Truly Paradise

This condo and location were perfect for our family of three! We spent five nights here and enjoyed every minute. The property itself is well kept. We always had a parking spot available. We enjoyed the pool and the hot tub that looked across the street to the beach and sunset. Our condo had everything that we needed, was clean, comfortable and relaxing. We enjoyed having the large kitchen area and eating on the lanai, also overlooking the beach. The convenience to such a wonderful snorkeling spot was the cherry on top of our stay. We would definitely stay here again! less

A little piece of heaven

In March of 2024, my family visited the Big Island for the very first time. We had the most amazing time touring the island and staying at Beach Villa 1-202. The condo is very conveniently located in Kona across from a prime snorkeling spot. We snorkeled two times during our week stay. We absolutely loved the ocean view from the condo patio and the community pool/spa area. We used the pool and spa every day of our visit. The condo had everything we needed for a comfortable stay including plenty of parking in the lot only for this condo complex, a full-size washer and dryer, fully stocked kitchen, split bedroom plan, and satellite TV so we could watch March Madness. We used Brian's itinerary/recommendations of things to do around the island and did a side trip to Volcanoes National Park where we stayed one night. There is grocery shopping and restaurants very close by. The staff was responsive when questions came up. We will definitely visit again and will stay here! Thank you again, Brian and staff. less

Highly recommend

We thoroughly enjoyed our stay at the condo. It was very clean, every amenity was there, and the location was perfect. We had stayed close to the this location in the past and knew the area. Paradise

What a solid, cozy, wonderful condo. Literally just minutes walk across the street from the most dense with fish snorkeling that we found. All set up with everything that you need just bring clothes. Will definitely go back.

Wonderful views

We had wonderful views of the beach and sunset from the Lanai. The condo was very clean and well stocked. The pool and hot tub were also very clean. Most of the time we were the only ones using them. A fruit basket was delivered with local fruits which we throughly enjoyed. less

Our stay

Great Location Great View Condo was in good condition and supplied well. My only negative was there was no coffee for our first morning except a weird one pot pod that was not good. The welcome basket made up for that. Fresh fruit and jams. Maybe less fruit and some Kona coffee would be better. Beds and pillows very comfortable Stove is also not great. Kept turning on low by itself. Maybe I just don’t know how to use this electric type of stove. Would definitely stay there again. less

Very nice view from the lanai watching surfers and other beach activities. Codo clean and a very nice welcome basket. The building was being painted during our stay. The owners were very good about keeping us informed of possible conflict with painting activities. Painters were very polite and kept us informed on their activities. We had a pleasant stay. less

Great location

We enjoyed our stay at the condo. The welcome basket with the fruit, coffee and jams was such a nice gift. Great condo with view

The condo was great! The condo was spacious with a bonus of having the option for air condition. The view was amazing! I loved waking up early and sitting outside, drinking my coffee and looking at the ocean. The swimming pool was warm and not freezing like some places we have stayed. The owner had a basket of local fruits and coffee for us, which was a nice surprise when we walked in. If you like to snorkel, you can walk across the street and do so. This condo is AMAZING! The location is prime - right across the street from Kahalu'u Beach Park, with gorgeous sunset views right from the lanai. The unit was immaculate and very well equipped, from kitchen supplies to beach equipment (snorkels/masks/fins, beach umbrella, ice chest, etc.) - and the owner also left a wonderful welcome basket of organic fruit, jams, and coffee. We were a party of three (myself, my adult daughter, and her friend) and we had more than enough room in the spacious 2BR/2BA setup. The owner was very prompt to respond to an email I sent about a minor issue, and the check-in/check-out process was a breeze. I would highly recommend Beach Villas at Kahalu'u to anyone booking a stay on the Big Island - and we can't wait to stay in this condo again! less

Best Condo Experience EVER

Everything was PERFECT with this condo. A lovely fruit and goody basket was waiting for us when we arrived, and the place was immaculate! The beds were comfortable, and there were plenty of towels. They also had beach towels, toys, and a cooler for us to use at the beach (across the street) or the complex's pool area. The owner even left us a binder full of cool suggestions and important phone numbers to ensure our stay was perfect. Kudos to the owners and management of this superb accommodation! less

Great choice for your stay in Kona!!

