into in November. $16.95 a day to park is a bit much but expected in Hawaii. Location was very central.

First Of All: Expect to have a GREAT TIME!!

Items to take with you: Water shoes,(the reefs will cut your feet) snorkel gear, (It's cheaper to take with you) underwater camera (you can find one on Amazon for around 60-80 dollars). Bring half as many close as you think you need (you'll end up wearing your swim wear more than anything else)..One pair of walking shoes, you'll be in your flip-flops most if not all of the time. This will keep your suit case empty so you can bring home all the great stuff you'll find on the trails and beaches.

We stayed there for 30 days and when it was time to leave we felt as though we had just arrived.. Where did the time go..

The resort is centrally located.. So you're minutes from everything on the island.. From the resort, to the left is Lihue and to the right is Kapaa. Each having their own shops and venues to offer. You are 45 minutes from the North Shore and 45 minutes from the Mountains..

Number 1: We had planned to spend less for our meals so we found where the locals ate and stayed away from the touristy restaurants. Locals know how to eat well and for less....

Number 2: The #1 place we found for the "Best pork tacos" on the island was Bernnecke's at Poipu Beach, and for the sushi lovers they have a great Pupu platter. The best calamari and ahi poke' is at the Beachwalk Café in Kapaa.

Number 3: We did a lot of walking.. Each morning we would get up and start our day with a 5 mile walk (right outside of the Kauai Beach Resorts back door) along a beautiful sandy beach ..And if we were going on an exotic trail to a mystic waterfall we would skip the 5 mile walk..

Number 4: Almost everything and I mean everything can be bought at Wal-Mart, KMart or Costco's. Don't get caught up shopping at an expensive tourist trap unless it is a specialty item..

Number 5: The Beaches are FREE the hiking trails are free. So a thirty day stay costs less then you would think... We spent the first week just laying around the pool and meeting the people from the resort and the guests (who come from all over the world to stay there).

Number 6: Plan Your Trip before you leave your house.. Speak to the Front Desk Managers for assistance (Mena) was the name of the Best Front Desk Manager I've ever met....Be sure to go to the Kalamaku Luau at the Plantation. Take the bus from the Kauai Beach Resort and save driving time plus you can drink all you want and not worry about the drive back.. you won't regret it......

My husband and I stayed for 5 days and had an amazing wonderful time. The unit was clean and bright. We couldn't sit on the patio without being chased back in by chickens, but the pool and the grounds of the property are well worth it.

What a wonderful stay we had at the Kauai Beach Resort...beyond our expectations. We had previously spent 3 days in the north at a similar resort but were extremely disappointed with the property. Kauai Beach resort was more than what we could ask for ...convenient to all locations, clean, plenty of amenities.

Very good hotel room for the rate with only a few small issues.

We stayed 7 nights and it was the 1st time we stayed in a 'hotel room' that was sold as a condo stay without any daily maid service. Be warned that if you reserve with the owner, you do still have to pay a $25 check in fee along with 1-time $55 resort fee and clean out fee. We knew about these charges ahead of time and factored it into the overall price (plus $80 for 1 week is still better than the $25 per day resort fee many other resorts on the island charge)

1st thing I have to praise is the bed comfort. We were able to sleep well without discomfort at all and the bed reminded me of a typical comfy Hampton bed! Yippie for a comfy bed and good nights of sleep! I loved the goose feather pillows too! And plenty of pillows was really nice as well (I like extra pillows so that was a nice surprise!)

We honestly really enjoyed the stay and knew ahead of time what we were in for based largely on prior reviews here. It rained most of the time we were there so we only were able to use the pool area 2 days (very cloudy and cool 1 of those days) but being able to check out 2 towels per person poolside was a big help and a nice feature to have as part of the resort fee!

Our last night (a Tuesday) we were treated to 1 hour of entertainment and free MaiTai drinks that were yummy! This was a great bonus treat since we had no interest in paying for any local entertainment.

This is not the room to stay in if you like daily maid service (or if you don't mind paying $15 to have the bed made, towels re-folded and garbage taken out, OR $30 to get the towels and bedding changed along with bathroom cleaned with replenish soap/kleenex/toilet paper). We use the same towels and bed sheets for 1 week at home so didn't mind having to use the same towels and bedding 1 week in a hotel setting. We were perfectly comfortable NOT paying the extra $15 or $30 on a daily basis (didn't pay this at all during our stay). Bonus of NOT having maid service during your stay is you don't have to worry about tipping your maid either!