I am so glad I picked this condo for our stay in Kona! Not only is it beautifully decorated and well kept, the kitchen was perfectly equipped for cooking and entertaining. We made breakfast everyday and we grilled one night. They had all the basics you need on hand making it so pleasant to cook which saves you having to eat out every meal. The view from the lanai is beautiful and being able to walk to a great snorkeling beach is an added bonus! Our 10 day stay

I have been coming to this unit for the past 10 years, even through the owner change. We have always found it perfect. This year we were a little disappointed. It just did not seem as clean. The bedspread in Master suite we took completely off. We also purchased 4 pillows. The pillows had to be about 2 inches thick and hard. It smelled and was quite dirty. You can't tell looking at the top of it but when you pull it back it was quite stained. We had a few bugs I think the bathrooms and kitchen could use a really good cleaning not just top cleaning. I hate complaining but I think it will help the refrigerator needs pulled out and cleaned under that is where some bugs came from. We also missed the box of extra snorkeling and etc. Don't get me wrong will definitely be back. Feels like our second home in Hawaii. I think when a person is paying over $300 a night with expenses the owners might want to upgrade all the bedding a little. I have managed airbnb's here and know how important bedding can be. Perfect location

We had a wonderful time at Brian’s Kahaluu Condo. The location across the street from the beach was perfect. The snorkeling was AMAZING and the surfing was fun! Our grandson loved the pool. The condo was well equipped and we appreciated having toys for the beach. We opted for air conditioning, but really didn’t need it. We spent mornings and evenings sitting on the lanai enjoying the warm breezes off the ocean. Would definitely stay here again! less

Perhaps it's time to call the cable company and see if they have a better or newer cable box? Very slow to function. Great location, couple issues

We know this area very well and come here often, but this was 1st time in this particular unit. Previously we stayed in Building #2 which is a little bit further from the ocean (by ~100 ft). This time we wanted to have an ocean view, so we booked Unit 1-202, looking straight on the beach and stayed there for 8 nights in November 2018. The unit is good, completely staffed with everything one may need, There were several drawbacks: - on our arrival we could not open the lock box (our fault, but the box is somewhat tricky). We called and the lady came within 10 min and showed how to open it, so this was OK, just be aware of it if you come late. - The ocean front unit happened to be a little noisy due to some traffic, school kids waiting for the bus in the morning, locals singing on the beach (the gate was closed at 10pm, so this was not a big deal), pool just below, a lot of mosquito - I do not recall this problem in other places - could it be from the pool ??? I do not know. - The check out time is 11am. Our flight was later, so I asked to stay until 2pm and offered to pay prorated 3 hrs. I checked the website and didn't see new tenants coming for next 3 days, so expected it not to be a problem, Well, it was denied, saying, "Brian does not allow late checkout", While I can't argue, it was an unnecessary inconvenience for us, leaving bad taste... So in summary, good place, well maintained and staffed condo, but we probably will stay in another one next time. less

Wonderful stay on the Big Island

We completely enjoyed our stay at the Beach Villas at Kahaluu, Villa 1-202! The condo was clean, comfortable, functional and stocked with all we could want. The location was perfect for our needs and we loved being able to cross the street to snorkel. The only thing that was at all negative were the tiny ants that seemed to appear when there was even a microscopic crumb of food in the kitchen, but they were small and really not very obtrusive. We would absolutely stay here again! less

Great Winter Break Location

We really enjoyed our week at condo 1-202 and would stay there again. It was a delight to find some small things provided like spices along with the normal supplies like dish soap, TP, etc. The location and views couldn't be better situated across from a snorkeling park. Perfect accommodation

I could not fault this condo, the condo was the best located within the complex, second floor with views over the pool and into the ocean. The Lanai was large and would comfortably fit 4 people plus boogie boards, wetsuits, beach chairs etc. The kitchen had everything you could need, large fridge, great oven, blender, coffee maker etc and the owner has left essential items (oils, sunscreen, s&p etc) so you're not constantly running to the shops. Bedrooms are large and well appointed. Couldn't fault this property. Would definitely stay here again. less

Perfect Getaway

This was my 4th visit to this condo unit, and it NEVER disappoints! The unit was spotless upon our arrival; well supplied with the usual necessities; and a very lovely & delicious fruit/snack basket awaiting our arrival. Lots of beach gear; snorkel equipment, boogie boards & beach towels at our disposal, too! Terrific snorkeling beach & beginner surf area just across the street. The only drawback is accessability for people with physical issues. There is not an elevator for this unit. So it is 1 flight down; then 2 short flights up the stairs. Loved our stay here on the Big island!!

We stayed at Villa 1-202 on The Big Island after visiting Oahu and Maui. We could have not been happier with the unit. The Unit was spacious and well appointed. The owner had provided for all our needs & It was wonderful after a long day of island inter-island travel to arrive at this fabulous villa and find a fresh basket of local fruit welcoming us! So very thoughtful! Everything in the Unit worked as expected. Access and other information was an easy exchange via email. Both Beds are comfortable and the location could not be better. There is a gray sand beach directly accross the street. We snorkeled with sea turtles and beautiful fish during the day. My husband and daughter also took surfing lessons there. There is a bike/pedestrian trail along the road that served us well for morning running. The area is great just below the the heart of Kona. Easy to get to airport & anywhere really The pool and hot tub are beautiful in their eco design and use. I wouldn't stay anywhere else! We loved it here. It quickly became a home away from home!! less

Kona Delight

Loved the convenient access to the snorkel beach and shops and restaurants in Kona. Good climate control for both hit days and cool nights. Lovely patio for breakfast and sunsets. Very well appointed in meeting all of our needs for a week's stay. Can be a little noisy from both street traffic and poolside parties. Could use some touch up paint, a rug cleaning and a seat for the second bathroom toilet that fits the bowl. Loved the stay! less

All the comforts of home but with a fabulous view!

We (two couples) had a wonderful time at this condo and can't wait to go back. The condo is exceptionally well-appointed with everything you could want for a Hawaii visit. The lanai provides a beautiful vantage for spectacular views all day topped off by unobstructed sunsets - a perfect place to toast the setting sun! The condo, grounds and pool area are very clean and well maintained and the entire complex is quiet and relaxing. Our 2nd stay did not disappoint

This was our second stay at Tila's beautiful condo across from Kahaluu, Turtle Beach. Everything was just as great as we remembered from our stay two years ago. The views to the ocean are magnificent from the Lanai and the convenience of walking just across the street to such a fabulous snorkeling beach is just great. Being right on Alii Drive makes it a great place for exercise. Whether you are running, walking or cycling having such a great track right in front is great. It is also tremendously convenient to the restaurants and shops up at the Keahou Center and to Kailua. The unit is well equipped in the kitchen and having a washer/dryer cuts down on the amount of clothes you have to pack. The Lanai is great for having meals or drinks and there is a good amount of beach and snorkeling gear. Don't miss all the fabulous Happy Hours. The Canoe Club, Kona Inn and Chillin' by the Bay in Kailua are great. A new place in the Keahou Shopping Center, the Tap Room is quite nice. Shiono Sushi in Kailua is fabulous. Merrimans in Waimea is worth the drive. Jackie Reyes in Kailua is a great locals restaurant, little pricey but worth it. Great pork at Killer Taco and excellent fish at Umekes both over in the industrial area of Kailua. Oh and the walk across the Kilauea crater, about 4-5 miles is definitely worth it. Enjoy less

Great View

The view is wonderful and the location couldn't be better. We have stayed in this unit on numerous occasions and the unit is beginning to show wear and tear, definitely needs maintenance, carpet cleaning, and some new cookware. The same light fixture is still broken after a year. The AC broke and and we were not able to acquire any fans from the maintenance manager so we had to sleep with the front door open. Not sure if the complex allows screen doors, but they would definitely help in cross ventilation. less

The condo is in a beautiful location. Clean, well stocked, organized and updated. Easy to get back-and-forth from the parking lot. Michelle (island manager ) ROCKS! She would return calls, or text, almost instantaneously with any questions we had. The pool seems to be empty a lot of the time, there was never a problem securing a lounge chair. Great Views from a Comfortable Condo

Excellent Condo!