There were some complaints but they really were only 'minor' complaints so don't let this list deter you:1) We had 3 towels of everything to use yet the reservation clearly said 2 towels per person (we just made it work with 3 though and did not bring it up to the front desk). 2) As another person already mentioned, the top drawer sticks and you have to push just-right from the right side to get it to close (a minor annoyance). 3) The bottom drawer in the bathroom stuck closed (unable to open from humidity swelling I suspect) and the top drawer in the bathroom with the blow dryer also stuck and was therefore difficult to open. 4) There was a dead cockroach in the bathroom under the set of drawers (told front desk at checkout). My husband also saw 1 smaller cockroach scurry into the desk and disappear (where we ate some snacks) so be careful to be very clean about anything you might have to eat in the room as fair warning! 5) The light bulb on the right side of the bed was weak (not as bright as the rest of the lights in the room6) It rained a LOT while we were there and there was a loud 'pump' taking extra water out of the pond behind our room (unfortunately loud engine noise in our room could be heard from it) but at least it wasn't allowed to run all night so we only heard the frogs at night which was nice.7) Typical of hotels, neighbors and people in the hallway could easily be heard when loudly talking. Upstairs stomping around was also heard but not enough to lose significant sleep and not annoying enough to call the front desk to complain.8) Ice machine down the hall was broken but our fridge had a freezer section so we made due making our own ice cubes instead with the provided small ice tray.

What we found charming was the chickens that came by every morning and early evening right before sunset (I think they were begging for food and re-checking twice a day to see if we would have something for them.. which we never did!) They always seemed to appear right when we were eating a snack too! The kikerakee of the roosters was entertaining as well.

I've been to Hawai'i (including Kauai) in the past and know very well how difficult it is to keep bugs out of rooms and how clean one has to be about food in the room (we took out our own garbage daily to help prevent bug issues as there was a larger garbage right next to vending down the hall) so I really can't fault the owner or facility for the 1 dead cockroach we just-so-happened to see along with the 1 smaller 1 my husband saw near the food area on the desk. (even our rental car had ants living in it... but that is a whole other review to be made.. haha)

As recommended by the owner, we simply parked across the bridge in the Villa area to avoid parking in the $16.95 a day hotel area and this worked out great for us! Just tell them you do not have a car at check-in and all is well! I don't know if at 1 point the Villa area will start to enforce parking for residents only but it certainly wasn't an issue for us with parking spots always open whenever we parked. I suspect if suddenly no parking becomes available, things might change with that parking area.

Now for the island itself! Do NOT hang out sulking in the room if it is raining, the rain didn't really keep us from exploring and hiking (stopped at Walmart to buy rain gear and it was reasonably priced too!) We put over 550 miles on the rental car exploring the island!

The hotel has nice beach access as well and we walked what seemed like a few miles before turning around to return to the hotel. Turn left from the hotel facility for longer beach walking ability. Probably a good idea to leave your shoes in the room though if you plan to do this because right at the end of the hotel we had to cross a river of water flowing into the ocean (not sure if this is permanent or just because of all the rain we encountered).

The other nice thing about the hotel was the salt water pool and slide! Yes, adults can use the slide too!

We were on a tight budget so we did not eat at the hotel restaurants at all (Costco is the cheapest place to eat on the island with $1.50 for a really large hot dog with drink and you do NOT need to be a Costco member to buy food either. Food service is outside of the Costco with outdoor seating!) Costco (for members) happens to be the cheapest gasoline on the island as well (we are members so $4.07 was much nicer to pay than the $4.39 a gallon we saw most other placed on the island with $4.71 in the Princeville area)

We loved Shipwreck Beach area with the wind-blown sand (in Blue Kaui book, access left of the Hyatt resort), Waimea Canyon trails and Na Pali Coast along with Sleeping Giant Trail. The boardwalk staring by Kapa'a was also really nice (take a walk to Pineapple dump for a beautiful easy-going hike in paved trails!)

The lobby area has free wi-fi access so I was there just about every evening uploading photos and checking email. The room has paid access which we didn't bother with

So in conclusion, we would stay again but we tend to never stay at the same place twice so it was well worth it and like already said above, if you go in with your eyes open and want to save money, this is a great deal! We were able to stay at $69 a night (plus the sales tax and $80 1-time fee) which was still cheaper than just about everywhere else with a resort atmosphere so it worked out great for us!

Our room was clean and very tastefully decorated. We could even hear the ocean when our slider was left open. Two little things were not quite right but not a big problem. The top drawer of the dresser wouldn't close all the way and a light bulb was out in the bathroom...minor items. We had easy access to the outdoors through the door and the slider. The personnel of the Kauai Beach Resort were so helpful and friendly which made the whole experience wonderful. I would definitely let my friends know about this 'condo' which in my opinion really isn't a condo but more of a very nice hotel room. One big complaint: The owner of this room had not given the front desk our name so check in was a little testy!

Everything definitely exceeded my expectations! Perfect symbiosis between function and design, not to mention how clean it was! I hope that I'll have the chance to visit again next year! The only thing that i regret is that i didn't stay longer there!!! Beautiful place!