We stayed at multiple locations in Kona. From Hale Kona Kai condos, easy walking distance into the Kona bar/restaurant scene, to a VRBO house across the street from Magic Sands Beach, but feel we finally hit the jackpot at the Beach Villa's at Kahalu'u. The other locations have their own advantages. The Hale Kona Kai condos are walking distance to "downtown" Kona on Ali'i Drive. The magic Sands location was a great property, but Magic Sands Beach can be less beach and more surf spot than desired. Kahalu'u Beach will always be the best place for beginners to snorkel in Kona. The "Menehune' built seawall protects the small bay from larger surf, and maybe larger fish! When it comes to the combo of location to price, and size, you simply cannot beat location. less

Beach Villas at Kahaluu Villa 1-202

What an absolutely beautiful condo and setting. Right across the street from a fabulous snorkeling beach. The condo itself was perfect. Everything that you need and more. Very clean, all the plates, dishes, utensils, wifi and appliances to make it a perfect vacation. The grounds are well kept, nice pool and jacuzzi. And being on alii Drive, it is a perfect place to walk or run in the morning. We are already planning our stay next year and will book this condo again. Excellent condo - great locaton

We've been visiting Kahaluu Bay for years, but this is the first time we've stayed in the Beach Villas. This unit is perfectly situated for views of the bay and beach park. It's also very nicely furnished and equipped. The best thing about this location (for us) is that we can walk to the beach for snorkeling, without the hassle of car keys and the like. We could snorkel in the morning and be home having breakfast before the crowds arrive. less

Beautiful Kona sunsets

This rental is beyond measure, the two bedroom two bath unit has an ocean view of the island best snorkeling beach, it includes all equipment for enjoyable water play, the cozy private infinity pool and hot tub make evening relaxation a heavenly. Free parking, close to shopping for supplies needed to fill the full service kitchen! We made use of the BBQ located in the pool area then dined on the patio till the sun hit the horizon and watched as it's oranges turned pink then fading into a purple darkness before setting completely!! The unit is clean well kept and spacious! There was a big flat screen tv we never used however made great use of the stereo system. Both showers were lovely, huge with an earthy ceramic tile color and design, there were enough towels and toiletries to last the trip, the units washed and dryer allowed us to dry towels and beach clothes for the next day usage. The view alone is worth the cost, however every other accommodation that this unit offers makes it a great gem! You as I will not be disappointed!!! You will love the decor at the Villas it is pure Hawaiian. And the view from the Lanai was spectacular to include double rainbows first thing in the morning to start your day. It does not get any better than that. Also the snorkeling rocked. There were turtles and lots of beautiful fish just outside your front door. It is just a walk across the the street from the condo and you are there. Don't miss it while you stay at the Villas. The only problem that we encountered was a strong smell of bug spray form underneath the kitchen sink which was really toxic. less

Ideal condo in Kona

This was our second stay Villa 1-202 at the Beach Villas at Kahaluu. The location is ideal as it is right across the street from an excellent snorkeling beach, close to the KTa for groceries, and a 10 minute drive into Kona. The perfect Location

This Condo was everything and more than we expected. Very comfortable accommodations and enjoyable scenery!

Our week long stay was great! The weather co-operated:). The accommodations at the Condo was fabulous. One does not need to bring any furnishings, linens, kitchen ware or water toys! all provided. Beautiful Condo & Excellent Location

If you want to snorkel, this is an great choice for your visit to Kona. The snorkeling at Kahaluu Beach is fantastic for any skill level- we saw tons of fish and a few turtles. Lots of beach and snorkel equipment in the condo. The condo is beautiful with a view of the beach and palm trees from the lanai. Absolutely perfect for snorkeling and very close to boogie board

This condo was very nice and well appointed. Comfy beds were a plus as beds at other places we have stayed left much to be desired! Pop across the street and you are at one of the best snorkeling beaches on the Big Island. Lots of Sea Turtles! 1 mile north is Magic Sands Beach, where you can enjoy great Boogie Boarding (the surf varies of course), swimming, and sun. Around the corner to the south about 3/4 mile is a shopping center with groceries, restaurants, shops and a movie theater. It was not our goal on this trip to hang out in town. The beach, snorkeling and swimming was our first priority and this place is perfect! Pool and BBQ area was very nice. If I had any complaints at all, it would be the property across the street, the Outrigger. They have some sort of generators or something that regularly ,swoosh! swoosh!, while not bothersome during the day at night it drove me crazy!. simple solution...when making your reservation do take advantage of the a/C. close up the unit at night and you wont hear a thing! Very glad we opted for a/C. Ps The food at the Outrigger in the fancy restaurant was the worst meal I've ever had. Where's Gordon Ramsey when you need him! I hear the food at the Bar/Lounge is good but it was closed when we were there. All in all, we were very pleased with this Unit and will stay here again if we make it back to the Big Island! Really nice stay!

Our stay at the condo was really nice! The lanai overlooks the pool one story down. The condo is very nicely decorated and very comfortable. We found everything in the kitchen we needed. We ate breakfast on the lanai each morning - our only meal there as we were out during the day and evening. The condo is right across the street from Kahalu'u beach that has beautiful sunsets. It can be busy at times, but the water is warm and there are turtles and colorful tropical fish that swim in the area. We really liked our stay - a nice large TV in the living room/kitchen area. 2 nice bedrooms and 2 bathrooms with large showers. The beds were very comfortable. There are full roman shades in the master bedroom so you can sleep comfortably in the dark (but you won't want to too long)! We did a swim with dolphin tour (Sunlight on Water with Captain "China" Mike) - it was great! He would go ahead of the pod so they would come towards us as we snorkeled. We would get on the boat about 5-6 times to keep up with the dolphins. It was amazing! One of the stops - there 2 manta rays which stopped and circled under us. Just loved it! At Keauhou Shopping Center: KTa Super Stores - very nice store - has a great selection of anything you want - wine, cheese, chocolate...and the rest! We ate dinner at Kenichi Pacific at the same shopping center. It was wonderful! I loved everything I ate (sushi)! We visited Humpy's ale House for afternoon beers and appetizers of boiled shrimp and calamari. We went to Island Lava Java for an afternoon Lava Java Shake - had to go back a 2nd time for another shake and dinner - a spicy shrimp and penne pasta - it was really good! I hope to get back to the Big Island soon - and will definitely look to this condo to stay in. Loved it! less

Awsome family vacation

Great location! Right across the street from beach and snorkeling. Condo supplied all beach/snorkel gear. Kids loved shallow calm waters to look at fish and crabs. We even saw a few turtles. Kids also enjoyed the pool when they didnt want to get sandy. You can catch the trolley at the Outrigger and go to Kona's Farmers Market and walk around Village. Very convenient spot. Very comfortable and perfect for the family

A well equipped condo across the street from a premier snorkeling location for a reasonable price and the easiest check-in process ever? 5 stars across the board. We loved it the same reasons so many others have in other reviews but I would like to add the component of connection to island life. From the lanai (drinking our Kona coffee of course), the school bus came, the park guy with his Hawaiian music station on unlocking the park, the fresh ahi, veggies, and yakisoba I made for a dinner, and the non-tourist restaurants all made for great experience. Excellent stay at unit 1-202

Beautiful, well appointed and very clean unit with a great view of Kahaluu beach. The villa has all the amenities needed for a convenient and comfortable stay. Opting for air-conditioning is a very good idea. Our only issue was that there were a lot of mosquitoes the night we checked in and we got bitten. After an evening and night of running the aC and being extremely careful about not leaving the lanai door open even for a moment, rest of our stay was comfortable. We absolutely enjoyed having breakfast in the lanai (with a fan!) and walking to snorkel at the Kahaluu beach. Location is convenient to explore the Kona region and shop at alii Drive. Great Place in a Great Spot

Everything perfect

Wonderful, Wonderful, Wonderful!

We enjoyed three nights and were so pleased with everything. The condo was very clean, the beds were extremely comfortable, the kitchen was well stocked (hello, salad spinner!) and there were several extras which made us feel like we were staying at a good friend's home, such as beach and snorkel gear, and tips on nearby activities and restaurants. The location right across from Kahaluu Beach Park was fantastic- we were able to snorkel and surf right outside our door, and we were only minutes from ocean tours like Seqwest, Fairwinds, and the Canue Club, as well as fun boogie-boarding at Magic Sands beach. The restaurants in downtown Kona were easily accessible and the condo was a great home base for exploring the coffee fams up in Captain Cook. We would love to return to the Big Island and stay here again! less

Amazing!

The condo "Villa 1-202" was perfect from the start. Chuck was very courteous and was extremely accommodating of our needs (since we were traveling with an infant and toddler). The condo had everything we could ask for: gorgeous views, all necessary amenities, snorkel gear, etc... Grocery store and plenty restaurants within walking distance (although we barbecued at poolside almost daily). We spent each morning snorkeling with turtles across the street, and the rest of the day in the infinity pool... Would definitely recommend this condo to our friends and family! Fabulous condo!