My wife and I were on the go a lot and this condo was the perfect place to use for a home base..It had Great views and the resort is seriously under rated..For the money you will not find a better deal on Kauai..The resort is centrally located which cuts down on the drive to other parts of the island..

The unit was extremely clean and modern. The hotel grounds are immaculate and well-kept. We couldn't have chosen any better. The location was great because it was easily commutable to the north and south part of the island...and Costco wasn't too far away!! Joking aside, we loved this resort. There was music every night. There are 4 pools and 2 hot-tubs.

We decided to book this unit through a private owner as we discovered it was much less expensive then if we were to book through the front desk. We wanted to have a resort feel and that is exactly what we had. The lounge had music every night, there was a gas fire pit so you could take your cocktail and enjoy the ambiance of the fire pit. The pools were beautiful, we sat around the sand bottom pool and enjoyed being waited on. The rooms are equipped with a coffee pot and a refrigerator.We found that we did not need much of anything because there are so many other options that are reasonable at the resort. The unit faced the lagoon. It made it very peaceful when you just wanted to get away from all the activities by the pool.

Great Price, great location. If you do have a car, the front desk will you that you could get towed if you park across the bridge. But that never happened to us. We parked along with others and just walked across the bridge. We told the front desk we did not have a car and it worked out just fine.

Had a wonderful time at Kauai Beach Resort. The unit is small but adequate as we were never in the unit. The Grounds were beautiful and the restaurant had a great menu with good portions. I love the bar on the beach, serves food with awesome views. The unit sets over a lagoon making it very peaceful and quiet for a restful sleep. The price of was very good for this resort

The staff was very friendly and accomodating and the condo itself was comfortable and clean. The resort is too isolated for those without a car; taxi's aren't cheap($40 to and from Kapa'a) but handy for a day trip into town. The beach is very rocky with a lot of tsunami debris, and high surf means no swimming, but it's mesmerizing to watch and relaxing to listen to. Loved the cool and refreshing pools, waterfalls, and large deck with plenty of lounge chairs; Annette provided pool-side food and Mai Tais with a smile. I also appreciated the proximity of my room to the pools, restaurants, sundries store and beach access. I would have very much appreciated a microwave in my room; the restaurants are expensive with few choices/variety and a HotPocket or frozen burrito would have hit the spot on several occasions. The rental agent/owner Mary was wonderful, friendly, communicative, and helpful. I am already thinking about my next trip to Kauai and will definitely consider returning to this condo! Thanks for a wonderfully relaxing vacation!

This was a true resort. The photos do not even begin to describe how beautiful this place really is. You walk into the entrance and your views of waterfalls, gardens and pools that cascade around the resort. Every night after a long day out we came back to live music in the lounge, display tables of artists works, burning tiki torches and a constant breeze. I was up early every morning to watch the sun rise on the beach. Just a beautiful place to stay. And the value of staying through a private owner is much less costly then buying through the front desk. Great savings and fantastic value. Enjoy, take plenty of books, and sunscreen.

The room was very clean with excellent access to the resort amenities. The water slide, sand bottom pool and jacuzzi's were awesome. Resort grounds are stunning with multiple waterfalls and lava formations. Gorgeous tropical location.

Kauai is beautiful. The resort is in a great location to access all parts of the island. The room was small, but clean and in a nice location. Not an ocean front view, but not a parking lot either! The patio is near a pond with a fountain. The pools are lovely. I believe they were renovated in the last few years. The actual beach is not nicest. However, we found ourselves wanting to check out all the beautiful beaches kauai has to offer so this was not a problem. The resort had hawiian dancers one night. It also had grills and the room a small refrigerator. We loved that since the food in Kauai is expensive.

Aloha Condos was great to work with. They clearly let us know about the $13/day parking charge in advance. There were no other hidden fees beyond the parking and the final quote (inc taxes and fees) which was great! They provided us great directions and details about room. We really liked the signficant cost savings above what similar rooms that were listed on the hotel and other vendor's website.

Spacious room, well equipped with some small amenities to have in room breakfast and also beachmats. perfect for a couples stay. Big bed with great and soft linen. No pool view but a lovely patio facing the water fountains to the back.The resort is open and peaceful, with a no swimming beach but having a good pool to swim.Good value though some draw back due to the high parking charges. No wifi in room but at the looby.

Very nice apartment, very clean, nice walk out patio, too bad not beach or ocean front, good size room could sleep with comfort 3 persons. Resort service is pleasant, staff are helpful, valet move my car without hesitation when the parking lot was flooded and security drove me around to get to the car due to flooding. O yes Kauai got 3 days of non stop rain Kauai Beach Resort got flooded every time I when to the pool it rained. Either my bad luck or bad time of season to go. But its bad weather resort and hotel room is still very nice. Very good for its price. This area may have more rain than the south Poipu area.