My family and I stayed at this property for two nights in May 2010. The condo was easy to find and conveniently located in Kona. The interior is absolutely beautiful - very high end bathrooms, a lovely kitchen, great flat screen TV, and an amazing Lanai for dining with views of the pool and ocean. The only snag we ran into was that the pool was closed for renovations. Our only other objection was the hefty cleaning fee because we only stayed two nights, but it was great to have free parking and the rental service was a pleasure to deal with. less

Kahaluu Beach Condo

This was our 5th visit to The Big Island. We were looking for a place close to Kahaluu Beach so we could snorkel every day at our leisure. Well, being right across the street from it was fantastic! Making the reservation, getting the confirmation and information was very easy and thorough. They made sure a contact name and number was available to us and easy to find in case we had any questions or needed/wanted anything. The Owner had put together a book of restaurants/menues, beaches, activities, services and maps in case you needed additional help in finding your way around the island. We had t.v.s, internet, phones, beach toys and chairs. I think we had it all. The decor of the condo was beautiful, very tasteful. It was extremely clean, bright and beyond welcoming. It had everything we needed in the kitchen to make us feel like we were in our own home. Having a washer and dryer made our stay easier. The bed and furniture were comfortable,the layout perfect, the view was fantastic. The parking lot didn't seem very full and we felt like we had a lot of privacy. There was an outdoor shower to wash off any sand that was brought back from the beach and that helped us keep the condo, bathing suits and beach toys clean. The pool and jacuzzi were refreshing during the day and also a wonderful way to end the day. We liked everything about this condo. We look forward to returning to Hawaii and the Beach Villas at Kahaluu. less

Great stay

First off, Chuck was great to deal with. Super helpful and accomodating. We have been coming to the Island for 25 years now, usually once a year. This is one of the best places we have stayed. It is well equipt, a great location, and has a nice pool. There are nice touches like wireless available (not mentioned in the condo description), and blackout curtains in the bedroom (great for coming from the mainland and jetlagging 4 hours ahead). I cook a lot with local ingredients not available to me in Colorado and this kitchen was pretty well equipt. A better set of knives would be my one suggestion the light cheap ones provided are pretty dangerous cutting the thick Island friut and veggies. I would like if you would have provided a few basic food staples like vinegar, sugar, mustard, ketsup, ect. I have stayed in some places where the stapes are all stored in the refrigerator door with a note to please replace something if you use it up. It was fun to use the items and see what others bought and found useful. It was nice that you provided dish soap. It really peves me when I rent a condo and there is nothing provided in the kitchen so, at least there was soap. The only other small 'problems' I had with the condo was the shower head. Neither my husband or I liked it. Also, the fitted bed sheet was too small for the bed and kept creeping off at night, it was very annoying. All-in-all it was a great stay. It enjoyed it.

It is a room that was cleanly and functionally settled though is not wide. The dining table is only Lanai, and the room is a counter of kitchen. Lanai can eat while seeing the tree of the coconut on the beach very comfortably. It is near the beach or more and is convenient though has used next Kahaluu Bay Villas before. The sound of the car is somewhat anxious in the mastering bed room on the road side. Sunset was not able to be seen from the room of the second floor that had been used in the coconut tree. less

Great condo!

Location is right across the street from Kahaluu beach, as promised. The road noise and evening beach party noise is noticeable, but did not bother us. The building has its own freshwater shower outside to rinse off you and your gear. The service for getting booked and arrival is excellent-very professional. The condo is attractive inside and out, with a good set of kitchen amenities. Some nice extras were provided, such as boogie boards, beach mats, beach chairs, beach towels, etc. The beds were very comfortable. Be aware that only one small set of shampoo and lotion is provided-when it is gone, you must buy your own. It seemed like a funny thing to cheap out on when so much else is provided. Overall this was a lovely condo for a fair price. We will definitely choose to stay there again. less

Wonderful Condo!

The condo was great! It definitely exceeded our expections! We had a great view of Kahaluu Beach Park from the lanai. We took the short walk across the street every morning to snorkel before the beach got too crowded. The condo provided beach towels, boogie boards, and beach mats. Snorkel equipment can be rented at the beach. As others have mentioned, a car is necessary to get to other beaches, shopping and restaurants, but it's all conveniently located. The unit was exceptionally clean and provided us with all the amenities of a home away from home. The kitchen cabinets were well stocked with dinnerware, glassware, cooking utensils and flatware. We thought that there was more than enough for a family of 4 to use each day. The only items we purchased was food! We highly recommend this condo! Clean, great view, great location

I chose these Beach Villas based on the previous reviews. I thought they were accurate and right on. The condo itself was a two bedroom, two bath unit. We only used one bedroom, but them's the breaks. They were clean. The view was nice (although it did overlook a road, the pictures accurately showed it). And the unit was modern. When we ran out of shampoo, they let them for us. My one warning to folks would be that there is no elevator. If you pack lightly, this isn't a big deal. We didn't so we had to lug our stuff. Still, it was a small thing. I jumped into the pool only once -- who wants a pool when you have a great snorkeling spot across the street? You definitely would want a car if you stayed here. We cooked a lot. Also, I HIGHLY recommend getting the optional air conditioning. Our stay would have been miserable without it. Have fun. less

Great Condo

This condo was wonderful - just like the pictures except for one thing...the view of the ocean was better than the pictures suggest! It was a great place to come back to in the evening or to lounge around during the day (including the nice pool). There was lots of beach gear (e.g., towels, cooler, chairs, mats) that made going to the beach more enjoyable. Aside from the good snorkeling beach right across the street, you will need a car to drive to other beaches or in to town. The drive to the Volcano Park took us about 2 hours and it's also a 30 minute drive north to the beaches of Mauna Kea and Hapuna. The condo was a great deal and well-situated to be close to various attractions. less

Great views

We had a very nice stay at this condo. The views were beautiful. The only reccomendation I have is to add some more dinnerware so you don't have to spend your vacation washing dishes to reuse.

Excellent Location

Fantastic Location, Great with kids

The property was wonderful. The location was excellent, right across the street from some of the best snorkeling on the island, perfect if you want a relaxed vacation with small children. The only negative comment I have is that the property is advertised as having air conditioning. However, the unit is locked and you have to pay a daily charge to get the key to use the air conditioner--not mentioned when I booked the property. Still, it was a good value and I would definitely stay there again. less

Great time

Two couples stayed for one week, it was perfect with 2 bd. and 2 ba. Great view of beach across the street, the snorkeling is the best on the island. The pool and hot tub were also very nice. We had BBQ a couple of the nights, and met some very nice people. (Also from Montana) It was very clean, comfortable, and well stocked. We plan to return. less

Hawaii 2008

My Husband and I went to Hawaii to meet my sister and her husband to celebrate our anniversaries. We though it would be nice to rent a condo. We loved the Beach Villas at Kahaluu Villa 1-202 condo that we rented. Everything was perfect! The layout of the condo, the patio, the pool, the beach across the street and the location. Sweet condo

Beautifully done condo, great location - we had a great time here, best VRBO we stayed in. My husband was bothered a bit by street noise at night - I was only bothered by him wanting to close the window rather than leave it open to the breeze. Location is super - right across the street from a super snorkeling beach for the whole family (easy for the kids to enjoy), and we loved being able to wander between beach and home. Condo had everything we wanted and more. Really remarkable paint job inside too - nicely done! Days on the beach followed by kids swimming in the pool while Dad grills dinner, eat dinner on our private lanai at sunset, and then veg in front of a movie on the flat screen. Very sweet life! Comfy beds, great showers, conveniences of home, no sign of pests. Didn't see much of other residents, but those we saw were friendly. Don't have a single negative thing to say about this property (and we did have a few about the other places we stayed!) less

Great vacation getaway!

Our family of 4 had a wonderful stay here last August. The location is great for snorkeling. Just remember to take off your wedding ring as my husband lost his! The condo had everything you need including beach equipment, washer/dryer, 2 full baths, wi-fi access, lanai with nice view, pool, etc etc. We really enjoyed our stay and highly recommend this condo! less

My Family Review

I found this property through an internet search, google. My husband and four teenagers stayed in one of your condos. 1st, our condo was the "perfect" location. We could not have been more perfectly placed. Georgeous. It is the perfect area for snorkeling. I would have changed a few things. Not having daily maid service convinced my husband and I to only take the children to places "with" daily maid service from now on. Cleaning up after the kids and picking up after my husband was not a vacation for me and was more stressful on my family. We did inquire about maid service and were told that it was not available daily. I wish there had been an outside shower. The beach across the street is out of this world wonderful. And, they have outdoor showers. But, when you walk across the street and up the walk you still have sand and salt in your shoes and beach bag. I hated cleaning up the salt and sand after my kids came up from the beach. I was trying to keep the condo clean. I was lucky that someone had told me about purchasing land's end water shoes prior to our trip. On the Big Island, they are a must have. That tip would be helpful to people, especially since you all don't have a lot of shopping centers. I think that pre-arranged delivery service of fruit/breakfast sandwiches would be something some of your guests would appreciate. They had a sandwich truck on the beach for lunchtime but the food was not very good. Your Island has so much natural, wonderful food I would think that by ordering the night before someone could make a lot of money with deliveries. The only other issue we had was that our flight was delayed the morning we were due to check out and the property manager (via the maid) was not accomodating to allow us to pay to stay in our condo for a few more hours. Best Place to Stay