I enjoyed my time in this rental very much and left reluctantly. I like to ground floor location and being able to step out onto the lawn to see the fountain, the chickens, the doves and the ducks. I appreciated the personal touches, such as real dishes and cutlery and a tea selection. I loved to valet service, especially when it was raining, and the front desk staff were helpful. The only things that would make it better is a discounted on the breakfast buffet, a kettle (to make a really Good cup of tea) and internet included (which is $13 per day or $40 per week, very steep!).

Great location, great staff, well appointed! Having lived on Kauai, I had only ever been to the Kauai Beach Resort once with friends for cocktails, and I was impressed then! Staying there was such a treat and I can't say enough about the condo and the Resort. The live entertainment was wonderful, too!

This was a first class hotel and condo. Our stay was wonderful. The condo is close to the lobby and the side exit is close to the pools. The waterfalls all over the property were beautiful. The beach is very close, and also beautiful.

We stayed at this condo for 10 days on our honeymoon in July. It was a great value and provided exactly we needed, a comfortable home base for our adventures on Kauai. We enjoyed all of the Kauai Beach Resort's amenities, including the pools and restaurant/bar. Thanks to Kristin Greene and aloha Condos for a great stay!

The resort itself was fabulous! I had so much fun at the ocean, pools, and the outside tiki bar. The room was great, especially for the price. It was a normal hotel room (no kitchen or microwave, but that was ok with me) with a great view of the lagoons. The resort is in a perfect location very close to the airport. The staff were all very helpful and friendly. The best part was definitely the many pools, hot tubs, views of the ocean, and of course the outside tiki bar! Very relaxing and fun. It's an amazing deal that you just can't pass up!

Excellent, excellent, excellent! We were very pleased with the room, the hotel, the price! We will definitely be back! This was a lovely condo in a lovely location. The condo was clean and tidy, but could have done with a kettle and a microwave. The welcome pack left was a nice surprise although it was full of ants when we opened it up, but all in all I would recommend aloha Condos and Condo 1121 was a nive place to stay for a couple.

Fantastic value and great quality! All the amenities of the resort with added condo rental benefits: fridge, full size coffee maker, blender, full size garbage, silverware and dishware. Not too mention plenty of towels and toilet paper that daily maid service or additional purchases were not necessary. Everything was clean and well kept and the bed was was hard to come home after sleeping in such a comfortable bed during our stay! Highly recommend!

The condo was great. Perfect size for just the two of us. Every amenity we would have needed were there. The grounds were lovely, the pools were very nice. Friendly staff. I will totally be coming back again next year. I can't wait!

This unit is very nice! It is a hotel room but furnished very nicely to include plates, cups, silverware, coffee maker and even a blender to make the stay a bit more comfy. There is ample space for two people, with the lounger and desk space and it is an added bonus that it is a ground floor unit with the patio overlooking the lagoon :) Very clean and comfy bed!

We booked this room through Kristen Greene with aloha Condos. She was so nice and helpful, really easy to deal with. We were so excited to get there and see that we got the same exact room that they show in the pictures, and it was beautiful. We were so lucky to find such an amazing deal at such a nice resort (Kauai Beach Resort). The room had everything that we needed. The people at aloha condos were great, they even let us check out at 5pm on the last day since our flight wasn't leaving until 8pm. Which saved us from having to sit in the airport for an extra 9 hours! We are already planning on going back to this resort, and staying in this room as soon as we can! Thanks again aloha Condos, and Kauai Beach Resort!

Wow.. This was Paradise, exactly what one would invision to stay at on Kauai. When you walk into the Lobby you can just feel how Grand of a place. The Waterfalls, many pools, and a sandbottom pool. Several hot tubs that all you hear is the sound of water falls all around you. The pool bar sits looking over the ocean. It simply is paradise. Everything is located right on site and if its not you are centrally located to both Lihue and Kapaa. All the activities is just a few miles away. Great Location and we still cant get over the value. The room was exactly what was described. It looks out onto a lagoon, and we were greated by black swans, ducks, geese and chickens every morning. The resort is exactly that a resort. You feel as if you are at a luxury hotel. They have wonderful entertainment almost every night. And after a long day of hikes, kayaking, snorkeling, bike riding, and adventure this was the perfect place to come back to and relax, have a drink at the pool bar or the lounge and a nice dinner just a few steps from your room. You just cant beat the value for a place in paradise!.. We will come back and stay here again!Ryan and Mary

We stayed in this privately owned room for our honeymoon. I appreciated knowing which room we would get since we checked in late and I didn't want to get whatever room was left over. The lagoon view is peaceful and the lanai is pretty private. The room is very comfortable. It was a great place to hide away and order room service. The pool with two great hot tubs was a short walk and I couldn't keep my new husband off the water slide :) It was a great value, and well worth going with a private room instead of pot-luck through the front desk. We will certainly be back!