We didn't want to spend the high prices for Hawaii hotels so we searched and found this condo. We were a little hesitent about getting a condo just because you never know what you're going to get even when you can view pictures. Well, we got everything we were promised and more! We couldn't stop talking about how great of a find this condo was. The private parking was perfect. We felt very safe and secure. The condo was as clean as could be. It felt very new with nice appliances (flat screen TV, Bose stereo, dishwasher, air conditioning, washer and dryer, etc.) and wonderful bathrooms (two of them). The master bedroom was wonderful and the regular bathroom was just as good with just a little less space. The livingroom furniture was comfortable. The balcony was so much fun. We spent a lot of time out around the table (under the fan) having meals or relaxing and watching the ocean. I will recommend this condo to everyone going to the Big Island. less

Perfect Hawaiian Getaway

This condo far exceeded our expectations for the Kailua-Kona area. It has an awesome location, across from a renowned snorkeling and beginning surfing beach. Public transportation is readily available via a beach bus that will take you to other beaches, or to shop in Kona. Close to a shopping center for all of your basic needs. The condo itself is stylish, comfortable, beautifully maintained, and well-equipped. It was a real pleasure to cook and enjoy a relaxing dinner in the comfort of a lovely home-away-from-home. And the views were magnificent at sunset! The pool area is immaculate, and well planned for use by both children and adults. Our only concern during our stay was a bit of noise from the street traffic--though we really considered it minimal. We heartily recommend this villa unit, and consider it to be an exceptional value. We are definitely looking forward to our next stay! less

Simply amazing!

This condo is just plain awesome. Starting with the interior that is well-decorated, spacious rooms, gorgeous ocean view (dining table is on the ocean-facing lanai). Location is wonderful - great snorkeling just across the road and short drive to anywhere you want. Warning: this condo spoiled me so much that I find it very hard to find vacation rentals for my other trips! The price is right and Chuck is a great person to deal with - he was able to accomodate all my requests. Next time I am on the Big Island I will definitely stay here. less

Excellent property!!

I was down in Kona for the Ironman World Championships in 2008 and stayed at this beautiful property. It was nice to be able to sit on the deck and overlook the ocean. the property was very clean and very convenient to all amenities. The beach across the way was excellent for snorlkelling and turtles!! The communication between the owners and myself were excellent and the arrival was very easy. I have been to the outer Islands , each has there charm. The Beach Villa Kahaluu is a wonderful place to spend some time . Such a beautiful Condo with a few to the Beach. Great beach condo

This condo was a wonderful alternative to a hotel. The beach across the street was beautiful with outstanding snorkeling! We had two adults and a teenager so it was great to have two bedrooms and two bathrooms. The lanai was one of my favorite parts - we ate several meals out there - watching the ocean and the people at the beach. Sometimes eating out while on vacation gets tiring - it was great being able to cook in the kitchen and enjoy dinner in the condo. If we ever return to Kona we will most definitely come back to the same condo. The feeling of a home away from home was wonderful. Additionally the condo had many fantastic extras - such as some boogie boards, beach towels, dvd's, and guide books. The absolute ONLY complaint I have was the rusty/falling apart rack in the shower. However it seems pretty trivial when compared to all of the great points. I truly hope to return one day! less

Incredible location, super clean, spacious

For convenience to Keahou attractions, this is a great location. It really is right across the street from Kahaluu beach, which has the best easily accessible snorkeling on the island. There are amazing archaeological sites a short walk away (including several major heiau now being restored), the hotel across the street has good food, shoreside dining and live entertainment, and you can get surfing lessons just down the street. The condo is large, very clean and modern with a clothes washer and dryer (very convenient), has access to a swimming pool you'll probably never use since the snorkeling is so great, a well-equipped kitchen, a lanai, and little extras like snorkeling gear. I know it sounds like they paid me to say all this, but they didn't and I really loved this place. less
